Hi Everyone,
If you thought 2025 was going to quieten down — think again. Between Trump’s trade tantrums, China’s property wobbles, and our own Reserve Bank tiptoeing around another rate decision, the world has once again proven that the only constant in real estate is uncertainty.
But while the headlines bounce around like a beach ball in a southerly, the Gold Coast continues to do what it does best — grow steadily, attractively, and irresistibly. Let’s take a look at what’s been happening from July through to the end of September.
Market Overview
The Gold Coast market has remained resilient through another turbulent quarter.
• Median House Price: Approximately $1.22 million, up around 2.4% for the quarter and 10% year-on-year.
• Median Apartment Price: Around $785,000, rising 1.8% this quarter and roughly 7% over the year.
• Vacancy Rate: Still incredibly tight at 1.0%, confirming that demand for rentals continues to far outweigh supply.
• Rental Yields: Averaging 4.3% for houses and 5.1% for apartments, well above Brisbane’s city averages.
While much of the country is seeing patchy results, the Gold Coast remains one of the most consistent performers in Australia. The appeal of coastal living, combined with a stable jobs market and ongoing infrastructure projects, continues to keep the market buoyant.
Supply Constraints
This has become the recurring theme of the year — and nothing has changed in Q3.
• New Developments: Construction costs remain painfully high, and apartment project delays are now the norm rather than the exception.
Several major developments along Broadbeach and Palm Beach are now pushed well into 2026 or later.
• Apartment Pipeline: The Gold Coast is still on track for an 80% decline in new apartment completions between now and 2027, from roughly 1,900 units in 2025 down to only 400–500 in 2027.
• Land Scarcity: Vacant land opportunities are virtually gone in the central coastal strip. What remains inland (think Maudsland, Reedy Creek, Pimpama) is being snapped up faster than builders can quote.
In short: supply is not keeping pace — and that’s keeping prices firm.
Demand Drivers
Even with cost-of-living pressures, buyer demand on the Coast hasn’t eased off much — it’s just become more strategic.
• Interstate Migration: The Gold Coast remains a top destination for relocations out of Sydney and Melbourne. Over 250,000 people have made the move from NSW alone over the past decade, and that flow continues, albeit at a steadier pace.
• Lifestyle Magnetism: Working from home remains the unsung hero of Gold Coast property. Buyers want balance, space, and sun — and this city offers all three.
• Infrastructure Growth: The Gold Coast Light Rail Stage 3 and M1 upgrade projects continue to add confidence, particularly around Mermaid Beach, Burleigh Heads and Palm Beach. Improved connectivity equals sustained value.
• Investors Returning: The yield differential between the Coast and Brisbane is drawing investors back in. With low vacancy rates and rising rents, returns are outperforming capital city averages.
Suburb Highlights
• Palm Beach: Median house price now sitting around $1.52 million, up 6.8% for the year. Units remain hot property, with strong off-plan interest.
• Burleigh Heads: Consistent performer — house median around $1.72 million, up roughly 4% this quarter.
• Upper Coomera: Affordable growth corridor. Median house price now $935,000, with steady 13% annual growth and the highest number of transactions on the Coast again this quarter.
• Pimpama & Coomera: Both suburbs continue to attract first-home buyers and investors, with 18–20% growth over the past two years.
• Robina & Varsity Lakes: Family buyers are driving competition, particularly for renovated homes close to schools and amenities.
Rental Market
If there’s a headline story for 2025, this is it.
• Vacancy rates across the Coast remain below 1.2%, one of the lowest in the country.
• Weekly rents are up around 7% year-onyear, and tenants are applying within hours of listings going live.
• New investors are returning — cautiously — but there’s a structural shortfall that won’t be fixed anytime soon.
In plain English: the rental crisis isn’t easing, and this is reinforcing investor confidence.
Outlook
As we move into the final quarter of 2025, the market looks firm but not frenzied. There’s still heat in the right suburbs, but buyers are becoming more discerning.
Unless there’s a major policy shock or global event, I expect the Coast to continue its steady 2–3% quarterly gains through to the end of the year. And with new supply still choked off, prices aren’t likely to fall in the foreseeable future.
It’s simple economics — strong demand + short supply = stable prices.
Final Thoughts
While the rest of the country debates whether the market is “up” or “down,” the Gold Coast seems to have opted out of that conversation entirely.
It just keeps rolling along — powered by sunshine, scarcity, and good old-fashioned lifestyle appeal.
If you’re thinking of selling, now is an ideal time to capitalise before the Christmas lull. And if you’re buying, focus on quality, not bargains — because quality on the Coast rarely stays a bargain for long.
