MAYOR’S FOREWORD
The 2025-26 City Budget has been delivered with a record $1 billion committed to capital works projects this financial year. This is the first time council has committed to spend this amount in a single financial year.
Overall, the budget is $2.7 billion with the rate increase for a principal-place-of-residence property set at 2.7 percent.
The budget also continues to look after pensioners with the Council’s pensioner discount increased by 10 percent. For all ratepayers, the long-standing 10 percent pay-ontime discount remains. In real terms, this is a 10 percent rate reduction for those who pay on time and it is the most generous early payment discount in the State.
When it comes to capital works expenditure, City staff and contractors are on the job building new libraries, expanding our road and cycle networks, improving street and park lighting, opening new parks, constructing more boat ramps and widening footpaths. These works are about protecting the lifestyle we all love and ‘staying ahead of the population growth curve’.
Here is a small snapshot of works planned or underway so at least if you are delayed for a couple of minutes, you know what you will be getting.
Starting with roadworks and stormwater drainage upgrades, adjacent to Trinity Lutheran College in Ashmore, cycleway and pedestrian pathway improvement works costing $3.85m are occurring and at Pacific Parade, Bilinga $4.46m has been allocated for stage two road reconstruction.
At Runaway Bay, road reconstruction and ancillary drainage works at Lae Drive are underway at a cost of $4.19m. Nearby at Brisbane Road and Marine Parade, $2.3m is going towards upgrading the outlet structures to enhance stormwater drainage abatement for the area.
The northern area of our city continues to grow rapidly so we’ve allocated over $80m for the road upgrade and duplication of Yawalpah Road as well as active transport upgrades to support the implementation of the Coomera Connector. There is also a further $6.96m assigned further north at Ormeau to upgrade the intersection at Goldmine Road-Lahrs Road.
Transport aside, improving our water and wastewater networks is also a high priority with extensive work underway to upgrade capacity of the city-wide sewerage network.
This includes a major Stapylton sewerage network upgrade with $77m provided to refurbish the sewerage pump station and associated rising main infrastructure, providing additional redundancy for the system. Meanwhile in the north and south of our city we are delivering major sewerage treatment plant upgrades at Pimpama and Elanora costing $150m and $70m respectively.
Collectively, these projects are about preserving our lifestyle and creating a city for one million-plus residents and 13 million annual visitors

MARKETING REPORT
Economic Insights | Property Updates
Your property conversation cheat sheet to start the week:
1. The Reserve Bank of Australia held rates steady this month, though cuts are still expected ahead. A rate cut is likely at the 12 August meeting (3)
2. The decision to hold is likely to slow the property market slightly. In June, all capital cities saw accelerating growth with Australian house prices having increased by seven per cent over the past 12 months (3)
3. The RBA kept rates on hold partly due to persistent construction cost increases, with Australia's housing industry facing structural problems including outdated building methods, labour shortages of 90,000 workers, and build times exceeding 10 months (3)
4. Alternative construction methods offer solutions to these challenges, with modular building providing one promising approach that can reduce costs by 10-20 per cent. More innovative examples to reduce costs include LUYTEN’s 3D-printed home in Melbourne and Amazon's $4,999 snap-on tiny home (1)
5. Australia’s TikTok user base is shifting toward older demographics with higher spending power, mirroring US trends where 25-34 year olds now dominate the platform. This transformation is driving demand for commercial spaces that integrate social media capabilities, content creation facilities, and omnichannel retail experiences, with over 350,000 Australian businesses already using TikTok for commerce (2)
Australian property prices continued their remarkable acceleration through June 2025, with house prices surging 1.0 per cent to reach $941,101, delivering robust annual growth of 7.0 per cent. Unit values advanced 0.6 per cent to $694,510, maintaining steady 5.2 per cent year-on-year appreciation. The momentum reflects the powerful impact of two interest rate cuts this year, with the March quarter inflation result of 2.4 per cent reinforcing market expectations for additional monetary policy easing in the months ahead.
Every major market is now exhibiting monthly growth rates that signal significant momentum building across the nation. Perth’s exceptional 1.3 per cent monthly growth continues to lead the charge, while Brisbane’s surge past $1.05 million demonstrates the broad-based nature of this acceleration phase. This coordinated
strengthening appears directly linked to the Reserve Bank’s cutting cycle, with buyers moving decisively ahead of anticipated further rate reductions.

Selling at Auction
ABSENCE OF PRICE REDUCES THE RISK OF IT BEING REJECTED ON PRICE
Auctions are highly focused marketing campaigns designed to expose your property to the maximum number of buyers, maximise your sale price and minimise the number of days your property is on the market.
• Your property is put up for sale on a specified date and this is preceded by a high impact marketing campaign and selected ‘open days' all of which indicate your commitment to selling.
• Auctions are a well-established and proven practice for selling real estate.
• Potential buyers are in one place at one time with a strong desire to purchase on the day. Competitive bidding means there is no price barrier.
• A definite unconditional sale is made under the hammer, assuming the reserve price is reached. A set date of sale encourages potential buyers to act quickly.
• The auctioneer is a professional negotiator, that undergoes extensive training, backed by a brand with over 115 years of experience.
• You have the right to set the reserve price, below which the auctioneer is not permitted to sell, this gives you greater control.
• By running an extensive marketing campaign, you have more opportunity to achieve the best possible sale price in the market.
THE POWER OF AUCTIONS
ON SITE AUCTIONS
The traditional auction method, usually conducted outside the property with bidders in attendance along with neighbours and bystanders. These onlookers increase the attendance size and therefore add to the feeling of competition for the registered bidders. The fact bidders are making offers outside their possible future home can make buyers bid emotionally. This type of auction, with the right auctioneer, can add a touch of theatre to the auction process.
IN-ROOM AUCTIONS
This type of auction will usually be held in an office, auction house, hotel or other large space and will normally have several properties going under the hammer over a short period of time. This type of event allows us to control factors that we otherwise couldn't such as weather, noisy neighbours, traffic, etc. It gives the bidders an increased feeling of competition as there will be many registered bidders spread over the properties, thereby giving perceived extra competition.
ONLINE AUCTIONS
Born out of necessity, this method offers an online solution allowing bidders to purchase from the comfort of their own home. It also allows buyers from interstate/ overseas to bid. Since the full time introduction of online auctions throughout the COVID-19 restrictions, bidder numbers have increased dramatically. Online auctions can be offered either as a stand alone product or to complement the on- site and in-room auctions allowing bidders the option to attend the home or venue or bid from a laptop or other device.

Home-Baked Comfort: Banana Bread with an Elevated Twist
A comforting classic with a hint of indulgence
Few things say ‘welcome home’ like the aroma of banana bread fresh from the oven. This version takes the humble favourite and gives it a subtle upgrade — browned butter for richness, walnuts for texture, and just enough sweetness to make every slice feel like a treat.
At Ray White Shore Group, we believe a house becomes a home through moments like these — simple, heartfelt, and shared. Whether you’re making new memories or welcoming friends, this banana bread recipe is a delicious way to bring everyone together.
1. Preheat the oven to 170°C (340°F). Grease and line a loaf tin.
Ingredients:
3 ripe bananas, mashed
125g unsalted butter
¾ cup brown sugar
2 eggs
1 tsp vanilla extract
1 ¾ cups plain flour
1 tsp baking soda
½ tsp salt
1 tsp ground cinnamon
½ cup chopped walnuts (optional)
A handful of dark chocolate chips (optional) Raw sugar, for sprinkling
2. Brown the butter: In a small saucepan, melt the butter over medium heat until it foams, turns golden, and smells nutty. Remove from heat and let cool slightly.
3. Combine wet ingredients: In a mixing bowl, mash bananas and stir in brown sugar, eggs, vanilla, and the browned butter.
4. Add the dry: Sift in flour, baking soda, cinnamon, and salt. Stir gently until just combined.
5. Fold in walnuts and chocolate chips, if using. Pour the batter into the loaf tin and sprinkle the top with raw sugar.
6. Bake for 50–60 minutes, or until a skewer inserted in the centre comes out clean. Cool in the tin for 10 minutes, then transfer to a wire rack.
