Construction

Construction started in 2004 with the Seller working with subcontractors. The hole was dug and prepped for a septic bed and there is a 20 pier total foundation after back utility room addition was added that were installed with cinderblock and parge.

The logs used are cedar and well over 100 years old. Subfloor in the main house and back addition are spruce (Store-bought). The floors in the main room are cedar. The sunroom has old hemlock joists from recyled barns. Floors in the sunroom and back room are pine.

The logs were supplied by Jim Caldwell in Lanark County. At the time he built homes like this one. He did all the dovetails for the home. (He has since retired)

The home is insulted with Rucksol. There is Rucksol in between the logs and the ceiling is insulted with R22. The ceiling is vented through the ends of the ceiling and there are holes drilled in the rafters so the air ventilation is going through the rafters. Floors are also insulated with Rucksol and are vented to keep mildew out. A new roof was installed in 2020.

In 2011 the addition for the laundry room and the walk in closet area for the primary bedroom was added. The sunroom was changed into 4 season. The deck was extended at the North side of the house in 2013.

HEATING/COOLING

The home is primarly heated with the use of 2 woodstoves with a back up propane fireplace. The propane fireplace is solely used would prevent pipes from freezing. There is no A/C but the home is cool in the summer due to the treed lot. However in extreme heat waves a window unit has been used for the primary bedroom. Heating Supply: Petro-Pro Kingston for propane. Propane costs are approximately $600/year. The wood comes from the surrounding crown lands to the East of the property.

Water Supply

The well is a drilled well located at the back door near the utility room off the driveway. It is very deep. It was installed in 2011. (Prior to lake intake was used which is back up source that could be used for watering gardens and does have a heated line still installed). There is currently a water tank on the second level of the home that feeds most water supply from the well but is filled up not for lack of water but for a gravity fed system so hydro isn’t needed everytime you run a tap. The white tap in the kitchen is directly from the well and has been recently tested for potability. (See attached 0/0 reading)

Septic

The septic system is located on the east side of the utility room. It was installed in 2004. Recently pumped in 2022 and there was no visual signs of any issues with it. (See attached documents)

Appliances

The fridge is currently electric. The Stove is Propane. Hot Water Tank is Propane

There are back up propane lights throughout the house that are installed for backup purposes only but are not used on a regular basis. Washer is Electric. Dryer is Propane.

Additional Information

Solar System

The generators that will come with the house don’t turn on automatically. One is a remote start, the other is manually started in generator shed. Only a new generator installed by professionals will automatically start when batteries need topping up. You can also install a hardwired system that would use propane for $15,000 (Approximately). Everything else with power/solar is automatic when batteries need charging right now. The solar panels need to be brushed off of snow in the wintertime. Batteries (located in the workshop) need to be topped up with distilled water on a monthly basis. The current system is a 48 Volt system operating with 8 batteries. Both the shop and house can run off the batteries. Everything was professionally installed by Quantum Renewable Energy. The whole battery charger and inverter system was upgraded in 2020. (as well as the batteries)

Waterfront

Is very natural with some logs in the water and lily pads. It is swimable and is approximately 6ft deep.There is an old dock but supplies to make a new floating dock will be left with the home. There is a spot on the lake that has a spot where people jump off a cliff to swim. The lake is approximately 2 ½ miles long. Average depth is 8-10 ft with some spots being much deeper due to being on the Canadian Shield. There is a private boat launch that is only for owners on the lake. There are lots of large mouth bass, pike, perch, muskies and other basic lake fish. Raccoon Lake feeds into Otter Lake which can be portaged at the west end of the Lake (5min walk).

Workshop

Built in 2010 and is 24 x 40.. Framing on the roof is designed to support a 2 car garage addition. It has a woodstove in it for heating. Asphalt Shingle Roof. Tall enough for a hoist to be installed. Scissor Trusses. Main Garage door is 10 x 12. (Roll Up Door) and side door is 7 x 8 (Roll Up Door)
