Tenant’s Guide to Residential Rental

ou are relocating to Hong Kong with your family but you have never visited Hong Kong before. Your priority is the accommodation need. A hotel room is out of the question, you have decided, and based on your previous experience with real estate brokers in your home community, you are not overly confident to hunt for an apartment and to get everything related to the rental sorted out in a matter of days. Okay, it is Hong Kong and people have heard the cliché all the time. Hong Kong is a vibrant and fast paced city where east truly meets west. Visitors often find comfort in the thought that it is one of the most Westernized cities in Asia, and one of the most efficient metropolises anywhere in the world too. Yet, people still need a roof over their head once after they pay the taxi fare and have got a few pieces of luggage with them. Christine and Alan Hammel first moved to Hong Kong in 2009. They faced the pressing need of settling down quickly in the city, and chose to stay in a serviced apartment for the hassle-free convenience of getting a fully furnished living space, as well as having all the utilities (phone, cable and internet connections) installed. “A serviced apartment was thought to be a short-term solution for us, we believed it would be easier to look for a permanent apartment when our new life in Hong Kong became orderly again,” said Alan, a risk management professional. “But we have found ourselves less and less willing to hunt for one. It is therefore not a surprise for us when we have finally decided to sign a longer term lease here two years after we first moved in.” The couple’s case can hardly be considered unique. According to Belinda Kuan, Deputy General Manager of Signature Homes, which offers a wide selection of prized serviced apartments in Hong Kong, the serviced apartment market has blossomed over the last few years. “For a lot of busy executives who may stay in Hong Kong for several months to several years, a conventional hotel room is no longer satisfying enough... The demand for high-end serviced units with the combination of prime location, great services, and the intimacy of being at home is growing fast,” Kuan says. Optimism is set to be the sentiment of the moment as far as the economy of

1

Hong Kong is concerned. The financial market has been especially flourishing, as supported by the fact that Hong Kong ranked first in the size of fund-raising in IPOs two years in a row in 2009 and 2010, according to the data of the Hong Kong Exchanges and Clearing Ltd or HKEx. The sentiment is reflected in the market rentals of many quality serviced apartments. Kuan believes that in 2010 the rental increase could be at the range of 20 to 30 percent over the previous year. Good news for those looking for a serviced apartment in Hong Kong for a stay of various length of time has to be the range and variety of serviced apartments available in the city. On the one hand, executives of multinationals or high net-worth professionals can expect nothing less than a luxurious lifestyle that comes with unparalleled services and convenient transport links in some of the most coveted properties in Hong Kong. On the other side of the scale, those on a tighter budget will be unlikely to find themselves running out of choice. There are as many studio-type serviced apartments and lowerpriced options as there are the number of agents who are willing to help you locate one. As a general rule, however, serviced apartments in Hong Kong come in very different guises. It is not always the case that serviced apartments provide superb personalized services such as 24-hour multilingual concierge, Michelin-starred dining options at the door steps and limousine pick-up. However, with a little research, it is probable a first-timer will also get satisfying bang for the buck.

Central Central, the commercial and business heart of Hong Kong, is sometimes referred to a jungle of concrete and glass walls. It is easy to see why. Stunning skyscrapers, many of which projects of celebrated architects from around the world, have vied for the honor of being a landmark known internationally. Hong Kong’s CBD has been developing since inception of British rule in 1841. The first piece of processed land to the north of present day Des Voeux Road Central was the result of a reclamation project first started in late 19th century by Sir C P Chater, a prominent British businessman at the time whose name lives on until today with the annual Hong Kong Champions and Chater Cup horse race.

2

The demand for quality commercial space close to the Central waterfront, which has ever been pushing north for over a century, has led to numerous reclamation projects. The latest finished reclamation project to the north of Connaught Road, a thoroughfare connecting Admiralty to the east and Sai Ying Pun to the west, is home to the Airport Express terminus, new ferry piers and towering buildings that dwarf some of the most iconic architecture of the 70s and 80s, such as the Jardine House and The Exchange Square. For all the careful planning of many reclamation projects, however, when it comes to connectivity with the other parts of Hong Kong, Admiralty always comes out on top. Just a stone’s throw from the Central Government Offices, Admiralty has long been a choice for government bureaus, as well as many foreign consulates and professional associations. Pacific Place Apartments, in the middle of a cluster of four luxury hotels, is an established five-star fully-furnished serviced apartments right at the hub of bustling Hong Kong. The 270-suite serviced apartment overlooks either the harbor or the popular Hong Kong Park. It is favored by tenants who treasure a little greenery and open space in life. A seemingly endless selection of local transportation means including the MTR, public buses, trams and taxis, as well as its proximity to several malls in the area that come equipped with an abundance of various premium shopping and entertainment opportunities, also work to the advantage of the Swire Properties project. Moreover, the Pacific Place Apartments is attached to the hotel tower of Conrad Hong Kong offering its guests complimentary membership of the health club facilities of the Conrad Hotel, including an outdoor swimming pool and a fully-equipped 24-hour fitness centre. This proves to be a convenience much treasured by tenants who need a good round of workout to refresh and recharge after a long day of work. Later in the year, following the scheduled completion of the Tamar Development Project located at the other side of Harcourt Road, Admiralty could well become a new administrative center with a Central Government Complex and the Legislative Council Complex. Central is the center of business and commerce. It can get extremely crowded and busy at day and lively at night. Top dining options, as fine as any in the world, are available mostly in luxury hotels in the district. Visitors sometimes linger until the small hours in neighborhoods such as Lan Kwai Fong and Soho, both of which belong to the Mid Levels in the purest sense. While the longest-serving financial institutions tend to occupy the precious stripe of Queen’s Road Central, many well-known asset management firms and private investment banks favor newer buildings closer to the current waterfront. After all, if connection with the outside world is concerned, buildings between Connaught Road and the harbor are more conveniently linked to the Airport Express and the

attracts tens of thousands of people from around the world every month in many business meetings, trade shows and exhibitions, Tsim Sha Tsui is a district which shows a taste for modern buildings, while not forgetting its heritage past. It is home to four of Kowloon’s nine Declared Monuments in Hong Kong and they are all within walking distance from each other. The important business and tourist center in the southern tip of the Kowloon Peninsula has also established itself as a community with rich cultural diversity thanks to a mixed ethnic population. Foreign influence is obvious to see there, as the district is considered by many in the know for being the food headquarters of the territory with a wonderful selection of world Four Seasons Place Photo courtesy of Signature Homes cuisine. Peninsula. Forming a part of the towering ICC complex, The HarbourView Place is connected to world-class hotels, including The Ritz-Carlton Hotel and W Hotel, the Element shopping and entertainment complex and the Kowloon Station of the Airport Express. Closer to the piers and Harbour City, which ranks among the most popular shopping complexes in the territory, is the Gateway Apartments. Residents benefit from a range of recreational activities from the Pacific Club and magnificent views over the only piers for cruise ships in Hong Kong. At the historical heart of Tsim Sha Tsui, space is more a luxury and free standing buildings are sometimes modernized. Serviced apartments can be found on streets such as Chatham Court, Hankow Road, and Minden Avenue, to name a few.

Island South Few districts in Hong Kong can be more prestigious than the South Side of Hong Kong, or Island South. It is a district that in a traditional sense covers areas from Shouson Hill in the west to Tai Tam in the east. The famed Deep Water Bay, Repulse Bay and Chung Hom Kok boast some of the most exclusive property development projects anywhere in the world. Connected to the hustle and bustle of the northern part of the island only by roads, including mostly twisty roads and the Aberdeen Tunnel built in the late 70s, Island South represents a world apart from the likes of Central and Causeway Bay in a taxi ride of 15 to 30 minutes. The district is home to the exclusive 9-hole Deep Water Bay Golf Course, the legendary Repulse Bay whose root goes back to 1920, The American Club Hong Kong, not to mention many wonderful beaches and prestigious schools. The biggest attraction of the Island South living is

the combination of spectacular views of the coastline, the proximity to beaches and hiking trails, as well as peaceful and tranquil environment. Shopping for household items is easily accomplished at shopping centers at The Repulse Bay, Chung Hom Kok and Tai Tam, in addition to the ever popular and colorful Stanley market. Most of the shopping centers in Island South are car-friendly, although it must be said that most residents of the nearby properties wisely avoid fighting for precious parking space on weekends when visitors arrive en masse for the sun and sea. The presence of quality international schools in the neighborhood means Island South is popular among expatriate families with children. There are two Woodland Pre-Schools accredited to use Montessori teaching methods in Repulse Bay and Tai Tam for children aged between 12 months and six years, as well as the Hong Kong International School (offering American-style curriculum) and the ESF South Island School for up to Grade 12 education. Along with The Repulse Bay residential community and the iconic Lily, a dazzling array of serviced apartments along the Repulse Bay Road and Deep Water bay Road, as well as in prestigious enclaves such as Shouson Hill and Turtle Cove Beach, offered by Signature Homes attract tenants from around the world. The serviced apartments in Island South are some of the most sought after property items the territory has to offer. For example, at 127 Repulse Bay Road, residents can enjoy a 360 degree sea view through floor-to-ceiling windows and the world famous Repulse Bay beach is right at the doorstep. Among the facilities on the property are a reading room and cyber café, multi-purpose function room and barbeque pits, fully outfitted gym, sauna and steam room, landscaped garden and outdoor swimming pool, tennis court and a children’s playroom, playground and pool. Truly a one in a million home.

ries. While it is true that the commuting time to most prime business districts on the Hong Kong Island and Kowloon takes no less than an hour in public transportation, it is getting popular among professionals who frequently travel across the border via the port of Shenzhen Bay. At the other side of New Territories, Sha Tin and Ma On Shan are two self-sufficient neighborhoods that each comes with facilities that are expected of a town with over half a million population. In addition, being next to Tolo Harbour and Shing Mun River means residents of a number of serviced apartments by the water can take in the views of canoe – or even Dragonboat during the annual Dragonboat Festival in early summer – paddling up and down the river when they go for a walk along the scenic waterfront promenade. Hong Kong Science Park, the base for hundreds of science and technology companies, is next to the harbor too.

While Central, Tsim Sha Tsui and Island South represent some of the most popular choices of destination for prospect residents looking for a serviced apartment, the choice is in reality as varied as the geography of the freest economy in the world. Many people are convinced that the Mid Levels offer the best of both worlds: the convenience of being close to the business heart of Hong Kong, as well as the comparative seclusion from the hustle and bustle of Central. Traditionally, the Mid Levels is the area above Queen’s Road Central and below the Peak, and many of the Mid Levels neighborhoods have long been associated with quality residential living. Key entertainment spots are sometimes just a short taxi – or escalator – ride away. Ovolo Group, Atria and Hanlun Habitats are independent property developer or manager, providing a selection of smaller sized serviced apartments near Central. There is more to Hong Kong Photo courtesy of Signature Homes Island than Central and Island South. In the book City of Victoria produced by the Hong Kong Museum of History, it is noted that “a splendid waterfront residential area” was developed in Wanchai as early as 1840. Now, at a much changed waterfront, the Convention Plaza Serviced Apartment is the closest one can get to the Hong Kong Convention and Exhibition Centre. For a taste of local living, however, newly developed GardenEast on Queen’s Road East is just steps away from Hopewell Center and Wu Chung House, both landmarks of the past decades. Blessed with an extended coastline, beaches are not limited to Island South. Hong Kong Gold Coast Residences provide a resort lifestyle in the western coast of the New Territo-
