THE MAIN 3

1415 Main Street | Sentinel

PROJECT DESCRIPTION

The Main 3 Downtown focuses on a number of upgrades to the building’s common area amenities, leasing office as well as a conversion of an old commercial space in the 1414 building into 4 residential units.

Starting from the ground up, the objective was to convert the existing wine tasting room and theater room into a large modern fitness center for residents. The current plan will include restroom facilities, a group fitness room and a large open equipment room with a range of offerings.

A main objective of the project was to relocate the full leasing office from the basement of the 1415 building up to the amenity level where the old fitness center and resident lounge were located. This allowed more room for a true modern leasing office adjacent to the roof deck pool. The outdoor amenity space was reconfigured to better suite the needs and desires of the targeted market.

The project also include the renovation of 164 units consisting of nine studio, eighty-five one-bedroom, and seventy two-bedroom apartments, as well as 6,332 square feet of ground floor retail space, and 3,600 square feet of second floor office space.

SENTINEL HQ OFFICE

PROJECT DESCRIPTION

Our internal design team was asked to help with the renovation of Sentinel’s new HQ Office located in New York City. The project required the re-imagining of several existing spaces to bring them up to the standards and finishes expected of a Sentinel project. These spaces include Elevator Lobby, Entry Lobby, Resident Lounge and Cafe Conference Rooms, Open Work Stations, as well as typical office layouts.

There are a lot of moving parts on a project like this and it was important to have tools such as Revit and Enscape to illustrate the design intent of the Owner. We worked closely with consultants and vendors to coordinate important design details. The intention is to create a new space that feels timeless. A use of interesting materials are proposed for this project such as costume Terrazzo floors, stone, and wood panels. Several iterations were mocked up and reviewed with the CEO of the company to help bring there vision to reality.

ABQ UPTOWN

2222 Uptown Loop Rd NE | Sentinel

PROJECT DESCRIPTION

ABQ Uptown Apartments required the reimagining of a variety of amenity spaces including the Fitness Center, Business Center, Resident Lounge, Open Air Corridor with package concierge, Exterior Courtyard and fire pit, as well as the Leasing Office.

The main goal of the renovation was to modernize the offerings at the property, while enhancing the amenity area’s connections to the exterior courtyard. Each space was looked at individually and as a collective whole. I was strongly involved with the design phase, getting feedback and approval throughout. During the end of the design phase, I worked to collect bids from several contractors and begin the negotiation/procurement phase to align the design with our approved budget. From there we we awarded the project to a contractor and continue to be involved via construction administration until the project was completed and the spaces can be turned back over to our residents.

In the end the renovation provided a strong identity for the property and exciting new offerings for our current and future residents, while increasing the property’s value.

THE KIRBY

1509 Main Street | Sentinel

PROJECT DESCRIPTION

Since 1913, the 17-story Late Gothic Revival tower known as The Kirby has been one of the most distinguished landmarks in Dallas. A large focus of the work was renovating a historic building into 160 classic, urban lofts and apartments.

Living in the heart of Downtown Dallas, residents at The Kirby enjoy a modern, urban lifestyle while experiencing a unique connection to the past. The renovated units feature a variety of design elements, including original 1913 hardwood floors, exposed brick, spacious walk-in closets and vaulted ceilings, some of which are structural concrete with exposed ductwork.

In additoin to unit upgrades, the overall renovation included upgrades to the fitness center, rooftop pool and spa, an outdoor kitchen with a seating area and a coffee bar, front lobby, back loby / leasing office with custom millwork designed inhouse.

ELEMENT 27

Subiaco WA. | 2019

72 Price Street | Sentinel

PROJECT DESCRIPTION

ELEMENT 27 is located in a redeveloped light industrial area at the heart of Subi Centro.

With 93 apartments, ELEMENT 27 is the first purpose-made “build-to-rent” (BTR) development in Australia. A variety of apartment types are offered, ranging from studios to one, two and three bedroom dwellings. The building incorporates a Leasing Office and Management Office, ensuring that new applicants or existing tenants have direct contact with management staff. All apartments are fitted with a full appliance package, conveniently reducing the need for tenants to move in their own.

Residents have access to common area facilities such as Gym, Lounge, Media Centre and Pool Deck with BBQ cabana on Ground Floor. A rooftop garden with seating and entertaining area takes advantage of the impressive views to the north and west over the Subiaco Common parkland. The development is bounded on all sides by the public realm, and adjacent the major north-south landscaped pedestrian thoroughfare or “green spine” within the precinct. Given its landmark corner location and the heritage significance of the site, the architectural response is a contemporary industrial aesthetic with simple but bold forms.

PROJECT DESCRIPTION

Sentinel is proud to announce it has received development approval for its latest Australian Build to Rent project at 194 West Coast Highway in Scarborough, Western Australia.

Announced on behalf of Sentinel Fund Manager Australia, this will be our third Build to Rent development in Australia, following the success of our three-stage Element 27 project in Subiaco, Perth and another project currently underway in West Melbourne.

The approved 17,221 square metre mixed-use development in Scarborough will be developed, leased and managed by Sentinel. It features a single 21-storey Build to Rent tower atop a three-storey mixed-use podium and will comprise 175 apartments, four commercial tenancies, 230 bike parking bays, 215 car parking spaces and enhanced End of Trip facilities for commercial staff.

Located just 200m from the beach, the development will have spectacular sweeping views across the Indian Ocean and vibrant Scarborough.

KIOTA “NEST”

PROJECT DESCRIPTION

KIOTA beacons from the top of an Observation Hill in Amboseli National Park as a destination for human gathering and reflection that celebrates and echoes the natural environment around it. This design frames the environment around it from within and creates flexibly programmed covered and open spaces to give opportunities for unique views from a range of perspectives. The radial design offers a covered ground level for gathering and viewing, while two observation spaces accessed from a central circulation core branch up and out from the center of the structure. The structure slopes upward, mimicking the edge of the hilltop to seamlessly blend into the horizon of Amboseli beyond. Overall, KIOTA acts as a threshold between man and nature, and harnesses the views already offered by this one of a kind observation point.

PROJECT DESCRIPTION

The intention of this project is to re-imagine a new sustainable master plan that can be applied to the elevated 6 train Line in the Bronx New York. This will include creating a more celebrated end terminus for the IRT line at Pelham Bay Park Station as well as several other main stations along the way. Pelham Bay station has the opportunity to serve as a significant urban design element forming a gateway for travelers. The project goal is to develop an architectural expression that transforms Pelham Bay Station into an accessible and welcoming Gateway for the Neighborhood. In between the public and the station, essentially improving the user interface of the station. This includes improving station access and ADA compliances as well as overall layout and flow of exterior spaces.

This project will develop a comprehensive vision to improve the pedestrian access, increase accommodations for informal and formal activities, while preserving the historic structure of the elevated tracks. Existing structural frame and floor level elevations will also be retained. As the design develops, the station will embody an open dynamic quality fitting for its purpose.

As the Urban Agriculture movement continues to gain momentum across the US, its architectural implications are an increasingly fertile ground for exploration. When combined with the opportunities offered by the post Industrial American cityscape, with its underutilized manufacturing buildings and open lots waiting to be adapted to contemporary use.growing food in the city represents an exciting transformative force in the urban scene with the ability to improve the health and quality of life of city dwellers and the overall cycle of food production.

PROJECT DESCRIPTION

Developing housing in providence required consideration for the surrounding context and the demographics of the area. Providence is a young vibrant city with activity happening at every turn. The site of the development is adjacent to Johnson and Whales University. The housing proposed is meant to accommodate college students and young professionals seeking life in Providence. The idea of growing food in the city represents an exciting transformative force in the urban scene with the ability to improve the health and quality of life of city dwellers and the overall cycle of food production. This played an important role in the overall design. With the intention of users being able to grow there own crops on community farming terraces and cook it themselves. Open air flow and green roof gardens are other Sustainable features that are utilized.

Thinkers of the past who developed ideas of the future, shaped the world we live in today. As we look towards the future, we must begin to imagine what it will look like. Innovation is the driving force behind development. It is important we continue to develop our ideas and technologies. Innovation Centers provide a space to nuture these ideas. The intention of the proposed Innovation Center is to challenge the definition of building blurring the lines between enclosure and public space. Community engagement allows for the proposed innovation center to be a hub of community and innovation.

PIAZZA DEL CARMINE

PROJECT DESCRIPTION

Just as the Arno River flows through Fiorenze, the Folding Piazza folds through Piazza Del Carmine. The intervention to the piazza wraps around the site and folds into the building itself creating a strong connection between the piazza and the library. This allows for a sinuous flow that brings you through the piazza enjoying the spaces provided by the folds. It was important to consider existing conditions of surrounding urban context such as the Ciese Carmine, the adjacent convent, church, museum, and restaurant.

A Train of Thought

PROJECT DESCRIPTION

Art as a train of though has served as a way for me to describe my art. Allowing for thoughts and ideas to freely flow out onto the paper without any restrictions is a liberating experience that allows for the utmost creative expression. In art, there is no right or wrong and it is fun to challenge the misconceptions of good and bad. It is what it is. Colors can be sporadic and lines can be bold. This provides a visually stimulating piece that draws the views eyes across the page. Detail is used to suggest textures. The perceptions of light, patterns, and color can be lost. Each of these pieces are an exploration of these concepts, looking to break the boundaries of what we are capable of. I am inspired everyday by the world around me and the experiences I have attempting to incorporate it into each piece.
