Cardinal Tagle to help lead conclave preparations

mANILA — Luis Antonio Cardinal tagle will be among those assisting in preparations for the upcoming papal conclave, scheduled on may 7, which will elect the next pope. According to CBCPNews, tagle has been named a member of the “Particular Congregation” that will aid the Camerlengo in organizing the conclave. the composition of the Particular Congregation was renewed during the fifth pre-conclave session of cardinals, known as the “General Congregation,” held on April 28. these two congregations are responsible for overseeing the Church’s administration during the sede vacante, or vacancy in the holy see. the General Congregation, composed of all members of the College of Cardinals, is tasked with making major decisions, while the Particular Congregation handles preparatory matters. the latter consists of the Camerlengo of the holy roman Church and three cardinals, who are rotated every three days, in accordance with the Apostolic Constitution Universi Dominici Gregis, which governs papal elections.

Marcos disagrees with Imee’s findings on Duterte’s arrest

mANILA — President

ferdinand marcos Jr. has rejected the findings of a senate report led by his sister, sen. Imee marcos, which claimed that the arrest of former President rodrigo Duterte was politically motivated and intended to undermine him and Vice President sara Duterte.

“Everyone’s entitled to their opinion. I disagree,” the president told reporters after the graduation of the Philippine National Police Academy “Sinaglawin” Class of 2025 in silang, Cavite.

he maintained that the arrest was neither a political attack nor a breach of Philippine sovereignty.

“We followed every single necessary procedure – the very good basis on which to serve that warrant and to read him his rights… so I’m confident that in further examination, you will find that it is proper and correct,” he told reporters during a late-night press conference at malacañang.

marcos emphasized that the complaints against Duterte were filed in 2017, long before he assumed office.

“I don’t see how that can be political persecution on my part because... it was initiated before I even came into the picture... I was still a civilian then,” he said.

While reiterating that the Philippines did not grant any request from the International

Criminal Court (ICC) regarding Duterte’s drug war, marcos said the country could not ignore the request of the International Criminal Police organization (Interpol) to surrender the former president.

“We follow the law. We are a member of the community of nations. We must live up to our responsibilities to the commitments that we have made to the community of nations. And that is what happened here. Politics doesn’t enter into it,” marcos said.

Senate report Aside from decrying the arrest as a politically motivated act, Imee also recommended in her report an investigation into top officials allegedly involved in Duterte’s arrest and handover to the hague, where the former president faces charges of crimes against humanity over his controversial war on drugs.

Among those the senator wants charged by the ombudsman for alleged graft, usurpation of judicial functions, arbitrary detention and grave misconduct are Justice secretary Jesus Crispin remulla, Interior and Local Government secretary Jonvic remulla, Philippine National Police chief Gen. rommel marbil, Criminal Investigation and Detection Group (CIDG) chief maj. Gen. Nicolas torre III and Philippine special envoy on transnational crime Ambassador markus Lacanilao.

she is also pushing for separate charges against torre for allegedly preventing Vice President Duterte from approaching the former president at Villamor Air Base, claiming this violated Duterte’s rights as an accused.

Lacanilao, meanwhile, may face charges of false testimony and usurpation of authority for allegedly misrepresenting the Philippine government during Duterte’s handover to the ICC.

reiterating that the arrest is politically motivated, the senator further suggested that the senate’s inquiry into China-funded troll farms was a calculated distraction from Duterte’s ICC case.

“Perhaps not expecting that the arrest and transport of fPrrD will politically backfire, the administration now seeks to control the backlash by first bringing to life the West Philippine sea issue through a Senate hearing,” she said.

In response to Imee marcos’ call for an ombudsman probe, Justice secretary remulla said he is not afraid to face charges over the arrest and turnover of the former president to the ICC.

Metro Pacific-San Miguel toll roads may start ‘soon’

the P72-billion southern tagalog expressways of metro Pacific tollways Corp. (mPtC) and san miguel Corp. (smC) may start construction soon, according to tycoon manuel Pangilinan. the projects are designed to link the Cavite-Laguna expressway (CALAx) to Bauan, Batangas. the mPtC chair told reporters last week the alignment of the 88-kilometer Cavite-Batangas expressway (CBex) and Nasugbu-Bauan expressway (NBex) has been agreed upon by

both parties.

“The principals of the partnership have agreed,” Pangilinan said. “They should start working soon.” however, no specific timeline has been set yet. the plan is to establish the 27.06-kilometer CBex segment, which will link mPtC’s CALAx silang (Aguinaldo) interchange to Nasugbu. meanwhile, the 60.90-km NBex segment will provide connection to Bauan. the tollway projects were originally set for groundbreaking last year but were delayed as

the companies ironed out their proposed merger first. the two tollway operators have been in talks for quite some time now. Amid tariff war, PH faces flood of Chinese imports

Local manufacturers to grapple with more intense competition, says Nomura

U.s. President Donald trump’s sweeping tariffs on America’s trading partners could make emerging economies like the Philippines more exposed to an influx of cheap Chinese goods, which could be very disruptive to filipino producers.

In a special report that analyzed 45 countries, Japanese investment bank Nomura said economies that experienced large increases in their shares of imports from China are generally also the ones that faced the sharpest slowdowns in manufacturing growth.

euben Paracuelles, chief Asean economist at Nomura, said China had been flooding the Philippines with inexpensive imports even before trump had won a second term late last year, as Beijing looks for new markets to make up for lost demand in America. that influx, Paracuelles explained, coincided with

weaker performance of filipino manufacturers, particularly in industries like basic metals, machinery and equipment, and furniture.

that said, a prolonged UsChina trade war under the second trump administration could increase Beijing’s import penetration into non-American markets like the Philippines, suggesting higher competition for local industries.

“Based on our analysis in the report, the Philippines has been relatively more exposed to the flood of China imports, with the rising share of manufactured imports from China over 20182024,” Paracuelles said.

Disinflation

In his “Liberation Day” announcement last April 2, trump had unveiled a 17-percent “reciprocal” tariff on Filipino goods coming to America, among the lowest in Asia. But trump later announced a 90-day

tariff pause, while retaining the 10-percent universal duty on all trading partners of the United states and the punitive taxes on Chinese goods.

Nomura said a surge of cheap Chinese goods in markets like the Philippines could “intensify” disinflation. this, Paracuelles said, could allow the Bangko sentral ng Pilipinas to further cut interest rates and support the economy amid tariff-induced headwinds.

moving forward, Paracuelles said the government must ramp up its spending and implement key reforms to boost the local manufacturing sector.

“Continuing structural reforms to boost competitiveness will be key, including measures to diversify the manufacturing base that efficiently leverages on the country’s comparative advantage and to reduce operating costs, including power rates and ease of doing business,” he added. n

WheN I began my master’s degree in clinical psychology two years ago, I did not expect that one of the most profound outcomes would be developing a deeper appreciation of my faith and its role in my life. over the past decade, spirituality and religiosity have gained growing recognition for their contribution to a person’s enhanced well-being. spirituality — often characterized by a sense of deeper purpose and connection to something greater than oneself — has been consistently linked to higher subjective well-being, both among religious individuals and nonbelievers. Practices like meditation and mindfulness cultivate self-transcendent emotions like awe, gratitude, and hope, which strengthen a person’s emotional regulation. for those who adhere to a particular faith tradition, the benefits can be even more pronounced. studies have found that regular religious attendance and prayer correlate with lower rates of depression and substance abuse. this is largely due to strong social support systems found in religious communities. surprisingly, however, these

It’s been almost a year since I was invited on national tV to share my views on that live video of a teacher scolding her students. some netizens commended her, while others criticized her for the hurtful remarks she hurled at the learners. I think we are forgetting the real problem behind this: the deteriorating behavior of most filipino learners. the Department of education’s (Deped) Child Protection Policy, crafted in 2012, is the government’s response to public clamor to protect schoolchildren from any form of abuse. the objective is good. teachers

up far from their ancestral shores. they also open doors for the wider public to experience the richness of filipino culture—an offering of selfhood and spirit proudly shared with the world.

But this year’s Lapu-Lapu Day celebration ended in unimaginable heartbreak.

A vehicle sped into a crowd gathered for the festivities, claiming lives and leaving many others wounded. In one shattering moment, what was meant to be a day of unity and remembrance was transformed into a landscape of sorrow and disbelief. that is why this tragedy cuts so deeply.

It was not simply the disruption of a festival. It was a blow to the heart of a people striving to honor their past, affirm their presence, and inspire the future.

It was an assault on a living memory— on immigrants who carried their stories across oceans, who built new lives without forgetting who they are, who gathered to teach their children that they come from courage, not conquest.

Across oceans and time zones, filipinos everywhere are united in mourning with our brothers and sisters in Vancouver.

We pray for the victims and their families, for those still fighting to heal, and for a community now carrying the heavy burden of mending not just broken bodies, but broken dreams.

supposed benefits may not be as deeply felt or valued in the Philippines. A 2020 social Weather stations (sWs) survey found that the number of filipinos who believe religion is important dropped from 83 percent to 73 percent. In another sWs survey, where 79 percent of respondents were filipino Catholics, only 38 percent said that they attend religious services at least once a week.

A possible reason for this decline is that while many of us inherited a certain faith tradition, not everyone has access to the necessary formation to meaningfully contextualize or internalize its teachings. this insight came about last saturday when we tackled the concept of faith during my class on development of psychological thought. my classmates complained about how religion was taught to them largely through rote memorization of prayers and doctrine, despite all of us attending well-known private Catholic schools.

American theologian James fowler emphasized that a person’s faith development grows in parallel to their emotional and mental maturity. In the early stages, children learn about the faith through stories and the rituals practiced. As they enter their teens, they transition into

what fowler calls the syntheticconventional stage. At this point, they are able to think more deeply about the meaning of their faith and start connecting it to broader questions of values and morals, though their understanding remains largely shaped by authority figures like their parents, teachers, and other religious leaders. fowler says that true spiritual maturity emerges in later stages — where individuals are able to critically reflect, confront doubts, and ultimately reconstruct belief in a way that is deeply personal and embodied. Perhaps the way the Catholic faith is largely taught here remains confined to the early stages that fowler described, rather than showing how it connects to a person’s lived experiences and encouraging them to explore the mysteries and meaning of the sacraments and scripture. even rarer are religion teachers who encourage students to articulate their questions and doubts without shame. If encouraging “blind acceptance” did not work for former generations, it would certainly not work now for young people who have access to diverse sources of information and worldviews. If the emphasis is continually placed on compliance versus genuine understanding, it is difficult to

foster personal conviction. this could leave individuals with a flimsy relationship with their religion that could easily be shaken by moral dilemmas and personal hardship.

Part of Pope francis’ legacy is how he consistently modeled for us the kind of faith that welcomed questions not as a threat, but as part of the path toward profound trust and understanding. throughout his leadership, he challenged Catholics to move beyond rigid legalism and into spaces of authentic encounter, dialogue, and discernment. his example is something more Catholic schools here urgently need to take to heart.

one of the major challenges confronting Catholic schools, including the one I run, is finding teachers who can guide students toward a mature and living faith. this difficulty is, in many ways, the product of generations of underdeveloped religious formation. our school is fortunate that despite limited resources, we have a passionate chaplain deeply committed to forming not only our students but also our teachers and staff. While there remains significant room for growth, it is profoundly encouraging to hear our students speak of God as someone they can turn to, which is so different from the “distant/ judgmental God” many of us

grew up with.

If the Catholic faith is only taught as rules to follow, we risk setting up young believers for disillusionment and apathy.

But if we teach faith as a living relationship that continues to deepen — through prayer and service, healthy doubting, and reflection — then hopefully we will effectively guide them toward a faith that matures, a faith that endures, a faith that is relevant and lived. (inquirer.net)

Restoring discipline and moral values among Filipino learners

became more careful about what they said and how they corrected learners, though significant disadvantages later surfaced on the part of both learners and teachers.

more than 10 years later, I find that applying discipline in Philippine classrooms has become increasingly challenging for teachers, guidance counselors, and the school staff. Despite well-intentioned efforts to rectify what is wrong, questions have been raised about discipline’s adverse effects on children’s mental health. I remember getting death threats and having someone vandalize my last name on the wall, just because I submitted an incident report on their bad behavior in

school.

But should we fail to discipline learners, we risk raising a soft and entitled generation who might not be able to cope with the demands and expectations of a tough world. In the real world, serious consequences and sanctions greet those who fail to follow a specific set of protocols. shouldn’t we be concerned about developing in our learners some form of resilience against potential adversities?

As teachers, we hope to raise not only intellectually competent individuals, but filipinos with high moral values and those who practice discipline that benefits them and those around them. however, if we, their teachers,

cannot exercise authority because our hands are tied for fear of our licenses being revoked, then it will be next to impossible to do our duties to the learners and to the filipino nation as a whole.

this is also why many teachers in public schools have become passive when learners break rules and regulations. those students know that they are protected by a Deped policy and can easily get away with whatever they’ve done.

While we do not want learners to be submissive to autocratic rule, we want to develop citizens who know and respect the law and other rules meant to maintain peace and security. most importantly, we have to

understand that apart from any law, this change starts within us. As Winston of the “John Wick” movie series says, “Rules, rules, without rules we live like animals.”

Deped’s decision to include the subject Good manners and right Conduct in the Philippine Basic education Curriculum would hopefully be the answer to the deteriorating behavior of many learners. Nonetheless, teachers must be trained well on how to teach good values and proper conduct in a way that won’t appear as though they are being forced down the learners’ throats.

In this endeavor, the active cooperation of parents is urgently needed. the school and teachers

alone cannot look after the children 24/7. Local government units can also conduct seminars to help parents discipline their children. taking the first small steps will surely make a difference for our children, helping them develop into morally upright and responsible citizens of our beloved country.

JP Morgan bullish on PH prospects

JP morgan sees the Philippines —the most domestic-focused market in southeast Asia— offering stock market investors “a shelter amidst the trade storm” ignited by Donald trump. the securities arm of the world’s most valuable bank upgraded its rating on local equities to “overweight” from “neutral” and named four top stock picks: manila electric Co. (meralco), Globe telecom, BDo Unibank and Bank of the Philippine Islands.

— the presence of Chinese People’s Liberation Army (PLA) Navy vessels was monitored during the maritime multilateral exercise (mme) of this year’s war games between manila and Washington, according to the Philippine Navy (PN).

In a statement on sunday, April 27, the Navy said PLA Navy ships were spotted near Philippine and allied ships participating in the mme on saturday, April 26, about 60 nautical miles west of Palauig, Zambales.

“The Chinese vessels included a Jiangkai II-class frigate with bow number 579, a vessel with bow number 500, and the Dongdiao II-class auxiliary surveillance ship with bow number 797,” the PN said.

Despite the presence of PLA Navy vessels, the PN said “training activities proceeded without disruption.”

“BRP Ramon Alcaraz (PS16) and BrP Apolinario mabini (Ps36) continued their operations as planned. the activities of the Chinese naval vessels have been addressed in accordance with international law and protocols, and Philippine Navy ships remain focused on their training

mANILA — Cebu Gov. Gwen Garcia has been suspended from her post for issuing a special quarry permit to a construction company without requiring an environmental compliance certificate (eCC) and other documents.

In a four-page order dated April 23, the office of the ombudsman said Garcia would be suspended without pay for six months. the ombudsman said the preventive suspension may be lifted any time the investigation into the complaint is finished or terminated. state prosecutors said the order is “immediately executory” even as Garcia may file an appeal, unless lifted by the ombudsman or any court of competent jurisdiction.

A copy of the order was served on Garcia on monday, April 28. Despite the suspension, the Commission on elections (Comelec) said Garcia would remain a candidate in the may 12 elections. the Comelec said Garcia’s suspension would not affect her

From Filipino roots to Roman formation

Born in the Philippines and raised in Baltimore, fr. Leo grew up in a household where food was an expression of love and hospitality. “The custom of eating together as a family, simple foods, but always a celebration with extended family and friends—that’s the part of my filipino heritage that most influences my approach to food and ministry today,” he told Asian Journal his mother, a home economics teacher, taught him that cooking was not just a skill but an act of service. he recalls her lumpia recipe with reverence: “It’s hard to create, simply because

A DAY before Pope francis was laid to rest at the Basilica di santa maria maggiore in rome on April 26, 2025, the filipino American community lost one of its pre-eminent medical leaders, Daniel Cervantes fabito, mD, fACs, fPCs, a Bariatric surgeon, residing in Las Vegas, Nevada, and a dedicated medical missionary, with 46 annual missions to the Philippines to his credit. he was 83.

Danny hailed from sta. Barbara, Pangasinan, and was the executive director of the society of Philippine surgeons in America Council of Past Presidents (sPsA-CoPP), when he passed away at the southern hills hospital in Las Vegas, surrounded by his wife melinda, an Internist, and children Daniel Everett, a physician; Daniel Marc, a lawyer; and Melissa, a Registered Nurse; other family members and friends.

Danny was past president of the Association of Philippine Physicians in America, the society of Philippine surgeons in America, the Philippine-American Association of Nevada, the feU-DNr sm Alumni foundation, and other organizations. he was a fellow of the American College of surgeons, the Philippine College of surgeons, the International College of surgeons, and the society of Philippine surgeons in America. he was a recipient of several awards, and his life story is featured on the sPsA website: today.sPsAtoday. com.

Danny was an exemplary human being, down to earth, unpretentious, ebullient, hard-working, an inspiring leader of men, serious and funny, a good person hard not to like. even my two daughters, sheillah (family Physician in Northwest Indiana) and rachel (oB-Gyne in Lake Charles, Louisiana), who joined our medical mission to munoz (the science City), Nueva ecija, last february 2024, who met Danny for the first time, were captivated by him. they described him as a good and lovable person, as they grieved upon learning of his passing.

Despite knowing Danny had lived a long and wonderful life, and that death is a natural part of the cycle of life, none of us is exempt from it, it is nonetheless gravely painful to lose someone very close to you. Losing Danny, my bosom buddy of half a century, leaves a great void in me and in the hearts of countless people, family, friends, and especially the marginalized poor people in the gutter of poverty in the Philippines, strangers who were beneficiaries of his loving heart and caring hands.

a tragedy. Dying without significance, without making a difference, without leaving a legacy of goodness and caring for family, friends, and our fellowmen, is. Danny is certainly leaving behind a great, indelible, and inspiring legacy, his family, his friends, and all those whose lives he had touched could be truly proud of. As an avid golf player, Danny had reached the 18th hole of his life with an enviable record.

Losing Danny blesses us with the privilege of celebrating his wonderful life. And that we shall do, shining light upon him and remembering him, till the day our memory grows dim and fades. may Danny Cervantes fabito rest in eternal peace and walk with God.

Diet and depression

At least 18.6 percent of people in the United states have depression as of 2020. Around the world, there are about 305 million individuals (5 percent of adults) with depression, impacting their quality of life. the CoVID-19 pandemic has increased the incidence by 25 percent, more in women than in men. Diet, exercise, and certain drugs play a role in depression risk.

A study in November 2024 suggested that eating oranges and other citrus fruits daily might help reduce the risk of depression by 20 percent. In february 2025, there was a report that taking a glucagon-like peptide-1 agonist like ozempic for diabetes reduced depression risk compared to those taking other drugs for diabetes.

In march that same year, a study among 73,000 adults revealed that regular moderate-to-vigorous exercise could also “help lower the risk for neuropsychiatric disease, including depression,” anxiety, sleep disorder, and stroke, by 1440 percent.

foods like berries of all types, salmon, dark chocolate, coffee (black or with cinnamon, no sugar), walnuts, eggs, oranges, bananas, quinoa, oysters, green tea, turmeric, mushrooms, beans and

spinach are food items that induce the secretion of happy hormones in our body and help lower the risk of depression. And, of course, a healthy lifestyle and environment conducive to serenity and calm, and filled with exciting adventures with family and friends, help build a good mood and countenance, all of which boost health and longevity.

Protein: Benefits and risks

Increased daily protein uptake and use of collagen peptide supplements are very popular today, together with lower carbohydrate consumption. While protein is essential to our overall health, ingesting more is not necessarily healthier. As a matter of fact, an excessive amount, more than what our body needs, could be detrimental, according to the University of missouri school of medicine. the potential dangers of excessive protein consumption include digestive issues, kidney strain, cardiovascular risks (elevated blood lipids and heart disease), nutritional deficiency of other food elements, and muscle loss (storing protein as fats).

the official dietary guidelines recommend protein should be 10 percent to 35 percent of total caloric intake, and not more. the keto diet, which is basically protein, a good weight regimen, is a diet not devoid of serious health consequences. too much of a good thing, even existential elements like oxygen and water, is dangerous to health.

Governor Newsom announces executive staff transitions with appointments of Nani Coloretti, Ann Patterson

sACrAmeNto – Governor Gavin Newsom on friday, february 28 announced the appointment of Nani Coloretti as his new Cabinet secretary and expressed deep gratitude to departing Cabinet secretary Ann Patterson for her six years of exemplary service. Patterson, who had planned to step down, has agreed to extend her public service as senior Counselor to the Governor, primarily supporting the administration’s recovery initiatives for Los Angeles.

“I am profoundly grateful for Ann’s guidance over these last six years — helping me navigate some of the most meaningful, as well as the most challenging, moments of my governorship. Ann was ready to take the next step, but her willingness to stay to help us transition during LA’s recovery speaks volumes about her dedication to California,” Gov. Newsom said in a release distributed by his office. “During this transition, I am thrilled to welcome Nani as she steps into this critical role. Nani’s decades of experience navigating complex policy issues at all levels of government make her uniquely qualified to lead our cabinet in continuing to deliver bold solutions to improve the health, well-being, and safety of all Californians.” Coloretti previously held the position of Deputy Director of the office of management and Budget under President Joe Biden, where she helped manage the nation’s nearly $7 trillion federal budget and implement key initiatives across all areas of government. she has also held senior leadership roles at the U.s. A Catholic voice in the digital age fr. Leo is the longtime host of savoring our faith on eWtN, now in its 10th season. the program combines culinary segments with Catholic teachings, inviting viewers to reflect while preparing comforting meals. “We turn kitchens into altars of encounter,” he said.

But his most recent project, the father Leo show, brings his voice to a new kind of pulpit—Youtube. the show was born out of a desire to provide “pastoral advice for people who encounter the challenging news of the day.”

In our interview, he explained the concept: “Our Catholic community faces the same hardships as everyone else— political division, cultural shifts, moral confusion. I wanted to create a space where we could talk about it, not with fear, but with faith.” topics on the show range from current events and cultural controversies to relationship struggles and media literacy. each episode is anchored in Catholic teaching and designed to engage a younger, digitalnative audience. “We believe anyone can watch the show, but it’s especially resonated with Catholic young adults,” he said. his team carefully selects discussion points by tracking weekly news. “If we can find a way to provide a Catholic perspective, we dive in—and we make sure we’re offering both accurate facts and authentic doctrine.”

Plating Grace and Gastro

Social: Ministry through meals

Beyond the screen, fr. Leo’s ministry is grounded in realworld outreach. In 2023, he launched the Plating Grace and Grub food truck to serve high-quality meals and provide employment to those in need. then, in August 2024, he opened Gastro social, a restaurant in Baltimore’s Little Italy that doubles as a training center for returning citizens and veterans. the restaurant works in

collaboration with the table foundation, his nonprofit focused on second-chance employment. “Everyone deserves dignity,” he said. “And sometimes, that starts with being handed a plate of good food and being treated with respect.”

Culinary pilgrimages with a purpose fr. Leo also leads faithbased pilgrimages through PlatingGrace.com/Travel, combining spiritual reflection with cultural immersion. these trips include daily mass, local cooking workshops, and tours of Catholic landmarks across europe and the holy Land.

“I hope travelers take home the beauty of the Catholic faith as something to be proud of,” he told Asian Journal. “They see how the Church helped shape culture—through justice, beauty, majestic churches, and yes, amazing food.”

Martial arts, breakdancing, and evangelization his ministry also benefits from an unconventional past.

fr. Leo is a two-time black belt martial artist and a former award-winning breakdancer and choreographer—skills he says give him both discipline and stage presence.

“Whether I’m cooking,

preaching, or dancing, I want people to see that our faith is full of life,” he said.

Feeding the future When asked about the future, fr. Leo said he hopes to expand all aspects of his work: “We’ll continue spreading the Good News through talks, more pilgrimages, hopefully more episodes of savoring our faith, and continuing the mission through our food truck and restaurant.”

he also believes the Church must embrace new media. “It’s going to be incredibly important for the Church to insert itself into all forms of media and new technology—while still focusing on authentic relationships. that’s what evangelization today requires.”

A Filipino spirit for the world fr. Leo says it is no coincidence that this ministry was born from his filipino upbringing.

“The Filipino people know what it means to serve,” he said.

“We serve joy. We serve faith. We serve food. that’s our gift to the world.”

As millions hunger for meaning and connection, fr. Leo continues to stir the pot— literally and spiritually.

“Food brings people to the table,” he told Asian Journal.

“But faith keeps them there.”

Rent vs. own in today’s economy: Is now the best time to buy?

Homeownership has been long associated with the American Dream, yet the economic climate of recent years has left some potential homebuyers on edge. Many potential homeowners have put their dream of buying a home on pause – or even abandoned it altogether.

If you’re thinking of buying a home but aren’t sure if it makes sense for you right now, consider these pros and cons of renting versus buying:

Pros of renting

• Renting is a short-term commitment. You can sign a lease and have the flexibility to move somewhere else after the lease is over.

• Maintenance and repairs are typically handled by the landlord, saving you time and money. Additionally, taxes and other local expenses are also often covered by the landlord.

• If you live in a city with high property taxes, renting may be more affordable, helping to reduce the costs of your monthly payments.

• Move in costs may be less, often including a security deposit and/or first and last month’s rent vs. saving for a down payment and closing costs.

Cons of renting

• Your landlord or management company may increase the rent upon lease renewal.

• Renting may offer less stability. Besides the possibility of higher prices, your landlord could sell the property or change other lease terms during renewal.

• There’s an overall lack of control. For example, repairs are on someone else’s timeline and you can’t make major alterations without permission.

• Paying your monthly rent doesn’t contribute to building equity, which means it can’t be used as a longterm wealth building strategy or as a way to tap into your assets for a cash need.

Pros of buying

• You can build equity by making consistent payments on your mortgage. Your equity may be a potentially valuable appreciating investment and can be used for a cash-out refinance or a HELOC, which lets you borrow against the equity you’ve built up. Homeowners often use this cash for home renovations or to pay off higherinterest debt.

• Fixed mortgage rate options provide more predictability and stability for monthly payments, unlike rent which may be increased with renewal.

• Qualifying homeowners might be eligible for mortgage tax benefits.

• Homeowners are free to alter, decorate and renovate without landlord approval.

• Your home value may appreciate with time, offering a potential profit when you sell your home. You might also be able to rent out your property for extra cash flow.

• If you live in a city with low property taxes but high rent, buying might be more affordable in the long term.

Cons of buying

• Homebuying typically comes with significant upfront costs and fees, such as a down payment, closing costs, loan applications and more.

• You have to pay for all maintenance and repairs.

• Building equity takes time, requiring a longer commitment to see a potential for significant returns.

• Your home’s market value can fluctuate for reasons beyond your control, such as interest rates, economic factors, and other market conditions.

• Homeowners have to pay for property taxes and home insurance, adding to the costs of homeownership. Your property may also have condo or homeowners’ association fees.

Making your decision

There are many things to consider when deciding to rent or buy a home, including how much you can afford, the length of time you plan to live there and how much responsibility you're ready to take on. You’ll want to look into the current real estate prices and interest rates in your area to see if you can afford to buy a home now.

The bottom line is that the question of renting or owning is really a lifestyle choice. If you’re ready to stay in one location and have the financial stability to handle property ownership and home maintenance, consider setting a goal to buy a home. If you still crave flexibility or plan to move soon, renting may be your ideal solution. There are also a variety of local resources that can help you assess what makes the most sense for your personal circumstances, such as meeting with a local mortgage professional that can help you navigate the market as well as make suggestions based on your financial picture.
