NAPLES BUYER’S GUIDE

Heather relocated to SWFL in 2017 from the Pacific Northwest where she lived for the last 15 years. Being born and raised in Texas, she has a love of the South and Florida has quickly become her home! Having spent over a decade in the medical and dental field, her many skills of helping others and providing exceptional customer service has transferred over to her real estate career. Buying and building her home here in Naples, Heather was inspired to match her ability to provide high-level customer service with her passion for real estate. Her enthusiasm for helping others shines through in every phone call, open house, and interaction she has with new and past customers. Heather strives to provide high-quality personalized service to each and every person she has the honor to work with on both the buying and selling side in Lee and Collier County. She also holds her Broker Associate license, which is just another way she is able to get an edge in serving her customers.
In Heather’s free time, she explores Florida and all it has to offer with her family and their pup, Sherman. They can usually be found somewhere on the water - boating down in the Keys, soaking up the sun on the beach or perhaps enjoying the refreshing water of one of Florida’s natural springs.
Heather loves Florida and all that the wonderful state has to offer. She looks forward to the opportunity to help you find your perfect piece of paradise here in the sunshine state!

Whether by phone, video conference, or in person, our first meeting will be dedicated to getting to know you and your needs. We will help distill your desired amenities, budget, timelines, planned use for the home, and lifestyle into an action plan.
During this meeting we will also introduce you to our company disclosures of important things to consider during the process, as well as our Buyer-Broker Agreement.
During the time between the initial consultation and your first showings, we will review listings and community information and initiate automatic email alerts to keep you instantly informed when new homes hit the market.
Before entering an MLS participating property we are required to formalize our business relationship through a Buyer-Broker Agreement. This assists with explaining the agent’s role, services, fees, and fiduciary or statutory duties to the buyer.
We coordinate the best viewing routes for optimal time efficiency, best showing order for easy comparisons, and organize availability and access details with all listing agents. A lot goes into setting up a day of showings, and we handle it all so you can focus on making the best decision for you and your family.
Whether it is proximity to shops and restaurants, or internal amenity sets such as: Tennis, Pickleball, or onsite fitness centers, each community has its own unique lifestyle. It’s our job to help you find your best fit.
Provide a thorough analysis of comparable sales in your desired area, which is crucial in determining the true market value of your potential home. This involves studying recent sales of similar properties, considering factors such as location, size, condition, and features. This data-driven approach ensures you make an informed decision.
We’ll gather all the necessary Rules and Regulations and governing documents for your desired community. These may include guidelines about noise levels, pet ownership, parking, rental policies, property modifications, and use of common areas. Understanding these rules can help you assess if the community aligns with your lifestyle and expectations.

Naples Voted Best Place to Live - In a recent accolade by U.S. News & World Report, Naples, Florida, has been crowned the best place to live in the United States. This prestigious recognition underscores what residents and visitors have long known: Naples is a haven of natural beauty, vibrant community life, and exceptional quality of living. As the Alfred Robbins Realty Group, we are thrilled to highlight the unique features that make Naples a top choice for potential homeowners and investors alike.
Naples is not just a beautiful place to live; it’s also a thriving economic hub. The city’s economy is bolstered by a robust tourism industry, a strong real estate market, and a growing number of businesses. The lack of state income tax in Florida is an added incentive for both individuals and businesses, making Naples an attractive destination for investment.
Naples offers a rich cultural experience, with a plethora of museums, art galleries, and theaters. The city’s vibrant arts scene is complemented by numerous festivals and events throughout the year, ensuring there’s always something to see and do. For those who enjoy the outdoors, Naples provides ample opportunities for golfing, boating, and exploring the nearby Everglades.
The quality of life in Naples is unparalleled. The presence of top-rated schools and proximity to renowned colleges and universities make it an ideal place for families. Moreover, Naples is known for its upscale living, with a variety of luxury homes, gated communities, and waterfront properties that cater to diverse tastes and preferences.
Nestled on the Gulf of Mexico, Naples offers a picturesque setting that captivates both residents and tourists. The city is renowned for its pristine white-sand beaches, crystal-clear waters, and year-round sunshine. Whether you’re a retiree seeking a serene coastal retreat or a young professional looking for a vibrant community, Naples has something for everyone.
Perhaps more in Florida than any other state, the Real Estate Professional you hire is vitally important. Not only is Florida one of the most environmentally and geographically diverse states in the country with miles of direct coastline, protected wetlands, and intercoastal waterways, but it’s coupled with complex land use restrictions, HOA regulations, and unique insurance considerations. On top of all this: offers made for Florida homes are typically done with long-form, legally binding sales contracts, making the terms negotiated extremely important.
As REALTORS and seasoned advisors, the Sales Associates at Alfred Robbins Realty Group are uniquely qualified to guide you through this process and deliver you the best that Naples has to offer.
