Maintenance and General Requests/Questions for the Arbor Greene Community Development District “CDD” If you are trying to make a request regarding a maintenance concern, or have a general question about the areas of responsibility/function of the CDD, there are a few options at your disposal. You may always stop by the Community Center as employees working at the Community Center are CDD employees (they are not HOA employees, so they will direct you to the HOA if your question is regarding your personal property, which contact information can be found at www.arborgreenehoa.com). You may reach the Arbor Greene CDD staff (Community Manager and the Maintenance, Community Center, and Events Coordinators) by their email and phone # contacts listed on this page in the left column. On the Arbor Greene CDD website (www.arborgreene.com) there is a “Contact Us” page that contains staff contact information (e‐ mail and phone #’s) and an online CDD Service Request Form for you to submit inquires and maintenance concerns. The previously mentioned contacts are the most efficient and controlled environments for reporting an item of concern, or asking general questions for the CDD. If you are using Facebook, Nextdoor, or other social media outlets, the message may make its way to the CDD offices, but these are not always created/ managed by the CDD and your concerns may not be heard and/ or resolved in a timely manner. We receive inquiries daily regarding specific responsibilities and requests of the CDD and we encourage you to visit www.arborgreene.com as under the Community Development District header there is a drop down option for “What is a CDD?” that will provide you with a wealth of information pertaining to the functions of a CDD vs. an HOA and a description of the CDD Bonds.

Dear Neighbors, On March 27, 2018, four (4) new homeowners were elected to the Board of Directors of the Arbor Greene of New Tampa Homeowners Association (HOA); and the HOA board was reorganized, so that four (4) new HOA officers were installed: Scott Derby, President; Henry De La Hoz, Vice President; Kevin Kerrigan, Secretary; and Jeffrey Blank, Treasurer. On behalf of the newly reorganized HOA board, we’d like to thank each and every homeowner who took the time to participate in the electoral process. We know it wasn’t easy, and we shall work toward making your participation in future elections easier. Furthermore, with the election came an electoral mandate to move the HOA in a direction of reform aimed at effective pragmatism, fairness, common sense, and fiscal responsibility. We heard you loud and clear, and so did our property manager and legal counsel. We shall move forward accordingly.

In late March, the HOA received a letter from the Arbor Greene Community Development District (CDD) “suspending the Parking Enforcement Agreement … immediately” whereby the HOA was “instructed to cease and desist all parking violation and enforcement activities.” The HOA is resolved to work with the CDD Board of Supervisors in a collaborative and cooperative manner to address the respective issues of overnight street parking and the blocking of sidewalks by vehicles. While we work diligently with the CDD, as well as with the Tampa Police Dept., to arrive at a joint policy on effective parking enforcement, all Arbor Greene residents and visitors are reminded that there is no overnight street parking permitted and that the blocking of sidewalks by vehicles is prohibited. Penalties may include covenant-violation notice, fine, citation, towing, etc. Penalties are only sought if and when voluntary compliance fails. We’re looking forward to working together with the CDD on a whole host of other issues of mutual interest, for both entities recognize the fact that we both serve the same community and would like to make Arbor Greene the best it can be. Neighborhood Watch Summertime Security Tips Hello Arbor Greene (AG) Neighbors. Last month’s article referenced the ongoing “Crime of Opportunity” trend of unlocked vehicles. This month, our focus is on some basic and important tips to help secure your home during the summer season when we often take trips away to be with family and friends. Use Tampa Police Department (TPD) Vacation Form so that TPD officers can periodically watch for anything that may be out-of -place around your home while you’re away. Email us at ArborGreene-NWA@hotmail.com for the form; after completion, you email it to the TPD. The TPD highly encourages residents to use this FREE service to help prevent crime. Try to give the appearance that you’re at home; avoid changes indicating you’re away. Have the Post Office hold your mail, or have a trusted person pick up mail, packages, newspapers, etc. daily. Ask a reliable neighbor to put out and take in your bins on trash or recycling days. Coordinate with friend or company to ensure your lawn and landscaping is serviced as normal so it’s not obvious that you’re not home. Set blinds and curtains to their common positions. Limit discussions about your vacation plans. Only discuss your itinerary with trusted family or friends. Don’t post your plans or photographs on social media sites; criminals use them to track peoples’ activity. Encourage your children to limit who they share your plans with. Secure your home. Repair/lock doors, windows, fences and gates, lanai doors, etc. Test, repair and turn on home alarms. Put indoor/ outdoor lights and radios/TVs on (dusk-to-dawn) timers. Consider using a house sitter or having someone watch your home. Ensure valuables can’t be viewed through windows or glass doors, and remove or secure property on your lanai. Lock vehicles in your garage, and remove valuables, including garage door openers. If you would like to receive more safety and security tips, please email us at ArborGreene-NWA@hotmail.com. Book Club - The Arbor Greene Book Club will discuss Our Souls at Night by Kent Harief on Monday, June 18th at the Community Center. The next book discussion will be held on September 17th. Bro’s and Brew Thursdays (BBT) - If you are looking to socialize with other men in your community, bring a drink, some snacks, and join Arbor Greene gentlemen in the Gathering Room every last Thursday of the month for Bro’s and Brew Thursdays, from 6:30-9pm. Must be 21 or older to attend. The next Bro’s and Brew will be June 28th. Knit & Crochet- The Knit and Crochet club will meet every other month at the Community Center from 6:30-9:30pm.
