The traditional auction method, usually conducted outside the property with bidders in attendance along with neighbours and bystanders. These onlookers increase the attendance size and therefore add to the feeling of competition for the registered bidders. The fact bidders are making offers outside their possible future home can make buyers bid emotionally. This type of auction, with the right auctioneer, can add a touch of theatre to the auction process.

IN-ROOM AUCTIONS

This type of auction will usually be held in an office, auction house, hotel or other large space and will normally have several properties going under the hammer over a short period of time. This type of event allows us to control factors that we otherwise couldn't such as weather, noisy neighbours, traffic, etc. It gives the bidders an increased feeling of competition as there will be many registered bidders spread over the properties, thereby giving perceived extra competition.

ONLINE AUCTIONS

Born out of necessity, this method offers an online solution allowing bidders to purchase from the comfort of their own home. It also allows buyers from interstate/ overseas to bid. Since the full time introduction of online auctions throughout the COVID-19 restrictions, bidder numbers have increased dramatically. Online auctions can be offered either as a stand alone product or to complement the on- site and in-room auctions allowing bidders the option to attend the home or venue or bid from a laptop or other device.

Auction clearance rates rose to 70.1%—the highest in four weeks— as buyers anticipate a potential interest rate cut and gain confidence from Labor’s federal election win. Clearance rates improved in most cities, with Melbourne leading at 74.4% and Sydney at 69.4%. Increased bidder activity was noted, and sentiment is expected to strengthen further ahead of the RBA's May meeting.

This uplift in auction clearance rates benefits commercial and industrial

properties in QLD by signalling renewed buyer confidence and improved market momentum. For sellers, increased sentiment can lead to faster sales, stronger competition, and firmer pricing. For buyers, the anticipation of rate cuts makes borrowing more attractive, encouraging investment before values potentially rise. The overall economic optimism, fuelled by stable government leadership and easing inflation ...spills over into commercial sectors, particularly in growth areas like South East Queensland.

New Seller Disclosure Laws Coming to Queensland in August 2025

Under the new regime, sellers must provide prospective buyers with a completed disclosure statement and prescribed certificates before the buyer signs the contract of sale. These documents include critical information such as title searches, zoning details, notices from government entities, pool safety certificates, and more. The aim is to enhance transparency and protect buyers by ensuring they have access to essential information upfront.

Failure to comply with these requirements can have serious consequences. If the disclosure documents are not provided correctly, or if there is a significant omission, buyers may have the right to terminate the contract before settlement. This underscores the importance for sellers to be diligent and thorough in preparing these documents.

A Hearty Recipe for the Cold Winter Nights

At Ray White, we believe in bringing warmth and comfort to every home, and what better way to do that than with a hearty winter beef stew? Perfect for cozy evenings, this recipe will fill your home with the savory aromas of tender beef, root vegetables, and fresh herbs—bringing the essence of winter right to your table.

Instructions:

Ingredients:

500g beef chuck or stew meat, cut into chunks

2 large carrots, peeled and sliced

4 medium potatoes, peeled and diced

1 onion, diced

2 garlic cloves, minced

4 cups beef broth

1 cup red wine (optional)

2 tablespoons tomato paste

1 teaspoon dried thyme

1 teaspoon dried rosemary

Salt and pepper to taste

Fresh parsley for garnish

Brown the Beef: In a large pot, heat a little oil over medium-high heat. Brown the beef in batches, making sure all sides are seared. Remove from the pot and set aside.

Cook the Vegetables: In the same pot, sauté the onions and garlic until softened, about 5 minutes. Add the carrots and potatoes, and cook for another 5 minutes.

Simmer the Stew: Add the beef back to the pot along with the beef broth, red wine (if using), tomato paste, thyme, and rosemary. Season with salt and pepper to taste. Bring to a simmer.

Cook: Cover the pot and let the stew simmer for 1.5 to 2 hours, or until the beef is tender and the flavors have melded together.

Finish and Serve: Taste and adjust seasoning if needed. Serve hot, garnished with fresh parsley.
