MSE BUILDING

The site of this project is Middlesex Street Estate, a housing estate in the Portsoken ward on the east edge of London, in the heart of Petticoat Lane Market. The building was built between 1965 and 1970, and consists of a twenty-three story tower block and a square of family apartment arranged around a landscaped podium and has also a community centre and shops

2

around the perimeter on the ground floor. The building is part of a group called ‘Brutalist’, an architectural current seen as the overcoming of Modern Movement in architecture. The term was born in 1954 in the United Kingdom (Brutalism) and derives from the ‘beton brut’ by Le Corbusier, a french term that translates in English to ‘raw concrete’.

Brutalist building show a pervasive form added by a raw concrete that show the structure with expensive force. The building is composed by an odd rhythm to the balcony that adorns the outside of Middlesex Street Estate. They are the core of the building.

MSE - AREA

SITE LOCATION Our site is an Estate, home to 800 inhabitants situated on the boundary of two Borough Councils, the City of London Corporation and London Borough of Tower Hamlets. The original design of the estate in 1967 responded to market by lining the pavement level with retail units. Its programme integrated the self-sufficient characteristics of providing homes and shops for its inhabitants which in turn would provide work and jobs and add strenght to the already bustling and very popular market, Petticoat Lane Market.

Petticoat Lane Market in its heyday provided a huge variety of goods and stalls offering everything a family need in their weekly shopping and much more. The market stall holder would be calling the prices to the crowds; from entrepreneurs to enterntainers, the noise would have fascinated the public, drawing the curious in with spectacle and colour. Sadly this carinval of retail which has long been a tourist destination too has disappeared, the market has severly suffered from the external competition and online shop-

ping, which has impacted upon the life of the success of High Streets evrywhere and the stall holders have been forced to sell up leaving the market with very little to offer.Petticoat Lane Market is a fashion and clothing market in Spitafields, London. It consits of two adjacent street markets, Wentworth Street Market and Middlesex Street Market ( ). The area is composed of a prevalence of various textile shops ( ) and also there are several choices of foods including mostly Asian dishes and some cafes ( )( ). 3

MSE PROJECT CONCEPT

The goal of this project is to be able to improve the living conditions of the tenants both in the mental and health fields. Biophilia will be used in addition to the create new workshops in

4

order to unite and create new relationships between tenants. Activities that they will help both on a educational level but above all on a mental level. Activities that will be carried out in the

podium level, which will be used as a farm so that people can plant their own vegetables and fruits and to encite the tenants to a healtier life.

DRAFT PLAN 2036

The draft Local Plan sets out an ambitious vision for the City’s development in the 20 years. It envisages a more attractive, dynamic, inclusive and modern Square Mile in the future, while recognising that we must also cherish our unique heritage assets. This project has some of the draft points with it, including the goal of improving living conditions and improving the environment. In the diagram below are shown points on which the project aspires. - welcoming - friendly - cooperative - neighborly - volunteerism

- bring the tenants together - opportunities - new experiences - education - active and fun workshops

- Builds and supports the local Economy - Social interaction - Promotes Health

- Creates active pubblic space - Promotes a healthy life directly on the street - Promotes the store

- grow and build green facades - grow seeds and bring them to your garden - grow and learn how to do it at home

- support the benefits of community growing for physical and mental wellbeing

FLAT - CONCEPT + PROGRAMME

The project also includes the study of social housing in the future and therefore the creation of a new type of flat that includes a new lifestyle. As the project is based on the theme of Biophilia, I wanted to emphasize the importance of a simple, healthy and safe / welcoming way of life.

6

This last aspect is often overlooked in buildings such as MSE (Social Houses), which leads to negative signs in the life of the tenant who live there. Problems that are usually divided into health problems and bad living conditions. The final choice was for a future tenant who has an active and healty

life. The flat will be scheduled on a healthy, active, natural lifestyle based on recycling and anti-waste. The intent is to create an appartment in which they can be found these values, in which future tenants could move smoothly and practice the various activities for a healthier lifestyle.

FLAT - CONCEPT + PROGRAMME

As we all know, social housing has been created as a support for people in difficulty, who do not have the opportunity to get a home. Over the years, social houses have deteriorated in both social and structural areas. This has led to a bad vision over the years of these places, as they are now

neglected, little maintenance and with an increasing crime rate. So there are tenants that are living in this kind of situation that leads them to have difficulty in getting up and improving their life because of these degradated environments. Environments that should give hope to these people but which in

practice causes the exact opposite, health, mental and social problems. Future social housing needs more security, a sense of community, more green spaces available. The theme of Biophilia will be used to design new spaces and also to give the tenants a better and healthier lifestyle.

7

SHOP - CONCEPT + DESIGN + PROGRAMME

The shop will be proposed for a radical change in order to expand the current space of the shop. This change consist in taking the advantage of the existing above the current ceiling, it is in fact a fake ceiling as there is space above it. This space was created to make an between the podium of the building and the outside, through the structure

8

of the staircase which is located in front of the shop. So this access entailed not only the non use of space and the ineffictiveness of the staircase structure, but also a lack of access to natural light in the shop. A fundamental factor in Biophilia that can be very useful for this shop in orfder to create a brighter and more welcoming space.

The drawings above represent the structure on the staircase both from the outside and from the inside, showing the current space. At the bottom, instead, the proposal of the new store is shown.

SHOP - CONCEPT + DESIGN + PROGRAMME

The goal of the concept for the store is to create a space in which biophilic elements can be obtained. A;mong these biophilic elements, the element of natural light is present as there is a shortage of this element in the actual space.

So the goal is to remove the structure of the staircase to allow the natural light to filter into the new store and at the same time to allow better air circulation. The choice of a composite interior will accompany these two

elements mainly from sustainable materials and also from the presence of plants as they will give the customer a fresher and more relaxing feeling.

9

SHOP - PROGRAMME + DESIGN + RENDERED VISUALS

The space of the shop will be expanded thanks to the use of the unused space above the old fake ceiling. This will lead to the store having a height higher than before, in which a mezzanine level will be placed, which the area will be entirely dedicated to the customer, in order to relax and consume their food. The possibility of having a mezzanine level allows the shop

10

to have a wider entrance in height, which will be used to obtain better air circulation and greater natural lighting. The decision for the shop was to bring together architectural brutalism with the theme of the project, Biophilia. The Brutalist style can be seen from the use of exposed concrete being the typical material of this style, cement that will be left with its natural texture.

This natural aspect given by the cement will be combined with biophilic elements such as plants, the use of sustainable materials and the great use of natural light. For artificial lighting, a specific design was proposed to create lighting that could contain plants so as to amplify the sense of nature and tranquility.

FLAT - CONCEPT + PROGRAMME + RENDERED VISUAL

The flat will be characterized by ecosustainable materials, which will make the space more lively and fresh, in order to give a feeling of tranquility in all its complex. In addition, natural light will be increased inside the apartment through new windows and a new space will be created so that the

12

(private) bedroom area can be divided with the living zone. The result of the apartment show how much limited a space can still have the necessary qualities to be able to create a more adequate space. An ideal space where you can perftorm various activities including that of being able to plant and

perfrom exercise for your body. The goal therefore is to be able to transform future social houses into simple and welcoming places influenced by the elements of nature with the aim of improving the living and health conditions of future.
