BantaDESIGN + Clay Fry

We design modern, environmental dwellings for diverse, multi-family communities in urban arenas. Spaces shaped by light, building envelopes crafted to the climate, floor plans framed for flexibility, sustainable materials and iconic forms; these are the hallmarks of our architecture practice.

Essex on Lake Merritt, Oakland: 270 units New construction for Oakland’s first concierge residential high-rise in 35 years. Designed in collaboration with AI and Architecture International. The 20 story tower enjoys expansive views of the Lake, East Bay Hills, and San Francisco Bay. A podium pool, clubhouse and landscaped terrace are flanked by a mid-rise wing stepped down to relate to existing structures.

Railroad Spur Block, Emeryville: 5 units New construction for a micro-community of 5 lofts on what was previously thought to be an unbuildable lot adjacent to a busy commercial railroad spur. The tracks have since been replaced with a public greenway providing a major recreational amenity to each of the 3 level units that gather around a west facing courtyard to catch the end of the day sun.

The proven expertise of our multi-family design teams allows us to excel in all these category combinations. 8th and Wake Student Housing, UC Davis: 60 units. A new complex of 4 bedroom suites for graduate students. Each suite includes full sized washer/dryers and furnished common areas. Double height lobbies enhance socializing and study lounges. Sunshading and natural ventilation contribute to LEED Gold Certification. Designed and built while at MBH Arch.

808 A St. Downtown Hayward Affordable Senior Housing: 60 units. New Construction of an affordable senior housing community at a long vacant, urban-infill site close to BART, City Hall and downtown shopping. Above the vine covered entry arch to the main lobby and parking, a south facing landscaped courtyard opens to the street and hosts organic victory gardens, a fountain, outdoor fireplace, barbeque, and ceremonial stair to the street. Amenities include a gym, library, and community lounge that opens to the landscaped podium.

Graffiti Pocket Bldg., Oakland: 10 units. Adaptive re-use of a former leather pocket factory into light-filled live/work lofts at the Jack London Square area of Oakland. The original floors and graffiti covered brick party wall were preserved with additional square footage acquired by a metal-clad cantilevered volume extending over a new steel support beam.

Challenge & Experience There are no easy building sites left. Only parcels and structures with special circumstances remain. They require ingenuity and strategic thinking to generate economical, highest and best use design solutions. We have over three decades of success engaging neighborhoods for their support while transforming tight budgets and challenging construction conditions into award-winning works of architecture.

2270 Broadway, Oakland: 223 units. A new 24 story 394,000sf high-rise residential tower designed for Oakland’s Uptown area on a strategic 0.45 –acre urban in-fill site. Parking for 261spaces in a podium level, above-grade, multilevel garage are integrated with 7,800 sf of ground floor commercial and 17,000 sf of lobby, clubhouse and roof-garden spaces. Total timeframe from securing property control to completing the sale of the entitled project = 22 months. Designed while at MBH Arch.

Complexity & Simplicity Complexity has become an anticipated element of the equation for building in the 21st Century. We are good at reconciling the competing physical, regulatory, financial, and political constraints that come with every project. We apply an economy of means to leverage the simplest design options out of each development stage, from concept studies through construction details. By coordinating early on with engineers, contractors and subs we tackle problems in the design stages before they reach the construction site. As a result we consistently achieve high levels of buildability, cost-effectiveness, and completeness for our projects.

Morrison Park, San Jose: 274 units. A four story residential complex that combines a rich exterior material palette with lush courtyard level landscaping and sophisticated interior design. The project features multi-level stacked townhome designs with common area indoor and outdoor areas, gym and pool. Designed and built while at MBH Arch.

Indoor / Outdoor We believe in the magic created by a unity between interior and exterior spaces. Wherever possible we provide direct sight-lines and direct access from indoor living areas to exterior private and common landscaped areas. This connection to gardens offers a valuable outdoor counterpart to carefully proportioned interiors designed with daylight and natural airflow as a serene refuge from the pressures of the world around us. We favor the use of sustainable materials and refined organic finishes to create environments that contribute to the well-being of the entire community.

Morrison Park, San Jose: 274 units. Common area lounge glass wall slides opens directly to the landscaped entertainment and recreation courtyard. Broadway Grand, Oakland, 132 units. Efficiently planned kitchen areas with peninsula and island polished concrete countertops, stainless steel appliances and warm maple cabinetry open to living areas. The Odeon, San Francisco, 29 units. Renovation of an historical building into modern residential loft spaces in the heart of downtown.

Urban in-fill & Adaptive Re-use Much of our work is urban in-fill where city cores present unique opportunities for the adaptive re-use of existing buildings. Renovating existing structures into modern living environments is one of our core skills. Ground level commercial, ample daylighting typical of older structures and high bay space for living units can become beautiful, mixed-use, multi-family catalysts to rejuvenate inner city communities. Historic preservation is matched with current technology to create modern habitats that are the evolutionary next chapter of the building’s ongoing story.

Cathedral Building, Oakland: 7 single-unit residential floors over 7 single-tenant commercial floors. Built in 1914 as a Gothic Revival style skyscraper this historic structure, at the acute intersection of Telegraph and Broadway in the heart of downtown Oakland, was completely renovated in 2009. The ornate exterior treatment offers a high contrast to modern interiors designed to open up each floor into a single light filled work or dwelling unit. Current life-safety code and structural engineering criteria were satisfied without sacrificing the original architecture, combining the best of the past and present.

Flexibility Every project encounters unanticipated changes, budget adjustments, and re-arranged priorities. We respond with an adaptability to new conditions afforded us by the strength of our design vision. This responsiveness allows us to transform the unexpected into the advantageous.

We manage risk aggressively with continual cost/benefit analyses and a singular focus on thorough documentation both for design and decision making.

Boatworks Green, Alameda: 182 units. A 9.5 acre former industrial waterfront site near the Park St. Bridge on Alameda Island. The new pedestrian-oriented community of 3-story townhomes, single family and multi-family residences is the result of a long term design negotiation to integrate City and Applicant agendas. The site plan weaves a new pattern of landscaped pathways through private and public gardens up to a broad open space beside the estuary.

Floorplans & Integrated Amenities There is now a wider range of unit types with market viability than ever before, from family friendly (multi-bedroom) to microapartment (super small studio space). Traditional 1, 2 and 3 bedroom unit mixes are still in demand, particularly among affordable housing projects. Senior housing, student housing, luxury and workforce housing all benefit from flexibility designed into their floorplans, which may include modular units construction and puzzle parking. Features such as enhanced ceiling heights, ample storage, daylight, fresh air, modern kitchens and bathrooms, easy access to washer/dryers, and “green” materials and finishes are popular. The appetite for modern amenities now extends to specialized parcel reception systems, in-house cafes, dog-wash stations, connectivity lounges, community theatres and work-share libraries, bike maintenance areas, and multi-purpose fitness/yoga rooms. Gracious entrance lobbies and thematic interior design throughout public spaces can turn a housing complex into a heartfelt “home” for its residents. Ashton, San Francisco, CA 191 units, The Hanover Company. A nine story residential complex that combines a rich exterior material palette with lush pedestrian level landscaping and sophisticated interior design. The project is located along the Executive Park Blvd. leading to Candlestick Park, a mixed use Bayside community evolving into a high density housing and commercial enclave. Construction & Move-in The construction phase is the moment of truth for your schedule, your budget, and the quality of your built residence. Working early with a General Contractor on a negotiated bid basis can result in a smooth, on-target construction process. Competitive bidding can deliver the lowest overall cost, but make sure the low bidder is also qualified in terms of experience, licensing, bonding capability, lien history, access to subcontractors, and client satisfaction. We excel during the construction phase in our collaboration with the GC for clarifications (RFI’s), change orders, problem-solving & trouble-shooting, completion of punch-list, and representation of our client’s interests. This same thoroughness extends to the move-in phase regarding proper installation and performance of all systems, fixtures, finishes, equipment, and furnishings. Broadway Grand, Oakland, CA 132 units. Signature Development Group. Located in the Uptown area of Oakland, the residential complex contributes three eating venues of its own to the restaurant rich area, including Ozumo’s, also designed by BantaDESIGN. The 6 story, courtyard, multi-family structure with interior parking garage, occupies a whole block, applying a variety of façade treatments to lend texture to the streets. Planned Unit Developments Our multi-family portfolio includes planned unit developments of single family detached homes for sites of all sizes and topographies. We design flexibility and efficiency into our floor plans as well as views, light and cross-ventilation for our vertical architecture. In all our work we collaborate closely with our most important partners, our Clients, to continually refine our common design goals.

Monterey Blvd. Homes: 6 Single Family Houses. On a dramatically steep site, for years considered to be unbuildable, we carved a single triangular property into 6 narrow lots. Each downslope house has a 2 car garage and living / dining / kitchen level overlooking San Francisco Bay. Three bedrooms occupy level 2 with an artist’s studio at level 3 below. Semi-circular decks support curved glass rails to permit uninterrupted views.

Stinson Beach Matrix House, 3,000 sf: New construction along the Seadrift canal connects with the water in a pavillion of wood & stone. Equinox House, Tiburon: 8,000 sf : The living room enjoys sweeping views through tilted stainless steel windows with integral blinds.

BantaDESIGN Principals: BantaDESIGN is headed by a team of hands-on Principals with complementary skills and decades of experience managing a dedicated staff of architects, draftspersons, and researchers. The deep pool of talent our firm has to draw upon allows us to put together design teams precisely matched to the specific challenges of our clients’ projects. Devoted to excellence in both environmental design and service, the Principals comprise the central advantage our firm brings to our clients and their enterprises.

Philip Banta, AIA, Architect, Founder & Principal Consultant

Philip leads BantaDESIGN in design direction and delivery of professional services. Philip has received international, national and Bay Area recognition for his firm’s residential work. From his first home commissions in the East Bay to his larger projects in Tiburon he excels at assembling the best project teams for successful collaboration between clients, consultants, communities, and permitting agencies. He has been involved with all the firm’s award winning residential projects since its inception, including the Matrix House in Stinson Beach, the XYZ House in the Oakland Hills, and the Equinox House in Tiburon. Educated at Harvard University (BA mcl) and UC Berkeley College of Environmental Design (M Arch with honors) Philip has served as a lecturer at UC Berkeley and the University of Texas at Austin, and as a Member of the Emeryville Planning Commission. His wife and four children are his renewable resource for creative inspiration. They reside in the coastal community of Stinson Beach.

Clay Fry, Architect, Principal Consultant

Clay’s inspiring leadership of collaborative teams fosters a meritocracy for design ideas and productivity in the service of the Client’s agenda. His forthright analysis of the pros and cons of any given solution provides a refreshingly efficient approach to reaching consensus that keeps his projects on track. Clay brings to BantaDESIGN over 20 years of experience with his former firm MBH Arch, where he served as the Principal in charge of his design studio that produced all of the firm’s residential work. In addition to his design talent he brings a keen technical perspective to his projects, first developed during his early tenure as a forensic architect with large insurance companies and at Cal Poly at San Luis Obispo where he received his Architecture degree. Clay leverages these professional skills with his proven effectiveness as a presenter of project design concepts to generate community and client consensus. Clay has two children, and lives with his wife in the East Bay town of Lafayette.

Norman Hooks, Architect, Principal Consultant

Norman provides tremendous depth of experience regarding outreach and engagement with communities for projects of all types. Norman has served as vice-chairman of the Oakland Landmarks Preservation Advisory Board and as a member of the Oakland Mayor’s Land-Use and Planning Task Force. Norman’s professional expertise is built on an extensive portfolio of adaptive re-use and historic preservation projects as well as residential renovations and additions in the Bay Area. Norman earned his Bachelor of Architecture from Hampton University, Virginia, and pursued post-graduate studies at the College of Environmental Design, UC Berkeley. Oakland has been his home for the last 20 years.

Izumi Masuda, Interior Design Architect, Principal Consultant

Izumi is well known for producing a timeless, modern interior design that focuses on the unification of interior with exterior spaces. She is working with BantaDESIGN after heading up the Interiors Department at MBH Arch for 15 years where she provided services to residential clients for new construction, renovations, and additions for single family homes and condominiums. She received her degree in Environmental Design, emphasis on Interior Architecture, from U.C. Davis, where she has served as a lecturer and instructor. She lives in the East Bay town of Walnut Creek.

Robert McGillis, AIA, Architect, Principal Consultant

Robert combines design talent and strong technical skills with a comprehensive code and permitting expertise critical to project success. His skillful management of approvals and budgets for BantaDESIGN projects consistently wins the respect of clients and building departments alike. Robert has served as principal architect and project manager for numerous residential projects, including current new home designs for clients with land in Yosemite National Park and Sonoma, CA. He earned his Bachelor of Architecture at Cal Poly San Luis Obispo with one year at the Academy of Architecture in Copenhagen, Denmark. Active in the East Bay community since his graduation, Robert lives with his wife and daughter in the Oakland hills.
