5. Challenge & Experience There are no easy answers to achieve successful interior design solutions. Only careful analysis as a basis for creative inspiration produces results of lasting value. Today’s challenges require ingenuity and strategic thinking to generate economical, highest and best-use opportunities. We have over three decades of success engaging Clients and user groups for their input and buy-in, while transforming complex programs, tight budgets and demanding construction conditions into award winning works of interior design.

Hummer Winblad Venture Partners, Emeryville, CA 3,700 sf Tenant Improvements transforming the second level of a warehouse shell into a headquarters for one of the country’s first software venture capital firms. Simple loop circulation around a central cherry wood topped bookcase for their project notebooks feeds open offices, private partners’ offices, and a common conference room. Original clerestories shower natural light onto all the work surfaces.

6. Complexity & Simplicity Complexity has become an anticipated factor in the equation for building in the 21st Century. Achieving simplicity often requires mastering numerous complexities. We are skilled at reconciling the competing environmental, dimensional, regulatory, financial, political, programmatic, and marketplace constraints that impact every project. We leverage the simplest design options out of each development stage, from concept studies through construction details. By coordinating early on with engineers, contractors and subs we consistently achieve high levels of buildability, cost-effectiveness, and completeness for our design projects.

International Orange Spa, San Francisco, CA 5,600 sf. The program for the start-up spa/yoga clinic included gracious locker rooms, multiple private treatment rooms, interior lounge, an outdoor landscaped sun terrace, reception and retail areas, as well as a yoga studio overlooking the heart of the Fillmore St. shopping district. Elevated above the stress of the City to occupy an entire 2nd floor, we transformed a former office space into one of San Francisco’s premier Spa destinations by careful planning and attention to details. Designed in collaboration with Matt Dick.

7. Teamwork & the Individual Improving teamwork and individual performances for staff are sometimes presented as competitive propositions, but they can be balanced as complementary solutions. Central to teamwork is clarity of circulation and providing communal line-of-sight work territories that keep teammates and project managers within earshot and eyesight of each other. Add into this opportunities for unscheduled encounters through signature reception areas, small and large conference rooms, ad hoc lounges and micromeeting alcoves, company-wide gathering spaces, welcoming stairs, and integrated, accessible private offices. Spatial diversity supports the variety of demands inherent to the modern workplace.

Hone Capital HQ, Palo Alto, CA. 5,000 sf. Headquarters for the US arm of CSC Group, one of the largest and oldest Private Equity and Venture Capital firms in China. Effective communication is essential to the successful operation of the firm and their offices reflect both progressive transparency and client confidentiality so important to their industry.

8. Identity & Branding Your new workplace is where you will create value for your enterprise. Our expertise is designing environments that reinforce your company’s identity and become a potent branding message for your team, your clients and your marketplace. Every tenant improvement is an opportunity to enhance your organization’s performance by giving shape to its values and aspirations.

Rabobank N.A. California HQ, Roseville, CA. 12,000 sf. Gracious HQ lobby includes a luminous reception desk and rich rosewood plank flooring. 9. Adaptive Re-use Transforming existing structures into modern work environments is one of our core skills. Older structures often have the built-in advantages of high-ceilinged spaces, roof-top clerestories, and broad span column spacing that favor the flexibility, openness and natural daylighting of today’s workplace. In addition the recycling of existing building envelopes with new interiors intrinsically creates a sustainable ecological alternative to building new workspace. This spirit of efficiency runs through every aspect of our interior design where we can creatively re-purpose older systems into the service of contemporary solutions.

Hollis St. Project, Adaptive Re-use to Offices, Emeryville, CA. 125,000 sf. Conversion of a former factory and warehouse into modern offices for start-ups and small businesses. The Grand Hall serves as a lobby connecting the parking area to Hollis St. with a sequence of one and two story spaces intersecting with a back door hallway at the center of the building. Recycled granite and flat copper conduit converge around a brass disk engraved with lines from T.S. Eliot’s “Hollow Men”.

10. Resiliency & Adaptability Every project encounters unanticipated changes, budget adjustments, and re-arranged priorities. We react to new conditions with a creative resiliency afforded us by the strength of our design vision. Our nimble responsiveness to changing criteria allows us to adapt the unexpected into the advantageous. We manage risk aggressively with continual cost/ benefit analyses and a singular focus on thorough documentation both for design and decision making.

Novartis Offices, Emeryville, CA, 67,000 sf. A series of sequential tenant improvements providing flexible office support space to the research facilities of the bio-medical giant. The garage door conference room allows for officewide gatherings when opened or closed private meetings. The adaptive re-use of a former warehouse uses the existing clerestories to bring daylight to both open and private offices.

BantaDESIGN

23

24

11. Industrial / Retail Space In addition to creative office spaces we also excel at design solutions for industrial / fabrication / and sales facilities. This category is rich with opportunity to explore interior environments that combine economies of architectural expression and energy conservation into high, broad spaces capitalizing on daylight. Intrinsic to this category is the demand to organize often complex work procedures into smoothly planned operations, to generate form strictly based on function. We admire this spirit of modern design that such projects can so appropriately embody.

Auto Showroom & Repair Facility, Albany, CA, 8,500 sf. A series of sequential tenant improvements providing flexible office support space to the research facilities of the bio-medical giant. The garage door conference room allows for officewide gatherings when opened or closed private meetings. 12. Thought for Food Nothing creates community like having a meal together in a memorable setting. We have designed cafeterias, cafes, and restaurants always with the common goal of optimizing the communal experience. Clear circulation and lines of sight, comfortable seating, sound-attenuating surfaces, a rich palette of materials and finishes together with state of the art kitchen, support space, and lighting represent our equation for achieving successful dining venues.

Above: Homemade CafĂŠ, Emeryville, 3,500 sf. Adaptive re-use of a factory into a corner neighborhood restaurant overlooking an outdoor courtyard fountain. Below: Ozumo Uptown, Oakland, 8,000 sf. 13. Strong Concept to Refined Details We focus on creating strong interior design concepts that translate into clear circulation paths, flexible workspace options, and custom-fit spatial solutions. We arrange team workshops, private offices, conference rooms, support facilities, reception areas and amenity spaces into fluidly navigated landscapes. Coordinated selections for workstation systems, furniture, hardware, lighting, HVAC service, signage, floor, wall and ceiling systems and special equipment are the next stage of fulfilling design intent. We take pride in extending this same attention to our tradition of architectural detailing that celebrates innovative design, fine fit and craftsmanship, and artistic finishing of materials. We believe the success of an interior design concept is reflected in the care dedicated to its architectural detailing.

DETAILS: Royal Coffee HQ: a custom metal stair post provides a little momentum to swing your way up to the 2nd floor. Equinox Retreat: a custom cylindrical fireplace serves an entrance foyer and a library alcove of curved metal shelves. Slab Fountain: water flows across a tilted granite plane carved with horizontal channels to catch sunlight throughout the day. 14. Interior Serenity For our multi-family projects we design carefully proportioned interiors around daylight and natural airflow to create a serene refuge from the pressures of the outside world. We favor the use of sustainable materials and refined organic finishes to create environments that contribute to the well-being of the entire community.

Morrison Park, San Jose: 274 units. Common area lounge glass wall slides opens directly to a central landscaped entertainment and recreation courtyard.

The Odeon, San Francisco, 29 units. Renovation of an historical building into modern residential loft spaces in the heart of downtown.

15. Small to Large Scale From our custom residential work we take lessons for our multi-family and office interiors projects. We’ve learned that with architecture happiness comes in many different sizes but consistently reflects these dualities:

• Flexibility + Coherency

• Inspiration + Authenticity

• Transparency + Mystery

Our talent is for combining material warmth with dynamic geometries to create a formal architecture that shelters the soul and inspires the imagination.

Stinson Beach Matrix House, 3,000 sf: A vacation pavilion of wood and stone overlooking the Seadrift canal. XYZ House, Oakland, CA 5,000 sf. Partial concrete interior floors serve as an extension of the main deck into the living room to provide a fireplace hearth and thermal mass for passive solar heating. Views across reach the South Bay. Stone Villa, Oakland, CA, 5,500 sf Renovation. A hillside masonry castle built in the 1930’s was in need of major seismic renovation and a renewal of its living spaces without sacrificing its character and charm. The kitchen was entirely transformed to open to pantry and eating areas with a new supporting steel beam structure, a new window wall over the sink, new concrete counters and a curved center island with new cherry wood cabinets and custom lighting.

16. Indoor / Outdoor Dialogue We believe in the magic created by a unity between interior and exterior spaces. Wherever possible we provide direct sight-lines and direct access from interior workspaces and residences to exterior landscaped areas. This connection to gardens provides a symbolic link to the outside natural world and offers a welcome counterpoint to a completely man-made interior world. Gardens and courtyards provide breathing space for restoring the spirit, grounding the individual, and rallying the team during the competitive crush of the work week.

Corner Fountain Courtyard: Hollis Street Project Emeryville, CA. Located at the southeast corner of the major warehouse to offices renovation, the linear fountain provides a common landscaped stage for use by the 24 separate businesses occupying the project. Courtyard: Sen. Alquist State Office Bldg. San Jose, CA. One of seven courtyards laid out in a checkerboard pattern to extend daylighting into and provide common landscaped territories for the 20 different agencies collected into the new energy efficient building.

17. Philosophy Architecture is an invitation to derive beauty from use. To that end we draw all our concepts through a geometry of interdependent relationships that places gardens at the heart of our work. In this way we shape interior design into a frame for nature, one that celebrates the environment and sustains the life of the community.
