CAPSTONE STUDIO PROJECT: THE PERRY CENTER

Located in the heart of South Perry on the corner of S Perry St and 9th Ave, our building was originally for mixed use with a quintessential PNW industrial style. It sits on a hill that inclines 3’ at about 2/3rds of the way through the building. It has never been fully occupied.




The neighborhood: South Perry District



South Perry has been around since the 1910s, with most of its growth happening in the last 30 years. It has an artsy, young, and active community. There are many family owned businesses in the neighborhood - some beloved buildings like The Shop have been transformed over time into new businesses.

POPULATION
Community needs:
● The closest supermarket is 4-6 minutes away by car
● There are several down restaurants but few options for fast/convenient food


Grant Park is across the street, otherwise the next closet greenery areas are 3-4 minutes drive away
The area has an above average crime rating, at 6/10. The Rockwood neighborhood to the south has a 4/10
Most people in this area rent their housing. The largest group of renters are people in their mid twenties
15% of Spokane’s population lives in Poverty. 38% of people in South Perry are Unemployed



Concept
Framework: Growing Through the Cracks


The concept of the building is based on the idea of resilience - how a small plant can thrive in an unlikely environment.
Our client, Feast: World Kitchen strives to bring people together with food and help people share culture with each other through food. At the Perry Center, this idea is fostered to help grow the community of South Perry and help people put down new roots, be they an immigrant chef of feast, someone transitioning from homelessness, or a young member of the community looking for their place in the world . It is about new growth in hard times and thriving in unexpected ways and places. With the rapidly changing world around us, I want to create a community hub where people feel comfortable and safe, where they can thrive in a welcoming and lively space.

PROJECT GOALS
The goal for the Perry Center is to create a central hub in the neighborhood to:
● Provide a pleasant space people want to gather
● Provide access to nature
● Provide necessities like groceries, household items, and international goods
● Provide quick and convenient food that is delicious and promotes sharing of culture

● Influence sustainable building and utilize the elements to support health, happiness, and the environment
● Create spaces for relaxation and promote mental health

● Utilize recycled materials, encourage Green thinking, educate the public, and contribute to WA state sustainability goals


PROGRAME:
- A market that’s better than the nearby convenience store and
- A second location for Feast, keeping their same business model
- A sit-down restaurant related to Feast World Kitchen
- Transitional housing residential apartments

S. Perry St1. Relocate garbage from the east side of the building to the SW side for closer access to all programs
2. Remove the center of the building for a community courtyard gathering space

ZZ’s is located off 9th Ave. It is an extension of and shares a kitchen with Feast. It is inspired by the African Zanzibar plant. It features:

DANDI MARKET
Located on the corner of S. Perry St. and 9th Ave, the market is a community convenience. It provides:

● Food necessities like dairy, some meats, dry goods, produce


● Household items like cleaning supplies, paper products, and personal care items






● Grocery needs for when you can’t get a car or bus to the nearest supermarket
● A step above a convenience store
● Some international goods that are common in Feast’s cooking like spices, rice, beans, vegetables, sauces, etc.
