Hottest Design Trends for 2012 By Jo Anne Mudry

W

e all remember the iconic home decorating trends of decades past: yellow refrigerators, shag carpet and busy floral wallpaper, but how do you avoid these mistakes in the future? We all want our homes to look as beautiful on the inside as they do outside! As we look at the cold months that lie ahead, it’s easy to see how sprucing up a room or planning changes to our home’s interior is high on many people’s list. We’ve asked four Metropolitan Builders Association designers to give their take on the hottest design trends for 2012. The answers range from the very fashionable to the very livable.

the answer seems to be “remodel” more often than not. Many people are choosing to update their homes so they will be ready to sell when the time is right. “Easy fixes” is the trend that Allen and Watson list high on their list for 2012. Together they aim to make a home look fabulous on a small budget. Paint gives rooms a lot of bang for a little buck. Color is in. B & J Interiors’ clients love brown based reds, greens, spa-like blues, and, of course, neutrals with a touch of gold or mocha. After the color scheme is updated, These designers move on to flooring, counters sinks, faucets, hardware, simple panel draperies, and light fixtures to make the room feel like a new space without the expense of a total renovation.

See this trend at Drexel, Inc.’s booth in the Interior Design Village at the Home Building & Remodeling Expo. The booth will feature three different types of cabinetry. A dark, stained knotty alder, showcasing the rustic characteristics of the wood, will be paired with two painted maple areas—a cool gray tone, and a vibrant freshwater blue. Together with the gray granite and white quartz counter tops, these elements will create an eclectic mix. This combination gives a truly personalized feel to the space.

Personalization is one of the hottest design trends that Drexel, Inc. is seeing from their customers. Homeowners are choosing to stay in their current homes and customize their interiors without being concerned about resale.

“As designers we’ve seen a lot of big changes in the past few years,” says Joy Allen, of B & J Interiors, LLC. One of the big questions that B & J Interiors clients have been asking themselves is whether to build a new home, or remodel their current one. Lately 6 Abode January 2012

Many homeowners are opting to incorporate bold, bright colors to show their personal style. “Gone are the days when people designed a room around fourteen shades of brown,” says Beth Pautsch. “Today we’re using a variety of products, colors, and textures to enhance our clients’ rooms.”

Masonry is not just for exteriors and fireplaces anymore. Craig Podlesnik says he’s seen an increase in the use of masonry, stone, brick, slate, and other materials for design and aesthetics in

Cheri Ware, of Ware Design, tells us that she sees a definite trend toward cleaner, lighter lines. Sofas, chairs and accessories are lighter. Metals are everywhere in her designs, particularly in tables and accent pieces like lamps with stone and metal combinations. Deeper, more saturated wall and accent colors are also receiving new focus. Ware adds detail in her rooms by layering window treatments. both residential and commercial applications. “Customers are asking for, and we’re installing, more and more stone accent walls, candle walls, range hoods, interior columns, room separating brick archways, and lower level European style pubs and wine rooms,” says Podlesnik. Homeowners with new and existing homes alike are opting to make their fireplace a main focal point. Podlesnik says that a good rule of thumb is to use the masonry selected for a fireplace façade in at least one or two more places throughout the home. Some suggestions he offers are a wall in an adjoining dining room, or the base of a kitchen/ breakfast bar island. A stone wall in a dining room or living room is both subtle and inviting. Many homeowners choose to finish the look with a montage of hanging photos above a buffet. Bringing the outdoors in with masonry touches like this gives a home a warm, timeless feeling. StoneCraft Studios was the 2011 People’s Choice Award Winner in the Interior Design Village. This year, Podlesnik’s booth will feature a wine cellar.

“It helps to balance the bold wall colors and pull the look together,” she says.

The exhibit will feature examples in the best lighting, surface materials, home automation, hardware, and more for you and your lifestyle – it is intelligent design that is person-centered. A core group of certified remodelers from the MBA’s Remodelers Council, including a Gerontological Nurse Specialist, and members with CAPS certifications, will be available to assist and answer any questions you might have with any of the products.

Top 10 remodeling trends By Stacey Smart

Stifled by old-fashioned style? Have a space suffering from excessive ware and tear? When a battle breaks out between vintage vs. ugly and practical vs. dysfunctional, many people opt for re-doing what they have versus buying something new. Kitchens, bathrooms, family rooms, and outdoor spaces are often the top facelift contenders. If there’s a remodeling project on your radar, these pointers will help you achieve the latest looks.

1. Work With current square footage

Today’s budget-sensitive homeowners are careful when determining project size and scope, and many wish to maintain their home’s current footprint. Adding on is not as prevalent as it was in the past. Instead, homeowners are working with existing space and putting the punch into materials they select. Incorporating plenty of windows or glass doors can provide the illusion of space by making a connection to the outdoors.

2. use durable and timeless materials

Stone countertops, tile or stone backsplashes, chrome fixtures, and wood floors are all very popular. These quality materials offer long-lived style that gives any home makeover a solid foundation. “Glass tile continues to be a strong design choice as well as granite tops and wood floors in kitchens, but clients want to have them implemented in a unique way,” notes Alan Freysinger, Design Group Three. “Glass tile mixed with stone tile, bathroom floor tiles designed to look like wood, really large tile or very small mosaic patterns, and darker woods for both floors and cabinets are all certainly in style. You can also find many porcelain tiles that imitate natural stone beautifully.”

3. take advantage of unused space

Create useful places the whole family can enjoy by renovating the lower level or convert an attic into a spare bedroom, office, or play area for the kids. Basements should be flexible to accommodate growing families whose needs change over time. “Make it an inviting extension of your main living space and an additional spot to entertain by including a media room, game room, dry or wet bar, ample lighting, egress windows, bathroom, and even an additional bedroom,” says Bill Hicks, Cream City Construction. Design concepts that connect the basement to other areas of the house are in favor, such as opening the stairway at the top or bottom. And there is never too much room for storage.

4. pamper yourself With special amenities

Steam showers, heated floors, upscale appliances, large ranges with griddles, convection ovens, warming drawers – remodeling is about more than merely refreshing the look of a home, but also enjoying luxuries that enhance everyday living. Fitting in features that help manage busy lives is a common request as well. To organize all of the activities and events of a 21st century family, a drop-off zone in rear entries and kitchens is a must-have. Dry erase and bulletin boards help organize the day, while adequate receptacles for charging electronic devices are another essential.

5. kitchens: gut and start over

Completely gutting a kitchen and starting anew means not only getting new cabinets and countertops, but fresh electrical and plumbing too. Gussy up a kitchen with furniture style cabinetry, stone or quartz countertops, tile or wood flooring, double ovens, planning stations, French door refrigerators, full extension soft-close drawers, spice cabinets, mixer/appliance pop-ups that fold away into cabinets, and custom niches for preparing coffee or espresso. Undermount sinks are extremely popular and practical. Few can resist a backsplash made of tile, stone, glass or metal. “The majority of kitchens we do take advantage of the existing footprint, and custom cabinetry plays a big part in this,” says Matthew Griggs, Remodeling Innovations Group. “We can maximize current space by using custom cabinets that are built around the kitchen. Plus, many older kitchens have soffits that once removed, open up another 12 inches that can be used for cabinetry, creating more valuable storage options.” 10 Abode January 2012


6. open floor plans prevail Enclosed kitchens and other boxy areas are being forgotten like wood paneling and plastic wall tile. Homeowners now prefer open floor plans to emphasize rooms and increase social interaction. Removing a wall or two will open uo cramped floor plans. Open floor plans initiate a warm and inviting atmosphere that’s ideal for entertaining, making the kitchen a focal point that doesn’t isolate certain family members.

7. enjoy a “spa” bathroom experience at any age Large soaking and jetted bath tubs are on the decline, while generously sized walk-in showers are taking over. Multiple shower heads, steam, body sprays, handheld sprays, and heated flooring are some of the sumptuous amenities turning up in new bathrooms. Show off a shower’s unique tile work with a heavy, clear glass door and layer the light by providing task, ambient, accent and decorative lighting fixtures. Bathrooms that are easily accessible to all ages are also in demand and include comfort-height toilets, grab bars, and walk-in showers.

8. lights add drama Choosing a unique lighting scheme can greatly impact a home’s look and feel. From LED to low-voltage lights, even small and delicate fixtures give new character to an old room. “The trend is to think of lights like pieces of jewelry,” recommends Freysinger. “Use them to accessorize the space, highlight a focal point, create drama or just be playful.” Recessed lights, kitchen task lighting in the form of under cabinet lights, pendant lights over islands and snack bars, and rope lighting above cabinets are all in vogue.

9. focus on the details Size comes second to style as people hone in on the uniqueness and richness of a space, paying fine attention to the elements therein. Wanting spaces that are simple yet elegant, many desire well-thought-out rooms ruled by timeless style. “Take design cues from the architecture and stick with your house’s current style when selecting materials and colors,” advises Chris Braun, Summit Design Group. “For example, when remodeling a Tudor Revival built in the ‘20s or ‘30s, we’d install oak flooring and millwork with perhaps a dark stain and maybe use quarter-sawn oak cabinetry in the kitchen as it would be very appropriate for that style of home. On the other hand, in a warehouse loft condominium, the possibilities open up to a wider palette of styles and colors. A distressed traditional look works well with exposed brick walls and old wood beams. At the same time, those bare walls and beams set a strong stage for even the most contemporary cabinet styles and colors.”

10. be environmentally friendly Earth-conscious remodelers incorporate materials like recycled glass for countertops and backsplashes, install energy-efficient windows and doors, and use engineered wood instead of cut lumber to make their revamp simpatico with nature.

Homeownership is an important part of the American way of life, and there may never be a better time to buy or build a home than today. Not only is the home entirely made in America, but often, so are the parts that go into it.

omeownership is an important part of the American way of life, and there may never be a better time to buy or build a home than today. Not only is the home entirely made in America, but often, so are the parts that go into it. New home building is a major driver in the U.S. economy with 15 percent of the economy relying on housing. More than four million jobs are directly related to the housing industry, and for every new home built, three full-time jobs are created! In addition, each new home expands the local tax base. This economic power is why the housing market has always been seen as a gauge to measure U.S. economic performance. In every recent economic decline it has been the housing industry that has spearheaded the return to prosperity. Homeownership not only helps the U.S. economy, but it is also part of the American Dream. For generations of Americans, owning a home means owning your future - where dreams thrive and the future takes place. Buying or building a home is the single biggest investment most of us ever make. Notwithstanding recent declines, 95 percent of homeowners say they are happy with their decision to own a home. Getting home building back on track here in the Milwaukee-area is imperative

when considering the greater impact it has on the regional economy by creating jobs, increasing the tax base and increasing sales for local companies. It’s a Buyers Market With the country still emerging from the recent recession, many people are wondering if this is really a good time to buy a home. The answer is easy: Yes. It’s a very good time to purchase a home. Even though the housing market is beginning to recover, it is still a buyer’s market. There are many opportunities in today’s market including affordable prices, low mortgage rates and great new homes. But market conditions can change, and these opportunities may not be around for long, so home buyers shouldn’t wait. Great Selection An excellent selection of homes on the market makes today a very good time to buy. A plentiful inventory provides a great choice of homes, and there are builders that have brand new homes that are “move-in ready.” Additionally, many owners of existing homes who postponed trading up or downsizing due to market conditions are now ready to sell. And as employment improves, the number of relocations will increase, bringing more homes into the market.


Attractive Pricing If there’s a silver lining to the recession and the housing downturn, it’s that homes in many markets are more affordable. Prices in some areas have moderated significantly, especially in major markets where they increased the most during the housing boom that occurred in most of the country. Low Interest Rates Like inventory and pricing, mortgage interest rates are still at very favorable levels, but rates are sensitive to market forces and can change quickly. There’s no indication that rates will suddenly surge upward, but even a slight rate increase can push monthly payments to the point that a buyer might miss out on their first choice for a new home. Prospective home buyers also should be aware that lenders are looking more closely at borrowers today than in recent years. To ensure that the process goes smoothly, buyers should consider prequalifying for a mortgage and having financing in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. Greener and Better With energy costs near the top of consumer concerns, it’s good to know that new homes can be more energy efficient than ever. Innovative materials and construction techniques mean that today’s new homes are built to be much more energy efficient than homes constructed a generation ago. Not only can they be more affordable to operate, new homes also are significantly more resource efficient and environmentally friendly. Designed With Buyers in Mind Designed to accommodate today’s busy lifestyles, new homes feature open floorplans, flexible spaces, improved safety features, low-maintenance materials and other amenities that make them more appealing than ever before. And in many areas, prospective home buyers who wish to live in age-qualified

BENEfItS Of HOMEOWNERSHIP Tax Benefits: For Home Owners Only Unique tax benefits that apply only to housing help lower the cost of homeownership. Both mortgage interest and property taxes are deductible. Moreover, for married couples, profits of up to $500,000 on the sale of a principal residence ($250,000 for single taxpayers) are excluded from tax on capital gains. The Advantage of Leveraging Leveraging is another advantage of homeownership. A buyer can purchase a home and receive the full benefit of homeownership with a cash down payment that is only a fraction of the total purchase price. This is called leveraging, and it makes the rate of return on a home purchase greater than on other purchases with the same value, such as stocks, where the buyer must put up the entire price. Building Personal Resources For most Americans, homeownership is a primary source of net worth and an important step in accumulating personal financial assets over the long term. Although property values have declined in many markets, Americans currently have a total of more than $6 trillion in equity

Sustainable Exterior Materials By Nan Brown

"Green" homeowners often choose low-flow toilets, Energy Star appliances and zero-VOC paints, among other things, in order to be kind to the environment. There are more sustainable choices than ever for home exteriors, too. The word “sustainability” has many definitions, but one that is widely accepted, from a 1987 United Nations Commission, involves “meeting current needs without compromising the ability of future generations to meet their own needs.” One of the main components of sustainable building is conserving resources. According to the National Association of Home Builders’ Green Building Program, this can be achieved by using “materials and techniques such as engineered wood and wood alternatives, recycled building materials, sustainably harvested lumber and more durable products.” Here are some exterior choices available through area suppliers and builders that are both sustainable and attractive.

Siding “We don’t see a lot of cedar being used today, for siding or for trim,” says Ryan Krueger, chief operating officer at L.H. Krueger & Son, exterior specialists based in Waukesha. “Many other materials are more economical, more sustainable and superior in many respects.” Fiber cement is one of them. This siding is a composite of cement, sand and recycled post-consumer waste. Often referred to as Hardieplank, which is the name the James Hardie Co. gave it more than 40 years ago, fiber cement products also are manufactured by Nichiha and CertainTeed, among others. “Fiber cement siding requires little maintenance, is less expensive than cedar, looks very natural with a deep wood-grain texture, and is a green product,” says Linda Heipp, business development manager for Hallmark Building Supply in Waukesha.

It comes in boards or shingles and has a long lifespan – as much as 50 years. Another sustainable choice, L.P. SmartSide, is an engineered siding product that is made of wood strands coated with a resin binder. “It has a skin or coating that gives it the look of wood, but makes it more durable and keeps it looking better longer,” explains Patrick Rogo, manager of BCI Exteriors in Menomonee Falls. L.P. SmartSide also has a 50-year limited warranty. Today’s vinyl siding also could be considered “green,” says Krueger. “Even though it is a plastic-related product, it is recyclable,” he says.

Trim “We are seeing more trim products today that are made with composite resins,” says Krueger. MiraTEC is one of them. “It is made of 70 percent post-consumer recycled content and no formaldehyde,” he says, adding that such products meet the NAHB Green Building Standard. AZEK, a PVC product made from recycled vinyl, is another sustainable trim product that has a 25-plus-year lifespan and can be recycled.

“We can recycle almost everything, so that should be a consideration, too,” he says. As a wider range of products for home exteriors become available, Rogo says consumers are becoming more aware of the options. “They are very educated these days and already have done their homework,” he says. “Many are seeking ‘green’ products and we are here to provide them with a wide array of choices.”

Masonry “By definition, masonry is a very green industry,” says Erin Pederson, sales representative for County Materials Corp., with more than 20 locations including Milwaukee, Oak Creek and Menomonee Falls. The company offers the full gamut of masonry products, including brick, stone, manufactured stone and concrete brick.

Pederson says sustainability is on the minds of consumers and contractors alike.

He says that metal roofing is becoming more prevalent in the Milwaukee area, which has a longer lifespan than other roofing alternatives.

“It is becoming more mainstream, which means both the demand and the products are increasing,” she says.

“They are made from the earth and they naturally withstand the test of time,” she says, adding that there are green attributes to each product.

“The cost is higher, but a metal roof will last 50 to 75 years vs. 30 to 40 years for other products,” he says. “They are made of steel and are completely recyclable. I think we will be seeing more of them in the next 5 years or so as they begin to catch on.”

“Stone is a finite resource, but it can be reclaimed if a building is taken down and can be used over and over again,” she says.

Krueger says that when it comes to sustainability, consumers should think about “what you are putting on AND taking off.”

“There is a wide range of prices, too. So there should be a green option out there for you.”

“Clay brick comes from the ground and is reusable. Concrete brick includes recycled materials to make it more environmentally friendly. And manufactured stone, concrete brick and concrete block all use fly ash, which is a recycled material that is a byproduct of power plants.”

Roofing Asphalt remains a popular roofing choice, says Krueger. “The product itself is petroleum-based, which isn’t green, but asphalt shingles can be recycled.” He says his company alone has

If there’s ever a time in Wisconsin when you don’t have to worry about doing yard work, it’s January, right? Wrong. Every month of the year offers an opportunity for landscape maintenance. Knowing what to do each month is key to a beautiful yard. We turned to the experts, Jim Kemp of La Rosa Landscape Company and Bob Ackerman of MJS Landscaping Services, and asked them to share their expertise on what yard tasks to tackle every month. Use this handy reference list to keep your landscaping stunning and healthy year-round By Lisa Nieskes

April

January & February • Take down the holiday decorations and properly store them for next season. • Renewal-prune red- and yellow-twigged dogwoods by removing the oldest or most mature stems. Cutting these stems down to the ground will allow maximum nutrient flow to the younger and more vigorous stems. Renewal-prune for size maintenance, increased density, maximum flower production, enhanced fruit production, increased health and appearance. Renewal pruning should be done every two to three years. • Conduct rejuvenation pruning for Spirea and Potentilla shrubs. This type of pruning involves cutting the entire plant to within 6-12” from the ground. Rejuvenation pruning enhances new shoot growth, increases density, flowering, fruiting, health and aesthetics. • Plan your spring landscape installation. Designers and architects are not spending as much time at job sites, freeing them up to focus on landscape design projects. This will allow your project to start fi rst thing in the spring.

March • Finish up the winter pruning. • Start raking up leaves and cut down left over perennials later in the month. • Finalize your spring land scape project if you haven't already done so. Many projects can begin late in the month when the snow typically melts off and the frost begins to break.

• Finish spring clean up. Locate dead plants and make a list of what you’ll need for replacements. Cut back remaining perennials and ornamental grasses at a height of 4-6” from ground level. Remove leaves, covering boughs and debris from landscape beds and lawn areas. Remove and store protective fencing, and don't forget to remove protective tree wrap. • Rake out areas of matted turf and areas of vole damage. • Apply fertilizer and pre-emergent herbicide on turf. • Apply a pre-emergent for weeds in landscape beds and tree circles. • Remove the dead or broken branches on trees and deadwood roses to the second or third live outside bud. • If you have an irrigation system, have it inspected and started up. • Plant spring pots for an early splash of color. • Edge planting beds — it’s also a good time to mulch beds that have just been cleaned up or turn over existing mulch.

May • Mow the grass as it begins to grow. • Apply broadleaf weed control and fertilizer starting in the middle of the month through June. • Consider spring aeration and dethatching. This is also a great time to overseed bare areas of the lawn and repair damaged turf. • Apply a fungicide application to crabapple trees to treat for Apple Scab. • Prepare and plant annual beds as well as summer pots. • Work with your landscape designer or architect to change the outside into an outdoor living space that you will be proud of and enjoy throughout the year. fodils, hyacinths and tulips.

Apply spot treatments as needed. • Trim and shape shrubs that are sheared. You may also want to prune suckers and trunk sprouts from ornamental trees. • Mow weekly, cutting your lawn at 3” to 3.5". Remember to change up your mowing patterns to stimulate growth and prevent rutting. • Keep an eye on your annual plantings as their water needs may change. Adjust frequency and amounts, if necessary. • Deadhead roses as needed. • Attend to weeds, which become more prevalent this time of month. • Think about adding an outdoor kitchen to enhance your entertainment space. It will also help you enjoy the outdoors with your guests.

July • Apply summer fertilizer and spot-spray weeds as needed. • Monitor your watering schedule to meet summer turf needs. • Watch for Black Spot Leaves on roses and remove. Also deadhead your roses for best performance. • Adjust mowing frequencies to meet turf demands. Continue to mow at 3” to 3.5”. • Pay attention to the lawn. You can do more damage by mowing a lawn that is too dry. The tires from the mower can break the grass blades, leaving tracks in the lawn.

August • Continue similar practices as you did in July. • Watch for plants under drought stress and adjust watering frequencies. • Monitor insect populations and apply a pesticide if needed. • Continue weeding the planting beds. • Conduct a second seasonal pruning. • This is a great time to renovate or install landscape projects. This time of the season has few weather-related setbacks. • Address any drainage problems at this time. Areas with the worst drainage problems are often drier in the middle of summer than during any other time of the year.

October • Remove spent annuals and turn over beds. • Empty and store annual pots for the winter. • Install spring flowering bulbs. • Remove leaves from turf areas and planting beds as needed to reduce the amount of work required for final cleanup. • Clean gutters if larger trees are near your home. • Schedule any landscape projects you may want completed before the end of the season.

November • Apply winter fertilizer. • Clean up leaves from lawn areas, planting beds and clean gutters. • Use evergreen boughs to protect azaleas, boxwood and groundcovers. • Cut back perennials 4-6" from ground level. Leave sedum and ornamental grasses standing until spring. • Install protective fencing and wrap the trunks of small shade and ornamental trees in areas with high deer populations. • Mark your driveway and walks for snow removal.

December • Plan and install holiday decorations and winter displays. • Mark your driveway and walks for snow removal. • Conduct rejuvenation and/or dormancy pruning of trees and shrubs. • This is one of the best times of the year to plan and schedule your spring landscape installation. T

he holidays are over. The decorations are down and ready to go back into storage. But why does it seem harder to fit them back into the storage space you had taken them out of only a month or two ago? No matter how large or small your home, storage is always an issue. Even if you’re one of the lucky few that considers yourself blessed in the storage space department, it can be a challenge to keep everything organized and clutter-free–especially when dealing with seasonal items such as decorations, outdoor equipment, clothes and more. “It doesn’t help us here that we have four distinct seasons, and we never really know when one will turn into another,” says Ray Hoffman of Brookfield Home and Idea Center. Hoffman’s solution to seasonal storage is to have one dedicated area, such as a closet, to store those truly seasonal items. “Even if it is just an area in your basement dedicated to the task, life is much simpler when you know where to look for something you haven’t needed in six months,” Hoffman explains. recommends including both hanging and shelving space to make the area more functional for all seasonal items. David Kittleson of Closet Concepts adds that it’s important to have easy access to both store and retrieve the items. He suggests decorations be labeled and sealed tight in containers. Also make sure the area is temperature-appropriate. Clothing should be stored after it is cleaned and kept in a clean container. It should not be stored in dry cleaner plastic coverings since that prohibits the fabric from breathing inside the plastic. The bag traps any moisture and can cause mildew, yellowing and staining. Hoffman adds that storing clothes in the garage or garage attic is also not recommended. The extremes of temperature and humidity are too severe. Brian Hering of Tailored Living agrees. He points out that clothing stored in the garage can get musty and start to smell of automotive fumes. The ideal items to store in the garage are outdoor equipment like sporting

goods, gardening, car care and cleaning items. Just be sure to check whether below-freezing temperatures impact any of those items. If so, store them inside. Hoffman points out that this includes sporting shoes and balls. The cold air will underinflate a ball and make it less elastic. There are a few tricks to maximizing garage storage capacity. Hering points to the ceiling area over the garage door and the wall area above the garage door as areas people don’t often think of for storage. “We can install cabinets above the garage door on the wall if the ceiling height permits,” says Hering. “Most people also don’t realize that the area between two garage doors can be used to hang a bike or two from the ceiling.”


Kittleson agrees. He notes that homeowners can use specific storage racks and slatwall systems to lift items up and off the floor such as bikes, yard implements, ladders and more. Slatwall systems are panels that add a variety of hooks and shelves and are completely customized. Reconfigure the system at any time to adapt to changing storage needs. Hoffman notes that areas above and below windows can also store awkwardly sized items by using racks or hooks. The challenge with garage storage can be accessing all of the space. There are storage systems available that allow for adequate lines of sight and reach so homeowners can both maximize space and easily get items in and out of their storage spots.

Maximize space in your garage by using every open space, including spaces between two garage doors and high on the walls, or suspended from the ceiling.

Maximizing interior space creates another unique set of challenges. While you may feel you’ve found every hidden nook or cranny for storage, chances are there are still ways to maximize it. “The biggest loss of space we typically see is the homeowners with high ceilings not going any higher than they can reach in the closet,” says Hering. “Also, the shear lack of shelves is another common storage misstep. Gaps between existing shelves are too great, and things get piled up on top of each other recreating the mess they are trying to avoid.” Hering also notes that Murphy beds are making a comeback. These fold-down beds can quickly convert a space into a guest sleeping area and then fold away when not in use. There are even beds that fold from a desk to a bed without having to clean off the desk or move the computer. This can eliminate the need for having a room specifically for guests. One of the biggest ways to improve storage space inside your home is to clean out things you don’t use. “Start small, but be brutal,” says Kittleson. Sort things to keep, donate and throw out. Then organize the remaining items in bins by season, label the bins and stack. Install wire shelving and increase hanging capacity by including clothes rods. If storage space is at a premium in your home, don’t get frustrated — get organized. Or better yet, get a professional, and start living clutter-free.
