CHAPTER TWO

(New Master Plan)


Calculations: Area of land = 265106.68 m2 = 63 Fd. Density = 120 per Fd. No. of population = Density x Area = 63 x 120 = 7560 person. No. of Family Members = 4 persons/family No. of Units 7560/4 = 1890 unit. Area required for housing cluster = 8208 m2/cluster. Area required for playlot = 52 m2/playlot Area required for kindergarten = 87 m2/kindergarten. Area required for puplic services 10% = 27000 m2 (school, religious building, 5 shops)




This master plan consists of 2 mini neighborhoods which including 4 clusters for each. Every cluster has a services building, playlot and a kindergarten. The number of citizens for each Cluster ranges from 550 to 650 citizens with an average of 4 citizens per family. Which determines the percentage of the population and limits the overcrowding in places and lack in other places. Their cars have a specific parking so the network movements do not interfere with the network of the pedestrian, which provides safety and peace of the general for children before adults.

This cluster is within the group of low-income clusters so it has more characteristics than the middle-income clusters have, which is achieved in a total of shops located on its side, which consists of 20 shops repeated in three floors (60 shop at all), which enhances the employment opportunities and saves time and money in the transport of goods from and to the headquarters the work. ZONING

The movement of citizens from homes inside the cluster to the commercial area at the side of the cluster is very flexible and is not hindered by any car so it achieves safety and protection for all citizens. These are the same safety and protection in moving between the cluster and the others down to the central park.
