Introducing Unika Residences: a unique project in the heart of the Costa del Sol. Its four main attributes are as follows:

The original idea for this development was to create a unique project, rising above its surroundings in a natural setting with a comprehensive range of wellness facilities, surrounded by Mediterranean green areas, creating an environment of peace and relaxation by the sea, where people can enjoy good company, free time and the Costa del Sol's weather.

2.1-Location and Building Area

The Unika Residences Residential Complex has been designed as an exclusive complex, made up of 2 phases: 6 blocks make up the first phase, along with a detached building dedicated to the complex's main amenities, and a second phase made up of 8 blocks. Both phases will be surrounded by unique green spaces, taking advantage of the plots' topographic conditions. As such, the building area will respect the current contours of the land, giving the perfect balance between the location and orientation of its blocks and the spacious communal areas created between them.

This building area will enable us to optimise the panoramic views of the Costa del Sol and the Bay of Estepona, offering various orientation options for the 149 homes making up this exclusive and stylish residential complex.

Your Home

Hall, living room, corridor and bedrooms

• The flooring in your new home's hall, living room, bedrooms and corridor will be high-quality, large-format porcelain stoneware. The floor will be finished with a skirting board with a white finish to match the interior carpentry, in order to create a fully integrated environment throughout the home.

• The walls will be finished with smooth plastic paint. A false ceiling will be installed throughout the home, finished with plastic paint.

Kitchen

Cooking up your favourite dishes will be much easier in this space, designed for you. It will be a fitted kitchen in a modern design. What's more, it will include the following appliances:

• Induction hob.

• Extractor hood.

• Electric oven and microwave unit.

• Built-in dishwasher.

• Built-in fridge.

• Washing machine.

• Worktop and void between wall and base units.

• Sink with mixer taps.

Bathrooms

• The walls of both the main and guest bathrooms will be covered with ceramic tiles, combined with porcelain stoneware flooring.

• Plastic-painted false ceilings will be installed. For your convenience, the air-conditioning system will be installed in the false ceiling.

• In both bathrooms they will install mixer taps (thermostatic in the shower in the main bathroom), a resin shower tray and a screen.

• Furthermore, the toilets will be wall-hung with recessed cisterns. There will be a ceramic sink with a cabinet and a compact quartz or resin seamless worktop.

Private terraces and/or gardens

• To ensure your maximum safety, these outdoor spaces will be paved with non-slip, large-format stoneware and will include a skirting board of the same material, where required.

• All terraces will come with a water supply and a water drainage system.

• They will also include lighting, a power socket and a TV socket.

• If you have a penthouse suite, you will be able to enjoy a spacious solarium from which to admire the spectacular views the development has to offer.

• Pergolas will be installed to create shaded areas.

Internal

Plumbing and sanitation

Plumbing installation will include water outlets for all the sanitary ware in the bathrooms and kitchen (sink) and for the appliances in the cooking and washing area (dishwasher and washing machine).

• Your home will have a general stopcock and separate cut-off valves in each wet room.

• Hot water supply in all homes within the development will be ensured with a maximum-energy-efficiency air source heat pump.

• All of the sanitary ware within the house will be connected to the sewage network, with sound absorbing PVC downpipes running through chambers next to the house.

Heating/Air-conditioning

To ensure maximum comfort in your new home, a hot/cold air-conditioning system has been installed. This will be equipped with a network of ducts that will diffuse air through supply and return grilles in the living room and bedrooms.

• Water-based underfloor heating will be installed throughout your new home, except for the bathrooms which will have electric underfloor heating.

• Temperature control is achieved by room zoning, with thermostats.

Fixtures

Electricity/Telecommunications

• Your home will be equipped with the electrical and telecommunications sockets required as standard, as well as a video door-entry system connected to the door and the housing estate's entrance.

• The lighting in the bathrooms, kitchen and corridors of your home will be composed of equipment containing LED technology.

Ventilation

• Your home will have a ventilation system to ensure indoor air health and compliance with the Technical Building Code.
