Pumpkins and Asters and Mums, Oh My!

The temperatures have fallen, and the leaves have turned, but the beauty that surrounds us is as amazing as ever. From front lawns adorned with pumpkin- and gourd-filled wheelbarrows to front porches adorned with seasonal flowers, autumn’s splendor is everywhere we look.

But fall is also the times we turn out creative juices to our interior spaces. In this, our Home Issue, we take a look at two in-home purveyors, Slate and The Lighting House, plus, we profile S.D. Ireland, the developers of some of Burlington’s hottest properties, including the new Bank Street Apartments in Downtown’s Burlington Square.

For fun, we talk to the owner of Poolscapes Vermont, who tells us why in-ground pools are cooler (or hotter!) than ever in Vermont, and you’ll be introduced, or reintroduced, for that matter, to the couple who started Danforth Pewter, a Vermont company that’s been thriving for more than fifty years.

The event calendar is stacked, and don’t forget to shop locally whenever you can. We are your guide to the best of the best in the Burlington area, in print and online, so enjoy the issue!

Cheers,

Pets and Poisons:

WHAT TO KNOW

There’s nothing like the crisp, cool air and luscious foliage to get you excited for the changing seasons. Your pet, too, is probably welcoming a break from summer’s hot, sticky weather. But fall also brings a few dangers that can harm our furry friends. From household poisons to cold weather hazards, here are some important safety issues to consider.

RODENTICIDES AND PETS

Be cautious when using poisons to kill rodents that seek shelter from the cooler temperatures by attempting to move indoors. Rodenticides are highly toxic to pets, and if ingested, the results could be fatal. To protect pets, use only pet-safe alternatives, secure rodenticides in tamper-resistant bait stations out of reach, and always store them in locked cabinets.

SCHOOL SUPPLIES AND PETS

School supplies like pencils, glue sticks, markers, and erasers can pose risks to pets through ingestions, which can cause intestinal obstructions or poisoning. Pets can also be harmed by items found in backpacks, such as snack foods containing toxic ingredients like xylitol, raisins, or chocolate. To ensure pet safety, store all supplies and food items out of reach in secure locations.

MUSHROOMS AND PETS

Fall is mushroom season, and while 99 percent of mushrooms have little or no toxicity, the 1 percent that are highly toxic can cause lifethreatening problems in pets. Since most toxic mushrooms are difficult to distinguish from nontoxic ones, the best way to prevent pets from ingesting these poisonous plants is to keep them away from areas where any mushrooms are growing.

If you suspect your pet may have ingested a toxic substance, please contact your veterinarian or call the ASPCA Poison Control Center at 888-426-4435 immediately.

Pet-Friendly Events in Your Area

There are many pet-friendly events and activities taking place in and around Burlington this fall, including costume contests, charity runs, and dog-friendly festivals.

Don’t Wait—Vaccinate!

Based on potential risks in New England, pets should receive the following vaccinations during the fall to lower the risk of contracting these diseases:

FOR DOGS

Leptospirosis: This bacterial disease spreads through the urine of infected wildlife and is transmitted via contaminated water or soil. With fallen leaves, soggy conditions, and increased wildlife activity in the fall, there›s a higher risk of your dog encountering this dangerous bacteria. Lyme disease: Ticks, which transmit Lyme disease, remain active in New England until the first hard freeze. As your dog explores piles of leaves and brush, they can easily pick up these pests. The Lyme vaccine is a crucial non-core vaccine for dogs in this region.

Bordetella: Often called “kennel cough,” this vaccine is recommended for dogs that socialize with other canines, whether at a daycare, boarding facility, or dog park. As cooler weather approaches and social activities move indoors during the fall, the risk of airborne transmission increases.

FOR CATS

Feline herpesvirus (FHV): A common, highly contagious viral infection in cats that primarily affects the respiratory and ocular systems. It is spread through direct contact with infected cats or their secretions, such as saliva, nasal discharge, or eye discharge.

Calicivirus:  Also highly contagious, calicivirus causes upper respiratory infections with symptoms like sneezing, fever, and discharge from the eyes and nose.

Panleukopenia: Also known as feline distemper, this is a severe gastrointestinal disease that suppresses the immune system.

What to Do for Pets’ Cold-Like Symptoms

Pets, especially dogs and cats, can exhibit coldlike symptoms such as sneezing, coughing, runny nose, watery eyes, lethargy, and fever. These symptoms often signal an upper respiratory infection, which can stem from various viruses like the canine influenza virus (dog flu) or bacteria like Bordetella. Since symptoms can also indicate more serious conditions like distemper, it is essential to contact a veterinarian for an accurate diagnosis and treatment plan.

The Long Goodbye

BCA’S LATEST EXHIBIT EXPLORES GRIEF AND LOSS THROUGH ART

In this life, loss and grief are inevitable.

But when it’s your loss, the immediacy and intensity of your grief can be overwhelming. The way we deal with grief varies across individuals and cultures, but one thing we have in common: a discomfort with talking about it.

Friends of the bereaved might wonder, What should I say? Will I make them sad? Will I say the wrong thing? Should I just mind my own business?

These are just some of the questions that stand in the way of a meaningful discussion that might be helpful to the bereaved. And these are the questions that inspired Burlington City Arts (BCA) Curator and Director of Exhibitions Heather Ferrell to put together Do We Say Goodbye? Grief, Loss, and Mourning, an exhibition running through Saturday,

Joy, 2023, mixed media. Lydia Kern, Ghost Twin, 2023, mixed media.

This page, clockwise from left: Jordan Douglas, Things of My Mother, Contact Grid #1, 2025, archival pigment print. Nirmal Raja, Material Remains II, 2021, mixed media. Peter Bruun, Sunday, 2019, charcoal and pastel pencil, ink, gouache.

January 24, 2026, that wrestles with the universal experience of loss and its resultant grief.

TACKLING A TABOO TOPIC

The exhibition introduction explains, “Grief often remains a taboo, almost unmentionable subject. The ways we express loss, and the extent to which it is socially accepted, can stir unease, discomfort, and apprehension.”

It’s common in our culture in the US to want every experience to be a story with a beginning and middle, followed by a tidy end. Anyone who has experienced a significant loss—whether it’s the loss of a loved one through death or the loss of a relationship, a way of life, a place, or our changing bodies—knows that grief follows its own path, often endless and certainly not tidy. Even well-intentioned people don’t know what to say to that. There’s a subtle pressure to “find closure” and move on.

CONSIDERING GRIEF IN A NEW LIGHT

Do we say goodbye? This is the notion that the title of the exhibition confronts. Notice it’s not “How do we say goodbye?” but “Do we say goodbye?”

Opposite page, clockwise from top: John Killacky, Corpus, 2025, installation (video still). Lydia Kern, Double Sorrow, Double

From left: Jamel Robinson, Are You Staying for Me?, 2023, acrylic paint on canvas. Jamel Robinson, A Fight by Any Other Name Wouldn't Be FREEDOM, 2025, mixed media BCA Center installation. Opposite: Nirmal Raja, Wrung Out, 2021, porcelain slip-dipped fabric, glazed and fired, and wooden dowel, BCA Center installation.

That is, does grief end or is it a process that changes as we change? Maybe it’s more apt to think of it as a flowing river that we travel along, transporting us through unfamiliar territory. Sometimes, the river is winding and gentle; sometimes, it’s rough and wild.

“The exhibition opens up a consideration of grief, loss, and mourning, and it’s meant to be beautiful, uplifting, and hopeful, as well as recognizing the loss that all of us will experience at some time or another,” Heather says.

POWERFUL, MOVING PIECES

Featured artists include Peter Bruun, Bethany Collins, Jordan Douglas, Mariam Ghani, Lydia Kern, John Killacky, Nirmal Raja, and Jamel Robinson, and work in photography, painting, video, and installation.

All the selected artists have experienced grief, and their works “interrogate themes of memory, empowerment, transition, and endurance.” The pieces are moving and powerful, with the ability to reach inside the viewer and connect with their own personal grief.

COME REFLECT IN A SAFE SPACE

Being a community-based art space is a foundational aspect of BCA. BCA is not just

a place to see great art, it offers us a safe space for reflection and introspection, where we can wrestle with themes or ideas relevant and the emotions they might bring up. “I think art can elevate,” Heather says.

In accordance with its communitybased priorities, BCA offers Family Art Saturday every month, a free public artmaking activity inspired by BCA Center exhibitions.

For Do We Say Goodbye?, BCA’s Art from the Heart Coordinator, Rebecca Schwarz, collaborated with Heather to design connected Family Art Saturday activities, as well as take-home memory and grief art activities, which are available in the gallery.

Art from the Heart is a BCA program that offers free art experiences to patients and caregivers at University of Vermont Medical Center and Children's Hospital.

GET IN ON THE CONVERSATION

As part of the exhibition, BCA partnered with the Vermont Association of Psychoanalytic Studies to offer “Do We Say Goodbye? A Conversation,” led by Dr. Elizabeth Goldstein. The conversation is open to the public and takes place at BCA Center on October 23 at 6pm.

The program features community member Ernie Pomerleau and exhibition artistss John Killacky and Lydia Kern as they explore “grief and its connection to creativity and mental well-being.” Members of the public are invited to attend and participate in the discussion.

Love the Way You Look!

With a little help from these nearby med-spas

Nestled in the serene landscapes of Lake Champlain, three premier med-spas offer a perfect blend of luxury and wellness, promising rejuvenation and tranquility for every visitor.

MED-SPAS VS. DAY SPAS

What’s the difference between a med-spa and a day spa? While day spas focus mostly on massages, facials, and in some cases, advanced skin treatments like peels, med-spas also offer everything day spas offer, plus a host of nonsurgical procedures for the face and body.

Med-spas also employ a staff of technicians, licensed to perform procedures, like administering Botox and dermal fillers, and providing treatments for aging skin, hair removal, and weight loss support.

The popularity of med-spas has skyrocketed in recent years, and in the

area of Burlington, three are particular standouts.

BARE MEDICAL SPA + LASER CENTER

Rated the No. 1 medical spa in Vermont four years in a row, Bare Medical Spa is run by its founder and CEO, Jamie Spano. She credits

the success of the business, which has been operating for thirteen years, to their dedication to keeping up with trends and people in the industry and providing their clients with the latest technological advances. “There’s always something new happening in the med-spa industry,” Jamie says. “The technology advances so quickly–it’s faster than you think.”

Some examples of that new tech are the Fotona SP Dynamis laser systems, which

combine two complementary laser wavelengths and can be used for hair restoration, and skin and body tightening and resurfacing. She says it can even be used to treat snoring, and to increase lip volume without needles. “It’s just mind-blowing,” Jamie says. “I wish I had a hundred of those devices.”

In October, Bare is launching Morpheus8 IgniteRF, an innovative new device that offers skin tightening treatments for body

and fact, called BodyTite and FaceTite, and includes lipo without surgery. The treatments tighten and tone tissues and improve the overall appearance of skin. Jamie describes it as “bridging in the gap between treatments, like Botox and fillers, and plastic surgery.”

“People want better, quicker results with less downtime, so that’s where technology is taking us, which is fabulous,” Jamie says.

The newest development at Bare is pure Bliss. That's the name of their new weekendonly day spa, offering IV therapy, massages, brow and lash services, facials, dermal fillers, waxing, teeth whitening, and more.

RADIANCE MEDICAL AESTHETICS AND WELLNESS SPA

Radiance Medical Aesthetics and Wellness is one of the most renowned med-spas in the

state. Dr. Colleen Parker is the lead physician, business owner, and medical director. When she started Radiance, her vision was to create an environment where patients felt comfortable and received the highest quality care for medical aesthetics procedures.

Kendall Beiswanger, the office manager and director of marketing and business, says Radiance’s team of professionals provides a full array of noninvasive medical and cosmetic services, including Botox/Dysport filler, laser treatments, facial rejuvenation, and laser hair removal.

But what sets Radiance apart is its commitment to the most natural treatments possible, so that people still look and feel like themselves. Because of that approach, the staff at Radiance puts a lot of emphasis on education.

“That way, patients know why this treatment works, and why it’s going to help with their skin goals,” Kendall explains. “I think that’s where we come in, in terms of helping people decide, so it doesn’t feel intimidating or overwhelming. We work on their skin journey together throughout the process.”

That education extends outside the walls of the spa too. Dr. Parker hosts a segment on the radio (on Star 92.9) called “In the Know,” where community members call in to ask questions about trends in beauty and aesthetics.

Dr. Parker started in anesthesiology, but

she has a background in art, which, she says, gives her an edge. She can combine her artistic eye with her fifteen years of experience as a board-certified physician. She says the operating room didn’t give her enough opportunity to interact with patients. Now that she’s opened Radiance, she has a chance to be there with her patients as their health and happiness improve

“Patients appreciate that a physician is providing their care, and they can be confident that what is recommended is always based on safety and effectiveness to help them look and feel their best in a natural way,” Dr. Parker says.

As for keeping up with the latest aesthetics trends, Kendall says the pros at Radiance don’t rush to try new products or procedures before extensive testing. “We’re always looking ahead at the innovations out there, but we don’t necessarily bring something in just because it’s trending. We always do our research and make sure it’s well established for use in this space.”

PÊCHE MEDICAL + WELLNESS

Nestled in the heart of Burlington’s historic Maple Street district, Pêche Medical + Wellness is more than a medical aesthetics destination—it’s a philosophy, a movement, and a promise to redefine what it means to age beautifully and naturally.

Founded in 2023 by seasoned medical professionals Sarah Dietschi, NP-C, and Kellie Malaney, PA-C, Pêche was born from a shared vision: to create a space where confidence and authenticity come first. With over forty years of combined experience in women’s health, primary care, and plastic surgery, Sarah and Kellie bring unparalleled expertise to every treatment, ensuring that safety, balance, and artistry guide every decision.

“It is our goal to reverse the stigma that cosmetic procedures often look unnatural and overdone,” Kellie says. “We pride ourselves on years of extensive training, skill, and an artistic approach to facial correction and balance.”

What sets Pêche apart is its commitment to light-handed, natural results—enhancements that celebrate a client’s individuality, rather than mask it. Here, beauty is about subtle, thoughtful refinements that leave clients looking refreshed and radiant.

At Pêche, you won’t find one-size-fits-all solutions. Instead, Pêche offers a full spectrum

of understated elegance

In 2009, Mary Lou Baraw started Coco Goose as Green Envy near her home in Stowe, VT. The small boutique quickly grew until it expanded to a shop on the Burlington Waterfront and later to Manchester, VT, and Providence, RI. Because the name Green Envy already existed in Rhode Island, the Vermont stores launched under a new name: Coco Goose. Over time, that name grew to represent the entire brand.

People often ask about the meaning behind the name. “The truth is, it started with months of scribbling down words we liked—combinations that felt playful, chic, and memorable,” says Mary Lou. “Eventually, I realized two of my very first pets had made their way into the mix: Cocoa, my childhood hamster (we dropped the a ), and Goose, my angelfish. And just like that, Coco Goose was born.”

THE TEAM IS THE HEART

At Coco Goose, the team is the heart of everything they do. Exceptional customer service has been a priority from the start, and the team takes pride in personalized attention, building meaningful relationships, and celebrating the communities they’re part of.

Each of the four boutiques is intentionally placed to make your shopping experience part of a spectacular day of style, dining, and exploration. And if you can’t make it in person, the online store is always open, with your very own BFF stylist just a click away.

simple: Fashion should make you feel good, look effortless, and carry you forward with confidence.

WHAT’S TRENDING FOR FALL

As the sultry heat of summer ebbs and the tang of falling leaves begins to fill the air, it’s time to turn our attention to our fall wardrobes, and that’s where Coco Goose comes in. The

TIPS FOR EFFORTLESS DRESSING

Fashion should feel good—physically and emotionally. To refine your style this fall, keep these Coco Goose tips in mind: Only buy what you love and what feels good.

Invest in quality fabrics and cuts—they’ll be the workhorses of your wardrobe. Start with essentials: a crisp cotton buttondown, relaxed wide-leg denim, a cashmere pullover, suede loafers or boots, a fabulous bag, and a tailored jacket.

Dress for your body type—accentuate your best features and let the clothes do the work.

Keep it intentional—even basics should feel curated.

Try pairing a soft cashmere crew with your favorite trouser, a lace-trimmed silk cami under a blazer, or perfectly tailored denim paired with a go-to cotton tee. These are the building blocks of “quiet luxury”—pieces that whisper sophistication without trying too hard.

women who find their style at Coco Goose lead vibrant, busy lives. They appreciate designer style but don’t want to overthink it. They’re looking for impeccable fabrics, understated elegance, and pieces that are versatile, intentional, and long-lasting.

This season, fashion is rich with both romance and edge. Earthy neutrals dominate the color palette, especially chocolate brown and camel. Rose and pastel pink shades bring a softening tone.

HIGH COLLARS MEET COWBOY HATS

Lace, high collars, and ruffles, and a nod to the Wild West with Western boots, belts, and hats are also hot this fall. Indulge in the infinite versatility of scarves as belts, tops, headwear,

and neckwear or treat yourself to one of the new soft blazers in fluid, wearable fabrics.

Plaid is also trending this fall, as is anything suede, especially brown suede. Statement belts are hot: chunky, classic, or Western. (Stack them for maximum impact!) Animal prints, leopard, snake, and zebra, are reborn this year, but they’re “toned-down” for a subtler look.

Denim, the perennial classic, appears this fall in easy-to-wear styles, with a focus on superior fabrics, impeccable fits, and modern

washes. And news flash: Mid-rise jeans are back! Or put on a show with a cuff at the ankle. The graceful curve of the barrel pant is bringing it this fall, and the Shon continues to be a favorite. Check out the deep indigo wash and the chocolate brown corduroy or splurge on the leather!

DANFORTH PEWTER TURNS 50 Honoring Tradition, Craft, and Community

In 1755, in what was then still a British colony, Thomas Danforth II opened a pewter workshop in Middletown, Connecticut. Today, Danforth Pewter, named Vermont’s Small Business of the Year in 1997, has grown to encompass five locations in the state, including its flagship store in Middlebury, where the company moved in 1989, after outgrowing its workshop in Woodstock.

Though the business is known for its one-of-akind oil lamps, jewelry, tumblers, picture frames, candlesticks, and other timeless heirlooms, among the company’s most beloved traditions is the annual Christmas ornament. Each year around this time, customers eagerly await the new design, often adding it to their holiday collections and gifting it to their loved ones. Personalization through engraving or handinscription makes the ornaments even more meaningful. “It is something made with heart and hands by Vermonters,” the founders share.

BACK TO THE BEGINNING

Back in 1775, Thomas Danforth could not have known how his little pewter shop would one day morph into the Danforth Pewter we know today. However, it is because of the popularity of Thomas’s well-made household goods, such as plates, cups, and teapots, that the business survived the generations for over a century, before closing in the late 1860s, when Pewter suddenly fell out of style. For the next hundred years, the Danforths’ metalworking tools lay dormant.

But in 1975, something remarkable happened that would give new life to the tradition. That was the year Fred Danforth, originally a wood craftsman, with urging from

his wife, Judi, aspiring pewter smith, decided to rekindle the family tradition and open a small pewter workshop in Woodstock, VT. Judi, who had grown up near Woodstock, knew it was the right place to build their future.

PERFECTING THEIR CRAFT

From their farmhouse, they sketched designs, experimented with prototypes , and welcomed curious visitors, who often left with a new piece in hand. Those early sales confirmed their belief that handcrafted pewter could be

both beautiful and functional, and the business quickly became known for its one-of-a-kind oil lamps, jewelry, tumblers, picture frames, candlesticks, and other timeless heirlooms.

As demand grew, the couple soon realized they could not keep up on their own. Hiring their first employees allowed them to focus on design while training others in the art of crafting pewter.

It was a turning point, one that laid the foundation for a business that has now endured for half a century.

Founders Fred and Judi Danforth in their workshop.

Clockwise from right: Founder Fred Danforth spinning an oil lamp in the Middlebury workshop. Moon glow Vase, Anjou Vase, and Everlasting Vase. Founder Judi Danforth at an artisan craft fair.

A WHIRLWIND OF GROWTH

In 1978, Danforth Pewter moved from Woodstock to Lincoln, and then, in 1989, to a new workshop in Middlebury. Not long after, the Disney Company called with an unexpected offer: a license to create classic Winnie the Pooh designs. Fred and Judi accepted, and the next decade became a whirlwind of growth. The characters were brought to life in pewter, and the company expanded far beyond Vermont.

From day one, Danforth Pewter has been a family-run, family-like business with a passion for working metal by hand. Some pieces made by Colonial and Early American Danforths now live in the Smithsonian in Washinton, DC, Boston’s Museum of Fine Arts, the Winterthur Museum in Delaware, the DeWittWallace Museum in Colonial Williamsburg, and many other well-known history museums.

Through all this change, the business has remained committed to its roots. Every product is still designed and made in Middlebury. New employees are trained to become skilled artisans, and quality remains the highest priority. “We design and make everything here in Vermont,” the founders explain. “That has always been our intention.”

WHY PEWTER IS APPEALING

Part of what makes pewter so appealing is the metal itself. An alloy of primarily tin, pewter is food-safe, relatively soft, and warm to the touch. Its low melting point allows artisans to pour it into molds, forming ornaments, jewelry, and picture frames. For larger items, like the company’s signature oil lamps, artisans spin a disc of pewter on a lathe, shaping it into vases, baby cups, and other heirloom-quality designs. Creating a new piece begins with an idea, usually captured first in a sketch. From there, an original model is made by hand or with the help of a computer-assisted mill. The design moves into mold making, a specialized process that

requires precision and artistry. Once complete, molten pewter is poured into the molds, cooled, and refined into the finished product. For hollowware, Fred developed designs directly on the lathe, creating custom tools so that other artisans could replicate the pieces.

HALLMARK DESIGNS ENDURE

Looking back over fifty years, certain designs stand out as especially meaningful. The oil lamps remain a hallmark of originality, while the ornaments reflect the company’s mission to create personal, enduring pieces. Both have become touchstones of Danforth Pewter’s identity.

Vermont itself is deeply embedded in that identity. The state’s landscapes and wildlife inspire many designs, while the quality and dedication of local employees define the business. “Vermonters appreciate and support local businesses,” the company says. “Our community is everything.”

From artisans in the workshop to associates in the retail stores, each person takes pride in their role. Loyal customers sustain the business, stopping by midwinter to pick up a gift and returning year after year to continue family traditions.

STAYING TRUE TO ITS ROOTS

Today, as the company celebrates its fiftieth year, Danforth Pewter carries out Judi and Fred’s vision, staying true to the family’s original values of sustainability and authentic, handmade artistry while bringing in new talent to design and explore the versatile properties of pewter.

The founders are proud of what has been achieved. They credit their success to their employees, whose hard work and skill have carried the company forward, and they value the balance they have struck between tradition and innovation. Stores in Vermont—and across New England— along with an online presence, now bring Vermont craftsmanship to customers nationwide.

LOOKING AHEAD

The vision is clear looking ahead. “We hope people will remember that we stayed true to our values of making fine quality pieces,” the company says. “That we stayed relevant, evolving as new opportunities presented themselves, and that people will still visit our stores when they need a finely designed and handmade gift.”

SHAPING SPACES WHERE PEOPLE WANT TO LIVE

S.D. IRELAND’S FOCUS IS ON THOUGHTFUL, COMMUNITY-CENTERED DESIGN

If you’ve spent any time in Chittenden County, there’s a good chance you’ve walked a path or driven a street built by S.D. Ireland. From vibrant city blocks to leafy neighborhoods, the Vermont-based development company has been shaping spaces where people truly want to live. Their projects aren’t just buildings; they’re intentional communities that reflect the people who call them home.

S.D. Ireland’s projects are known for thoughtful, community-centered design and a desire to make Vermont better, one neighborhood at a time. At the center of it all are Kim and Scott Ireland, owners of S.D. Ireland Properties, who say, “We want to

build places where people feel proud to live, where it feels good to come home.”

FARMLAND IN THE NEIGHBORHOOD

One of the most celebrated examples is South Village in South Burlington. South Village is

more than a neighborhood—it’s an “agrihood,” where homes are intentionally integrated with working farmland and community green space, offering residents a unique blend of rural charm and modern living.

Designed to echo the character of a New England village, the community is as functional as it is picturesque. “It has that classic Vermont feel but was created with today’s lifestyle in mind,” says Patrick O'Brien, vice president of S.D. Ireland. “At South Village, that meant weaving in farm fields and trails to preserve its agricultural setting.”

This page, clockwise from right: A bird'seye view of Bank Street Apartments at Burlington Square, offering modern studio, and one- and two-bedroom homes. Now leasing and ready for move-ins in the heart of Burlington. Our popular South Village town homes and flats, where walkable neighborhoods meet scenic Vermont living. HOMES BUILT TO BLEND WITH NATURE

In Colchester, Sunderland Farms offers a quieter experience. Surrounded by woods and winding trails, the homes are designed to blend into the natural surroundings. “Sunderland Farms is a growing community still under construction, but the end goal is a walkable neighborhood like Severance Corners—with more residential and mixed-use spaces, a pocket park, a dog park, and other shared amenities for residents to look forward to.”

A PLACE TO LIVE, SHOP, AND DINE

And now, all eyes are on Burlington Square. This downtown development promises to bring something fresh to the city’s urban core,

Above: The common area at Sunderland Farms, featuring a cozy fire pit, community grills, and open-air lounge spaces, perfect for relaxing or gathering with neighbors. Our newest 24-plex will be ready for January move-ins—now leasing!

combining apartments, retail space, a café, and a boutique hotel. It’s an ambitious project, but the team is up to the challenge. “There’s one main entrance for everyone, which creates a natural sense of connection,” Alyssa Buckley Couture, marketing director, says. “We imagine Burlington Square as a small ecosystem— vibrant and active—where hotel guests and apartment residents mingle in the restaurant and bar, share the fitness center, and cross paths in common spaces. The hustle and bustle of downtown Burlington is alive here.”

PEOPLE-FIRST PROJECT PLANNING

S.D. Ireland Properties has a deep respect for both people and place, planning each project with care. “For Bank Street Apartments, we partnered with Freeman to choose materials that honor Burlington’s historic downtown while offering a fresh, modern feel. Across all our communities, the goal is the same: create homes that are functional, beautiful, and built to last.”

Being a Vermont-based company means planning around snow, shifting seasons, and strict regulations. “Vermont keeps us thoughtful,” Alyssa says. “We have to be creative and intentional—from energy efficiency to how each project fits into the community.”

BUILDING A SENSE OF BELONGING

At its heart, S.D. Ireland Properties is about more than real estate. It’s about building places where memories are made, kids grow up, neighbors become friends, and people feel a sense of belonging.

“We’re proud of the on-site service we provide,” Alyssa says. “Having property and maintenance teams embedded in our communities builds trust, connection, and long-term satisfaction.” That hands-on approach is a big part of why residents choose to stay, and why S.D. Ireland Properties continues to grow in Vermont.

GoinG eco on your lawn?

KNAUF LANDSCAPE ARCHITECTURE HAS OPTIONS FOR YOUR CONSIDERATION

Lawn work isn’t just physically exhausting. It also exhausts natural resources and pollutes the environment. Using a gas-powered lawn mower for an hour produces the same amount of emissions as eleven running cars. Fertilizing and weekly watering also strain ecosystems.

Making your lawn gentler to the environment takes some planning, but the outcome is a lush, colorful, eco-friendly space that will charm your soul and make you feel good about your carbon footprint. And we at Knauf Landscape Architecture can help. We create highly responsive and individualized landscape designs that seamlessly meld a client’s taste with the nuances of the site. From bold, open landscapes to private nooks and sanctuaries, our landscapes are a cohesive synthesis of form and function.

ALTERNATIVES TO TURF LAWNS

Many of the types of projects we’re asked to

design lately are those that substitute turf lawns for other materials that require less maintenance and are more practical and ecologically sound. For example, we suggest the integration of materials, such as stone and bark mulch, for pathways and high-traffic areas; ground covers, meadows, or pollinator gardens for large lawn expanses; no-mow ground covers, such as clover, sedums, and thyme, for smaller lawn spaces; and rain gardens with moisture-loving plants, like irises and coneflowers, for wet areas.

Our landscape architects balance these considerations with goals to integrate the building and landscape, provide wildlife and pollinator habitat, and provide beautiful spaces and compositions for people to enjoy.

KEEP THE GREEN WITH GRASSES

But if you love your lawn and want to preserve the look of it with less maintenance and less watering, Knauf Landscape Architecture offers these options:

For a traditional, manicured-lawn look: Try low-growing fescue grasses, which provides a soft, cushiony feel, and microclover, which acts as a natural fertilizer. This mix is droughtresistant and can be mowed once a month or left uncut for a more natural appearance.

For a no-mow lawn: Try a mix of coolseason, dwarf, and fine fescue grasses, which creates a lawn with deep fibrous roots that increase durability in high-traffic areas. It is drought-tolerant and can be left unmowed to form a wonderfully soft and swirling pattern. For a more manicured look, it can be cut every four to six weeks to a three- or fourinch height.

For a once-in-a-while-mow lawn: Try hard fescue grass seed. It is ideal for lowmaintenance areas, as well as turf lawns. It is low-growing, has a lovely deep green color, and is shade-tolerant. It can be used for erosion control and can be left to grow for a naturalized aesthetic.

For a meadow “lawn”: Try a mix of northeast-native, cool- and warmseason grasses, such as Virginia wild rye, switchgrass, Canada wild rye, little bluestem, and Indiangrass. Wildflowers mixed in provide food and habitat for animals and pollinators. Meadows require mowing only once a year.

Knauf Landscape Architects specifies regionally sourced materials whenever possible to further cultivate a sense of place and sustainability. The result of our collaborative, environmentally sound approach is a stunning, functional design that fully realizes the clients’ visions and expectations and ultimately inspires people to connect with the beauty of the outdoors.

Picture yourself Poolside!

DAVID BURTON, OWNER OF POOLSCAPES VERMONT, EXPLAINS WHY SO MANY VERMONT FAMILIES ARE CHOOSING POOLS TO ENHANCE THEIR BACKYARD LANDSCAPE

POOLSCAPES VERMONT IS BORN

In 2024, Landon Roberts and I launched Poolscapes Vermont, driven by a noticeable surge in demand within the landscape industry. With our combined four decades of experience in landscaping, including my extensive work designing pools through Ginkgo Design and Landon's experience in all things related to excavation through his company, Land and Rock Works, we were aware of the complexities involved in pool

installation and ready for the challenge.

My first landscape architect mentor in New Jersey vividly described pool installations as the most challenging and expensive undertaking for clients, often leading to significant stress. He advised managing client expectations by presenting it as “the worst thing they’d ever do at their house,” hoping they might be pleasantly surprised if it wasn’t.

My own experience affirmed that the

complex nature of pool installations requires meticulous management for successful outcomes. Landon and I observed that local pool companies were overwhelmed by demand, either unable to meet client expectations or booking new installations one to two years out.

Confident in my ability to creatively design pools into landscapes and Landon's expertise in efficient and professional installation, we decided to establish Poolscapes Vermont.

FIBERGLASS MAKES THE DIFFERENCE

We specialize in fiberglass pool installations for a number of reasons, but the first is that they are relatively easy to install. Whereas, gunite and liner pools require multiple phases for installation, we can have the majority of a pool-related installation completed in under two weeks. Plus, fiberglass pools don’t require a liner, which can wear out or tear. And fiberglass pools don’t contain concrete or steel, which can react negatively to the

Opposite page: A Cape Charles model pool, installed by Poolscapes Vermont in the summer of 2025 in Elmore, VT. This page: The project that was the genesis of the company. David and Landon collaborated on this installation in the summer of 2023 in South Burlington. Although Poolscapes did not install this pool, David designed its placement in the surrounding landscape and Landon installed the hardscapes.

saltwater we recommend for sanitizing.

I am often asked if fiberglass pools hold up in Vermont. I just received a call this week from a local who has had their fiberglass pool for over thirty years and was ready to replace the concrete around it, rather than needing to replace the pool itself.

WHY VERMONTERS WANT POOLS

There are two main reasons there is heightened demand for pools in Vermont: First, since

COVID, families want to spend more time at home and have an increasing desire to enhance their backyards. This shift makes the investment in a pool more justifiable for many.

Secondly, our summers are getting progressively warmer, allowing people to enjoy their pools for longer, even up to six months of the year. if they utilize gas, propane heaters, or heat pumps.

Then, of, course, there’s the pure joy of owning a pool, especially for children.

Throughout the summer, I see my four kids in and out of the pool multiple times a day. It’s a fantastic way to cool off and have fun.

Additionally, swimming is a great form of exercise. One of my clients initially envisioned her pool as a place to enjoy time with her grandchildren, but she soon discovered that swimming laps was an excellent way to stay active and improve her overall health.

POOLS GO HIGH TECH

Saltwater chlorination systems is one notable high-tech advancement that has significantly improved the pool experience. When I first heard about saltwater pools, I mistakenly thought the salt itself was the sanitizer. However, the process involves breaking down salt into chlorine at a consistent rate by way of electrolysis through a salt cell.

This eliminates the need for frequent “shocking,” and reduces spikes in chlorine, which can irritate skin and eyes. The salt concentration is actually less than that found in the ocean or even human tears, making the water much gentler. While there’s a higher initial expense, the long-term savings on chlorine tablets and shock make it a worthwhile investment.

Automatic pool covers are another big step forward for pool technology. Because they extend automatically over the pool, they create a vital barrier for safety. They also offer other benefits, such as reducing water evaporation and, depending on the color, acting as a solar blanket to increase pool temperature.

Many municipalities mandate a barrier to entry for in-ground pools and allow this cover to fulfill that requirement. This means there’s no need for a pool fence, which can decrease the overall aesthetic of the yard.

LOCATION, LOCATION, LOCATION

When planning a pool, it’s crucial to think beyond its mere placement in the yard and consider how it integrates with other outdoor living areas. Many of our clients are interested in incorporating features like outdoor kitchens, pergolas, fire pits, and lighting into their landscape. We have the experience and expertise to assist them in achieving that goal, as well.

Things to Remember When Selecting a Location for a Pool

• It will require more “flat” space than you might realize. Use a stringline or level to measure how flat your yard truly is.

• If there is a significant change in grade, think about how a wall can be used to your advantage to terrace the space.

• Consider where to put the pool equipment. This should not be an afterthought, but rather, intentionally placed to be accessible for gas and electricity but also hidden.

• Don’t forget the storage. With pools comes stuff, including: cleaning equipment, pool floats, furniture, towels, etc. Some forethought on how to store these items will make having a pool that much easier. Consider a pool house or shed in close proximity. Outdoor storage trunks also can come in handy.

• Will you need a fence? Thinking about the style and location of a fence is important for both aesthetic and budgetary considerations. A well-designed fence blends into the landscape and provides practical benefits like a convenient place to hang a towel.

Other items that clients include in their poolscapes are fences and pool houses or pool sheds. Styles and locations of these can be greatly improved by a designer’s eye, which we are happy to provide.

WHAT TO KNOW ABOUT BUYING OR SELLING YOUR HOME

Buying or selling a house that you have made into a beautiful, loving home is a big deal. Coldwell Banker Hickok & Boardman has been serving Vermont since 1958. They are dedicated to serving people and the community. We spoke to two Realtors, Nancy Warren and Aimee Marti, who shared some tips for buyers and sellers in today’s volatile market.

Is it a buyer’s or seller’s market?

It is moving toward a more balanced market. There is still some advantage for sellers, especially for homes that are well-priced, in desirable locations, or in good condition. However, with an increase in inventory hitting the market, buyers are getting more negotiating power than they had a couple of years ago.

What can a home seller do to increase the value of their property, without spending a lot of money?

They can boost the curb appeal of their home with paint, landscaping, and lighting, and declutter and freshen interiors with neutral paint and better lighting. Also, they can update kitchens and baths with inexpensive swaps like

hardware or faucets, and finally, they should take care of all minor repairs. These simple steps can help improve the look of a property.

What makes Greater Burlington a great place to own a home?

We have a beautiful, scenic lake and mountain setting with year-round outdoor recreation. The area has a vibrant arts culture, great cuisine, and colorful history, plus a strong school system, ample healthcare, and a wonderful sense of community. Burlington is a small city with rural charm and big-city amenities. It's home to several major employers, including in the tech sector, with average commute times of twenty minutes.
