Welcome to Kaladar

This welcoming community is located at the junction of Hwy. 7 and Hwy 41 and just a short drive from the popular camping spot: Bon Echo Provincial Park. The Kaladar Community Centre helps to bring together locals in this tight knit community.

Until the Canadian Pacific Railway came through here in 1184 there was just a sporadic settlement in the area. But, with the train came opportunity and lumber became a commodity to be transported. The original name was Scouten, after the first postmaster.

The Canadian Pacific Railway used to pass through town, this is now a rail trail and part of the Trans Canada Trail.

The Great Trail – The Great Trail is a cross-Canada system that connects us together from the Atlantic to the Pacific to the Arctic Oceans. It is currently the longest recreational, multi-use trail network in the world. A portion of this trail runs through Addington Highlands near Kaladar.

Kaladar Pine Barrens Conservation Reserve – Road Cycling – If you’re an avid cyclist, you’ve come to the right place. We have trails that are on and off road to choose from.

Flinton Conservation Area – Open dawn to dusk this Conservation Area is located in the village at the river. You’ll be greeted with large white pines and a pretty place to hike, picnic, and much more.

Bike Routes

Located in the heart of beautiful Eastern Ontario. Stretching northward from the shore of Lake Ontario, the L&A County Trails include 12 well-marked and and easily accessible looping routes with 600 kilometres of paved roadway. The routes are ideal for cycling enthusiasts.

Many of the County Trails have wide, paved shoulders, which make for a more comfortable and safe ride. As you travel, you’ll experience the natural beauty, unique history, and rural charm that L&A has to offer. In addition to our 12 itineraries, we also share the road with some amazing regional, provincial and national trails that pass through L&A.

The Great Lakes Waterfront Trail

Some of the L&A County Trail routes share the road with The Great Lakes Waterfront Trail. This route is a 1,600 km celebration of nature and culture – where peaceful countryside, small towns and big cities link together. Enjoy it for a day or make it a summer-long adventure. The Waterfront Trail passes through Lennox & Addington in Napanee and along the Loyalist Parkway (Hwy 33).

To the north is a quaint little town by the name of Northbrook. Further north is Bon Echo Provincial Park.

The park has 530 campsites that include over 200 electrical-serviced sites, 30 back country canoe and hike-in sites, and 21 roofed accommodation structures. There are also day passes available for those who which to take advantage of everything the park has to offer without an overnight stay. Remember to bring your swimsuit, there’s three natural sandy beaches where swimming is encouraged.

One of the most noteworthy aspects of Bon Echo Provincial Park is Mazinaw Rock. At an astounding 1.5 km long and 100 m high, ‘the rock’ is a spectacular sight. Add in the 260 Indigenous pictographs dotted on its front and this natural wonder turns into and interactive art gallery for you and your family to decipher.

Delivery of municipal services (garbage and snow removal) may not be provided to lots located in the (RLS) zone. The provision of emergency services (fire, police and ambulance) may also be limited in areas zoned (RLS) due to the access constraints. The Township does not assume the responsibility of road maintenance for lots located in the (RLS) zone accessed by private roads or right-of-ways.

Such dwelling may be permitted no closer to the front lot line than the main dwelling and shall be no closer than 30 metres to the front lot line.

CONSTRUCTION

Construction started in 2004 with the Seller working with subcontractors. The hole was dug and prepped for a septic bed and there is a 20 pier total foundation after back utility room addition was added that were installed with cinderblock and parge.

The logs used are cedar and well over 100 years old. Subfloor in the main house and back addition are spruce (Store-bought). The floors in the main room are cedar. The sunroom has old hemlock joists from recyled barns. Floors in the sunroom and back room are pine.

The logs were supplied by Jim Caldwell in Lanark County. At the time he built homes like this one. He did all the dovetails for the home. (He has since retired)

The home is insulted with Rucksol. There is Rucksol in between the logs and the ceiling is insulted with R22. The ceiling is vented through the ends of the ceiling and there are holes drilled in the rafters so the air ventilation is going through the rafters. Floors are also insulated with Rucksol and are vented to keep mildew out. A new roof was installed in 2020.

In 2011 the addition for the laundry room and the walk in closet area for the primary bedroom was added. The sunroom was changed into 4 season. The deck was extended at the North side of the house in 2013.

HEATING/COOLING

The home is primarly heated with the use of 2 woodstoves with a back up propane fireplace. The propane fireplace is solely used would prevent pipes from freezing. There is no A/C but the home is cool in the summer due to the treed lot. However in extreme heat waves a window unit has been used for the primary bedroom. Heating Supply: Petro-Pro Kingston for propane. Propane costs are approximately $600/year. The wood comes from the surrounding crown lands to the East of the property.

WATER SUPPLY

The well is a drilled well located at the back door near the utility room off the driveway. It is very deep. It was installed in 2011. (Prior to lake intake was used which is back up source that could be used for watering gardens and does have a heated line still installed). There is currently a water tank on the second level of the home that feeds most water supply from the well but is filled up not for lack of water but for a gravity fed system so hydro isn’t needed everytime you run a tap. The white tap in the kitchen is directly from the well and has been recently tested for potability. (See attached 0/0 reading)

SEPTIC

The septic system is located on the east side of the utility room. It was installed in 2004. Recently pumped in 2022 and there was no visual signs of any issues with it. (See attached documents)

APPLIANCES

The fridge is currently electric. The Stove is Propane. Hot Water Tank is Propane

There are back up propane lights throughout the house that are installed for backup purposes only but are not used on a regular basis. Washer is Electric. Dryer is Propane.

SOLAR SYSTEM

The generators that will come with the house don’t turn on automatically. One is a remote start, the other is manually started in generator shed. Only a new generator installed by professionals will automatically start when batteries need topping up. You can also install a hardwired system that would use propane for $15,000 (Approximately). Everything else with power/solar is automatic when batteries need charging right now. The solar panels need to be brushed off of snow in the wintertime. Batteries (located in the workshop) need to be topped up with distilled water on a monthly basis. The current system is a 48 Volt system operating with 8 batteries. Both the shop and house can run off the batteries. Everything was professionally installed by Quantum Renewable Energy. The whole battery charger and inverter system was upgraded in 2020. (as well as the batteries)

WATERFRONT

Is very natural with some logs in the water and lily pads. It is swimable and is approximately 6ft deep. There is a spot on the lake that has a spot where people jump off a cliff to swim. The lake is approximately 2 ½ miles long. Average depth is 8-10 ft with some spots being much deeper due to being on the Canadian Shield. There is a private boat launch that is only for owners on the lake. There are lots of large mouth bass, pike, perch, muskies and other basic lake fish. Raccoon Lake feeds into Otter Lake which can be portaged at the west end of the Lake (5min walk).

WORKSHOP

Built in 2010 and is 24 x 40. Framing on the roof is designed to support a 2 car garage addition. It has a woodstove in it for heating. Asphalt Shingle Roof. Tall enough for a hoist to be installed. Scissor Trusses. Main Garage door is 10 x 12. (Roll Up Door) and side door is 7 x 8 (Roll Up Door)

In an effort to encourage everyone to recycle, clear logo bags are mandatory for all household waste. For each box of recyclables brought to the waste site, the property owner/tenant will receive one clear logo bag in exchange. Clear logo bags are available for purchase at the Township Office, Township Waste Sites, Northbrook Foodland, Northbrook Gas & Variety, Finnegan’s General Store, the Cloyne Shell, Rosie’s Café & General Store and Glaeser’s Country Store for $2.00/bag. There are some items that although may have a recycle symbol on it are not accepted by the producers and are therefore considered bulky waste and must be paid for if disposing at the site. An example of such an item would be a plastic lawn chair or table. Recycling remains free of charge provided they are clean, free of contaminants and accepted in the blue box program.
