The beauty of ‘oldschool’ joinery

If you’re looking for ‘old-school’ traditional hand tool joinery, look no further than Bluerun Ltd. The Essexbased company prides itself on not using CNC machines, creating all drawings by hand and assembling everything in-house. The result is stunning finished products, lovingly completed to the highest standards.

The family-run business has been manufacturing bespoke joinery items for over thirty years to the commercial and domestic markets. Working in the style of artisan craftsmen, the team carry out all manner of projects in the conservation/heritage sectors, internal and external windows, gates, decks, doors, fitted furniture, pubs, offices through to more unusual customised designs like wendy houses or 10-metre-high oak hardwood trebuchets!

The advantage of running a familyrun business is the meticulous attention to detail for each product and with this customer-centric focus in mind, Bluerun is hoping to add a shop to the website. This will include items manufactured during the COVID Lockdown, when orders slowed down, such as mirrors, tables and clocks.

Across commercial or domestic joinery service, Bluerun is happy to take enquiries for all jobs, large or small. The company has manufactured replacement casements for listed buildings, where the existing glass needed to be re-used and side sliding sash windows for listed buildings.

With all eyes on the 2050 UK Government net zero targets, Bluerun has implemented its own sustainable best practices through installing LED lights throughout the workshop, in place of fluorescent lighting.

Find your perfect platform:

In this issue of Building & Facilities News, we are delighted to select Independent Access Sales (IAS) with our Innovation Award in Site Management & Equipment

Vertikal Days is the largest lifting equipment event in Europe, including the showcasing of products such as major cranes, aerial lifts and telehandlers. It is fitting that Independent Access Sales will be exhibiting at this year’s expo from 11th12th September at Newark Showground in Nottinghamshire. Managing Director and Owner, Richard Martin, has booked two stands to showcase Easylift Spider Platforms and SOCAGE Truck Mounting Platforms.

“We want to make an impression and

Vertikal is all about demonstrating machinery on-site – having two stands allows us to exhibit the Easylift and SOCAGE platforms. Our Spider Platforms are from 13M up to 53M and SOCAGE truck-mounted platforms from 14M to 100M. Our Easylift platforms bring a range of benefits from accessing different terrains and sites, like narrow footpaths or gates with smaller width dimensions. This gives the owner operator assurance and flexibility in business: simply put – more control over what to do in different environments,” explained Richard.

For tree surgeons for example, this allows operators the advantage of closing the Easylift Spider Platform down to 1M working width to take down a narrow footpath in a forest, to setting up on a hill to work at great height.

With a full range of models on offer, the Easylift offers optimised compact, lightweight and versatile aerial work platforms. The Easylift R130 model affords safety and efficiency, with access to awkward and hard-to-reach places. With a working height of 12.2M, horizontal outreach of 6.5M, 320° turret rotation and basket load of 200kg, it is easily operated by one person. The width of 0.89M and height of less than 2M makes this a perfect choice for accessing narrow routes or low floor loads and can be powered through electricity, diesel and lithium-ion batteries.

Independent Access Sales (IAS) has made an instant impression since starting back in 2020, as a successful heavyweight distributor of SOCAGE access platforms across the UK. Despite still being a relatively new company on the market, Managing Director and Owner, Richard Martin, brings a wealth of industry experience, spanning over 30 years.

It is an operator’s dream for maintenance, installation, inspection or work at height/ tight spaces and with joystick controls for accurate positioning and adjustable stabiliser system for uneven surfaces, this intuitively designed platform provides safety and efficiency.

“If I were to name a ‘flagship’ model of Easylift: it would be the Easylift R420 handsdown. The unique caterpillar work platform operations at a working height of 53M, with an outreach of 16.50M and a basket load of 230kg. It affords versatile aerial work platform functionality on another level and ideal for the maintenance and cleaning of tall buildings with tight spaces, like airports and shopping centres. There are numerous additional options such as a passage width of 1.4M, movable basket arm and basket rotated by 180° and can be easily stabilised for variable levels.”

With old school customer service and tacit knowledge planted firmly at the heart of the company, IAS offers an extensive range of access platforms to a range of industries such as: facilities management, construction, heritage restoration to tree surgery and many more.

“Customer service is our modus operandi,” explains Richard.

“We pride ourselves on understanding the industry inside out, we know the lingo and understand that trust is a core principle for many businesses. I have just returned from a business factory trip to Bologna in Italy with a party of tree surgeons.

platform: IAS is at Vertikal Days

They were interested in the mechanics of SOCAGE truck-mounted platforms, namely the positioning of the exhaust. It is important at IAS that we give our personal touch to customers – our business is built on solid strong customer service, from supplying spart parts, providing a comprehensive consultancy service, service and maintenance schedule and of course, at the heart of what we do: providing a wide range of access platforms to England, Wales, Northern Ireland and Ireland.”

IAS sell market-leading manufactured platforms, such as Easylift Spider Platforms, SOCAGE Truck Mounting Platforms and Leonardo HD by Bravi HD and has gone from a new business on the market with no stock, to selling over £2 million worth of Spider machines during the last two and a half years.

“Our future plans are to grown organically and respectfully, through developing our business further and giving our customers’ outstanding customer service. We have a web of engineers strategically positioned across the country, from senior engineers to subcontractors, from Bristol to Glasgow. We are happy to train operators during an in-depth handover. We are looking forward to our SOCAGE Road Show, starting in May this year. We will be demonstrating at Vehicle Road Shows, with our truck mounted models. If any companies would like a private on-site demonstration, we are more than happy to oblige – please contact us on the details below,” outlined Richard. Under the expert helm of Richard,

IAS benefits from 35 years industrial experience across scaffolding, supervisory roles to surveying.

“I started work as a young labourer on a Battersea scaffold site years ago, quickly working my way up to supervisor. This led onto working with cradle platforms (suspended platforms/swing stages) and I learnt how to skilfully erect these suspended systems, before supervising again.

“Later on, my work as a surveyor built up my knowledge further, allowing me to now in my present role talk to customers with a wealth of background knowledge. Customers like to be addressed by a manager who intrinsically understands the industry and my tacit knowledge allows me to quickly understand the needs of our customers. In total, I have worked with access platforms for over three decades, allowing me to understanding the complexities of working at height.”

Based in Huntingdon, IAS offers a full, comprehensive service, including reminders for six-monthly inspections, with all servicing and maintenance arranged effortlessly and certificates supplied by the in-house team, ensuring industry compliance. With such expertise on offer, it is no surprise that IAS benefits from many repeat customers and exceptional word of mouth recommendations.

The addition of the SOCAGE truck line has opened up the product portfolio and has like the Easylift Spider, become popular with new and existing customers.

The SOCAGE 20T carries larger loads up to 230kg and is an ideal mounted platform choice for challenging work at height. The SOCAGE 21DJ works at a maximum height of 20.3M across all industrial and urban applications and is frequently also a popular choice. By exhibiting at Vertikal Days 2024, attendees and trade colleagues will get a chance to see how these mastery truck lines operate.

The SOCAGE 37DJ has a larger load capacity at 280kg, has a working height of 37.30M, turret rotation of 700° and horizontal reach of 21M. Like all SOCAGE models, it benefits from intuitive design and even with its heavier load capacity, has an in-built stabilisation system (standard automatic stabilisation, with additional fixed vertical stabilisation SOCAGE H+H), making this a flagship design for optimised safety.

“We are here to help our valued customers scale the heights, providing the perfect access platform for each and every scenario. Whether you’re a homeowner, contractor, tree surgeon, business owner, or work

within an area of building and construction, IAS work to find the best and most reliable access platform for your project.

“We are consummate professionals and use our passionate expertise and experience to ensure only positive outcomes. We are approachable, reliable, and honest, and because we are a small company we give customers our undivided attention, backed up by a market-leading aftersales service that we are proud of. Over the years, we have built up an excellent reputation and when a company comes back to us to buy a second or third machine, we know we are doing something right.”

From scaffolding in Battersea, to managing Independent Access sales, Richard and his team have set new standards for the access platform market. Scale new heights today with Easylift Spider Platforms and SOCAGE trucks from IAS: the experts with the best aftersales service in the business.

IAS will be at: ARB Show 2024: 17th-18th May, Westonbirt Arboretum. and Vertikal Days 2024 from 11th-12th September at Newark Showground in Nottinghamshire.

Water Neutrality: The challenge

If our water usage patterns don’t change, the UK will have an ongoing water deficit of 4,000 Megalitres per day by 2050. Some water companies are introducing a new strategy to manage the ever-growing demand caused by increasing population and new developments – ‘water neutrality’.

The continued growth in population and housebuilding means that reductions in leakage and domestic consumption have not been enough to offset the increasing demand. In all regions, even in our traditionally wetter regions water companies in response to OFWAT guidance, will

be introducing Environmental Incentive Schemes in the near future.

The common elements in all these schemes are:

s Consumption reduction

s Water reuse, and

s Water offsetting

In some areas of England, particularly the southeast and some coastal areas, future developments are being restricted further and will not be permitted unless ‘water neutrality’ can be demonstrated. This requires both existing and new properties to reduce consumption to the extent that overall water usage levels do not increase despite the additional homes.

New developments could be required to supply a water neutrality statement with the planning application. This statement must: s confirm that there would be no increase in water consumption, for example through a combination of water efficiency, water recycling and offsetting measures. s includes a water budget showing details of the proposed water consumption, any mitigation measures, and mechanisms to secure them in advance of occupation/ use.

Reducing water consumption

two formats:

An example of the new guidance for consumption reduction have been given by Untied Utilities. For a scheme to be eligible to meet the new Environmental Incentive Schemes they must design for:

s Water efficiency 100 lpppd and flow regulator (14l per minute), and/or

s Property level SuDS (installation of water butt/ raised planter/ rain garden)

For one element of these new requirements there is an easy solution – Groundbreaker’s LoFlo®. Reducing water flow to a property to 14L/min is one of the criteria for meeting these new consumption targets.

LoFlo® is available in

s NRv2 LoFlo®, which fits into the meter housing adjacent to the meter, or s LoFlo® InLine, which is fitted after the stop tap inside the property.

Flow restrictors can be installed at the meter, with the permission of the water company, or after the stop tap on the main water supply. Introducing whole site flow restriction can cost as little as £20 per property.

A fit and forget solution – how it works ‘Over supply’ of water, ie. water flow rates that are higher than required to provide an adequate supply, results in waste of water. Running taps when brushing teeth, showering, or rinsing cups uses more water than necessary. Installing flow restriction devices has been proven to reduce consumption and are an accepted water efficiency measure for water neutrality statements.

Approximately 40% of domestic water usage is from bathroom and kitchen taps and showers. ‘Eco’ or water saving shower heads and tap flow restrictors are designed to restrict the water flow to a single outlet are highly effective but fittings these come at a price, even in smaller properties.

The alternative, and now a recommended method for achieving water consumption reduction, is whole site flow reduction. Fitting a device such as Groundbreaker’s LoFlo® to the water supply, regulates the level of flow entering customer premises

challenge of water scarcity

– regardless of network pressure. As the flow of water into the premises is limited, then the amount used in ‘time controlled’ activities is also limited – but without providing a degradation of service. More importantly not requiring any intervention or behavioural change on the part of the customer, so leading to ‘natural’ reduction in consumption. As an added benefit, the Groundbreaker’s LoFlo® have the unique property of providing whole site protection against contamination by back flow (up to fluid category 2) as standard.

The total package

Combining flow reduction with smart metering is currently believed by many in the industry to be the most effective methods to reducing water consumption. Groundbreaker also supply the surface mounted meter housing that provide the best environment for smart meters and are now the only acceptable option for some UK water companies.

The additional benefit of Groundbreaker is that its unique design allows for what is effectively a ‘plug and play’ style installation. Not only does this take the water supply out of the critical path, but enables future site development, without the need for a new supply to be installed. Allowing it to be installed at any time during the construction period.

The concept is simple. Water services are connected to an externally mounted, preinstalled water service controls. This allows

flexibility in the management and scheduling of connection to the mains supply. For modular build projects the pre-installation and certification of plumbing can facilitate early approval of water services to a plot. This simplification of the connection allows for improved efficiency and reduces the time required for highway closures and cost of reinstatement.

Design out leak paths: comply with Water & Construction Industry Guidelines comply with ‘Water Safe’ initiatives.

The unique location of the Groundbreaker water management system future proofs the network and minimises the risk of developing leaks. The position of the meter allows for an unjointed water supply. This removes additional joints in the water supply pipe hence maintaining the integrity of the supply. The use of an uninterrupted supply has been recognised as best practice by Water UK and the Home Builders Federation.

Steve Leigh, Managing Director of Groundbreaker, commented, “Portsmouth Water have demanded surface mounted meter housings as the standard required for all new properties for over 15 years. Working with them we have established the effectiveness and reliability of Groundbreaker.”

He continued, “With the need to maximise the effectiveness of smart metering programmes, I can’t see that there is a viable alternative – putting smart technology in a hole in the ground just does not work.”

Achieving targets

Although it is recognised that improvements to the vast UK water network cannot be achieved overnight. The new policies being introduced by our major water companies will take UK water usage towards the targets required to maintain a secure supply and work towards UK Net Zero targets.

SALTEX maintains position as Europe’s leading grounds management show

SALTEX 2023 welcomed over 7,900 visitors to the bustling two-day exhibition, held at Birmingham’s NEC from 1-2 November 2023. But it’s not just the quantity of visitors that was so impressive in the face of Storm Ciaran but the quality, say show organisers, the GMA.

Geoff Webb, CEO, Grounds Management Association, says, “The show data demonstrates that SALTEX continues to deliver on an extremely high level of quality attendees: 25% of visitors hold senior managerial positions at their place of work and nearly 80% play a role in the purchasing decision-making.”

It’s certainly a view held by exhibitors too as Rob Edwards, marketing manager of tractor business unit at Kubota, confirms, “Without doubt, SALTEX ‘23 was a great success for Kubota. As the leading event in the UK for grounds management, it was the ideal way for us to showcase our range, as well as launch our innovative new products to the market.

“The format, where products, services, forums, and training are brought together in one place attracts the right customers and we were very busy throughout the show. The GMA does an excellent job of delivering SALTEX, and we are very pleased with the sales, press and marketing opportunities that the show delivered.”

This year, visitors attended from every corner of the UK, as well as a growing international attendance from across the globe. It’s clear that the global appeal of the show continues to grow, with a 20% increase in international exhibitors attending SALTEX this year.

The addition of

Sports floodlights & planning

Sports facilities are increasingly looking to LED floodlights to save energy and maintenance costs. While everyone loves the sharp clean light on the pitch, the instant switch on and clever controls, there are two other aspects to consider:

Lighting Columns:

s Can they take any extra weight –some LED floodlights are heavier than the existing?

s Are they in good condition – if > 20 years of age have they been inspected and tested?

s Are the base holding down bolts corroded?

Planning Permission:

The secondary, and often forgotten, consideration is planning permissions and being a good neighbour. The Local Authorities (LA) vary in their approach – is a change to LED simply a maintenance upgrade, a change of a planning condition or is full planning permission required?

s Check your existing permission – days/hours, are you increasing light levels?

s Check ‘obtrusive light’ limits –this restricts light spill levels at house windows and visually how bright your floodlights are against a dark sky from these windows.

s Bats are a legally protected species and need to be considered.

Even if your floodlights have been there for years, a resident can complain to the local authority – light is a statutory nuisance – and this can result in an abatement notice to stop or restrict the light.

new feature areas including The Clubhouse brought together people from across different sporting communities including women in turf and the cricketing world. The exciting new Community Sports Zone, also saw buoyant business which proved of great benefit to the grassroots and volunteer audience.

Geoff Webb adds, “SALTEX has delivered for the industry once again – it’s the perfect platform to showcase the UK turf sector globally and is a success story for the UK as a whole. For the show to maintain its position as the leading free grounds management show in Europe is testament to how highly regarded and valuable the show is perceived to be in the industry.”

SALTEX will be back at Birmingham NEC on 30-31 October 2024. This is our pick of the best exhibitors from last year’s event, listed here in alphabetical order: Groundsman Industries & Lights 4 Sport. Further details can be found on this page.

The growth of green roofs and Carlisle’s root resistant portfolio: A solution for sustainable living

As our towns and cities grow thanks to increasingly high density property development, a lack of green spaces has a wide-reaching impact on people, wildlife and the environment. Green roofs provide an opportunity for new buildings to be part of the solution; addressing the need for homes, businesses and public services, while providing green spaces that offer a boost to wellbeing, habitats and urban drainage.

CARLISLE’s Green roof specification: A solution for sustainable living

Carlisle Construction Materials has wideranging experience of green roof build-ups with a number of waterproofing system solutions that offer both root-resistance and the robust performance required to protect the building with a fit-and-forget roof covering suitable for a buried application.

For example, the RESITRIX® waterproofing system from Carlisle – a hybrid roof covering that combines the elasticity of EPDM with the robustness of a bituminous membrane in a single ply system – is often specified for green roof projects. The roofing system has a certified 50 year service life, as tested by the Institute Süddeutsches Kunststoff Zentrum (SKZ), and offers excellent root resistance. The system also has excellent sustainability credentials, ensuring it aligns with both the functionality and sustainability requirements of biophilia-focused projects.

RESTRIX® was the system specified for the Earth Lab, an environmentally-focused education centre in Oxfordshire, developed by the Earth Trust. The project saw the Trust redevelop an existing barn and RESITRIX® was specifically chosen due

to its environmental credentials and high flexibility. The Carlisle FG40 solvent-free primer was used to prime the deck and the 100% root resistant properties of RESTRIX®, both across the body of the membranes and at the seams, meant that it no separate root resistant cap sheet layer was required.

Carlisle’s ARBOFLEX® PU liquid waterproofing is often frequently specified as the roof covering as part of a green roof build-up. For example, at Neptune Wharf, a major residential development comprising eleven apartment blocks in East London, each block has been specified with the ARBOFLEX® PU 20 year liquid waterproofing system, which will provide excellent root resistance, along with ease and speed of installation and effective waterproofing protection.

The SURE-WELD® TPO roofing system from Carlisle is also ideal for green roof projects, with root resistance tested to DIN EN 13948:2007. SURE-WELD®’s advantages for large flat roof areas makes this an excellent

choice for industrial or warehousing projects, as well as for projects that combine green roofs with solar installations.

Finally, Carlisle’s HERTALAN® Easy Cover EPDM roofing system is also suitable for green roofs. With FLL-approved root resistance, a 50 year service life and enviable environmental credentials, including recyclability at the end of its lifecycle, HERTALAN® Easy Cover offers another green roof option from Carlisle.

Making the right choice

The right choice of green roof specification begins with the most suitable waterproofing system. CARLISLE’s expert team can advise on the most appropriate system solution from the company’s varied roofing range, aligned to the design and buildability requirements of the project.

Service Sealing Solutions Ltd gets our seal of approval

Service Sealing Solutions Ltd is the sole UK distributor for the sealing industry’s top manufacturers; DOYMA and HKD.

DOYMA granted Tina McAra, company director, the exclusive rights to distribute their products in the UK in August 2018, leading to the formation of Service Sealing Solutions Ltd.

Taking her own experiences into a brandnew solo business venture, in 2018 Tina contacted DOYMA in Germany and asked whether she could take on the distribution in the UK. DOYMA were pleased to hear this as no-one else in the UK had the knowledge about the parts that Tina had, therefore, DOYMA granted Service Sealing Solutions Ltd exclusivity in the UK.

Service Sealing Solutions Ltd has grown tremendously over the last four years and is now classed as one of the UK’s

top specialists in providing the best in German engineering with products that are designed to solve all watertight duct sealing requirements and prevent against structural damage.

DOYMA’s product range is mainly suitable to builders of commercial properties and many of Service Sealing Solutions Ltd’s custom has come from large projects in London including the infamous HS2 and Kings Cross station. Due to the high level of water tightness in DOYMA’s products, services such as rail and other forms of transportation have many electrics installed underground making it vital to have a product that maintains a trusted watertight construction.

Service Sealing Solutions Ltd

Service Sealing Solutions Ltd will always endeavour to ensure customers receive the very best product suitable for their requirements. In closing, Tina mentioned the importance of their service to the building and construction industry. “When you are planning a build, it is easy to forget the little details that make sure your building stands the test of time. Correct sealing can help keep the building’s utilities accessible, making any maintenance easier to complete with little disruption. Service sealing systems also prevent structural damage because wherever service ducts are installed through walls, ceilings or floors, penetrating water may cause damage to buildings. Through working with DOYMA, we are able to provide bespoke sealing answers to many different problems.”

Heating, Ventilation & Air Conditioning

Ventilation for the built environment –combatting mould

It’s well known that poor indoor air quality contributes to respiratory and allergy problems. Inadequate ventilation leads to condensation and consequent mould growth. Vectaire’s MVHRs help solve these problems. Incorporating two fans they deliver low level continuous ventilation –extracting stale, damp air from wet rooms, and intaking fresh air. The two, separated airflows pass through a heat exchanger, recovering heat from outgoing air and filtering it before transferring it to the incoming, fresh air supply for ducting to the living areas providing a comfortable environment

loft or cupboard installation, are for residential properties up to 170m2. They recover up to 94% of the heat from extracted air with variable choice of trickle, boost and purge speeds, summer bypass and integral frost-stat. They are available with or without LCD and humidistat. The ‘AT’ versions (sound tested by BRE) operate almost silently (sound levels down to <5 dBA).

The two other models in this range are the Maxi for areas up to 250m2 and the Maxi Plus for areas up to 400m2

Fujitsu’s new controller is better by design

Fujitsu General Air Conditioning UK is introducing a sleek new local controller for Airstage systems designed to blend seamlessly with any installation space.

A Good Design Award winner in 2022 and selected as a finalist in the 2023 IDEA awards, the UTY-RVRY model is mounted on a frosted panel and uses mirrors and glass to create a unique floating appearance which complements the interior design. Information is only visible during operation, with the controller appearing as a mirror at other times.

Coloured LED lighting indicates different modes of operation and the light can be switched off to eliminate glare at night, making it an ideal option for hotel rooms. The screen can also display branding or corporate logos when not in use; images are sent via Bluetooth and saved in the flash memory built into each controller.

The controller is intuitive to use, with swipe motions rather than buttons. The screen is resistant to smears due to an anti-fingerprint coating and offers exceptional visibility from any angle. Multiple controllers can be programmed via a Bluetooth connection from a smartphone,

using the AIRSTAGE Remo Set, a free app for technicians to set up wired controllers. Settings from a controller can be downloaded, adjusted or copied to another unit, making installation of similar systems or indoor units quicker and easier.

System operating data can be viewed from the controller, making service and fault-finding easier. This functionality can be restricted via AIRSTAGE Remo Set depending on project requirements and to ensure unauthorised users are unable to change system settings. In addition, refrigerant cycle data can be accessed from the controller.

Heating, Ventilation & Air Conditioning

Cool & Sustainable –

Chilled Water Systems

Chilled water is a key element for maintaining comfortable temperatures in commercial buildings, and is typically deemed crucial for occupant wellbeing, productivity, and even equipment functionality. While various cooling systems exist, chilled water tanks play a vital role in ensuring efficient and reliable cooling, particularly in large buildings with many users – such as modern offices spaces, as well as schools, colleges and care facilities.

Cooling systems work by circulating chilled water through a closed loop connected to heat exchangers that transfer coolness to the building’s air. Central to this system is the chilled water tank, acting as a thermal reservoir that stores pre-cooled water generated by either a chiller or heat pump. This stored water allows the chiller or heat pump to operate less frequently, reducing energy consumption and wear and tear.

Chilled water tanks offer versatility and can be integrated into various cooling systems. The most common applications are based around chiller plants, fan coil units (FCUs) or air source heat pumps (ASHPs). When used in combination with traditional chillers, tanks create a buffer, allowing the chiller to operate in longer cycles even during peak demand periods. This reduces energy costs and extends chiller lifespan. In buildings with FCUs, the chilled water tank provides the cool water circulated through the FCUs’ heat exchangers, cooling the air in individual rooms or zones. Chilled water tanks can also be integrated with reversible ASHPs. During cooling periods, they store chilled water; during heating seasons, they could be used as thermal buffers for hot water generated by the heat pump, although designated tanks for heating and cooling are recommended for larger-scale commercial applications.

higher is reduced. The buffer effect of tanks also optimises chiller operation for improved system efficiency, reducing wear and tear and extending its lifespan.

Employing the tanks also ensures a consistent supply of chilled water, this helps prevent temperature fluctuations creating more comfortable conditions for a building’s occupants.

Chiller water tanks can also be combined with solar thermal systems to sustainably generate a portion of the cooling needs. While this may sound counterintuitive, the heat captured from solar thermal collectors can be deployed in an absorption chiller where the captured heat boils a refrigerant, creating vapour. This vapour expands and cools, producing chilled water. Compared to traditional electric chillers, solar thermal systems can save significant energy, reducing reliance on the grid and lowering electricity bills, not only during the summer months but also contributing pre-cooling in

Deploying the tanks delivers several advantages. Critically storing chilled water reduces energy consumption since the tanks allow chillers to operate less frequently, minimising energy use and associated costs. Tanks can also store cool water during off-peak hours. By enabling peak demand shaving, reliance on the grid during peak periods when electricity prices are often

Integrating a tank seamlessly into existing or new cooling systems requires careful planning and expertise and, depending on capacity needs, space needs to be dedicated for installation. To address the wide variety of demand across public sector buildings Adveco offers system design and a comprehensive range of vessels, from its Chilled Water Tank (CWT) range of versatile carbon steel primary vessels to its premium range of Chilled Water System (CWS) vessels. The latter feature high-capacity connections at high and low levels providing greater versatility to cater for a wide range of system

applications with moderate to high flow rates. These tappings enable the tanks to be used with multiple cooling sources, including chillers, heat pumps and FCUs. With a wide range of capacities starting at 300 litres up to 5,000 litres and working pressures from 3 to 10 bar (on request) even the most demanding or complicated system design can be easily accommodated.

Whether a chilled water tank is the right fit for your building depends on several factors including size, cooling demand, budget and sustainability goals. Larger buildings with high cooling needs benefit most from the efficiency gains offered by chilled water tanks and with multiple connection options compatibility is maximised enabling the tanks to be integrated with various systems. While the initial investment might be higher for premium models, long-term cost savings need to be considered, both in terms of potential energy savings and reduced operational costs over time. This and the capability to facilitate the use of renewable energy sources for cooling also helps to contribute towards sustainability objectives and achieve strategic goals as part of a building-wide net zero initiative.

Chilled water tanks will increasingly play a important role in optimising cooling systems for commercial buildings if, as predicted, ambient temperatures continue to climb, offering numerous benefits from energy savings and improved comfort to flexibility and potential integration with renewables. However, careful consideration of investment costs, space requirements, and system compatibility is essential. By thoughtfully evaluating your needs and seeking professional guidance, you can determine if chilled water tanks are the key to unlocking a more efficient, sustainable, and comfortable cooling solution for your built space.

Industrial Doors

Union Industries closes out competition with installation of its Ramdoor

Union Industries, the UK’s leading manufacturer of bespoke industrial doors, has helped Esterform overcome multiple issues with the installation of its cutting-edge high-speed Ramdoor.

The project was overseen by Union Industries’ new Technical Sales Engineer, Gary Clayton. A sales and engineering professional with almost 20 years of experience across various sectors, Gary will cover the regions across the south of England for the sales division of Union.

Tenbury Wells-based Esterform, the largest independent converter of PET in the UK, faced operational setbacks with its previous high-speed door due to poor performance, escalating repair costs and frequent failures during adverse weather conditions. As a result, it decided to replace its existing door after selecting Union Industries’ robust Ramdoor.

The Ramdoor has been engineered to achieve a

Class 5 wind resistance rating, making it able to withstand strong winds and to remain operational even during severe weather conditions.

Achieving this rating is supported by a number of the Ramdoor’s features, including its thick Ramhide door curtain material, which is high frequency welded together, giving the strongest fabric joins available.

In addition, it has heavyduty wind-brace and wind-bar systems for added strength, plus extra-deep side-guides, which all contribute to the Ramdoor’s ability to cope with high wind loads and pressures. Like other doors in the Union range, it also benefits from a ‘Crash Out’ facility, in case of vehicle or personnel impact to the bottom beam, thus ensuring minimal downtime and repair costs.

The Ramdoor at Esterform has been equipped with visual and audible warning systems, to

Green horizons: Nurturing landscapes and turf care

Modern technology has revolutionised lawn care, rendering the old rotary mower as somewhat obsolete in this day and age. Today, there is a much larger emphasis on sustainability, aesthetics, and functionality when it comes to landscaping, an industry that continues to evolve offering innovative solutions for both residential and commercial spaces.

The integration of smart technology is revolutionising the way landscapes are managed and maintained, and the Eco Clipper Mowing System is becoming increasingly popular, offering efficient grass cutting while minimising noise and emissions.

The Eco Clipper range consists of large area mowers that help field managers minimise mowing costs while producing a professional cut. The Eco Clipper mowing system was originally developed to replace the traditional cylinder and rotary mowers in turfgrass production. The aim was to retain the cutting performance of a well-tuned cylinder mower, but not the high maintenance requirements and sensitivity to mowing conditions, such as wet grass and weeds.

Manufactured by LS Products BV, Eco Clipper is the next-gen in electric mowing. Harnessing the power of technology with a commitment to sustainability and innovation,

the Eco Clipper range of machines have an undeniably long-term cost-effective benefit. By eliminating greenhouse gas emissions and reducing noise pollution, it also helps mitigate the negative effects of traditional lawn care equipment on air quality and community well-being making it a fantastic investment for municipalities and businesses looking to enjoy significant savings over time while supporting sustainable practices.

“We originally aimed for maintaining lawns, but now, semi-roughs and orchards can also be mowed well with the Eco Clipper system. We have made some updates that make the mowing system more suitable to also mow in longer grass. Furthermore, we are developing an autonomous mower with a working width up to 513cm. In March 2024,

we launched our new front mower the Eco Clipper FM343 (pictured above). This is a 343cm wide mower for compact tractors that is 170cm wide in transport. This mower is suitable for mowing sports and recreational fields, but the first mower we have delivered mows areas around a water pumping station. This is usually much longer grass with a lot of unevenness. In such cases this mower is also proved to do a very good job,” added Syb Leijenaar, Dutch inventor of The Eco Clipper® Mowing System.

At the introduction of the EC-FM343 the operator’s initial reactions to the new

mower and the supervisors were that full of amazement that this mower still had such a clean cutting pattern in wet long grass. They claimed that their old 5-section self-propelled mower would have smothered in these conditions!

“The Eco Clipper electric mower is very quiet compared to hydraulic or belt driven mowers and, when combined with the lightweight tractor, can mow much earlier in wet fields than self-propelled mowers. In addition, The Eco Clipper mower deck is fuel-efficient,” added Syb.

As consumer awareness of environmental issues continues to grow, the demand for eco-friendly lawn care solutions like the EcoClipper is expected to rise. By harnessing the power of cutting-edge technology, Eco Clipper has demonstrated itself as the number one choice in lawn care for its ecofriendly design, performance and ability.

For the turfgrass market, LS Products BV will demonstrate its products at a show at Tillers Turf on the 5th of June 2024.

Industrial Fire Detection Solutions Company of the Month

Your safety, our technology

In this issue of Building & Facilities News, we are delighted to welcome market-leaders Hochiki Europe as our Industrial Fire Detection Solutions Company of the Month.

The Fire Safety Event is the largest gathering of UK fire safety professionals and is back at the NEC Birmingham from the 30th April-2nd May 2024. Hochiki Europe is our Top Exhibitor, with its impressive range of fire safety products including: Latitude, Ekho Hybrid Wireless & FIREscape Nepto.

The illustrious journey for Hochiki started over 100 years ago, when it was first established in Tokyo in 1918. Over time, it grew exponentially to become a globally-leading manufacturer of commercial and industrial fire directions solutions. In 1972, the Hochiki America Corporation was founded, followed in 1993 by the newest division: Hochiki Europe.

Hochiki Europe manufactures and distributes products to Europe, the Middle East and Africa, with a strategic focus on fire detection systems, wired and wireless products & emergency lighting.

“Our Addressable Life Safety products partnered with a Latitude fire safety panel is an innovative solution for optimised fire safety management in large-scale applications. The modular ‘plug and play’ products can identify incidents instantly, providing optimised fire safety responses across hospitals, retail outlets, airports, educational establishments and high-rise buildings. What’s

and in-person classroom based learning to operating engineers. The curriculum content consists of fire safety topics, with a large focus on Hochiki’s product range such as Latitude, Ekho Hybrid Wireless, FIREscape Nepto Emergency Lighting range and ESP range. The training academy launched this Spring and already has 120 subscribers to date. Engineers will be able to familiarise themselves with the products and importantly, how to install them during practical sessions.

more, our open protocol can integrate easily with existing fire safety systems, for instant operationality,” explained Craig Taylor, Strategic Marketing Manager.

Following the Grenfell fire tragedy in 2017, the Hackitt Report criticised the current UK building regulations and fire safety systems as ‘not fit for purpose’. Demanding a ‘culture change’ to drive the delivery of safe buildings now and in the future, Dame Judith Hackitt gave an impassioned call to arms.

With this in mind, Hochiki Europe is focused on driving fire safety standards forward across the industry. In addition to the robust product portfolio, the Kent-based division has launched a training academy for fire safety professionals working across the UK, Europe, Middle East and Africa. The Hochiki Training Academy provides blended online

“Our academy is unique in that it follows an engineer throughout their career rather than the business they work for. Throughout the life career of an engineer, they may work for different companies, but they can top-up their knowledge throughout with our training courses,” added Craig.

Hochiki prides itself on staying ahead of the curve and owns the world’s largest purposebuilt fire test laboratory. In the fire safety sector, precision and accuracy are paramount and this allows the Group to robustly test and refine its growing premium product portfolio. This cutting-edge R&D facility has allowed the seamless development of products such as the ESP addressable range.

The Ekho Hybrid Wireless Fire Detection system is a standout flexible hybrid solution that can be seamlessly integrated into existing Hochiki ESP Intelligent hard-wired systems. The wireless Translator module is hardwired to the fire alarm control panel loop and communicates continuously with the wireless devices, with up to 10 translators per loop and up to 126 expanders/field devices on each translator. This is perfect for installations where the more traditional fire cables are not

possible, such as heritage buildings, sites with multiple remote buildings or where asbestos is present.

If you’re looking for a nextlevel, compliant emergency lighting system, FIREscape Nepto is a unique selftesting and self-monitoring system, designed with LED luminaires and exit signs connected with 40V cabling. The back-up batteries provide a vital three hours’ worth of power, compliant with British Standard BS 5266 for emergency lighting requirements. Providing an emergency lighting system for all built environments, the FIREscape Nepto solution offers additional sustainability benefits. The product has been produced by fully recyclable materials and with integrated LED technology, this is designed to reduce carbon emissions.

“We are more than a fire safety solutions company. We are driving fire safety standards through our new training academy, allowing more engineers to access our product range, keeping building safer now and in the future.

“Every month we offer free webinars, open to all, on pertinent topics such as VADs, IS Systems, Multi-Sensor testing, and False Alarm Reduction, the recordings of each can also be accessed through our website at a later date.

“We have always offered next-level technical support and customer service, alongside our premium range of products.

“We are furthermore delighted to be launching our ‘Vision 2030’ – this is a cohesive best practice agreement across our UK, USA and Japan manufacturing sites to begin to streamline our global product range as we “Move ahead as One Hochiki.”

“Watch this space and see you all at The Fire Safety Event 2024,” concluded Shinsuke Kubo, Managing Director.

Union Industries rises to the challenge

Union Industries, the UK’s leading manufacturer of bespoke high speed doors, has helped Britain’s largest bakery brand overcome adverse weather conditions with the installation of three Bulldoors.

Led by the fifth generation of the Warburton family, the company approached Union to assist in combating strong winds at its Burnley site, which already has a Bulldoor as well as two Matadoors from the range.

It first approached Union Industries in 2004 to install a Bulldoor, which continues to operate effectively and efficiently two decades later.

Union’s Bulldoors are often

regarded as the ‘reliable workhorse’ of rapid roll doors and are known to perform more than 1.4 million cycles per year, making it a popular choice across multiple sectors. They feature specialist ‘CrashOut’ and ‘Auto-Reset’ damage protection facilities, and offer control outputs for options such as airlocks, traffic control systems and remote monitoring, while aiding temperature control for ambient and chilled environments.

The market-leading, bespoke, high-speed roller doors help to prevent the severe drop of ambient temperature in buildings, especially evident in the winter months, eliminating any potential impact on production environments.

West Suffolk Hospital acquires fleet of tugs from Bradshaw EV

West Suffolk Hospital, which is managed by West Suffolk NHS Foundation Trust, has recently taken delivery of six all-electric PT400 pedestrian tow tractor tugs.

The fleet of tugs were supplied by the UK’s leading manufacturers and suppliers of industrial electric vehicles, Bradshaw Electric Vehicles, which has been operating since 1976.

All PT400 pedestrian tow tractors have been leased on a 5 year contract, with an option to extend beyond the contract’s end.

Acquired as a part of a fleet replacement programme, the Trust took the decision to upgrade its small taskforce of tugs after its predecessors – a fleet of six PT300s which were also procured directly through Bradshaw nearly a decade ago – had come to the end of their lifespan.

Such was the extent of the use of the previous PT300s that they had clocked up over 100,000 miles, all within the West Suffolk Hospital site.

As a result of their low speed and exceptional manoeuvrability they provided the perfect solution to the Trust, who primarily use the tugs for the delivery of meals for the hospital’s patients as well as transporting laundry, heavy medical instruments and furniture within the confines of the hospital building.
