DOCUMENTATION OF HERITAGE BUNGALOW AT LALBAGH FOR MANGALORE GANESH BEEDI WORKS 1

The Bungalow at Lalbagh with its amalgamation of Colonial and Indian architecture belonging to the group Mangalore Ganesh Beedi Works can be traced back to the year 1954 as the year of possession and an unknown date of construction preceding that.

The building with its scale, clustered columns, segmental arched wooden doors and windows, the madras terrace roof and Attangudi tile flooring, all come together to give it a stature that truly befits a heritage structure.

On studying the functionality and the built-form, it can be inferred that the building might not have belonged to residential typology. It is suggestive of being designed and used as an Office/Meeting space.

INTRODUCTION

SITE PLANNING-

The strategic planning with regard to the orientation of the Bungalow and its location at the highest contour level with a further 1.05m elevated plinth is an intelligent site planning strategy to avoid water flooding during heavy monsoons that are typical of the coastal region.

ARCHITECTURAL LANGUAGE-

The design language reflected here is that of colonial influence with the regional style blended into it which is evident with its style of columns and detailing, arches, wood work, flooring details and Mangalore tiled roofing. The building is designed in a way that suggest that the Central Hall was the primary space with it being planned as a column-free space that spans 5.3m and provides a large space for meetings/gathering. The main halls both at the ground as well as the first floor level are surrounded by semi-open colonnaded verandas which are responsive to the coastal hot and humid climate with its heavy monsoons.

CONSTRUCTION TECHNIQUES AND MATERIALITY -

The structure boasts of a very traditional and refined native method of construction, be it in its masonry, intermediate slab techniques or roofing system. The building is a loadbearing structure in Laterite stone masonry of varying thicknesses in lime mortar and limestone plaster. The intermediate roof slab is in the traditional ‘madras terrace roof’ method in which the primary wooden beams of size 250 X 350 mm that are first placed upon opposite walls across the width of the room. The secondary wooden beams are placed over them and one or two layers of flat brick course laid with lime concrete/ mortar. On the finished floor level at the topmost layer are the exquisitely handcrafted encaustic tiles/Attangudi tiles of size 200x200mm laid in varying patterns. The ceiling sports wooden planks used as panelling laid in between the primary and secondary beams. In the corridors/verandas and other subsidiary spaces, the flooring material varies from terracotta tiles to red oxide flooring. The roof above is with wooden beams, rafters and purlins with Mangalore tiles.

ARCHITECTURAL ELEMENTS AND ORNAMENTATION-

The doors and windows are made of solid wooden frames and shutters in wood and glass set within segmental arched lintels/panels above them, with carving in the main areas and painted and re-painted over a period of time.

The upper level staircases are made of wood and detailed with pot balusters and finished with textured and smooth encaustic tiles/Attangudi tiles of varying patterns. The ornate clay/earthenware tiles are handcrafted in intricate geometric patterns and natural dye pigments.

The columns in the building are either clustered, free-standing or pilasters with square bases and capitals with mouldings and cornices in lime plaster. The original structure has evolved and modified by successive owners and incorporated evolving building techniques and materials with metal work and RCC work. The Bungalow at Lalbagh has, with the advent of Industrial evolution and the transition from handmade to mechanisation, defied time and age with its rich heritage value and calls for ‘Preservation and Conservation’. 100.00

A brief idea of our vision for the project, Abharan’s new jewellery store at Mannagudda, MangaloreThe store is spread over 10,000 Sq.ft and covers four levels.

The Ground Floor is the Lobby, the First Floor houses the Gold Section, the Second Floor displays Gold and Silver, and the Third Floor with its Walk-through Diamond section completes the overall display area.

The design philosophy, be it for the built-form of the interiors is very simple.

The idea is to re-brand Abharan as a global brand, otherwise known for its traditional product offering and retail experience, and expand its reach as a brand while holding its own distinct identity. In this regard, we have adopted a design approach that “seamlessly blends the old and the new” and reaches out to a varied category of buyers.
