The G-word. These days, you can hardly get through a barrel-aged negroni at the local bar without a debate on gentrification. For some, it’s a positive process that yields safer neighbourhoods; for others, it’s a dirty word. What’s certain is that British sociologist Ruth Glass, who coined the term in her 1964 book London: Aspects of Change, could never have anticipated how ubiquitous her neologism would become.

It’s worth noting, too, that American and Canadian gentrification are different beasts. In the U.S., gentrification is politically charged—a reversal of the mid-century “white flight” seen in cities like Detroit, Brooklyn and Baltimore. Canada never endured the same stratification, so gentrification is gentler—more like revitalization.

Still, it’s complicated, as reflected in this issue’s nuanced Conversation (page 38), featuring gallerist Jamie Angell; Toronto’s chief planner, Jennifer Keesmaat; and Vancouver developer Ian Gillespie. Our story on Breather (page 20), a start-up focused on short-term space rentals, highlights the unique innovation that urban regeneration can breed.

A developer focused on neighbourhoods outside financial centres, our publishing partner, Allied Properties REIT, is attuned to the sensitivities of breathing new life into historic districts. It’s why it has leased more than 200,000 square feet to the arts collective Pied Carré in Montreal at below-market rates. (For a profile of one beneficiary, see page 45). It’s why it has partnered with Gillespie’s Westbank Projects on a visionary new building, which promises to transform Toronto’s King Street West—already a thriving hub of creativity and innovation—yet again. After all, gentrification goes hand in hand with another, less controversial, G-word: growth.

Ah, le vilain mot! Impossible en ce moment de siroter son negroni vieilli en fût au bistrot du coin sans un débat sur la gentrification. Pour certains, l’embourgeoisement de nos quartiers populaires serait un plus, côté sécurité; pour les autres, non. Dans tous les cas, Ruth Glass, la sociologue britannique à l’origine du néologisme, était loin de se douter qu’il déclencherait les passions.

Il est intéressant de noter que la gentrification canadienne n’a pas grand-chose à voir avec l’américaine. Aux États-Unis., elle est avant tout politique : un revirement du « white flight » qu’ont connu Détroit, Brooklyn ou Baltimore dans les années 1960. Le Canada n’a jamais eu à endurer une telle stratification sociale; la gentrification s’y fait donc plus en douceur, une sorte de revitalisation. Ce qui ne la rend pas moins complexe, comme le démontrent les propos nuancés de Jamie Angell, galeriste, Jennifer Keesmaat, planificatrice en chef de Toronto et Ian Gillepsie, promoteur immobilier, dans La conversation (p. 38).

Car après tout, gentrification et croissance, un mot moins controversé, vont de pair.

Havre vont et viennent entre l’ordinateur et le buste d’argile, à la manière d’un spectateur de match de tennis. Installé dans un atelier lumineux du sous-sol de l’AGO, le musée des beaux-arts de l’Ontario, il façonne une tête à l’image de l’homme figé sur l’écran : l’écrivain afro-américain et militant des droits civiques W.E.B. Du Bois. Une fois terminé, ce buste viendra s’ajouter aux 12 autres derrière lui.

In his film, Havre will use a form of traditional Japanese puppetry called bunraku , in which each puppet will require three handlers. / Chaque marionnette du film sera manipulée par trois personnes, selon le principe du théâtre traditionnel japonais appelé bunraku .

The heads belong to 13 black scholars, artists and historical figures—the characters in a film Havre is making as the gallery’s current artist-in-residence.

“The idea is to create a dialogue between the puppets and the paintings in the collection,” the French-born, Toronto-based artist says. He views the film as a means of interrogating ideas of history, identity and the role of cultural spaces. “I’m here to ask questions,” he says, gesturing to his creations. “Them?

Maybe not.”

Filming begins in late February, which, on this January afternoon, is frighteningly soon. Havre has not yet finished the heads, never mind their bases. But as he sculpts slowly to the sound of French radio, he is calm, occasionally breaking to wave at a passerby outside his studio’s glass wall.

Gallery staff are used to seeing him here. “I usually get in around 10 or 11 a.m. and stay until two in the morning,” he says. “I don’t want to be in a rush.” / Ces 13 visages, appartenant à des artistes, des figures historiques et des intellectuels noirs, deviendront les personnages d’un film. « L’idée est de créer un dialogue entre les marionnettes et les peintures du musée », explique l’artiste en résidence. Ce film, comme la majorité de l’œuvre de ce français vivant à Toronto, questionnera histoire, identité et culture. « Je suis là pour poser des questions », lance-t-il, avant de se retourner vers ses créations et d’ajouter en souriant: « À eux ? Peut-être pas. » Le début du tournage est prévu fin février, ce qui, en cet après-midi de janvier, semble très proche. Les têtes ne sont pas tout à fait prêtes, sans parler de ce sur quoi elles doivent se poser. Cela n’empêche pas Havre de poursuivre tranquillement son modelage au son de la radio française, derrière son mur vitré.

Le personnel du musée sait qu’il est là, « généralement de 10 h à 2 h du matin : je ne veux pas me presser », conclut-il.

AFTER WORKING TOGETHER FOR 15 YEARS, we’ve figured out how to have

our own opinions and still work collaboratively. It helps that there are three of us. There’s less danger of repeating yourself when every plan passes through three filters. People always ask about our individual looks, but there’s a misconception that one of us would be into Victorian Gothic modern and another would like vintage boho or something. That’s not how it works; on one project Allen might be more conservative. On another it might be Anwar or Matt.

Our design signature is that we don’t have a signature. Rather than thinking about how to approach any one project in a way that reflects our look or our sensibility, we think about how we might best serve the project. A few years ago, we were doing Momofuku Toronto and Soho House Toronto at the same time. Momofuku is in the Shangri-La Hotel—the look is very modern, minimalist. And then you have the Soho aesthetic, which is that sort of Georgian, rough-luxe cottage look. The two spaces could not be more different.

A project that’s been really rewarding is our partnership with Generator Hostels. It’s a boutique urban hostel brand. When people think of hostels, they tend to think of catching a disease in a communal washroom. The Generator properties are a significant step up but still target backpackers. We’ve collaborated on the Barcelona, London and Paris locations, and this spring, the Amsterdam hostel opens in an old university zoology building.

People think of design in terms of beautiful spaces. Of course that’s important, but in commercial interior design, the experience you’re creating is fundamentally built around a business. If it doesn’t serve the business, it doesn’t matter how pretty it looks.

AU BOUT DE 15 ANS de collaboration, on sait comment travailler ensemble tout en ayant chacun notre avis. C’est pratique d’être trois : le risque de se répéter est moins grand quand chaque projet passe par trois filtres. Les gens se font toujours de fausses idées en fonction de notre look personnel : l’un de nous préfèrerait le néogothique victorien, l’autre le bohème rétro… Mais ce n’est pas comme ça que ça marche.

Allen pourra être plus classique sur un projet alors que, sur un autre, ce sera au tour d’Anwar ou de Matt.

Notre marque de fabrique? On n’en a pas et c’est volontaire. Quand on aborde un projet, on met de côté notre image ou nos sensibilités pour servir au mieux notre client. Il y a quelques années, on s’occupait en même temps du restaurant torontois Momofuku et du club Soho House Toronto. Les deux endroits sont de style diamétralement opposé.

Le premier est dans l’hôtel Shangri-La, donc moderne; le second, c’est l’esthétique Soho, une atmosphère de luxe cottage anglais.

Un projet qui s’est révélé gratifiant est notre partenariat avec Generator Hostels, une chaîne d’auberges boutiques citadines. Pour les gens, auberge est souvent synonyme de salle de bain commune à la propreté douteuse. Les établissements proposés par Generator sont un cran bien au-dessus tout en s’adressant toujours aux routards.

On a collaboré à l’aménagement des auberges de Barcelone, de Londres et de Paris et ce printemps, celle d’Amsterdam, logée dans un ancien département universitaire de zoologie, ouvre ses portes.

Le design d’intérieur ne s’arrête pas à l’esthétique du lieu. Bien sûr que c’est important, mais quand il s’agit d’un espace commercial, l’agencement et la décoration se doivent de répondre aux besoins de l’entreprise en question. Beauté et rentabilité vont de pair.

THERE’S A THREE-DOG MAX at Breather’s Montreal office. Space—and

thinking about space—is the start-up’s raison d’être. That scrutiny extends to the staff’s pets: three are fun, four is chaos. To prevent a puppy pileup, the company uses its internal chat system to set up a schedule—a fitting solution for the creators of a digital platform.

Founded by Julien Smith and Caterina Rizzi in 2013, the company rents out cocoons of quiet in urban centres like New York and San Francisco, as well as Montreal, where the company’s listings include a space in the Allied Properties REIT-owned Balfour Building. The space is emblematic of Breather’s portfolio: It is bright, calm and impeccably designed, with soft seating and a meeting table. The interiors are perfectly calibrated to facilitate productivity or relaxation without distraction—the ideal environment for anyone from actors to brainstorming tech teams.

Caterina Rizzi et Julien Smith, les fondateurs, louent depuis 2013 des havres de paix dans de grands centres urbains comme New York ou San Francisco. Over the past three years, the company has also been transforming its own digs. Located in a former garment factory at 5605 de Gaspé, Breather—which has been featured in The New York Times and The New Yorker, among other publications—has expanded its office as quickly as it has expanded its market share (London, Toronto, Chicago, D.C. and L.A. spaces are all in the works). In 2013, Beather moved into a 2,000-square-foot space on the fifth floor; then, in 2014, it moved up a floor into a 6,000-square-foot office; and in 2015, it expanded with a spiral staircase link to the seventh floor.

“We punched that hole in the floor because we wanted to make it as easy as possible for staff to see each other,” says Rizzi. “That’s why we use Google Hangouts with teams in other cities and why

we encourage people to spend as much time together as possible.

If they have similar interests or a high trust in each other, they’re going to do stronger work.”

Sprawling lounge areas for congenial tête-à-têtes and formerly staid conference rooms transformed into breezy bean-bag havens are the norm at Breather, where 100-odd engineers, marketers, designers, customer-service reps, financial analysts and human resources specialists all work in the same open-concept area.

(There used to be a long table in the sixth-floor space, but no one ever sat at it. “We’re not here to have formal meetings, and we’re not here to wear suits,” Rizzi says.) Glass walls are used as drawing boards, their surfaces tattooed with the day’s brainstorms.

Le concept ayant très vite plu, Breather a multiplié les articles de presse (The New York Times et The New Yorker entre autres), les destinations (Toronto, London, Chicago, Washington et Los Angeles sont les prochaines sur la liste) ainsi que les déménagements afin d’agrandir son propre espace de travail. Installée dès 2013 dans une ancienne usine de confection au 5605, avenue de Gaspé, la jeune entreprise a commencé par occuper 185 m2 au 5e étage, puis un espace de 560 m2 au 6e étage l’année suivante, lequel est relié au 7e étage par un escalier en colimaçon depuis 2015. « On a voulu cette ouverture dans le plancher pour faciliter la communication entre les employés, explique Caterina Rizzi. C’est pour cette même raison qu’on utilise Google Hangouts avec nos équipes

dans les autres villes et qu’on les encourage à passer le plus de temps possible ensemble. S’ils ont des centres d’intérêts communs ou se font confiance, leur travail n’en sera que meilleur. » Canapés ultra-confos et fauteuils poires ont remplacé le mobilier austère des anciennes salles de conférence de façon à favoriser les tête-à-tête dans cette immense aire ouverte sur deux étages, qui accueille la centaine d’employés (ingénieurs, designers, service à la clientèle, marketing, finances et ressources humaines). La table du 6e était constamment délaissée : « On n’est pas ici pour tenir des réunions conventionnelles ni pour porter costumes et tailleurs », confirme la cofondatrice. Pour preuve supplémentaire, les murs vitrés couverts de notes et de croquis en tout genre – exit tableaux et chevalets !

The company’s design team—which is led by Rizzi and includes location designers Leigh Morton and Amy Johnson—sources furnishings from many of the same suppliers as it does for Breather’s rental spaces but also seeks affordable, local options. The sixthfloor’s 25-foot couch is from Ikea, as are all the desks, while the spider lamp that hangs over the expansive lounge was picked up at Phil’z, a treasure trove of retro offerings on St-Laurent Boulevard.

White, teal and mint, as well as blond wood, dominate. They are colours and materials “that lend themselves to the Breather feeling,” says Johnson, “to a space that feels clean, bright and airy.”

For Rizzi, the office’s main selling point goes beyond the interiors.

“I will never get sick of the view,” she says, looking out over the city’s Mile End neighbourhood. “Every day we take pictures of the sunsets.

And in the fall we can see the foliage on the mountain. Côté tonalités, blanc éclatant, bleu sarcelle, vert menthe et nuances de bois blond dominent. Ces teintes et ces matières « se prêtent à l’atmosphère de Breather : nette, lumineuse, aérienne », note Amy Johnson.

Pour sa cofondatrice, l’atout principal de l’entreprise reste pourtant sa vue imprenable sur le quartier du Mile End et au-delà. « Je ne m’en lasserai jamais, confie-t-elle. On prend le coucher de soleil en photo tous les soirs. Et en automne, on peut voir la montagne changer de couleur. Avoir quelque chose de beau à regarder améliore la productivité, c’est prouvé. »

“WE DON’T WANT PEOPLE TO GET TOO COMFY,” says Oona Eager, explaining why most of the chairs in Vancouver’s THNK School of Creative Leadership are backless, colourful cubes. “We want participants to be actively engaged. After a day of programming, the space looks like chaos.” Eager, who is THNK’s marketing and admissions director, pauses, then adds, “Organized chaos.”

Organized chaos is in large part what puts THNK where it is on the spectrum of hybrid academic institutions. THNK describes itself as a “C” school—midway between business (“B”) school and design (“D”) school—with an emphasis on human-centred design, a method of problem-solving that puts the user at the heart of the design process. Human-centred design seeks to find out what real people need rather than forcing them to adapt to a service or product.

“THNK is the opposite of academic lectures and the ‘sage on stage’ learning experience,” says Sarah Dickinson, THNK Vancouver’s co-founder and managing director. “It’s about learning by doing, no matter what field you’re working in, what your role is.”

THNK was founded in 2010 in Amsterdam and quickly expanded to Lisbon and Vancouver, opening its Canadian doors in 2014. Since then, THNK Vancouver has led a variety of specialized courses, notably its flagship six-month Creative Leadership Program, which features a rotating selection of heavy-hitting instructors like futurist Mitchell Joachim. Roughly 25 established leaders—including Pamela Puchalski (director of the Resilient Communities Program at the New America Foundation) and Colin Mutchler (product manager at Change.org)—have come from all over the world to study in the program, which is now partway through its third cohort.

The school’s digs reflect its Dutch origins. Created with Evoke International Design, THNK’s headquarters is housed in the historic Sun Tower, an Allied Properties REIT–owned building at 128 West Pender Street. Two 20-foot-long birch tables, hand-built

by Lock & Mortice Build Co., sit in the kitchen area and boardroom.

Smaller rooms that border the gathering space—called “the Home”— are used for quieter meetings. “We even have a secret bookcase that takes you to our hidden boardroom,” says Dickinson. “It’s very James Bond, or Harry Potter, depending on your preference.”

If the space is designed to encourage new ways of thinking, so too, is the curriculum. THNK uses a comprehensive set of “tools,” as they’re called in the school, to nudge students toward fresh ideas.

Popular among the 80 or so options is the Reframe tool. “Most people have entrenched assumptions about [social] issues—for instance, affordable housing,” says Eager. “Certainly if you live in Vancouver, it’s an issue. With the Reframe tool, participants get into groups of three or four and start actively breaking down their assumptions, figuring out what the opposite of those assumptions is.”

Another tool, Wild Safari, gets students to observe issues firsthand. To understand the need for affordable housing, they’re sent out to meet the homeless and marginalized of Vancouver’s Downtown Eastside—the poorest postal code in Canada. “We have VP-level leaders observing these people,” says Eager, “talking with them and trying to create services that might actually help them.” Like the cube chairs, it can be uncomfortable, but the payoff is tremendous.

Grâce à l’outil recadrage, nos participants se réunissent à trois ou quatre et commencent à démonter leur raisonnement en cherchant les arguments contraires », explique Oona Eager.

L’outil Safari, quant à lui, permet l’observation directe du problème.

Pour comprendre le besoin en logement sociaux, les étudiants partent à la rencontre des itinérants et des marginaux du quartier Downtown Eastside, l’un des plus pauvres du Canada. « On envoie des dirigeants, niveau vice-présidence, discuter avec ces personnes de façon à pouvoir mettre en place des services qui leur seront réellement profitables », ajoute-t-elle. Tout comme les cubes colorés, la méthode crée de l’inconfort, mais les retombées sont considérables.

IF YOU WERE WALKING THE STREETS of Toronto in the summer of 2015,

it’s possible that you witnessed some folks getting very close to the city’s public art. On a University Avenue median south of Queen Street West, for instance, you might have seen a wiry, bespectacled man communing with the towering bronze form of Adam Beck, a pioneer in the province’s hydroelectric infrastructure. Or just a few blocks north, perhaps you spotted a slight blonde woman, boosted by a motorized lift, manhandling the soldiers and crowning angel perched on the monolithic South African War Memorial.

Far from rogue vandals, Hadley+Maxwell—the duo scaling sculptures with abandon—were actively collecting the fundamental elements for their own civic statement. At the behest of Waterfront Toronto, the Berlin-based Canadian multimedia artists (with solo exhibitions at Artspeak and Künstlerhaus Bethanien, among other galleries) are the masterminds behind the Garden of Future Follies, a wildly creative sculptural installation set to animate the rapidly transforming West Don Lands neighbourhood. Riffing on the idea of the folly—whimsical, extravagant assemblages, which were designed for decoration, not function, and which were common during the Victorian era— Hadley+Maxwell’s Garden takes elements from 80 existing statues, structures and buildings throughout the city and reassembles these components into seven new artworks.

To gather the core shapes—Adam Beck’s ear, say, or a cornice, or a serene caryatid—the two became very well acquainted with Toronto’s public sculptures. After creating an inventory of objects and elements, Hadley+Maxwell built an elaborate maquette, then descended on the city’s monuments, one by one, to create moulds with the help of an ingenious technique: the two used cinefoil, a matte black aluminum material typically used in film lighting, which they smoothed over the surfaces of each item. The fragile forms were subsequently stiffened with wax.

The process, says Maxwell, was very thorough, even invasive: “We pushed our fingers up into their noses, their eyes, their ears.

We grabbed their crotches. It was very intimate, what we did with them. And it did animate them, in a way.” >> (Continued on p. 36)

Avez-vous le souvenir d’un homme à lunettes en tête-à-tête avec l’un des précurseurs de l’infrastructure hydroélectrique de la province, Adam Beck, ou plutôt avec sa statue de bronze, dressée avenue University, au sud de la rue Queen Ouest? Ou avez-vous été intrigué, à quelques coins de rues plus au nord, par cette femme blonde, juchée tout en haut d’une nacelle, en train de tripoter les soldats et l’ange à la couronne du monument commémoratif de la guerre d’Afrique du Sud? Bien loin d’être d’affreux vandales, Hadley+Maxwell prenaient tout simplement des mesures et collectaient les éléments nécessaires à l’élaboration de leur folle création. Mais qui sont Hadley+Maxwell, me direz-vous? C’est un duo d’artistes multimédia. Tous deux sont canadiens, mais vivent en Europe, à Berlin, et exposent entre autres dans les galeries d’art Artspeak et Künstlerhaus Bethanien. Pour l’heure, ils ont été chargés par l’organisme Waterfront Toronto de réaliser une installation sculpturale pour animer un quartier torontois en pleine évolution, West Don Lands. Intitulée Garden of Future Follies, cette installation composée de sept sculptures, s’inspire de la folie de l’époque victorienne – ces assemblages fantaisistes et extravagants plus ornementaux que fonctionnels – et combine différents détails provenant de 80 statues, monuments et édifices de la métropole.

Hadley+Maxwell ont d’abord commencé par faire plus ample connaissance avec les courbes des sculptures publiques, que ce soit celles de l’oreille d’Adam Beck, d’une caryatide ou d’une corniche. Ils ont ensuite dressé un inventaire des détails choisis, réalisé une maquette, puis sont passés au moulage en utilisant une technique des plus ingénieuses : chaque élément a été enveloppé de Cinefoil (des feuilles d’aluminium noir et mat, bien connues des éclairagistes de plateau de cinéma) pour en épouser les contours. Ces moules fragiles ont par la suite été solidifiés à la cire.

Le procédé était minutieux, voire invasif, d’après Maxwell : « On leur a enfoncé les doigts dans le nez, les yeux, les oreilles. On leur a saisi l’entrejambe. C’était très intime ce qu’on a fait ensemble. Cela les a animé, dans un sens. »... (suite p. 36)

In building Garden, Hadley says, the pair’s concept of public art has evolved. “At the beginning, we spent quite a bit of time looking at this essay, ‘On Monuments,’ by Robert Musil. Basically, he says a public monument is invisible—it ignores us, and we ignore it. We pass by these sculptures every day and fail to recognize that they’re there.”

Venturing into the streets to collect “gestures and facial features and insignia, these tropes of public work,” Hadley+Maxwell paid attention to the structures they’d often ignored. Their scrutiny had a ripple effect. Hadley says, “We had people come up and say, ‘What is that sculpture? Who is that? I’ve never even noticed it before.’

Because we were there, doing this weird activity, it drew attention to the structures and renewed them; it made them uninvisible for a moment.”

After amassing an array of cinefoil shells, she and Maxwell had the shapes cast in bronze. These ephemeral copies of permanent structures again became hefty and durable. Cobbled into eccentric combinations, shifted from their roosts atop buildings and plinths, these stately fragments seem, somehow, humanized when viewed at eye level.

“Something happens when you change the perspective of these sculptures,” Hadley explains. “In one, Adam Beck’s head is close to the ground and inverted, and his ear is in a separate place. It’s a different message from what the original statue conveys. There, the ear is inaccessible. But in our installation, it will be around face height. You think, ‘I have this thing’s ear—it’s a huge ear, the size of my face, but I can access that.’ This is what we hope happens, that all these things get shifted, the messages get scrambled and that viewers realize that you can reinterpret the meaning of anything you see. Those things are already yours, because they’re in public.”

Au fur et à mesure de la réalisation, la conception que se faisaient Hadley+Maxwell de l’art public a évolué. « Au début, on a planché sur un essai de Robert Musil, dans lequel il dit que rien n’est plus invisible qu’un monument : il nous ignore et, nous, on ne le remarque pas ou plus. On passe devant ces statues tous les jours sans les voir », explique Hadley.

En parcourant les rues à la recherche d’un geste ou d’une expression faciale, ils ont à nouveau porté attention. Sans compter que leur examen méticuleux a attiré une autre attention, celle des passants : « Les gens s’approchaient et nous demandaient qui était tel ou tel personnage, ce que représentait telle ou telle sculpture. Notre étrange activité a déclenché la curiosité et a rendu ces monuments non-invisibles l’espace d’un instant », ajoute-t-elle.

Une fois les moules en Cinefoil terminés, les artistes les ont coulé en bronze. Les copies éphémères de ces structures permanentes étaient enfin solides et durables. Séparés de leur socle, descendus de leur piédestal, de leur corniche, de leur toit, placés à hauteur d’yeux, et combinés entre eux, ces fragments majestueux semblaient s’humaniser. « Quelque chose se produit quand on modifie la perspective, note Hadley. Dans l’une des sculptures, la tête d’Adam Beck est à l’envers, proche du sol, séparée de son oreille, qui, elle, est placée ailleurs.

Le message est totalement différent de celui de la statue originale.

Dans la rue, l’oreille est inaccessible. Dans notre installation, elle sera à hauteur d’yeux, immense, de la taille d’un visage, et surtout, accessible. On espère qu’en ayant tout chamboulé, en ayant brouillé tous les messages, les visiteurs prendront conscience qu’ils peuvent réinterpréter à l’infini tout ce qu’ils voient. Et se l’approprier puisque c’est à eux, ça fait partie de l’espace public. »

I opened my gallery on Queen Street West in 1996, when there was nothing happening there, just addicts and prostitutes.

Then around 2000, galleries moved in and developers started snooping around for an opportunity—which is often the case. Artists and studios in the neighbourhood had to move, and certainly my rent kept increasing. But it was also an opportunity. When I moved to Ossington Avenue, I got a much larger space. Little did I know that within three years the market value was going

to double to the point where it became way too expensive. I ended up purchasing a place on Dupont. And now Dupont is the next neighbourhood where we’re seeing gentrification start. / J’ai ouvert ma galerie d’art en 1996 sur la rue Queen Ouest, qui n’était pas très animée à l’époque, sauf par les drogués et les prostituées. Puis, vers 2000, on a vu arriver d’autres galeries d’art et les promoteurs immobiliers ont commencé à guetter les occasions, comme c’est souvent le cas. Artistes et ateliers ont dû plier bagage.

Quant à mon loyer, il a continué d’augmenter, naturellement.

J’étais également une occasion.

J’ai ensuite déménagé dans un local plus grand de l’avenue Ossington sans me douter que, trois plus tard, le prix du marché allait doubler. C’est à nouveau devenu trop cher pour moi, et j’ai fini par acheter un espace rue Dupont. Maintenant c’est ce quartier qui commence à s’embourgeoiser.

JK It’s my story, too. When I was a young consultant starting in the city 15 years ago, we

found the cheapest space we could close to the core, which was on Mercer Street. It was in an old warehouse with drafty windows. That site is now a condo. But it just reinforces, for me, the importance of strong public policy to ensure that all the different users you want in your city have access to the types of spaces that are a critical part of a diverse economy. There’s obviously a role for the regulator to play, because we all know that the market won’t look after some of these issues on its own. The problem is people throw out the word “gentrification,” and it is such a loaded word and means so many different things that it gets misused. Sometimes people put so much weight on only one thing. that we’re not dealing with adequately society-wide. If we were dealing with those more systemic issues, then the worst things around gentrification become less of a focal point. The densification that’s happening in downtown Toronto is a great thing. What we need to do is ask how to mitigate its effects on more vulnerable elements of our society. / Le régulateur a de toute évidence un rôle à jouer, parce qu’on sait tous ici que le marché ne s’en chargera pas. JK We are constantly seeking to improve what we build in the city, and most projects tick a whole series of boxes you might not even be aware of. For example, the new Ice condos being built by Lanterra—we’ve built a large daycare centre there that will be operational in perpetuity, right in the heart of downtown Toronto.

I’m speaking from my experience on Queen Street West, and seeing its evolution in the last 15 years and the unwillingness of the developers to work with the community.

doing, what Daniels is doing in Regent Park. Gentrification is not a bad thing; I’m a glasshalf-full guy, and I see the benefits of it as well. But I also see how the neighbourhood has been sucked dry creatively.

AS THE SPACES WE INHABIT GET SMALLER, our gardens are shrinking,

too. Terrariums, diminutive glass enclosures filled with soil and arrangements of tiny plants, are a big trend in horticulture. Crown Flora, the busy shop in Toronto’s Parkdale neighbourhood opened three years ago by Adam Mallory and Davis Khounnoraj, can hardly keep up.

They start by sourcing Ontario-grown, easy-to-care-for greenery (Mallory has been known to pluck moss from his cottage) and clear, artisanal glass containers. Then they work their magic: designing and planting the mini-gardens in the enclosures, beginning with a layer of gravel for optimal drainage, then adding soil, plants and finally fuzzy moss and smooth stones. The result is both a miniature garden and a living sculpture. No two are identical.

“People are living crazy busy lives,” says Mallory. “They want greenery in their lives, but they’re not living in large spaces. If people are like, ‘I live in a basement and I have one window,’ there are options.”

The glass enclosures come in simple shapes, such as orbs and pyramids, with side openings through which plants can be watered.

Some designs are more avant-garde, like the jagged, asymmetrical terrarium that Mallory has dubbed “the iceberg.” That design, along with many of Crown Flora’s most complex containers, come from Toronto glass designer Nightshade Studio.

Some of the plants inside it have geometrical shapes themselves, such as a squat pigmyweed. Terrariums typically contain succulents, hardy plants that store water inside their thick, solid leaves. The iceberg terrarium has 13 in all, including a zebra-striped haworthia, a jade plant, a houseleek, a prickly cactus and a desert rose (popular for its floral shape).

Crown Flora terrariums run from $25 to well over $200, but their cost to the earth is low. Because plants are locally grown and, with proper care, last anywhere from six months to three years, they’re more sustainable and frugal than perishable flowers shipped from Europe and South America. When one of the plants in an arrangement inevitably withers, Mallory even supplies a new one.

“This is a living piece of art,” says Mallory. “Some things are going to die and others are going to thrive. That’s life.”

Une fenêtre, même au sous-sol, suffit pour qu’on puisse leur proposer plusieurs choix. » Les récipients disposent d’ouvertures sur les côtés pour faciliter l’arrosage et ont généralement des lignes simples, de forme sphérique ou pyramidale. Celui-ci est différent : Adam Mallory l’a baptisé l’iceberg à cause de son asymétrie. Il a été façonné par Nightshade Studio, une verrerie artisanale de Toronto, comme la plupart de ceux à la géométrie plus complexe.

Cette géométrie se retrouve dans les plantes, comme dans cette crassula bien charnue. Les succulentes sont les végétaux de choix des terrariums, leurs feuilles épaisses leur permettant de stocker l’eau.

L’iceberg en contient 13, dont une haworthia zébrée, un arbre de jade, une joubarbe, un cactus épineux et une rose du désert (sa forme de fleur plaît beaucoup).

Ces terrariums vont de 25 $ à plus de 200 $. Un investissement, certes, mais écologique et durable. Les plantes sont cultivées localement et, avec les soins appropriés, tiennent de six mois à trois ans – plus longtemps qu’un bouquet de fleurs importées d’Europe ou d’Amérique du Sud. Sans compter que quand l’une d’elles montre des signes de faiblesse, Crown Flora la remplace. « C’est une œuvre d’art vivante, conclut Adam Mallory. Certaines plantes vont mourir, d’autres vont s’épanouir. C’est la vie! »

University in 2000, she found herself confronting the paradox that plagues so many emerging artists: you need a CV of past exhibitions to get your own show, but you need your own shows to fill a CV. To crack that Catch-22, she submitted her photographs to Occurrence, a non-profit contemporary art gallery in Montreal. “They gave me my first solo show,” recalls Tremblay, whose work has since been shown across North America and Europe. “It really launched my career.”

She’s hardly the only one. “Many of our artists have never had an exhibition before,” says Lili Michaud, who founded the artist-run

gallery in 1989, when she was finishing a university degree and working part-time at a cinema. She envisioned an open, inclusive space where members of Montreal’s arts community—painters, photographers, sculptors and more—could debut their work and flirt with experimental ideas that might not entice commercial galleries.

“I thought I’d be at the gallery two or three years. Now, it’s been 27.”

Occurrence has moved a handful of times since its founding, but its mandate has changed little. It’s now located at 5455 de Gaspé, where it’s part of Pied Carré, a collective of arts tenants to whom Allied Properties REIT, the building’s owner, offers discounted rent.

Every year at Occurrence, a rotating jury of three artists and art historians selects and features about a dozen artists from roughly 100 submissions (recent shows include the Montreal painter Pierre Przysiezniak and Parisian photographer Lucie Rocher). The artists receive a stipend to stage their work, the assistance of a technician and all the proceeds from any sales they make during the exhibition.

“Some give back to the centre, but they’re not obligated to,” Michaud says. Others donate a piece of their art; for a gallerist, there’s perhaps no better way to say thank you.

BUILT IN 1912 AS THE CALGARY HEADQUARTERS for the Odd Fellows,

an international secret fraternal organization, the Odd Fellows Temple served as a meeting place for many of the city’s working men, professionals and merchants and provided much-needed social connections and support. The Edwardian Classical building at the corner of Centre Street and 6th Avenue, designed by David McIlroy, became a local landmark.

Many Odd Fellows members worked for the Canadian Pacific Railway, then Calgary’s largest employer and private landowner.

Around the same time the temple opened, CPR was waking up to the potential value of the minerals underneath its vast land holdings and starting to reserve rights to oil and gas in its land dealings. Thus began CPR’s transformation into a major player in petroleum, eventually taking the form of Canadian Pacific Oil and Gas. Over time, CPOG morphed into Cenovus.

In 2012, exactly 100 years after the temple opened, Allied Properties REIT acquired the building and leased it to Cenovus, whose head office is across the street in The Bow. The two companies jointly and extensively restored the building, reinvigorating it with a mix of modern and historical design that connected Cenovus to its beginnings. The Odd Fellows’ influence in Calgary has waned, and Canadian Pacific Oil and Gas’s heyday has passed, but the temple stands strong—an enduring monument to the city’s storied past.

CONSTRUIT EN 1912 POUR LA LOGE des Odd Fellows de Calgary, le Odd Fellows Temple servait de quartier général à la confrérie secrète internationale. Bon nombre d’industriels et de marchands s’y réunissaient pour étoffer leur carnet d’adresses et trouver l’appui nécessaire à leurs activités. Situé au coin de la rue Centre et de la 6e avenue, l’édifice de style édouardien, signé David Mcllroy, est depuis devenu un point de repère.

Beaucoup de membres de la loge des Odd Fellows travaillaient pour le Canadien Pacifique, la compagnie de chemin de fer étant alors le plus gros employeur et propriétaire foncier privé de la région. À cette époque, le CFCP commençait à prendre conscience de la richesse souterraine de ses sols et à réserver des droits sur le pétrole et le gaz dans ses transactions immobilières. Ainsi a débuté sa transformation en un acteur majeur du secteur pétrolier, le Canadian Pacific Oil and Gas, devenu bien plus tard Cenovus.

Exactement 100 ans après, en 2012, Allied Properties REIT rachète le Odd Fellows Temple et le loue à Cenovus, dont le siège social est en face, dans The Bow. Ensemble, les deux entreprises rénovent l’immeuble, mélangeant l’ancien et le moderne pour lui donner un nouveau souffle tout en conservant son histoire. Cenovus retrouve ses racines. Aujourd’hui, l’influence des Odd Fellows n’est plus, l’âge d’or de la Canadian Pacific Oil and Gaz est révolu, mais l’édifice, lui, tient bon – un témoin robuste du riche passé de la ville.

FOUR YEARS AGO, my wife,

Lynn, and I turned our backs on the big city and decamped from downtown. We went beyond the reach of Toronto’s suburban commuter trains, to Peterborough, which holds the informal title of Canada’s Smallest Big City.

Once we moved, the benefits of smaller-city life became immediately apparent. First and foremost: no traffic. Ever. At first I retained my old habits: bolting on the green, swerving in and out of lanes. In the city, if you fail to aggressively take hold of any available road space, some other driver will, and you’ll inevitably miss the next light and be late for your appointment. In Peterborough, the supply of road space outstrips demand every day. After a couple of months, I relaxed behind the wheel.

I still don’t miss the competition for road space, but I do miss every other competition that big cities offer. At heart, I’m an incorrigible big-city striver.

And that’s what big cities are, when you get right down to it: hyperdense agglomerations of ambitious, competitive strivers.

Big cities have more of everything, and better everything.

There’s nothing you could want that the metropolis cannot offer you. But you’ll have to fight for it. Every rung, whether social or economic, real or virtual, is as crowded as the roads at rush hour, and if you leave open space in front of you, someone else will grab it.

There’s a derogatory name for this all-encompassing bigcity competition: the rat race.

But this daily grind is also, paradoxically, the wellspring of the city’s vitality.

Breakthroughs in medicine and technology are spurred when more than one research team is working to solve the same problem, and the will to discover only quickens when the labs are located down the hall from one another. Fantastic food trends emerge when great chefs seek to stand out in a crowded field. (In any sleepy smaller city, the best meal on the best menu hasn’t changed in decades. It’s pepper steak.)

Great performances are only ever given before great audiences, by actors and musicians and athletes who’ve had to beat out talented rivals just to reach that stage.

This is the true meaning of urban density. It’s not merely about civic planning or architecture or livability. It’s about being in close quarters with your competitors so you can keep tabs on what they’re up to and do it better. There’s actually a flattering name for this kind of competition: the thick of things. It’s where only a big city can put you. On some level, it’s probably why you

et moi avons décidé de laisser Toronto, et son centre-ville, derrière nous. On s’est installés au-delà du dernier arrêt du train de banlieue, à Peterborough, également appelée la plus petite des grandes villes canadiennes.

Les avantages à vivre dans une municipalité de taille moyenne nous ont immédiatement sauté aux yeux. Le premier ? Plus d’embouteillages. Jamais. Au début, j’ai gardé mes habitudes : démarrer dès que que le feu passe au vert, slalomer d’une voie à l’autre. À Toronto, le conducteur qui n’occupe pas l’espace perd sa place; il se retrouve coincé au feu suivant et inévitablement en retard. À Peterborough, il n’y a pas un jour où la demande en espace routier est supérieure à l’offre.

Si je peux me passer pour l’instant de cette rivalité routière, l’esprit de compétition qui règne dans les grandes villes me manque. J’aime en découdre, je suis un incorrigible battant.

Et qu’est-ce qu’une grande ville, si ce n’est un concentré de fonceurs, tous plus ambitieux les uns que les autres ?

Les grandes villes ont plus de tout, et en mieux. Elles sont capables de combler vos moindres désirs. À condition de se battre.

Chaque échelon, social ou économique, réel ou virtuel, est aussi bondé qu’un boulevard à l’heure de pointe, et si vous laissez une place libre devant vous, quelqu’un s’y faufilera.

Cette concurrence vous entraîne dans une course folle, continuelle. Mais aussi paradoxal que cela puisse paraître, ce dur labeur est source de vitalité.

Chercheurs et ingénieurs redoublent d’efforts quand plus d’une équipe planche sur le même problème, et le rythme s’accélère d’autant plus quand les labos partagent le même immeuble. Les grands chefs qui tentent par tous les moyens de sortir du lot sont à l’origine d’incroyables tendances culinaires. (le plat le plus original au menu d’une petite ville tranquille ? Le même depuis des années.

Le steak au poivre.). Les athlètes n’offrent leurs meilleures performances que face à des rivaux de talent. Comédiens et musiciens se donnent corps et âme pour obtenir l’acclamation de la foule. Si la densité urbaine a un sens, c’est celui-ci. Pas grand chose à voir avec la planification, l’architecture ou l’habitabilité. Ce n’est qu’une question de proximité entre compétiteurs : garder un œil sur eux pour faire mieux. C’est ce que l’on appelle être au cœur de l’action, et seule une grande ville peut vous y placer. Vous y êtes probablement venu pour cette raison et croyez-moi, c’est ce qui vous manquera quand vous la laisserez derrière vous.

The Garrison is a sculptural casting made using steel salvaged from the former historic Garrison bridge in Toronto. Partnering ďŹ rms Rebart + Stacklab procured two tonnes of rebar from the bridge during its demolition in early 2015 and have created a limited series of 102 units. The Garrison is intended for indoor/outdoor use as a seat or low table. Derived using state-of-the-art digital design and fabrication technology, the Garrison is optimized to be as light and as strong as possible.
