SELLERS, you made the decision to sell, you listed your property and have made it look the best it can. Now you have an accepted Offer! But wait... here comes the home inspection... t Why go to all that trouble and leave it open to problems arising from a home inspection that could put the closing of your property at risk?

DO A PRE-LISTING HOME INSPECTION! How does a Pre-Listing Inspection Work? Normally, the pre-listing home inspection is performed before the home is listed on the market. p This allows prospective buyers to see the condition of the home prior to negotiations being made.

H

aving the inspection performed after negotiations, opens the door to all sorts of potential problems. The buyer may demand major repairs be made at the seller’s expense that eats into the seller’s expected profit. Contracts a are typically contingent upon a successful home inspection, so when an inspection raises issues, once again the parties are forced to negotiate.


With a pre-listing home inspection, the seller and real estate agent can then use the inspection report STRATEGICALLY. p It can be presented to a serious buyer before an offer is made which sends a clear message to the buyer that the seller isn’t hiding anything. The report can also show the seller that the property is actually in better condition than thought which can lead to a higher listing price.

BUYERS, here are 5 things Gary recommends to look for as you tour properties:

1. Stains on walls or peeling paint that may be signs of a leak.

How to Prep for a Home Inspection: 1. Clean the house! 2. Be on time because Gary will be! 3. Make sure all utilities are connected.

2. Termite droppings or dust? Check on the floor alongside any wood for termite droppings or dust.

4. Provide space around electrical boxes. 5. Keep all pilot lights lit. 6. Leave keys to any detached structures. 7. Provide repair documents. 8. Clear brush from exterior inspection points. 9. Have Jacuzzi filled & turned on. 10. Prepare to be away for 3 hours minimum! 3. Does the home have central A/C or mini-splits. Newer mini-splits tend to be more ene energy efficient & cheaper to repair.

4. Real wood doors or aluminum frames? Wood, while beautiful, requires regular maintenance.

5. Check for pool cracks along the outer edges that may indicate a leak.
