BMCE provided civil and structural design services on this Killiney residential development, from detailed design stage through to completion. The project has 43 units in total, made up of 24 apartments, 8 terraced houses and 8 duplexes. The works also involved the demolition and reconstruction of an existing bungalow along Watson road to facilitate a new entrance into the site.

The apartment blocks are reinforced concrete flat slabs with steel ‘bolt-on’ balconies. The larger block includes a transfer slab over a single level of basement. The houses and duplexes are masonry, precast and timber construction. Careful consideration was given to the foundations and layout of below ground services due to the sloping site and variable ground conditions comprising a mix of soft organic sub-soils and rock.

The development at the Glass Bottle Site is a mixed-use project on a 15.06-hectare site in Poolbeg West, Dublin 4, focusing on a 1.99-hectare area within the A1 Lands in the Poolbeg West Strategic Development Zone (SDZ). The project includes amendments to previous permissions, urban tree planting, and minor changes to the public realm. It features five blocks (D1, D2, E1, E2, E2A) with 502 apartment units, residential amenities, a childcare facility, retail and food & beverage units, a health facility, basement car parking, and associated infrastructural works. Access is via the central boulevard.

The development at the Glass Bottle Site includes five blocks ranging from 6 to 7 storeys, providing 502 apartment units with balconies/terraces. Block E1 offers residential amenities such as a tenant reception, shared workspace, residents lounge, events space, library/film room, dining kitchen, and meeting room. Block D1 features a childcare facility with 92 places and an outdoor play area, as well as a health centre. Retail and food & beverage spaces are located in Blocks D1, D2, E1, E2, and E2A. The development includes 139 car parking spaces and 906 bicycle parking spaces. Landscaped open spaces feature courtyards, amenity terraces, and children’s play areas. Public realm spaces include a portion of Glass Bottle Square, streets, and public amenity spaces. There is one new local/side street (Market Street) connecting to the permitted Central Boulevard and provision of the South Bank Link Road with temporary bollards and fencing. The development includes hard and soft landscaping, pedestrian and cycle links, boundary treatments, tree planting, interim site hoarding, public lighting, green/blue roofs, waste & recycling facilities, piped site-wide services, and all ancillary works and services necessary for construction and operation. The application is accompanied by an Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS).

The Claremont development is a mixed-use scheme located between Howth Road and Claremont Strand in Howth, Dublin. It comprises 512 one-, two-, and three-bedroom apartments across four blocks (A–D), along with a 240 sqm crèche and over 2,600 sqm of retail, café, and restaurant space.

A terrace of three-storey plus attic duplex units fronts onto Howth Road, referencing the scale and rhythm of the local village streetscape. These units provide direct street access and form a continuous frontage along public parkland spaces, creating a defined threshold into the town and mediating between the taller blocks and surrounding context.

CORBALLIS EAST IN DONABATE, CO. DUBLIN.

Corballis East in Donabate, Co. Dublin, is one of Ireland’s largest residential developments in recent years, with construction underway on the first phase comprising 607 new homes and the full masterplan will provide a total of 1,074 new homes, offering a diverse and balanced mix of accommodation types to support long-term community development. The scheme includes 171 apartments—one block of which is dedicated to age-friendly, sheltered housing—alongside 399 terraced apartments, duplexes, and triplexes, and 504 houses ranging from two to five bedrooms. Corballis East has been carefully masterplanned to provide a wide range of amenities, including two childcare facilities, retail and café units, a medical centre, and a community centre. A key feature of the development is the transformation of 13 hectares of land adjacent to the Broadmeadow Estuary into the Corballis Nature Reserve, a high-value natural amenity being delivered in partnership with Fingal County Council. Barrett Mahony Consulting Engineers are providing full civil and structural engineering services on this significant project, supporting the delivery of a vibrant, accessible, and sustainable new neighbourhood. PIPERS SQUARE, CHARLESTOWN, DUBLIN

Pipers Square, located in Charlestown, Dublin, is a landmark residential development by Cairn Homes comprising 598 apartments across 4 residential blocks, up to 11 stories in height over 2 separate single level basement car parks. At the time of construction, the development is Ireland’s largest residential scheme to adopt the Passive House standard and the largest of its kind in Europe. Construction commenced in October 2023, with phased handovers beginning in June 2025. Barrett Mahony Consulting Engineers are providing full civil and structural engineering services on this flagship development, supporting the delivery of Europe’s largest Passive House residential scheme and advancing best practice in sustainable engineering and construction.

The Player Wills and Bailey Gibson development sites are two individual sites owned by the same client which are linked together by a bank of Dublin City Council Land. Together, the three sites form a single Masterplan. In combination, the Player Wills and Bailey Gibson sites will contain in excess of 1350 Build to Rent apartments across a number blocks which extend up to 19 storeys. Each site contains a basement car park.

Applications to An Bord Pleanála (the Board) for a 10 year permission for a Strategic Housing Development, with a total application site area of c.9.6 ha, on lands at the Central Mental Hospital, Dundrum Road, Dundrum, Dublin 14. The subject site is in the immediate setting and curtilage of a number of proposed protected structures, including the Victorian Hospital. The development will consist of the demolition of some existing structures associated with the existing use (3,736 sq m). The development with a total gross floor area of c. 106,770 sq m (c. 106,692 sq m excluding retained existing buildings), will consist of 977 no. residential units. The development also consists of extensive hard & soft landscaped areas, car parking, an internal road network & new road accesses on to the Dundrum Road.

Barrett Mahony Consulting Engineers are the consulting Civil & Structural Engineers for the project employed from concept stage to construction completion. At planning stage BMCE were responsible for the following:

IRISH STOCK EXCHANGE , DUBLIN - 2019

The design of the 8,142sqm office had to integrate with 3No. 19th Century protected structures in a sensitive and respectful manner. The completion of 10HQ and the surrounding public realm concludes the overall development of Capital Dock by Kennedy Wilson and is the final jigsaw piece of the Grand Canal Dock SDZ.

The Irish Stock Exchange project involved the demolition of an existing structure to the rear of the historic Armoury building on Foster Place, the restoration and conservation of the Armoury building and existing offices at 24-28 Anglesea street, as well as the construction of a new five story building linking the existing buildings together.Barrett Mahony were engaged by the Irish Stock Exchange ( now Euronext) to provide Civil and Structural Design services on the project.

20 Kildare Street is a premium new seven storey over basement office development, including the renovation of four Heritage List Period Buildings on Kildare Street, Dublin 2. Barrett Mahony Consulting Engineers acted as Civil & Structural engineers for this project from inception through planning, tender and construction, through to completion. he project encompassed the design of a reinforced concrete shell with post tensioned concrete floor slabs. The post tensioned slabs allowed long spans removing columns to provide a more open floor plate.

The Guinness Enterprise Centre presented a fascinating opportunity to revilatising a historic building. The overall design required the careful consideration of existing loads and the assessment of the load-bearing structure. A detailed structural analysis of the floors, walls and foundations was undertaken at project inception to ensure the feasibility of the proposed additional two storeys.

11 MAPLETON CRESCENT, LONDON

Barrett Mahony undertook the structural and civil design of this 49 storey tall modular building over three levels of basement in Canary Wharf.

Designed by EPR Architects it will provide 1,092 student accommodation beds, with shared spaces including a roof garden and an enhanced public realm. The foundation design required a pile assisted raft solution to work with the challenging ground conditions and presence of existing piles from a seven storey building occupying the site.

Key Fact: One of tallest residential modular buildings in Europe.

This 26 storey, 86 unit residential tower is a multi-award winning structure located in the centre of Wandsworth. The structure consists of an in-situ concrete frame up to level 2 with an in-situ core going up 26 floors. The remaining structure was formed using highly advanced prefabricated off site volumetric units.

On a site area of only 500m2 and bounded by the River Wandle, an electrical substation and Mapleton Crescent.

Construction of two buildings of 20 and 35 storeys in height over a single storey basement. Lewisham Exchange provides students and residential accommodation as well as shops, cafes, public and private amenity areas and entrance to future Lewisham Bakerloo Line extension station. The proposed tube tunnels and station box for the Bakerloo line beneath the site required consultation with TFL and resulted in a complex foundation design.

College Road comprises 817 Co-Living homes and 120 affordable residential units over two towers at 49 and 35 storeys tall. This scheme has an estimated construction time of 30 months. Through generous, carefully designed communal spaces, this building provides ample social and co-working spaces whilst making sure that each home is the right size to offer a place of retreat and privacy.

This is one of the World’s largest Co-Living schemes and has been approved by the GLA setting a precedent for this asset class.
