The type-approval certificates mean that ‘labelled’ sections can be used to comply with specific requirements for fire and burglary resistance with a transparent solution in stairwells for example.

When recycling means upcycling in the plastics industry

From the very beginning, the company has consistently promoted the development of hanit®. Although hanit® is more expensive to buy than wood, wood will cost up to twice as much over the lifetime of a fence. This is because wood needs to be treated around every seven years and replaced every 10-15 years, if not sooner. Meaning that if you add in the treatment and replacement costs needed for a wooden fence, within just 12 years, hanit® becomes the cheaper product.

HAHN produces both round top pales for traditional design and more modern square top pales to achieve a finish that will provide ultimate privacy from both sides of the fence, and there is a variety of options to choose from. These are also available in both black or brown and feature an attractive grained timberlike appearance, meaning that a fence will remain maintenance free and looking good for many years.

The company also makes sure to find the right used plastic for each respective product, because each product has different requirements. Not all recycled plastics are the same. You cannot mix plastic waste at random; the composition must fit. The buyer needs to know that the material used is suitable for the product

they are buying. However one thing does not change, HAHN Plastics implements the idea of environmental protection even during the production, and it always keeps emissions low, especially during recycling. This is one of the reasons why it was the first company ever to be awarded the Green Angel recycling award.

There are countless types of used plastics but HAHN Plastics will not use many of them because the quality of its products starts with the choice of ingredients. The company does not compromise when buying raw materials and they only work with suppliers who always meet its high standards.

Looking back over the past couple of years, COVID was as challenging for HAHN Plastics as for everyone, but there was a positive impact on the business due to leisure and hospitality needing to move outdoors, thus requiring more decking, fencing, and furniture as well as people spending more time in their gardens and turning them into outdoor living spaces.

COVID challenged people to think about what was going on in the world and how sustainability was more important than ever, leading them to seek out environmentally friendly and long-lasting products.

HAHN saw an increase in its 100% recycled plastics being used in far more designs, particularly in larger scale projects and into new sectors where plastics previously hadn’t been considered.

Richard Barras commented, “Heat pumps are a fantastic technology and correctly specified and installed are frequently the best option for customers, both financially and environmentally. However, it is vital to understand that this is not a ‘one box fits all’ product. Each property has to be assessed for its individual requirements and this can be daunting for engineers especially as the technology advances.”

What lies ahead?

The company is being contacted by more and more homeowners who want to make the switch to an air source heat pump but do not know where to start. Bublshop help them to begin the process and can match them with MCS-qualified heat pump engineers in their area.

However, Bublshop is not a company that rests on its laurels and it has recently begun to stock GivEnergy battery storage products. The synergy between heat pumps, solar PV and battery storage is becoming stronger and the company can help its installers with a holistic approach to their customers’ renewable energy needs.

The company also hopes to be able to increase its LG training days to weekly in the near future. It is proof of how good they are that demand necessitates this, but as it is estimated that the number of qualified engineers will need to increase by a factor of 10+ over the next few years, it is expected that these places will be booked well in advance.

Following the lifting of lockdown, there was a flurry of activity, and the Boiler Upgrade Scheme (BUS) and its £450 million budget has kept the industry in the news, ensuring the demand for heat pumps is on the rise. Who says timber windows are high maintenance? 20 years and no touch ups at Kings Cross!

Over 20 years ago in July of 2001, plans came to fruition as work began on the Channel Tunnel Rail Link and the restoration and extension of St Pancras Station. What followed was a large redevelopment of the Kings Cross area. The regeneration of the surrounding buildings became a catalyst for further development and in changing the overall perception of Kings Cross.

These George Barnsdale wooden windows have been in place since 2001 and have required no maintenance.

It was in 2001 when the first area to begin development was the Regents Quarter. This is when George Barnsdale entered the scene, installing approximately 350 sliding sash windows and 40 doors to remain in keeping with the history of the area.

Now 18 years later, the outstanding quality of George Barnsdale’s products is evident in how well the windows and doors have stood the test of time. Though some are in need of a good clean, it is evident to see that the timber and the paint finish is still perfectly intact despite no recoating having taken place in that time.

“They have very good thermal and acoustic performance even by today’s standards, with exceptional coating performance. We don’t know of any glazing unit failures. In the late 90’s, we developed a drained and vented glazing system which allows the double-glazed units to perform very well.” commented Stephen Wright, George Barnsdale.

Panattoni and Hörmann – Perfectly placed in Borehamwood

Panattoni, Europe’s largest developer of logistics property, has completed the second stage of their development at Borehamwood, with Hörmann UK having supplied full loading bays, level access doors, fire exit door sets together with safety and operational equipment including dock buffers, dock lights and traffic lights.

The installation consists of twenty loading bays and 6 level access bays, with the loading bays comprising of Hörmann SPU F42 sectional doors with HTL-2 dock levellers, featuring a one metre telescopic lip, which provides an optimal range loading platform. This enables precise bridging for a variety of vehicle types and a guarantee of fast, efficient, and most importantly safe loading/unloading.

18 ‘single bay’ and 2 DSS-G ‘double/euro bay’ dock shelters have been installed to provide protection from the elements for both operatives and goods, helping to

reduce heat loss during loading/unloading operations.

Other elements of the Hörmann UK loading system include reinforced Dock Bumpers, which are constructed from recycled tyre rubber with 15mm thick steel faceplates, designed to minimise damage to the bay in the event of a vehicle making direct contact with the building. Traffic lights and dock lights complete the installation offering the highest standards in safety and operational efficiency.

Net Zero Restaurant Water Heating Offers Additional Advantages

to assure the water heating remains consistent, optimising the ASHP preheat and top up from the boiler to reduce energy demands and the building’s emissions.

Commercial hot water specialist Adveco is working in partnership with a global restaurant brand to support the rollout of net zero emission innovations throughout its chain of UK drive-through and high street franchises.

Through its programme of live metering, Adveco demonstrated that servicing domestic hot water (DHW) water demands of between 1,200-1,500 litres per day could equate to as much as 20% of total energy usage within the organisation’s restaurants. A recent refurbishment of a restaurant in the King’s Cross area of London provided an opportunity to address the emissions generated by this provision of hot water for the restaurant. In addition, working within existing building limits means applications need to maximise often limited plant room space. This was especially true of this central London location, which also faced problems with limescale due to the hardness of the water supply.

Working to an all-electric specification, Adveco designed an application that would harness a 9kW FPi32 air source heat pump (ASHP) for preheat and supplying additional top-up heat with an ARDENT P 12kW electric boiler. These would supply thermal energy to a mains water-fed compact SST500 stainless steel twin-coil indirect cylinder.

By combining ASHP and an electric boiler, Adveco can address many of the complexities associated with integrating ASHPs into existing buildings. This combination enables systems to be sized down, by as much as half in terms of ASHP requirements delivering immediate capital savings as electric boilers are far less expensive compared to an equivalent heat pump. You also immediately reduce the physical size of the system, embodied carbon and demand from the electric supply. Additionally, the system retains redundancy should there ever be a failure.

The other advantage of incorporating the ARDENT electric boiler was that it heats water using immersion heaters located in a small tank within the boiler housing rather than directly installed into the hot water tank. This creates a sealed ‘primary’ loop to the indirect coil in the SST500 cylinder. The electric boiler heats the same water continuously so there is only a small, finite amount of scale in the system, which will not damage the elements. The heat exchanger in the cylinder is a large coil operating at a relatively low (80°C) temperature eliminating the common problems of destructive limescale build-up seen in direct immersion electric heating.

The electric boiler operates at the same efficiency as an electric immersion heater (100%) and so the only overall difference in system efficiency is the minimal pump electrical consumption and a negligible amount of heat loss in the pipework

Although the system takes up a little more space than an all-in-one electric cylinder, it has more versatility and requires less clearance for the cylinder, so was compact enough to fit into the extremely limited space allowed for plant in the restaurant. With the cylinder forming significantly

less scale, the restaurant has gained from vastly improved reliability while reducing maintenance demands, for both operational and maintenance savings on top of crucial emission reductions.

In this issue of Building and Facilities News, we are pleased to announce GetMyEquipment as our Technology Innovation Company of the Month.

GetMyEquipment is a web-based platform that connects equipment and tool suppliers with construction companies, to allow them to compare, receive quotes, and order and manage equipment. Opened in May 2020, the company then established and launched its App in March 2021, and this will be launched as a free mobile App at the end of the month on the App store for both Android and IOS.

Based in London, but working predominantly across the South of the UK, the company works to the mutual benefit of both suppliers and builder. GetMyEquipment streamlines and makes accessible, information regarding quotations on equipment from the highest quality suppliers.

Before launching the App, Founder and CEO Stephen Lewin and his business partner spent time researching and designing the business by talking to construction companies about how best to help service their needs. In addition to this, Stephen sought funding which ultimately came

from Innovate UK and he found a developer for the first version of the App. This was so successful that Stephen was able to acquire further funding from several Venture Capital Funds and Angel investors, which has enabled GetMyEquipment to make further updates, as well as employ extra staff for the work.

Using the GetMyEquipment App provides clients with access to compare the best deals available and source tools and machinery at a reasonable cost. This in turn, also benefits suppliers, who can easily expand their business for no additional cost of selling. Stephen commented, “Whereas our competitors are largely brokers, here at GetMyEquipment, we are a transparent marketplace enabling the customer to know all the suppliers with availability as well as their quality and pricing and be empowered to select the best supplier for their needs, and enables the suppliers to build their brand recognition online.

The company also prides itself on having dedicated and knowledgeable staff who can advise a customer about the exact product that they need. Stephen continued, “This is not always like

Amazon where you click and get one product, there are many nuances to customer’s exact requirements, and our staff can help them to order the correct equipment.”

Looking to the future, GetMyEquipment aims to automate the entire journey of the equipment hire from the moment that the customer has a need, through to quoting, ordering, off hiring and payment. The company is aiming to eradicate phone calls, emails or even documents as everything will be done through the App, as this

will ultimately save customers time and money.

Rental companies will no longer have to sort out papers such as insurance documents or customer verification, as this will be automated on the GetMyEquipment App. Construction companies also have difficulty shopping around due to such variable market prices, and the need to phone around and send emails back and forth. With this technology, this will be a much simpler and quicker process.

Stephen concluded, “We know that the hiring of equipment can be extremely frustrating for clients, but also difficult and time-consuming for rental companies too. GetMyEquipment will help both parties to get exactly what they need, without costing them unnecessary time, effort and money.”

And the recent spike in energy prices has exacerbated the situation. Although the cost of water has not risen in the same way as gas and electricity, considerable savings can be made by better managing water consumption.

Assets and utilities are sometimes managed using spreadsheets, though specialised software is becoming more common today. Boughton plays a part in history at the iconic Battersea Power Station redevelopment

Situated in the heart of London sits the iconic 39-acre, Grade II* listed Battersea Power Station, which has been subject to an incredible £9 billion redevelopment project – one of the biggest schemes of this type anywhere in Europe. No fuss solution to saving water and money

The summer of 2022 will be remembered for flight cancellations, channel port chaos and hose pipe bans. The summer heatwaves and water restrictions placed on much of the population of the UK is bringing water to the fore in a way not seen since 1976.

To date, few people have made the link between the water coming out the tap, the environment and energy bills. However, these connections are now being highlighted.

“The energy used to heat water for devices and appliances emits an average of 875kg of CO2 per household per year. This is equivalent to the CO2 emissions from driving more than 1,700 miles in an average family car.” 1, 2 Energy Saving Trust

On average, 25% of energy used in the home is to heat water. Whilst water efficient appliances, i.e. dishwashers and washing machines, can reduce domestic water and energy usage, much of this hot water is used in ‘time critical’ usage e.g. taking a shower or running the tap to rinse dishes.

Anticipating the future issues, Groundbreaker Systems has been committed to mitigating water waste and overuse for two decades.

Groundbreaker – Modern methods

Groundbreaker’s surface mounted water control management system is an alternative to traditional, underground boundary boxes.

Groundbreaker removes unsightly street furniture and relocates the water meter to the exterior of the property (often alongside gas and electric meter housings).

The initial objective was to enable ‘no joint’ water supply connections. The majority of water leaks begin at joints in the supply pipes, so this minimises the risk of future leaks, the associated water wastage and environmental impact of repair and reinstatement. This future proofing of the water network has been recognised by the House Builders Federation, and water companies, such as Portsmouth Water now insist on this method of supply connection.

Keeping up with UK domestic housing demand is an ongoing challenge, and it has been

recognised by government and the industry, that offsite construction methods are going to need to be more widely used to meet construction targets. Groundbreaker’s water management system is ideal for modern methods of construction, allowing plumbing systems to be preinstalled, and inspected, off-site. This takes the water supply connection out of the construction critical path, effectively providing a ‘plug and play’ solution.

Groundbreaker – Reducing demand

In the UK, water services are cheap, for just a few pounds, domestic customers can have a tonne of high-quality drinking water delivered to their taps, then taken away and cleaned up. To reduce the environmental impact of water usage Defra set a target of reducing the average personal daily consumption from around 150L to 110L by 2050. Whilst metering of supply has been shown to have an impact on usage, the average UK consumer is not ‘water aware.’ The experience of the power/energy industries is that ‘smart metering’ improves customer awareness and consumption. Water however, has a legacy of unmetered supplies and most of the meters that are installed are located below ground. This creates a major problem for the connectivity of ‘smart water meters.’ Groundbreaker enables meters to be located above ground, providing a

suitable environment for electronic equipment and massively extends the connectivity range. Consumer awareness campaigns have been shown to have limited long-term impact – let’s face it ‘it’s always raining in Britain.’ So….If we can’t change mindset, change the supply.

Our water companies are regulated to provide a minimum level of water supply, but in many areas, due to network structure and gravity fed systems, supply is much greater. Households in high pressure areas could be receiving supplies of water up to three times the required minimum levels. So, run a hose for five minutes at the bottom of the hill, and your lawn will be greener that the gardener that does the same at the top. These ‘time controlled’ uses, e.g. teeth cleaning, taking a shower, running a tap to rinse dishes could be standardised down if all households received the same acceptable, ‘standardised’ supply.

Oversupply of water is wasted water and money!

To date, flow restriction devices have been used at each outlet, i.e. kitchen taps, bathroom taps, and showers separately. The cost of these multiple devices can mount up and unfortunately, industry reports show that many of these devices are not retained by occupiers in the long term.

Keep your property and possessions safe and secure

It sadly remains the case that theft and break-ins to property remains all too frequent and a key issue for all.

If anything, the stats show that, in some areas, crime rates have materially increased in the last couple of years. Residential properties and business addresses remaining frequent targets.

The growth around second homes, including lodges, park homes and caravans, has influenced these rates. There are also reports that a downside to the rise in staycationing has also been an increase in crime statics.

Fridgenius supply the Solenoid Valve Operating Magnets that are suitable for use in refrigeration, HVAC, oil and gas installations.

Bostik stars at flooring at Jodrell Bank discovery centre

Established in 1945 by the University of Manchester, Jodrell Bank in Cheshire is a deep-space observatory at the cuttingedge of radio astronomy, and is home to the iconic Lovell Telescope.

To welcome its 150,000 annual visitors and help inspire the next generation of astronomers, the UNESCO World Heritage Site was recently looking to open a new discovery centre. It appointed Kier to build the one-storey First Light Pavilion venue, and Kier enlisted WJD Flooring Specialists to install the floor coverings.

The flooring contractor then approached long-term

supplier Bostik for its subfloor preparation products and technical advice, before the Bostik technical team visited the site to inspect the subfloor and advise on the best preparation methods ahead of installation.

Observing the subfloor

The Bostik team found that, while the sand/cement screed subfloor was generally in a good condition, plastering had caused surface contamination in some areas. They advised that the contaminated zones

should be removed to return the subfloor to a strong, sound base.

The star products

Once WJD Flooring Specialists had followed this advice, its floor layers were able to commence with the application of the subfloor preparation products. The first step was to apply Bostik HYTEC E570 ONE COAT to suppress the high levels of moisture in the subfloor. Compatible with underfloor heating systems, the epoxy surface DPM contains the exact quantities of resin and hardener ready for mixing and provides protection up to 97% RH.
