The San Francisco real estate market demonstrated clear signs of renewed momentum in the first quarter of 2025. Increased sales activity and a rise in new inventory reflected growing confidence, both in the market and the city’s broader trajectory Under the dynamic leadership of Mayor Lurie, and with the continued expansion of the AI sector, San Francisco is experiencing a meaningful resurgence drawing both talent and capital back to the city.

Strong buyer demand, particularly for homes in prime neighborhoods, are receiving multiple offers and most homes selling above the asking price Further highlighting buyer demand and upward bidding pressure, the average delta between the sales price and listing price increased to more than 11%, the largest spread since 2022. The average price per square foot rose 3.7% compared to this time last year, while the average days on market decreased to 30 days, slightly faster than the same period last year

At the high end of the market, several landmark sales illustrated continued confidence in San Francisco’s luxury segment including 260 Sea Cliff which sold for $30,000,000, 2990 Broadway which sold for $26,500,000, 3701 Washington which sold for $26,000,000.

Related California Planning to Build 41-Story Trophy Tower

Related California has moved forward with plans to build a 41-story trophy office and hotel building in San Francisco

The Irvine-based developer is on track to build the officehotel tower at 530 Sansome Street, in the North Financial District across from the Transamerica Pyramid near Jackson Square. The $600 million project will go before the Planning Commission approval in July and a potential Board of Supervisors vote in September.
