Module 2: Space Planning

Separate living room connected to the study room via sliding partition wall panels. This area could benefit as quiet area by building soundproof walls as the workshop could potentially cause alot of noise.

Half of living area will include fireplace & 2 armchairs. The other half of living area will comfortably accommodate 3+2 sofas to watch TV & socialize.

Open concept kitchen & dining area. Kitchen & dining area can be the focal point of the room as it has large area to host family or friends for social gatherings. Storage/pantry easily accesible within the area. This side of the building most likely be the heavy traffic areas.

Common bathroom/powder room. For the area of space, Maybe 2 powder room on each side of the building would be convenient.

Ground floor need to accommodate a separate workshop room for two work areas. The room placement on the bottom left of the building benefits from plenty of natural daylight & tuck away from daily activity. However, it is directly facing foyer at main entrance therefore, not providing separate workshop as Lewis requested.

Advantages:

- Spacious kitchen, great for entertaining and socialising in a big group.

- Private living connected with study.

- Separate living area can also be reading area by the fireplace, option to close or open the partition panel.

- Plenty of storage area.

Disadvantages:

- Workshop does not offer enough privacy as it opens up towards the entrance.

- Shared common toilet with 2 doors, may accidentally compromise privacy.

According to requirement, master bedroom & ensuite bathroom has been considered. Offering privacy to the occupant of this room & independence of his own area.

Bathrooms are back to back to master ensuite providing efficient plumbing system & future maintenance.

Second bedroom has the priviledge of receiving 2 natural daylights from 2 windows, as it is a smaller bedroom, allowing natural daylight can create an illusion of bigger space.

Added open concept snug room & office area. Second living area on the first floor.

Left side of the buildings are occupants accomodations with a corridor. Second bedroom does not have ensuite shower, thus, the occupant would have to use main bath room on the other side. It does not provide privacy when there are guest staying over. Maybe adding an ensuite for second bedroom would be convenient.

Advantages:

- Spacious master bedroom with smaller ensuite.

- Second bedroom benefit from sunlight coming from 2 windows.

- Guest room benefit from sunlight, privacy & convenience to the bathroom.

- Open office space in snug area. Gives Mike & Lewis their own area.

First Floor

Disadvantages:

- Main bathroom too far away from occupant of second bedroom. Lack of privacy.

- Main bathroom may be an inconvenience when there are guest around.

Workshop top left of the building. Receives natural daylight from one window for working environment. Separated away heavy foot traffic areas. This way, the workshop does not stand out awkwardly blocking daylights from the front of the house. It has sufficient space but could be made bigger.

Common bathroom/WC placed in the center of the building. Easily accessible from workshop, living & kitchen area. The room beside WC is extra storage for Lewis. to store all of his materials or equipment.

Partition wall with sliding door to separate the kitchen & dining area from the workshop.

In comparison to concept 1, this design offers bigger space for study/ library room. Bespoke shelving unit should look grand for Mike’s historic collectible items or books. From this room, anyone can look into the living area. Spacious living area with bespoke round coffee table.

This kitchen is relatively small, however, since it receives plenty of sunlight, it will lighten up the space thus making it feel spacious. This design looks cramped even though it is only 6 seater, maybe a round dining table would be better instead of rectangular dining table.

Bottom left corner is a little afternoon tea time area that oversees the outside for Mike who appreciates the historic design elements of the surrounding street.

Advantages:

- Workshop tuck away in a corner and still have natural daylight for work.

- Storage space for Lewis.

- Powder room can be accesible from all around, well circulated traffic.

- Cosy kitchen and dining area with breakfast bar provided for Mike & Lewis.

- Spacious study/library for Mike & Lewis. Spacious living for entertaining.

Disadvantages:

- Open concept living room separated from kitchen.

- Does not include private living area on GF.

Second bedroom & master bedroom benefit from spacious space and it is equal with ensuite master bath in between the rooms.

However, the ensuite bathroom is long and narrow in order to accommodate the same area for both bedrooms.

Development for the bedrooms from previous concept, designed an equal area for sleeping areas, maximizing daylight and empty spaces.

In comparison to concept 1’s main bathrooom, it is extended to maximize the space thus creating bigger space for this room.

Main bathroom will include washing machine & dryer as there isnt a space left for utility.

Shower room will be sharing with a bathtub. So much empty space on the left of the bathroom.

As the ground floor provided with ample space for library/study, another snug would be unneccessary. Development from previous concept, this area turned into a first floor gallery wall and not a snug.

Owner & occupants accommodations kept to the left where the rooms could benefit from plenty of natural daylight. Guest bedroom is facing the main bathroom. Main bathroom will be shared between second bedroom & guest bedroom. Still compromising on privacy between occupant of second bedroom & future guest, however, the distance between second bedroom to main bathroom is closer in comparison to concept 1.

Advantages:

- Equal area for both bedrooms.

- Master bedroom & Second bedroom are separated away from each other.

- Main bathroom is easily accesible for occupant of second bedroom.

- Guest room benefit from privacy and direct access to main bathroom.

Disadvantages:

- Still a distance for second bedroom to main bathroom.

- Too empty, there is no foyer or reading area.

An alternative concept from previous designs, maybe adding Lewis’s bedroom on the second floor could offer privacy, independence & his separate residence within the building as the workshop is connected to his bedroom. Bedroom that comes with an ensuite, therefore, there wont be a need for 2 common toilet.

Influenced by concept 1, Study room can accommodate 2 people at the same time, however, the study positioned this way is receiving natural daylight from front main windows.

Workshop benefits from plenty of daylight and accesible to Lewis on the occasion he has to work late night because the bedroom just by his workshop.

Workshop maintains its priority to receive natural daylight following previous concepts.

Inspired by concept 1’s open space kitchen & dining area, this space has been raised to create zoning system for living, dining & kitchen area. This works better than the rest of the design solutions for kitchen, dining & living space.

Advantages:

- Private residence for Lewis. Lewis benefits from easier access to his workshop, ensuite & study room from his bedroom.

- Study area big enough to accommodate 2 people at the same time.

- Dining area have the option to close or open up.

- Kitchen & living area is open concept, great for entertaining.

Disadvantages:

- No separated living area. Everything is too open.

- Powder room tuck away at the back of the room, not centralize.

Influenced by concept 1’s design, master bedroom with ensuite benefits from plenty of natural daylight. Since Lewis’s bedroom placed on ground floor, this leaves Mike with plenty of space for his bedroom & ensuite. At the same time, this gives both occupant of different age group their separate residential areas.

Snug with in built cinema technology in this room. This room includes small bar, kitchenette & seating arrangement like a theatre. This room is great space to enjoy for a get together for movie night & entertaining. Since all the rooms has its own ensuite, leaving this plenty of space for snug room. Different design options to the previous concepts of placing main bathroom in this area.

Development from previous concepts, the guest room has been moved left side of the building to solve the tunnel vision problems from previous designs.

First floor living area is spacious for big group of guest to socialise or it could be a space to relax & read. Following concept 1 design for first floor open living area.

Guest bedroom comes with small shower room. The shower roomis accesible on both side of the building. Visitors can use the toilet, however, this will compromise privacy when there are guest that stays over. No need for main bathroom as this concept provided its own in every bedroom. Didnt meet their requirement for main bathroom but alternative design option for Mike & Lewis. This design utilises space better as it leaves the right side of first floor with plenty of entertaining area.

Advantages:

- Private residence for Mike, benefit for spacious area and plenty of sunlight.

- Guest room comes with ensuite.

- Enough space to accommodate a bigger snug equipped with small bar & kitchenette in it.

- Open concept living area on first floor for entertaining privately and not cause inconvenience.

Disadvantages:

- Living arrangements become too private that both father and son might not be living as a family instead it will be like a tenant & landlord system.

- Guest bathroom is accesible from both side, will be a problem to privacy if/when there are guest.

The position of workshop maintains on the left side following the other 3 concepts. It is tuck away from guest’ view and allows privacy for Lewis to focus when the room is in used.

Unlike the other 3 concepts where the whole area shares one common toilet, designing 2 common toilet for each side of the building increases convenience & functionality for both guest and occupants.

Following concept 3’s design for open living, kitchen & dining space shares the same area. Maximizing entertaining opportunity. Difference is that, bar stools are not tuck away in a corner, it has been moved to be included into dining & living space.

Inspired by private living room from concept 1, designing bottom left of the building enhances more opportunity for separate entertaning spaces & offers personal spaces for both occupants of different age groups. Maybe adding glass sliding door will allow the daylight & ventilation to flow through the house. When not in used, the doors to the room can be left open. This is a development from concept 1’s private living as it offers much more daylight and remain inclusive to open living room.

- foyer provides privacy from outside - 2 separate living areas & 2 common toilets - kitchen-dining-open living are all in one place which makes a great concept for entertaining - workshop receives daylight and tuck away to the top left of the building, separating from other areas.

Disadvantages:

- The foyer still limits the amount of natural daylight - private living room is not 100% private, the sliding doors are still very transparent.

Developing from concept 3, loft style sleeping area creating zones between sleeping & dressing area. Instead of Lewis’s bedroom on the ground floor from concept 3, it has been moved to first floor and adjacent to master bedroom. Both rooms has their connected bathroom, Lewis’s functional shower room offers him privacy. While Mike’s bedroom with an ensuite receives plenty of daylight which will benefit him as the owner of the property.

Previous concepts places the main bathroom in an awkward place and the design doesnt flow naturally. This design places utility near the bathroom makes it assessible for guest/occupant to use also filling up empty spaces as compared to previous concepts..

The guest/snug room been made flexible to accommodate personal spaces for both occupant. From previous concepts, the room feels redundant as the room will remained unoccupied most of the time, it is a waste to block the daylight from warming this half of the building. Sliding door can be extended to fully open to allow light & ventilation to enter the building.

- master bedroom & second bedroom both have connecting bathroom. - separated common toilet for first floor that can be used if/when the main bathroom is occupied, - living/library area gives Mike space for reading and collecting his books. -loft style bedroom creates zoning area, both rooms have natural daylight.

Disadvantages:

- while providing 2 separate toilet on both floor can be convenient, it may seem unneccessary to have 6 toilets collectively in this property but it does offer maximum convenience & privacy.

Powder room on ground floor, built-in cabinetry and customised sink to fit the narrow area. The toilet is accessible from both sides.

The study from this design concept is long and narrow, therefore, placing a sliding panel that will give a choice to open it to the living room offering spacious space or close off for privacy. Customised open shelvings are chosen to create an illusion of openness in a small area.

Sofa could be dark leather as the focal point of the living room to give off the classical interior setting.

Separate living room that has access from kitchen and the main entrance. 4+2 seater sofas with 2 armchairs facing the fireplace. This area is great for private socializing and it could also be used as a bigger space for reading & relaxing.

Bespoke side coffee table placed in between 2 sofas with a lamp.

Kitchen comes with breakfast table & bench on a raised floor to create zones between dining to kitchen area.

Foyer at the main entrance provides privacy or prying eyes from the public that passes by the house. The rounded banquette seating also offers a place to put shoes on and shoes storage underneath the seat.

Master bathroom with wainscoting on this wall and cast iron bath to give a traditional setting into the space.

Master bedroom has an accent wall with built-in headboard. Focusing on vertical lines to accentuate the height of the space. At the foot of the bed would include an ottoman. This room focus on contemporary Georgian fusion style.

Customised freestanding bathroom vanity cabinet. Wallpaper make the space alive and bright which balances two tones of colours,dark & light. Unfortunately, this shared bathroom with guest may compromise privacy as Lewis will share when/if guest stayover.

Bold photo frames complement the style of this room. Simple but bold would not make it cluttered.

First floor open living area with connected study desk. It could be used for guest or when Mike & Lewis need separate time and personal spaces Keeping it open as this side of the building lacks of natural light.

Built-in wardrobe surrounding the corners of the room to create a continuous flow. Storage is provided under the bench seating. The dressing table could function as study area too. Developing this design requires to work around the windows and making certain furniture multi-functional.

Ground Floor:

Wall placements & furniture layout provided ample space for kitchen and as an entertaining area. This design meets all of the client’s basic requirements. However, manipulation of space needed to develop and utilize space better.

Contemporary georgian style, this focuses on historical design elements than contemporary. The colour palette for this design are deep blue with earthy tones and gold trimming for accessories so it will create a subtle pop.

Achieving minimalistic design settings, using non-patterned furniture would emphasize the simplicity of this design.

However, subtle use of lace patterned wallpaper in certain rooms will blend in with the colour palette and will highlight the historical site of lace market.

This design does not fully utilized the space as there are some area that are left empty with no furniture.

Opening the space a little bit more on ground floor and pushing the workshop to top side of the room would benefit the building.

First Floor:

Wall placements & division of space here is very basic. It is important for all the bedrooms to receive natural daylight, thus, the placement of the bedrooms gravitate towards the windows. However, doing it this way creates a tunnel daylight on 1 available window by the guest bedroom.

The space by the staircase is not utilize at all. It is a waste not to speak for the huge space this building has to offer by designing it this way.

Advantages:

- Spacious kitchen, great for entertaining and socialising in a big group.

- Private living connected with study.

- Separate living area can also be reading area by the fireplace, option to close or open the partition panel.

- Plenty of storage area.

-Open office space in snug area. Gives Mike & Lewis their own area.

Disadvantages:

- Workshop does not offer enough privacy as it opens up towards the entrance.

- Shared common toilet with 2 doors, may accidentally compromise privacy.

-Lewis’s room to main bathroom is too far away.

- One toilet would not be enough when there are guest around.

Customized shelving units in the study/library could accommodate books. Shelving unit makes it look grand and it is designed completely to cover the wall, floor to ceiling height. This space is big enough for 2 people in comparison to previous concept of narrow study room.

Kitchen & dining area in the same space. This space benefits from plenty of daylight which is perfect task such as cooking . The dining area are closeby to the kitchen area providing accessibility to serve and entertain. This area is enough for small dinner parties, it should be considered to extend that connect other parts of the building.

By placing windows, it increases visibility and giving an illusion of openness. Developing from previous concept to open the space & utilising the area of the building. Separate study area within living area is ideal as the space opens up for accessibility

Low furniture will manipulate sense of height and space of the house to make it seem higher and open. Keeping it open, clean & fresh with simple contemporary furniture.

Foyer area of first floor to include fireplace & chaise lounges. It also included built-in customised shelving unit for Lewis to display design pieces. To achieve a wall gallery, Coloured photos should be considered to standout from the monochrome colour scheme.

Minimalistic built-in cabinetry for the master bathroom. Keeping the design scheme to minimalistic with few objects to complement its surrounding. In this case, it is this vintage mirror.

This classic looking armchair in the master bedroom with bespoke coffee table. Perfect place for doing late night reading or watching tv. This master bedroom benefit from plenty of natural light coming from 3 windows.

Built-in wardrobe by the bathroom & main entrance with connected dressing table. Half wall by the main entrance zoning between entry way & dressing area. As this bedroom space is long and spacious, I feel zoning areas would successfuly highlight openness in the room, a development from previous concept.

Foyer at the main entrance provides privacy or prying eyes from the public that passes by the house. This wall is a development from previous concept, instead of blocking the light into the living area, creating a wall with glass fitted with accordian door, now the living space welcomes natural daylight.

Advantages:

Ground Floor:

This floorplan switches side of the living room, study room & kitchen, different layout from previous concept. This floorplan opens up the living & study room, the living space can now accommodate bigger party in comparison to previous concept.

The living room opens up to accommodate a study area that can fit 2 people working at the same time. In this design, the kitchen used up half of the area leaving the other half for Lewis’s workshop, storage & powder room thus making this side of the building feels cramped into one area. Maybe fitting living-kitchen-dining in one area will utilise spaces better and create an open concept entertaining & living.

Lewis’s bedroom includes built-in minimalistic cabinet & study area. All in one flowing continously to give an illusion of elongated bedroom following through from previous concept. This bedroom only has access to 1 window, therefore, artificial lighting needed to make up for lack of light.

- Workshop tuck away in a corner and still have natural daylight for work.

- Storage space for Lewis.

- Powder room can be accesible from all around, well circulated traffic.

- Equal area for both bedrooms.

- Spacious study/library for Mike & Lewis. Spacious living for entertaining.

-Master bedroom & Second bedroom have separate access.

First Floor:

The difference between this concept to previous is that both rooms utilizes space by making half of the building just for occupant’s bedrooms thus the room benefits from larger space for Lewis & Mike. Master ensuite is long and narrow instead of “boxy” master bathroom design from previous concept. Even though Lewis’s room is closer to the main bathroom, it still did not provide privacy. It is best to provide Lewis’s private bathroom. Guest room is still in the same placement, however, creating a translucent window parallel to the building’s window will allow daylight to enter the building. This will provide even daylight for right half of the building.

Disadvantages:

- Open concept living room separated from kitchen.

- Does not include private living area on GF.

-Still a distance for second bedroom to main bathroom.

- Workshop too small, bigger space could benefit Lewis.

- Kitchen feels cramped into small area despite plenty of natural daylight.

Keeping it neutral tone colours, it opens up the space making it seem bigger around the living area. Living area overlooks the kitchen & dining. Whole space is great for socializing. White sofa is a statement in this living space.

Kitchen & dining area on raised floor by 400mm.

As it faces the main entrance, it creates a statement when one is entering as it create levels within a space and defining areas between living, dining & kitchen.

Dining area comes with banquette seating for a classic & timeless style.

High tea area, it can overlook outside as it faces the window. Simple dark furniture giving its identity of the space. The furniture placement feels out of place, does not seem to blend in with the rest of the area.

Private small study area accommodates 1. It is facing the workshop, may not be ideal for focus space.

Window opening to welcome natural daylight, influenced by concept 1 design of movable panels for openness yet providing privacy.

Foyer partition wall is enough to provide privacy yet does not close up this half of the building. It also directs towards the areas for everyone. The wall seems out place in the middle of the room like so, maybe connecting to another wall will blend in and create a flow.

Welcoming mood for the foyer is classic yet luxurious, may not be suitable for two male occupants of this property.

Contemporary mid-century scheme for the bedrooms. This master bedroom that have plenty of natural daylights from the room and ensuite. Created a loft style bedroom to create multi-level and function areas.

Built-in multi-functional study and dressing area.

This snug room comes with a kitchenette and a home cinema system. Complete with padding wall to absorb the sound and wont cause disturbance.

Since Lewis’s bedroom is on the ground floor, there is plenty of space to accommodate a bigger entertainment room such as this.

3 seater sofa for first floor lobby.

Since one of the bedroom is on grond floor, Mike will benefit this area now from plenty of natural daylight and personal place for relaxing or entertaining.

Choosing

Ground Floor:

This floorplan accommodates large open area of kitchen, dining & living rooms.

This floorplan provided private residence for Lewis as it is closer to his workshop, which solves the problem from previous concepts that compromised his privacy sharing the bathroom.

Raised floor for the kitchen created differel levels to give each area its own identity in open space concept.

As you enter the house,you are welcomed at the foyer directing your way.

A small study room with glass window welcoming the natural daylight into the space, better concept than previous 2 small & narrow studyroom.

This floorplan is a mix from two previous concepts, kitchen on the right from first concept, living room on the right from second concept. This design utilise the space so well that it creates a balanced continous flow which lacks from previous concepts.

The shower room is also common toilet, may compromise on guest’ privacy when the bedroom is occupied. Maybe creating separate toilet from main bathroom/ guest bathroom could work better to enhance convenience & privacy.

- Private residence for Lewis. Lewis benefits from easier access to his workshop, ensuite & study room from his bedroom.

- Study area big enough to accommodate 2 people at the same time.

- Dining area have the option to close or open up.

- Kitchen & living area is open concept, great for entertaining.

- Private residence for Mike, benefit for spacious area and plenty of sunlight on first floor.

- Guest room comes with ensuite.

- Enough space to accommodate a bigger snug equipped with small bar & kitchenette in it.

- Open concept living area on first floor for personal space & time and not cause inconvenience.

First Floor:

Now that Lewis’s bedroom is on the ground floor, guest room benefit from daylight & its own shower ensuite. This way, it did not block the natural daylights on the other side of the building creating a tunnel light, that was a problem from previous concepts. Master bedroom is L-shaped design, master bedroom benefits plenty of natural daylght.

Raising the floor creating a loft style bedroom gives spaces for storage underneath it. From this layout, first floor would be able to accommodate living area & cinema room. There are no need for main bathroom as each room has its own ensuite. Guest’ bathroom is accessible from both sides of the building.

Disadvantages:

- Everything is too open, outsider can peer into inside.

- Powder room tuck away at the back of the room, not centralise.

- Living arrangements become too private that both father and son might not see each other as often.

- Guest bathroom is accesible from both side, will compromise privacy when the bedroom is occupied.
