Construction logistics During the construction of the very first Seestadt quarter the high-tech construction logistics centre already demonstrated what the smart building site can do. To ensure compliance with the EIA specifications, for instance, existing materials like the concrete from the former airfield runways or gravel, sand and soil excavated to create the lake are recycled and reused on site. This has already saved developers and residents of the neighbouring communities 200,000 truck trips – and the environment some 2,200 tonnes of CO2 emissions. The smart building site will now move on to the Lakeside Park Quarter for the next phase.


Pioneers + projects Companies moving to aspern Seestadt count sunrise industries among their neighbours. aspern IQ technology centre The technology centre aspern IQ offers more than 20 flexible units for let, with space for some 250 workplaces. The manufacturing spin-off researchTUb, for example, offers applied research for businesses, while the research enterprise Aspern Smart City Research is a joint venture by Siemens and the Vienna utilities operators Wien Energie and Wiener Netze to study energy-efficient building technologies and power grids. Further innovative, technology-based firms at aspern IQ include abix, blitzzcar, Comdata Systemhaus, eurodata, Lima Austria, 3F Solar, SCL-Sensor.Tech. Fabrication and Theobroma System Design und Consulting. The complex also houses flexible, lowcost office space for start-ups offered by the Vienna Business Agency. 4.0 pilot plant Premiere at the innovation hub: the new 4.0 pilot plant heralds in a new phase of expansion in the innovation and business hub aspern. Austria’s first ever pilot facility is under construction at Vienna Business Agency’s technology centre aspern IQ - a vital building block for Austrian business and industry to create the urgently needed environment for the development of Industry 4.0 production technologies. 20 industrial enterprises and Vienna University of Technology are partners in the pilot facility, which was made possible by the Austrian Ministry of Transport, Innovation and Technology (bmvit). HOERBIGER Just down the road from aspern IQ is HOERBIGER, the first major global player at Seestadt, in new 24,000-square-metre premises housing around 500 employees. With its 30-million-euro investment HOERBIGER also intends to expand its strong R&D hub in Vienna. HoHo Wien The world’s tallest wooden skyscraper, the HoHo Tower caused an international sensation before building work even started. The Kerbler Group is investing some 65

million euro in its flagship project, which will shortly start taking shape in a prime location in the Lakeside Park Quarter at Seestadt. According to project developer Caroline Palfy, the HoHo Tower is a new form of commercial space for stylish working, shopping, wining and dining. The 24-storey high-rise contains approx. 25,000 sqm of gross floor space for restaurants, fitness and spa facilities, business premises, a hotel and serviced apartments. Lakeside Park Campus The Kerbler Group’s Lakeside Park Campus will be in characteristic “Seestadt style”, with integrated smart technologies in the work areas, flexible, multifunctional spaces, sustainable building methods using wood and other materials and landscaped outdoor spaces. The cutting-edge office campus consists of two slender buildings facing one other, each with approx. 12,000 sqm of gross floor space. The target audience for the project extends from recent start-ups to open-minded larger companies who value exchange and innovation. BUWOG Last but not least, BUWOG – Bauen und Wohnen GmbH is building 250 privately financed owner-occupied flats with a combined gross floor space of 28,000 square metres in close proximity to the shopping street. aspern INTERNATIONAL Accommodation for guests of Vienna’s universities is to be built on a central plot in the Lakeside Park Quarter by the end of 2017. The plans provide for around 140 apartments of various sizes for professors and academics on temporary teaching or research assignments at Vienna’s higher education institutions. This joint project by the City of Vienna, Wien 3420 AG and Wohnfonds Wien in collaboration with Vienna University of Technology and the University of Vienna aims to promote international exchange of expertise. The project is based on plans submitted for the aspern INTERNATIONAL ideas and design competition under the aegis of the VIENNA BIENNALE 2015, in which three invited project developers worked with one each of the shortlisted firms of architects to produce a draft design.The winning project selected by the jury will be announced in May 2016.

Tomorrow Three phases of development 2009 – 2017 Wien 3420 AG lays out the green spaces and constructs the central lake and technical infrastructure. The first major phase of construction in the south-western section comprises a mixed-use neighbourhood with housing, offices, commercial enterprises, service providers and R&D facilities, plus Austria’s first managed shopping street. Innovative projects by community housing initiatives and over 300 student accommodation units add to the variety of affordable rented accommodation on offer. To the east, HOERBIGER is opening the first major production facility on the site.


In the Lakeside Park Quarter the Kerbler Group is constructing the Lakeside Park Campus as well as HoHo Wien, the world’s tallest high-rise timber structure incorporating office space, apartments and a hotel, while property developer BUWOG is building 250 attractive, privatelyfinanced, owner-occupied apartments with lake views. The first phase of the school campus comprising a kindergarten, full-day primary school and school for children with special physical needs opened in September 2015; the second phase with academic secondary school and vocational college will follow from 2017 onwards. Two underground stations went into operation in 2013, with a total of seven bus services following in the interim.

2017 – 2022 Seestadt continues its northward expansion. The mix of shops, services and amenities on the shopping street will be expanded and further optimized. The rail station and the road links to the A23 motorway and S1 Regional Ringroad will be completed, with an additional bus service and tram link also in the pipeline. New housing and mixed-purpose quarters will be developed along with the quarter around the rail station and the office quarter. Post-2022 The areas adjacent to the rail station, the shopping street and the U2 underground/ metro line will be densified and the use mix optimized.
