The goal is to transform a half-abandoned industrial zone of Nizhyn into a developing industrial park that utilises the opportunities of the region. The main focuses of the project are:

Its convenient location—just 1 hour and 40 minutes from Kyiv and about 1 hour and 10 minutes from Chernihiv— makes it an accessible and appealing option for a quick getaway. Visitors can explore the city’s rich history, charming architecture, and cultural attractions without needing an overnight stay. Nizhyn can offer an enriching, budget-friendly escape by enhancing local amenities, developing tourism infrastructure, and highlighting unique attractions.
Therefore, in visibility, the city could involve local restaurants and cafes, with them sponsoring campaigns in return for logo placement and future benefits:
Tourism Signalization: Install clear signage in key entry points and tourist zones, highlighting landmarks and walking routes.
Pickle Brand Development: It would be highly effective to create a strong, recognizable brand around its famous pickled cucumbers and local goods. Discovered land use, we realized the biggest problems:
•Low population density
•Absence of a clearly defined center of economic activity
•A lot of the city's land is not used at all
For more efficient use of land resources, increased population density, and the development of infrastructure that supports an active urban community, we decided to implement a MIXED-USE HOUSING POLICY, especially in the city center.
Thus, for example, allowing local citizens to open small enterprises right in their backyard — making the city livelier and giving more opportunities for additional income.
MICRO-RAYONS CENTERS DEVELOPMENT is important for the development of small businesses and better functioning of public transport. We would like to simplify the bureaucracy to increase the number of storeys and the percentage of development on the site (40%) in these local centers.
Problem
Housing stock is aging, and appropriate financing for recovery measures is lacking.
Solutions
•Support existing homeowners associations (HOA) – 69 HOAs (16%) and 11 housing cooperatives in the city;
