Located

at

the

heart

of

BSD

City,

one

of

the

largest

township

developments

in

Jabodetabek

area,

southwest

of

Ja-­‐ karta,

Indonesia.

With

excellent

access,

quality

facilities

and

infrastructure,

fastest

growth

area,

and

also

biggest

in-­‐ vestment

opportunities,

this

new

city

is

chosen

for

the

location

of

the

project. Site-­‐planning,

building,

and

designing

are

the

proposed

solutions

for

the

challenges

in

this

project,

such

as

how

to

integrate

the

performance

area,

public

space

in

one

big

area,

and

the

other

facilities

surround

the

site,

how

to

order

all

the

space

programmes

in

the

effective

way

with

good

circulation

in

one

building,

and

how

to

design

an

iconic

building

without

avoid

the

local

culture. About

5

(five)

kinds

of

analysis

have

been

conducted

to

find

out

the

right

concept

for

this

project,

including

site

About analysis,

activity

analysis,

user

analysis,

space

and

shape

analysis,

and

structure

and

utility

analysis.

Those

analysis

were

supported

with

some

literatures

about

performing

arts

centre,

due

to

the

many

requirements

that

need

to

be

prepared

for

this

5-­‐acre

site. As

the

result

of

the

research,

the

main

idea

for

shaping

the

buildings

is

from

the

logo

of

BSD

City

as

the

client

to

rep-­‐ resent

the

location

of

this

complex.

The

design

concept

is

also

inspired

by

some

references

related

to

performing

arts

centre,

high-­‐tech

buildings

and

green

concept.

The

masterplan

consists

of

two

buildings:

a

performance

building

(north)

and

a

public

building

(south).

The

performance

building

is

de-­‐ signed

to

be

an

iconic

building,

and

still

keep

the

modern

and

private

features.

Concert

Hall,

Opera

House

and

management

offices

are

the

main

function

in

this

building,

while

the

outdoor

theatre

is

standing

between

the

performance

and

public

building. The

public

building

is

open

for

the

public,

drowned

to

blend

with

the

landscape

and

give

a

respect

for

the

performance

building

as

the

main

building.

This

building

for

commercial

use

with

greenroof

at

the

top

of

it,

so

there

is

no

financial

problem

regarding

to

the

concept. No

parking

area

is

designed

in

the

site

as

there

is

many

parking

spaces

next

to

the

site,

but

there

is

still

around

200

parking

spaces

in

the

basement

only

for

players,

management

and

VIP.

There

is

also

a

cross-­‐circulation

in

the

master

plan

to

make

the

site

accessible

and

con-­‐ nect

all

of

the

surrounding

areas. Overall,

the

site

is

created

as

a

mixed-­‐use

between

free-­‐park

for

public,

commercial

uses

and

entertainment

facilities

for

music

lovers

that

can

provide

a

vibrant

place

between

busy

places

around

the

site.


As

one

of

the

urban

design

studio

assignment

while

taking

Master

Degree,

this

project

is

more

focused

on

the

process

of

determine

the

main

problems

on

the

area,

then

answer

them

without

changing

the

existing

buildings

and

spending

much

expenses.

The

area

is

one

of

London’s

high

streets

that

has

Surbiton

Railway

Station

as

the

main

hub

of

the

area

and

many

commercial

facilities

along

the

high

street.

Two

sites

were

chosen

as

the

object

of

the

project

for

improve-­‐ ment

because

of

their

potential

and

importance

within

the

area.

The

proposed

design

were

based

on

comprehensive

literature

review,

site

analysis

and

public

consultation.

The

concept

of

a

better

high

street

in

Mary

Portas’

Review

were

taken

as

theory

references,

while

the

area

study

was

supported

by

guidance

from

Core

Strategy

and

Local

Development

Framework

(LDF)

of

Royal

Borough

of

Kingston

(RBK). Land Use

Map,

Density

and

Circulation

Map

and

Sidewalk

Width

analysis

are

some

of

the

sIte

analysis

that

have

been

Land

conducted

as

part

of

the

research.

The

width

of

the

main

highstreet

(Victoria

st)

then

redesigned

to

prioritise

the

access

only

for

public

transport

and

pedestrian.

Menwhile,

for

public

consultation

method,

video

interview

and

questionnaire

are

quite

useful

for

seeking

the

problems

and

solutions

regarding

the

site.


The

main

aim/vision

of

this

project

is

creating

‘Surbiton

as

a

key

commuting

and

business

hub

of

RBK

with

a

vibrant

and

sustainable

retail

environment’.

It

can

be

seen

on

the

pro-­‐ posed

design

of

the

new

masterplan,

in

which

two

potential

areas

have

been

optimised

to

enhance

the

use

of

public

places.

Both

areas

are

located

in

the

different

edge

of

the

district

centre

with

different

function,

but

connected

by

the

highstreet

as

the

heart

of

main

accessibility.

They

are

station

forecourt

in

the

east

side

and

community

space

in

the

west

side. The

new

Surbiton

station

forecourt

concept

is

integrating

the

connection

between

the

station

and

its

high

street

to

create

a

‘gateway’

to/from

the

station

and

public

realm

around

the

place,

by

widening

public

space

and

access

in

front

the

station

as

the

main

entrance,

moving

the

vehicle

access

(both

drop

off

and

parking

area)

and

provide

some

public

furni-­‐ tures.

Meanwhile,

the

Community

Space

is

designed

to

enhance

public

realm

among

the

retail

centre

by

creating

facilities

to

all

kinds

of

users.

There

are

5

facilities

provided,

includ-­‐ ing

Playground,

Seating

Area,

Meeting

Point,

Eating/Market

Area

and

Retail

Area.

In

addition,

proposed

circulation

route

was

also

provided

to

create

the

area

more

friendly

for

pe-­‐ ing destrian.
