Greetings Arbor Greene Residents, It is with great pleasure that we announce the official opening of the Fitness Studio and Conference Room at the Community Center. The Fitness Studio has 4 spin bikes, aerobic steps, medicine balls, stretching mats, and more. The greatest attribute to this room is that it provides open space for classes and floor workouts/stretching. A list of classes and activities are provided on page 9. The Conference Room is available to all residents for studying, meetings, tutoring, and can be exclusively rented at a rate of $10/hour (see Club Attendant for details). The room consists of a 10ft. conference table, 10 executive chairs (room for additional chairs if needed), a 55” Smart T.V., Wi-Fi connectivity, and privacy. Happy Easter Arbor Greene Residents! This month’s article is meant to address some housekeeping items. Not all residents have paid their 2016 annual assessment of $90. The assessments were due January 1st. Please note the HOA has now turned over the collection of all unpaid assessments to our attorney. If you have not already done so, it is pertinent that you pay the assessment immediately to avoid further complications and expense. As noted in the March Gazette, if you did not receive your assessment coupon, please contact Mark Eary at Greenacre Properties, 813-600-1100 ext. 163. Residents completing Design Review Board applications for approval of work to the exterior of their homes are encouraged to attend the DRB meeting in which your application is being reviewed. Your presence at the meeting will be very helpful in case the DRB has any questions in regards to the information provided on the application. This will help move the process along quickly and smoothly, in turn, allowing the resident to get their feedback in order to proceed with their project. To be considered for the current month’s meeting, the DRB application must be submitted seven days prior to the meeting. DRB and HOA meetings are held on the fourth Tuesday of every month with the exception of November/December. Those meetings are usually combined due to the holidays and a date is determined later in the year. Lastly, please take a look around your property and ensure you are complying with our covenants. If you are ever unsure, feel free to contact the HOA, or our property manager Mark Eary. April is the month in which our inspection will primarily focus on tree trimming. Residents are encouraged to come and observe our HOA meetings and are allowed a short opportunity during the meeting to bring matters to the board’s attention. However, if residents have a specific topic that they would like discussed by the board, that topic must be on the meeting agenda. The board held its monthly meeting on March 10th where it was announced that Bruce Metts has officially resigned from the Carriage Homes Board of Directors. Bruce has served as a vital member of the board for several years, most recently as President and has been instrumental in this position. We wish Bruce the most success in his new endeavors and know he will be truly missed. Laurie Dykeman was voted unanimously to step into the President’s position and there is a board member seat that remains open. Please contact Alicia if you are interested! In keeping with the current momentum of upgrades, you will see Lou Phillips Painting crew throughout the community during March and April. They are repainting a few of the lower sections that had excessive UV fading (which is being covered under warranty) and they are also beginning Phase III of our upper level painting. We will try to provide unit owners with as much notice as possible in regards to the movement throughout the community, however we ask that you please be aware and work together to move personal belongings and vehicles. In addition to the painting, during the month of April and May, Gene Dunn Continuous Guttering will be installing our long-awaited gutters. We are very excited to see this project take place this spring! They will be moving quickly throughout the community and will be completing this project over a 4-5 week span. Again we ask that you be aware of their presence and work together to make this as smooth of an installation as possible. All of these wonderful projects are being done through the efforts of your current board with the support of you, the residents. Paying dues on time, following covenants and deed restrictions, and taking pride in your community helps boost spirit and property values. The next board meeting, Thursday, April 14th, will be held in the Community Gazebo area at 6pm. Bring a lawn chair, a cold drink and come meet the board members and your fellow neighbors

Summer Junior Tennis Is Starting This summer Train Smart Tennis invites your children to join the fun of learning tennis at Arbor Greene. Our mission is to provide a systematic basic approach so your children have the opportunity to learn the game as quickly as possible. Our approach truly teaches children the fundaments to enjoy the life-time game of tennis and to build self-esteem. There is no substitute for a good beginning! Our training is designed so your children can follow a pathway to improvement and competition. The next step would be the Train Smart Players Program. We provide a system of training for your children no matter what their level of play. Summer tennis starts Monday, June 20th and continues until August 5 weeks. There is no camp the July 4th week. Players can sign up for one week at a time and attend 1, 2, 3 or 4 days per week. Days are Mon., Tues., Wed., and Thurs. Book Club The Arbor Greene Book Club meets in the Gathering Room at 7:00pm on the third Monday of each month. The book club will be meeting on April 18th. “Personal Security: Tips to Help Avoid Identity Theft” Hello Arbor Greene Neighbors. In recent years, the extensive use of computers and other mobile devices has led to a growing trend of hightech related Identity Theft. Reports of the US Internal Revenue Service, retail chains, and bank accounts being hacked is also on the rise. With the recent trends in high-tech crime, this article focuses on how basic security measures can help prevent some of the low-tech methods of Identity Theft. The following tips are NOT all-inclusive and should be followed up with additional reading on all the ways thieves steal our data, how we can help prevent identity theft, and what we should do if it occurs! The Federal Trade Commission defined identity theft as occurring when a person uses our personal data without our approval to commit fraud or other crimes by opening bank accounts or filing for tax refunds, making purchases on our credit cards, or using our credit to obtain new credit cards, etc. The increased use of computers and mobile devices for banking, shopping, and other online activities provides thieves with more chances to steal our personal data. Many of us know that strong and frequently changed passwords, coupled with good computer/mobile device security measures, may help prevent some of this crime. However, the increase in high-tech crime may cause us to forget about the basic techniques that thieves still use to perform low-tech Identity Theft. Thieves can steal our personal data in many ways: Stealing wallets or phones; taking our trash to obtain unshredded credit card or loan applications; stealing mail to obtain new credit cards, utility bills, tax forms, etc.; completing a change of address form to divert mail to another location; etc. We may reduce our risk of identity theft by: Securing our wallets, phones or other mobile devices; using caution when giving personal data over the Internet or phone; using a cross-cut shredder on documents with personal data; reporting suspicious activity on our credit card and other financial statements; annually requesting a free credit report; checking our mail for signs of identity theft, e.g., receiving new credit cards we did not apply for, missing financial statements, etc. If you are a victim of identity theft, report it immediately to the Tampa Police Department and your bank, creditors, credit reporting agencies, etc. File a report with the Federal Trade Commission. You may also need to take other actions, including contacting your employer, the Post Office, Social Security Office, Driver’s License Bureau, etc., depending on what personal data was stolen. Help Protect Our Waterways Tips for Preventing Water Pollution       

Never dump oils and other chemical from your home directly into stormwater drains, which are direct conduits to your stormwater pond or natural water body. Contact your local government’s waste management department for a list of disposal facilities. Keep vehicle tuned up and in good operating condition. Check for drips and repair leaks immediately to keep nuisance oils off pavement. Buy low- or no- phosphate cleaners and detergents. Phosphates act as a fertilizer and increase algae and aquatic weeds in stormwater ponds. When these plants die, they rob the water of oxygen and fish may die. Wash your vehicles, bicycles and home equipment on the lawn, where soapy water can’t quickly run toward the nearest storm drain, picking up other pollutants as it goes. Wash your car with nontoxic, low-phosphate soap and use water sparingly. Sweep walks and driveways instead of hosing them down. Clean up pet waste from which nutrients and bacteria can enter the stormwater drains and contaminate the water system. Avoid cutting your lawn too short, which reduces its effectiveness in capturing runoff, leaving it taller will help it to survive dry periods.

Chemical Use on Landscape  Use nontoxic chemical alternatives whenever possible and pull weeds by hand.  Avoid overuse of fertilizers, especially near the water’s edge. Rain and lawn watering can wash excess fertilizer into water bodies where excess nutrients cause algal blooms (green pond scum) and undesirable weed growth. The University of Florida’s Institute of Food and Agricultural Sciences recommends using fertilizers with a high percentage of slow-release, the less chance of leaching into Florida’s water bodies. Proper fertilizer application can result in less mowing, fewer nutrients washing into ponds and water bodies, and fewer insects and disease problems.  Use only herbicides labeled for aquatic use when maintaining stormwater ponds. Herbicides not labeled for aquatic use may harm fish and other aquatic life, and their application to aquatic sites is prohibited by state and federal law.  Wait until grass is actively growing to apply fertilizer. Swim Across America is a nation-wide event dedicated to raising money and awareness for cancer research, prevention and treatment. On May 21st TBAY will be participating in the Tampa Bay Swim at Clearwater Beach for the 4th year. Swimmers raise a minimum of $200 and swim a half mile or one mile.
