LETTER FROM THE ABC CENTRAL FLORIDA CHAIR

Associated Builders and Contractors, Inc. was founded some 70 years ago with a vision for a more collaborative, equitable future for the construction industry. The belief and commitment from seven pioneering contractors continue to resonate. They united under the principle that free enterprise and open competition was the best delivery method for construction owners. They envisioned a future where both union and merit shop employers could work side-by-side to build post-war America. In a climate where closed-shop delivery was prevalent, ABC introduced the "Merit Shop" model, advocating for best practices and rewarding top performers, irrespective of labor affiliations.

The half-century that has transpired since the chartering of the Central Florida Chapter in 1973 has unequivocally affirmed the prescience of our founders. Today, billions of dollars in construction work across Florida are accomplished under the merit shop model, involving ABC member general contractors, subcontractors, and suppliers.

ABC’s Central Florida Chapter was chartered by a dedicated group of individuals in 1973, and today is comprised of over 500 member companies, located in Orange, Seminole, Volusia, Lake, Brevard, Polk, and Osceola Counties. ABC’s member value proposition in Central Florida is threefold: Connect, Educate, and Advocate.

Connect. Throughout the year, ABC offers opportunities to network and connect with businesses and talent in the construction industry. Events like the EXPO, Builders’ Breakfasts, ABC on Tap, Meet the GCs and sporting events like the clay shoots, bass and golf tournaments all bring members together for business and recreation. ABC’s social media activity and publications like this magazine, the bimonthly Building Central Florida magazine and annual directory are all vehicles to connect the community of common interest in which we all live and work.

Educate. Today, ABC is a primary resource for building workforce skills, leadership development and safety. The ABC STEP Safety Management System is an industry standard for safe practices that work. The Central Florida Chapter has a continuing commitment to enhance and grow a skilled workforce through educational partnerships, pre-apprenticeship and formal apprenticeship programs, grants to training providers, and with the utilization of our new Technology and Innovation Lab. ABC also offers continuing education courses for professional and administrative staff. Courses for foremen, frontline leaders, and project managers help increase team productivity and quality. ABC’s NEXGEN Leadership Program and Young Professionals programs are building the future of our industry by increasing and supporting the growth of rising leaders in member companies. These programs create opportunities for participants to lead, develop relationships, and expand their skills.

Advocate. Representing the interests of the commercial construction industry to state and local governments, ABC advocates for a governmental climate that encourages economic growth and business development. Each year ABC of Florida plans a legislative agenda aimed at ensuring that our industry can continue to successfully support our growing communities. This year, ABC was critical in educating our political representatives on important issues that helped them to ultimately decide not to pass legislation that would have been detrimental to our industry.

Aligning its core values in 1988, ABC launched the Excellence in Construction (EIC) program. Initially, EIC provided quick and ready evidence to politicians that merit shop is building the small and large projects. EIC awards quickly became a prominent part of many contractors’ marketing portfolios, giving them a competitive edge. EIC helps to connect the best construction contractors on many Central Florida “skyline” projects. There are now over three decades of evidence that merit shop construction delivers high quality, innovative and complex projects safely for owners of commercial offices, event centers, theme parks, industrial facilities, hospitals, hotels, airports, multi-family housing, cruise terminals and rocket launch facilities. ABC members build it all.

Like the construction industry, selecting the EIC award winners is a “hands on” business. The difficult job of judging over 100 unique and qualified projects was accomplished by a team of industry professionals escorted by volunteer drivers over the course of a two-month period.

The dedicated and hardworking EIC committee began early in the year to plan not just another event, but a celebration of over 50 years of Merit Shop excellence in Central Florida. Their efforts, along with our talented ABC staff, have once again culminated in an outstanding program.

WHAT ARE THE EIC AWARDS?

Recognizing Projects of Construction Excellence by Central

Florida Contractors

Each year, Associated Builders and Contractors Central Florida (ABC CF) recognizes and celebrates outstanding merit shop construction projects built by ABC CF members. The awards competition serves to raise the level of construction standards throughout the industry by recognizing the workmanship of those who contribute and by showcasing the results of their commitment.

The Excellence In Construction Awards program accepts project entries from general contractors and specialty contractors. Typically, general contractors will enter the entire construction project, which may consist of a single building, or multiple buildings, such as a resort, an interior build-out, or a renovation of an existing building. Specialty contractors enter in their specific trade, from site work to finishes, electrical, mechanical and specialty construction areas.

Each project entry is evaluated by selected judges represented by a cross-section of the industry, including local design professionals who either visit and tour each project or determine the score based on a presentation and awards entry book. The names of participating judges are listed on page 15 in this publication.

This premier Central Florida construction industry competition, established in 1988, honors the most prestigious construction projects in Central Florida. A total of 115 projects were selected to receive the Eagle Award, the Chapter’s highest recognition. ABC Central Florida honored the Eagle winners at its annual Excellence In Construction Awards presentation banquet held at the Hilton Orlando on October 26, 2024.

JUDGING CRITERIA

This year, the Excellence In Construction Awards Committee recruited over 60 architects, engineers, contractors, and development professionals to serve as judges. Over 45 teams of judges and drivers toured each local project entered or met with the contractors’ representatives for presentations.

The project entries are judged on execution of design, quality of craftsmanship, attention to detail, proper installation, outstanding planning and coordination efforts, challenges successfully overcome, project complexity, custom materials, safety programs, and owner satisfaction.

Associated Builders and Contractors, Inc. of Central Florida Chapter honors two significant projects each year at the Excellence In Construction Awards. These projects earn the coveted title and award of Project of the Year. To earn this recognition, contractors and subcontractors must show the highest level of commitment to quality craftmanship, outstanding dedication to a paramount degree of safety, a superior equalization of collaborative efforts on the parts of every member of the project team, overcoming unique obstacles and, meeting or exceeding the expectations and requirements of the client.

Judges from a wide variety of area within the construction industry were brought together to examine the entries submitted. These judges, through a system of rankings, scored each entry on its attention to details and its ability to meet each one of the goals set forth by the award requirement standards. After reviewing this year’s entry results, the EIC Committee nominated four general contractor projects and four subcontractor entries.

Entech Innovative Engineering designed and engineered 12 benches in the Miami Design District that embody Dr Samuel Ross’s artistic vision, a British polymath making waves in groundbreaking design exhibits The Entech team took 3D concepts provided by Ross and dove into the structural analysis, feasibility, and usability Aluminum plate is the primary material used to achieve the vision while ensuring durability against the South Florida Elements, and extensive research and testing of the coatings was done to guarantee the benches would not reach dangerous temperatures, ensuring the safety of anyone sitting on them The result of this collaborative journey turned functional pieces into awe-inspiring sculptures for dynamic spaces

The 4Roots Farm Campus connects farmers, students, professionals, and families in the community by educating and inspiring them to imagine their roles in building a better food future Rolling Plains Construction, Inc was contracted for the interior intumescent fireproofing of phase one of the farm campus that houses flexible lab-style classrooms, a teaching greenhouse, and other educational growing spaces The team had to work between the steel beam and the skylight glass being installed to complete their scope of work on this important community space

The AdventHealth Flamingo Crossings project is a $13 4 million, one-story offsite emergency department located in the up-and-coming Flamingo Crossings Town Center in Winter Garden At 19,500 SF, the new facility is a concrete tilt-wall with a standing seam metal roof, that includes 24 exam rooms, covered ambulatory entry, imaging, and labs Batson-Cook Company was contracted on a cost plus GMP for the 14-month project Located at the western gateway to the Walt Disney World Resort, the facility will service both the local community as well as tourists visiting the parks It also boasts the first AdventHealth ER program with Disneytheming, incorporating characters from classic films like Finding Nemo, Moana, and The Little Mermaid

Health Care, $50 - $100 million Eagle Award

AdventHealth joined forces with Robins & Morton for the much-needed AdventHealth Palm Coast Parkway hospital to address the demand for healthcare in one of Florida’s fastest-growing areas The $113 million, 158,000 SF hospital has 100 patient rooms, doubling the area’s impatient capacity while providing an emergency department, full-service diagnostic screening, state-of-the-art surgical suites, innovative endoscopy spaces, and more The design of the Palm Coast Parkway facility represents a new prototype for AdventHealth that will be replicated across the country . Robins & Morton managed preconstruction and construction, collaborating closely with the clients, architects, engineers, and skilled trade contractors to successfully complete the project in 22 months to benefit the community

Honorable Mention

UCC Group Inc ’s multi-phased and extensive hardscape scope for the Alta Davenport Apartments, located in the four-corners area south of Disney, incorporated a turnkey playground structure and amenities, multi-level CMU entry decorative walls and columns, paver pavement systems, and site furnishings The team’s largest challenge during the project was the procurement and tracking of all the pieces that went with the hardscape elements They employed a detailed tracking system and coordination with the general contractor on scheduling and logistics to eliminate schedule impacts from long lead times and successfully complete the installation

With a focus on making Amtrak stations more user-friendly for Americans with disabilities (ADA), The Collage Companies completed the station renovations for the Wilmington Station in Delaware . The historical stations dates to 1908, so it was important to enhance accessibility and modernize, while respecting its rich architectural heritage Two new escalators and a new stairwell were installed on the existing boarding platform that were seamlessly integrated, ensuring they not only me ADA compliance, but blended harmoniously with the classic design The careful balance between modernization and historical preservation showcases The Collage team’s ability to execute complex projects with finesse and meticulous attention to detail

S & S Roofing Systems, Inc was contracted for the roof replacement of the Animal Kingdom Lodge Kidani Village, a Disney Vacation Club building with its own pool and amenities Originally opened in 2007, the lodge was due for renovations The unique roof is inspired by the traditional African kraal with a horseshoe-curved design With the successful reroofing, visitors will be able to continue taking advantage of the exquisite views of lush savannas, where over 30 species of African wildlife freely roam

The new Baptist Health Care – Brent Lane Campus in Pensacola was built to endure category 5 hurricane and a 1,000-year flood event, all while remaining functional without power and water service interruptions GMF Steel Group was contracted for the fabrication and erection of the structural steel and miscellaneous metals for the 57-acre campus that houses a 48,000 SF behavioral health unit, 10-story, 268 bed hospital, a level II trauma center, and a 23,000 SF central energy plant The rooftop steel included over 40 tons of structural steel framing between the elevator control room and the penthouse Additionally, GMF erected 505 LF of structural screen wall and 350 LF of multi-line streel guardrail for the rooftop framing Due to an impacted schedule from weather, the GMF field crew grew to nearly 20 men at the roof level alone to maintain the project schedule and overall quality

Located in the esteemed Dr Phillips neighborhood, Bayfront on Sand Lake is a 376-unit luxury apartment community honored as “Orlando’s Best Apartment Community” by Orlando’s Best Magazine, a nod to Walker & Company’s success as general contractor on the project Due to the drastic buildup and elevation change on the lakefront site, construction did not come without its challenges Retaining walls, some of which are 20’ high, were constructed to develop the site for the five large wood framed buildings, a stand-alone clubhouse, pool house, maintenance garage, and 11 detached eight-bay garage doors Despite material escalations and the volatile market during development, the Walker team met the owner’s schedule and turned the project over on time while maintaining the standard of quality demanded

Thermal and Moisture Protection - Roofing, Residential/Multifamily, $1 - $5 million Eagle Award

The Bentley is a modern, midrise multi-family collection of luxury apartment homes and townhouses in what is considered O-Town West The complex has the same developer as The Glasshouse, and tapped Collis Roofing as the roofing contractor who could live up to their vision of luxury and durability for years to come Collis Roofing installed 1,034 squares of GAF 60 Mil TPO across all six buildings and a two-story clubhouse with detailed attention to superior drainage In keeping with the contemporary design, the team’s metal department fabricated and installed 1,224 squares of standing seam metal in iron ore from Drexel Metals, giving the buildings a modern visual pop

Located on the west end of the Florida Keys Marathon International Airport property, the Monroe County Emergency Operations Center (EOC) project scope included the construction of a brand-new 25-799 SF, two-story hurricane hardened building Ajax Building Company provided construction management services for the cast-in-place structure that is designed to provided near absolute life safety protection against hurricane windspeeds, in same regards exceeding FEMA’s “safe room” requirements, to support first responders and other disaster control staff The EOC is designed as cast-in-place concrete, and the storefront glazing was tested for missile-level impact Emergency backup power is provided by a two-generator load-sharing arrangement able to run for 96 hours at the electrical demand load and were placed within a wind-rated enclosure The Ajax team navigated this complex project to provide Monroe County with a new EOC facility that is prepared for future disasters

Located in the luxurious Lake Nona Wave Hotel, Nami is a dazzling, artinspired sushi restaurant, taking its inspiration from the hotel’s 50,000 SF sculpture garden just outside its doors KHS&S Contractors were approached by the developer and general contractor on what ended up being an expanded scope of interior and exterior work The initial interior scope included metal framing, drywall, and finishing was expanded to acoustical ceiling panels, FRP wall panels, and millwork installation, as well as completing the entire exterior finish Carrying the hotel’s wave theme from the exterior to the interior, the spectacular dining room and bar area feature an intricate 3,000 SF millwork ceiling forming a wave design KHS&S installed 230 panels of wood, 1 5 inches thick and up to 40 feet long, following a detailed plan for the exact installation of the complex design while working around lighting fixtures to create the desired effect The Nami restaurant’s design truly is a work of art before you even get to the sushi dishes

DeAngelis Diamont Construction, LLC was contracted to complete the all-new Nona Church in St Cloud This ground-up project featured the construction of a 15,000 SF church campus, including a state-of-the-art worship center, children’s nursey and care, a community café, playground, and outdoor community space As the central point of the church’s activities, the worship center is outfitted with modern audio and visual equipment with a tech booth at the back of the room where the church’s team can control streaming services, teleprompter, and visual service elements, ensuring each week’s service is held without disruption Construction was finished on schedule, allowing for services to begin just over a year after construction began The DeAngelis team worked closely with everyone both onsite and offsite; the open collaboration led to timely responses regarding all operations and changes and made Nona Church a keystone within its community .

Olympica Pharmaceuticals Conroy took a small pharmacy corner suite and turned it into a two-story, 15,000 SF facility with a new and expanded lobby area, offices, shipping, receiving, packing and cleanrooms for manufacturing, and added an elevator for easier access between floors . Towers Construction Company’s scope of work included demolition, exterior heavy gauge framing for the extended shipping and receiving department for both ceilings and glass front headers, and cleanroom buildouts with heavy gauge headers and columns The project was completed in multiple phases, with most of the work being done after hours and on weekends

Modern Plumbing Industries, Inc (MPI) was awarded the plumbing scope to be performed at the Orlando College of Osteopathic Medicine (OCOM), a threestory, 144,000 SF facility designed by Baker Barriors to elude a modernist-style architecture in the Horizon West area of Winter Garden MPI was responsible for all the plumbing within the building and up to five feet outside, this included below- and above- ground sanitary and storm systems, grease traps for the cafe, medical gas, water, and fixtures Specialized equipment was installed in the research labs to supply them with purified air and nitrogen from compressed air and vacuum systems to allow for controlled air conditions while examining materials MPI’s design team spent 250 hours coordinating with other trades to produce precise drawings, and over 22,790 feet of pipe was installed throughout the facility; that’s 4 3 miles of pipe!

Miller Construction Company completed the construction of a 302,823 SF warehouse for Lincoln Property Company on Pickettville Road in Jacksonville. The rearload warehouse building has 58 dock doors that sit four feet above the ground, measuring nine by 10 feet, plus two drive-in ramp doors. Miller’s preconstruction team met the challenge of building on clayey soils, requiring them to undercut the building pad and parking areas by two feet and using a mix of clay and suitable fill to meet the geotechnical design requirements and saving the client in earthwork costs. Miller also encountered electrical challenges due to the utility company not being able to provide a transformer to serve the site in the timeline needed, but after countless meetings, they were able to get a temporary transformer to provide power to the building to service all life-safety needs until the permanent one was placed.

Central to the project’s success is its seamless integration of new and existing elements and the strategic positioning of the new buildings within the heart of campus to maximize spatial efficiency. A state-of-the-art chilled water plant was installed, and campus-wide HVAC system upgrades were done to prioritize energy efficiency and sustainability, creating a comfortable and conducive learning environment for students and staff alike.

The Roger Kiene building, steeped in Orlando’s history, required a sensitive and meticulous approach to restoration. Ovation Construction was entrusted with the comprehensive restoration and modernization of the roofing and HVAC systems upgrades. Each new advanced HVAC unit was integrated with new roof curbs, copper line sets, and electric heaters to ensure energy efficiency and performance. A complete replacement of the 3,900 SF roof with a 3-ply modified bitumen system enhanced its weather resistance and durability. Using 21st century techniques while understanding the importance of preserving historical integrity will ensure the longevity and functionality of the historic building.

The Gaylord Rockies Resort and Convention Center attracts visitors from around the world and provides them with a unique mountain experience that is rarely found outside the Rockies. UCC Group was privileged to be part of the enhancement project that aimed to add value to the destination resort. Their scope of work included the structural concrete package, 35’ natural stone-clad double-sided fireplace with dual gas burners, and hardscape in the pavilion. In the lodge, their scope included the concrete, two 49’ additional fireplaces that act as the focal point for the remodeled public space, a water feature at the Grand Stairs, and over 900 tons of stone cladding added to the interior space. UCC Group had the opportunity to showcase their expertise as Builders of Dreamscapes for the Gaylor line of hotels with new and luxurious amenities that will provide guests with a relaxing and inviting atmosphere for years to come.

The primary objective was to rejuvenate the aging facility and bring it up to ADA code requirements. Significant upgrades were also made to the HVAC, electrical, and plumbing systems. New finishes throughout the center, including updated flooring, millwork, painting, drywall, windows and doors, and a new roof, were part of the modernization efforts, creating a safe and welcoming environment for the residents. The revamped facility now serves as a crucial resource for the community, specifically aiding homeless women and children, with a capacity to accommodate 66 people.

Sprinklermatic was contracted for the installation of a comprehensive fire suppression system and fire pump for Sage Residences in Longboat Key. The high-end 102,690 SF project features 16 total residences including four penthouses, a modern gym, and a yoga studio. The five-story building is also equipped with an advanced air and filtration system, private rooftop terraces, and private garages. The fire suppression system required a 500 gpm at 100 psi electric fire pump, four standpipes, 840 sprinkler heads, and 9,029 linear feet of pipe, providing a water volume of 4,665 gallons. Highlights of the contracted scope included the installation of sprinkler heads that were concealed in open-ceiling sidewalls throughout the residences. The Sprinklermatic team’s experience and expertise were valuable in navigating project complications and ensure all systems met code requirements.

Seminole County Justice Center Annex, Sanford

Wharton-Smith, Inc. was contracted by Seminole County in a design-build contract to construct a 104,000 SF, four-story office building connected to the existing criminal justice center by a two-story enclosed bridge. The project site includes a public access parking lot and a secured-access parking lot for the staff. The new home for the State Attorney on the third and fourth floor, Public Defenders’ offices on the second floor, and additional space for the Clerk of Court’s and Sheriff’s offices. The first floor features a public entrance with a screening station, CCTV control room, facilities maintenance, and a main lobby with a monumental staircase. As this was a design-build project, Wharton-Smith had the opportunity to utilize subcontractor input in the design of the building to ensure timely project completion and provide the best value to Seminole County.

Additionally, the project included upgrades to the MEPF systems and the installation of state-of-the-art kitchen equipment. The PCL team collaborated closely with the owner and operator, including Walt Disney Imagineering, to ensure the renovation created a truly immersive and unforgettable experience for the guests.

Spanning an impressive 250,000 SF, Sonata at Lake Mary is situated on a seven-acre site within the expansive, 153-acre Lake Mary Wellness and Technology Park. The mixed-use development is part of a large $750 million initiative, reflecting a significant investment in community and wellness infrastructure. The WPC project team faced and overcame several obstacles, including the construction of the zero-entry pool, which required precise grading and waterproofing to ensure safety and longevity. Additionally, integrating advanced technology and healthcare systems into the traditional construction process presented unique challenges, from the touchless tech to the advanced air filtration system. WPC’s innovative approach to design and construction, combined with a commitment to quality and sustainability, created a resort-style community that will enhance the quality of life of seniors.

South Lake Hospital, Clermont

At South Lake Hospital, UCC Group Inc.’s job was to create a tranquil environment in a state-of-the-art institutional setting with their hardscape scope. Extensive concrete work designed to appeal to the senses of patients, family, and employees, along with pleasing colors, styles, and textures, were blended to create a calming and healing atmosphere. As part of the second phase of the women’s health wing expansion, in the central therapeutic courtyard sits a complete custom reflective fountain with an interior lite submerged jet system and water fall feature. The courtyard also has a large format paver hardscape, artificial turfed lounging areas, and custom cast in place benches with imported IPE wood cladding. The UCC team was able to create a one-of-a-kind hardscape to add to the therapeutic atmosphere of the courtyard.

The Southern Box Food Hall project, nestled in the heart of Orlando’s Packing District, embodies a remarkable transformation from its humble origins as a warehouse for citrus production to a vibrant modern dining and retail destination. With 11 food vendors, a dedicated event space, and a micro-brewery, it will serve as a hub for culinary diversity and community engagement. UCC Group Inc. constructed the project’s reimaged exterior hardscapes, consisting of more than 28,000 SF of outdoor seating areas, recreational spaces, and covered patios. This encompassed a comprehensive scope of work, including the vehicular and pedestrian pavers, IPE wood-cladded accent walls, site furnishings, and a complimenting IPE wood event deck at the project’s rear.

Located within the bustling 102-acre Danie Pointe neighborhood, the Spirit Airlines headquarters is a $275 million, six-floor, 180,000 SF central hub for over 1,000 employees. Exterior Walls, Inc. (EWI) was contracted for the exterior finishes and EIFS insulation plus MD system. The team faced numerous challenges while constructing the finishing touches, most notable was the complexity surrounding access and mobilization for EIFS installation. The structure’s lightweight steel prefabrication technology posed limitations on weight-bearing capabilities, complicating the installation of mast climbers and requiring a robust anchoring system. EWI collaborated with the finish manufacturer to achieve precise color matching for the corporate building’s predefined image to successfully complete their scope for the airline’s new home.

Andrew General Contractors, Inc. began their design-assist partnership for the comprehensive renovation of the new Sunrise Bank Orlando Headquarters in August 2022. The structure at Magnolia Place in the heart of downtown Orlando was built in 1963 and has housed various businesses over the years. Unique building conditions, such as restricted elevator sizes and small stairwell passageways, created material selection and handling challenges. To overcome these, the AGC project team constructed mockups of standard material sizes and tested various ways of transporting drywall frames, live edge wood, and other materials into the basement, that due to being vacant since 2017, required moisture testing and mold abatement. The design team was tasked with ensuring that the bank’s employees would not feel as though they were working in a basement, and the resulting design uses circadian rhythm Lightglass fixtures, making you think there is daylight pouring through frosted windows. The “daylight” transformed the below-ground space into a bright and inviting environment that promotes well-being and productivity.

Martin Roofing Services Inc.’s scope on the Suntrax Connected/Automated Vehicle Test Facility consisted of several different roof systems, some of which were overly complex. The 25,000 SF Arrival Conference Center, showpiece of the project, consisted of Bemo radius tapered convex and concave metal roof panels overtop of their Bemo Flect sub framing system. A flex system was incorporated, which required geo-locating by a surveyor and 3D scanning of the building skin, and the onsite roll forming, curving, and tapering took the Martin Roofing crews 60 days to complete due to the complexity of each panel. The team’s precision on this roof installation led to its success, and it was only the second time Bemo had utilized this system, the first on the Google Headquarters.

Miller Construction Company served as the general contractor for the Tampa Commerce Center Phase II consisting of two industrial buildings constructed as a tilt wall structure, with precast girders and joists, cast-in-place decking, and TPO roofing. The site contained four retention ponds, and Miller’s scope included an entire reconstruction of the offsite road. The buildings have 52 loading docks and finished office spaces. The project encountered a myriad of challenges from power transmission lines running through the site and soil densities being a persistent issue, to third-party and county inspections that took place for all rebar and causing delays. Despite a daunting and diverse set of challenges, the project serves as a testament to innovation, perseverance, and collaboration to deliver for the client.

The GMF Steel Group seamlessly incorporated new steel structures into the Tampa Convention Center’s existing foundation, including erecting beams into grade beams and adding new columns on the facility’s renovation project. This was the largest renovation to date for the center and will allow them to accommodate larger conferences in the Tampa Bay area. With 600,000 SF of transformable event space and waterfront views, the center has unique architectural designs that provide an ideal space for conventions. Due to the waterfront location, three strategically placed barges were utilized, led by the GMF team, and showcased a remarkable blend of logistical precision and environmental consideration. The barges made the journey twice from Fort Piece carrying steel in the precise sequence required for erection to complete GMF’s scope.

S & S Roofing Systems, Inc. was contracted for the tile re-roof of the Tavistock Financial Center in Windermere. The 63,000 SF facility was originally built in 2007 and designed with a slightly curved façade. The S & S team removed the existing tile roof system down to the metal deck, including flashing, trim, existing underlayment, and wood decking, and installed the new roofing system with foam-adhered S-profile concrete roof tile in a terra cotta blend to match the original roof tiles.

Wharton-Smith, Inc. provided construction manager at risk services to Toho Water Authority for the expansion of the Sand Hill Water Reclamation Facility from 6.0 MGD average annual daily flow (AADF) to 735 MDG AADF. The work consisted of the demolition of the existing headworks, selective demolition and cleaning of an active splitter structure and an active chlorine contact tank, removal of two existing internal recycle pump stations, the removal of an existing 1,000 kW generator, and demolition of two existing clarifier mechanism. The current electrical building was also expanded to hold the new electrical gear and blower equipment, and a cast-in-place third clarifier was installed. Each subcontractor and vendor that participated with the Wharton-Smith team gained experience that contributed to elevating the knowledge of the construction community.

The Oakland Roundabout project was strategically designed to enhance access and traffic flow within the area, providing the community with safe and efficient access to the neighborhood. Condor Construction Corp was contracted for the infrastructure road work on the transformation of the Old Oakland Avenue and J.W. Jones Road intersection which required managing numerous utilities to successfully install the drainage system while maintaining continuous access to traffic in the area. The Condor team collaborated with various companies to navigate the unidentified utilities and showcased the power of teamwork and shared expertise throughout the project. Despite encountering delays, the roundabout was completed to the highest standards and delivered a solution to the community that significantly improved their transportation infrastructure.

Typhoon Lagoon Happy Landings Re-roof, Lake

The Typhoon Lagoon Happy Landings re-roof project called for the refurbishment and theming of the existing corrugated metal panel roof system for the building that houses an ice cream shop overlooking the water park’s wave pool. S & S Roofing Systems, Inc.’s scope consisted of the removal, salvaging, organizing, and labeling of the existing panels, which were treated for corrosion and theme painted. To maximize efficiency, the roof tear-off and dry-in process was completed while the panels were being transformed. The themed panels were then returned to the site and meticulously reinstalled to match the prior roof layout and ensure the panels fit together properly. This refresh project added a cherry on top to continue providing happy treats to park guests.

The Villages Charter School K-8 South Campus, The Villages

Clancy & Theys Construction Co.’s work on The Villages Charter School K-8 was an ambitious project that involved constructing four new school buildings, spanning a total of 260,000 SF, with clerestory sections reaching heights of 51 feet and designed for 2,000 students. The new school features a split campus for elementary and middle schoolers, with a courtyard connecting the campuses and providing students and staff with a space that feels like home. Special lifts and scaffolding were required to provide access for the installation of the ceiling heights and took rigorous planning and commitment to jobsite safety to overcome the challenges. Despite the complexities involved, the team was able to complete the project in time for the scheduled start of the 2023/2024 academic year through diligent project management and collaboration.

Universal Epic Preview Center, Orlando

The Universal Epic Preview project built out the corner store of Universal’s City Walk and remodeled into the new Epic Park Preview. Towers Construction’s scope included interior demolition, heavy gauge framing for columns, suspended soffits, and ceilings, backing, exterior sheathing, and level five finished ceilings and drywall for the mural paintings. The 3,500 SF renovation was completed in four months with a limited workday of afterhours and weekends to avoid open park hours and occupants on the second and third floors.

Villatel Village Event & Conference Center, a space where elegance meets functionality, was designed for the Davenport community to gather and celebrate life’s most significant moments. As you step into the building, your gaze is naturally drawn upwards towards the first-floor lobby ceiling, which was installed by Annapurna Construction. The ceiling’s intricate multi-level curves present not just a design element but a testament to the team’s ingenuity and dedication. Forgoing the standard practice of ordering custom curves, they embraced a hands-on technique and crafted the exact radius details as specified by the design. With a keen eye for detail and passion for perfection, the ceiling exceeded expectations, completing the curved architectural feature that stands as a symbol of the center’s identity.

As Winter Park Village matured over the years, it came time for a much-needed rejuvenation. The owners made the decision to perform a complete renovation of the property, from the facades of the retail shops all the way to its outdoor amenities. UCC Group Inc. was at the center point of this major change, which was completed while keeping the shopping center fully operational throughout all stages of construction. A multi-phase approach was implemented, and specific areas were targeted to maximize progress, reduce bottlenecks in the schedule, and avoid delays. UCC Group’s lead superintendent on the project, Victor O. Aguilar, was tragically lost in a motorcycle accident just before completion; his superior craftsmanship is displayed at Winter Park Village and amongst countless other projects in the community.

Woody’s Roundup Rodeo BBQ is a new restaurant at Walt Disney World, located in Toy Story Land at Hollywood Studios. Randall MEPFP was contracted to install the billboards and railings on the exterior of the themed building. The concept of the restaurant is that Andy has built a restaurant out of Woody’s toys and other playthings, the visual design is of cut and taped cardboard boxes. The assortment of toys assembled creates a fun and colorful mash-up. The railings installed by the Randall team resemble a K’NEX or Tinker Toy set. The attention to the themed details of this project goes a long way in adding to every visitor’s experience.

The church, intended to look as though it has stood for a century and will endure another, features pre-cast wall panels, steel columns, and a combination of wood truss flat roofs and heavy hammered beam timber trusses. Topped with a distinctive steeple, these elements ensure that the church’s structural integrity and timeless aesthetic appeal. The floorplan is designed to meet the varied needs of its congregation and includes a sanctuary, narthex, sacristy, kitchen, offices, a multi-purpose fellowship hall, classrooms, and a porte-cochere. Strategically placed windows allow natural light to flood the interior, and the architecture of the rafters plays a crucial role in opening the space. The visual of the new church connects to the surrounding community and symbolizes its ongoing active engagement, creating a welcoming and inspiring environment.

With pro-level sports simulators, a captivating bar scene, and late-night energy, the new Caribe Royale Orlando Stadium Club provides interactive and immersive entertainment experiences for guests. Zaho Global Enterprises was contracted for the millwork, which included booths, service stations, host stand, simulator bay banquettes and stations, storage, and bars. The main circular bar they constructed allows guests views of bartenders at work and views of the simulator bays.

Working with the Zaho Global team, Ribeiro Stones, LLC had a comprehensive scope of work that included the fabrication and installation of stone countertops across multiple key areas, ensuring a cohesive and elegant aesthetic throughout the entire venue. The dining areas were fitted with elegant but durable materials to enhance the dining experience while the VIP lounges and private suites have customized countertops reflecting exclusivity and luxury. Ribeiro’s skilled craftsmen meticulously created the countertops with intricate radiuses and built-up edges, not only adding a touch of sophistication but also ensured seamless integration with the overall design of the Stadium Club.

The project was part of the Caribe Royale’s transformation from a 20-year-old, three-star hotel, to a buzzworthy, new generation destination. Both Ribeiro and Zaho’s teams helped create a sports bar on steroids that enhances every visitor’s experience.

Gaylord Palms, Kissimmee

Gaylord Palms Resort and Convention Center is undergoing a $158 million property-wide renovation. KENPAT was selected to provide new ceilings for the 48,505 SF Osceola Ballroom remodel. The schedule for this phase was only seven and a half weeks from demolition to event ready. Four existing large, suspended half domes were removed by the team to be replaced with new, ornate glass fiber reinforced gypsum (GFRG) assemblies totaling 3,500 SF. The 600 GFRP shapes were digitally modeled, molded, and cast in Mexico before making their way to the Gaylord for installation. In the meantime, KENPAT was hard at work installing the new sub ceiling from which the GFRG pieces would hang and building the two-step soffits surrounding it. In addition to the ceiling, all 25,000 SF of wall covering and molding was removed, skimmed, and sanded to create an acceptable substrate for the new wall covering, sconces, and new molding the team installed.

In another area of the resort, Southeast Mechanical Contractors (SMC) was contracted to help upgrade the central energy plant (CEP). The goal was to increase the CEP efficiency and energy spend, replace major HVAC equipment, and complete the project with zero impact to the hotel’s operations. The team tied into a temporary chiller to feed the occupied hotel’s chilled water system during the initial shutdown. A 2,000-ton chiller was replaced, and the CEP design was converted from a primary secondary system to a variable primary pumping configuration and the five secondary pumps were replaced with spool pieces. SMC’s partnership with Gaylord Hotels and careful planning ensured a successful project that met all goals without a single impact to the day-to-day hotel operations.

Having completed the original Hilton Orlando in 2009, WELBRO Building Corporation was excited to work with the owner again to rejuvenate the restaurant spaces through a phased project that kept at least one of the three restaurants fully operational during construction. Between digital copies of the original record drawings plus firsthand knowledge of employees that worked on the project the first time around, this helped them throughout the design and construction process for the FastBreak Sports Bar, TodoVos Mexican Cantina, and Trabucco Italian Restaurant.

The FastBreak Sports Bar was previously a very plain, outdated space and was transformed into an exciting, interactive indoor/outdoor entertainment/ food and beverage venue. WELBRO contracted Bright Future Electric, LLC for the electrical scope which included installing bracing to support a 500 lb. light fixture with air ducts that run through the ceiling. A great amount of aboveceiling coordination was required for installing new major components into the existing space. In addition to the ceiling lighting, Bright Future added to the transformation with accent lighting on column corners, installing a TV wall over 20’ long and more than 13 TVs spread throughout, ceiling fans under the outside canopy, and lighting for the outside biergarten space.

TodoVos Mexican Cantina is in the high-traffic area and was reinvented with a striking arched entryway and vibrant colors. The collaborative effort resulted in a seamless integration of custom elements like pendant lights, handmade cement floor tiles, and cost-effective faux-wood wall coverings.

The third phase transformed the original steakhouse into a high-end Italian restaurant that features a terrace upgraded with a 6-foot-tall glass windscreen for better guest protection, installed using existing post locations to maintain structural integrity.

Despite the challenges of working in an occupied hotel, the WELBRO team worked closely with all trades to ensure disruption to guests was kept at minimum, while they successfully renovated the spaces that now enhance the experience of all future guests.

Judson's Live at the Dr. Phillips Center for the Performing Arts, Orlando

The newest space at the downtown Orlando Dr. Phillips Center for the Performing Arts is an interior build-out on the bottom floor into Judson’s Live, an intimate venue that offers music lovers of all genres a space to connect with performers and friends, and experience incredible food and drinks. Inspired by legendary listening rooms from the world’s most iconic music cities, Judson’s Live is a place where Central Florida residents and guests can escape the world and fully be immersed.

Brasfield & Gorrie completed the 3,050 SF space and contracted Alpha Insulation and Waterproofing, Inc. for the fire protection scope for the space that includes a stage, viewing area with table-style seating for 150, and bar. As part of the high-end food experience, Brasfield & Gorrie installed a custom blue quartzite bar that is illuminated from within, giving it a glowing effect and highlighting the blue veining that compliments the blue velvet furniture. The entire room is fitted with acoustical wall paneling that was prefabricated in New Jersey and provides an innovative solution designed to enhance sound quality within the space while elevating the aesthetic appeal. In addition to the unique sound panels, the custom lights of floating orbs were custom made in Italy and can be controlled independently depending on the artist and the mood of the room.

The space was named for Judson Green, better known as past president of Walt Disney World Theme Parks and Resorts, who was also an accomplished jazz musician. Inspired by legendary listening rooms from the world’s most iconic music cities, Judson’s Live is a place where Central Florida residents and guests can escape the world and fully be immersed.

Williams Company Management Group provided construction management services for the 90,290 SF, two-story, high-efficiency Island Village Elementary School in Celebration, on 11 acres of partially developed land. This is the first school built in the growing community and equipped with the latest technology and educational infrastructure.

Terry’s Electric, Inc. was contracted for the electrical scope which included power and lighting, lightning protection, fire alarm, public safety radio, access control, security system, low voltage communications, classroom audio enhancements, cafeteria and gym sound, and more.

Material shortages and supply chain delays created several challenges to overcome during construction. These effects were most evident with HVAC equipment and electrical switchgear that had 52-week lead times for a project that was scheduled for completion over 52 weeks. Temporary air was started in the classroom building and media center until the permanent equipment arrived. In the span of a month, the HVAC was fully started up, finishes were completed, all life safety inspections were approved, and occupancy was granted.

The high-efficiency design of the school required meticulous attention to detail and rigorous quality control measures to greatly limit air infiltration and thermal vulnerabilities. Sealing the exterior envelope was a high priority to limit all penetrations and gaps. Coordination meetings and summaries were provided to all subcontractors to ensure strict adherence; the testing results upon completion showed the team far exceeded the benchmark expectations.

The University of Florida’s Malachowski Hall Data Science and Information Technology (DSIT) building is a 263,000 SF interdisciplinary hub focused on the development and application of computing, communication, and cyber technologies to a broad spectrum of areas. Ajax Building Company, LLC provided construction management at risk for the center that consists of two co-located, semiautonomous interconnected building wings. The seven-story, state-of-the-art facility is in the heart of the campus and includes over 30 purpose-built laboratories, office space, and auditorium, as well as common areas for students. The interior features high-end finishes, including terrazzo flooring, intricate millwork, glass handrails, and a multi-story connector stair, called the “Collaborative Spine”.

The building boasts a concrete-framed structure with a foundation consisting of over 400 auger-cast piles approximately 50 feet deep. N-RG Cladding, LLC was contracted for a design-assist role on the unique exterior envelope. The curtainwall system consists of 1,500 custom-designed, prefabricated metal panel units, which are said to evoke the dynamism and immersive nature of AI-generated images. The panelized system includes integrated trapezoidal windows that feature electrochromic glass that can be tinted electronically. The complex exterior design was one of the biggest challenges for the project, that had some of the country’s most innovative thinkers behind the creative look.

Orange Technical College, part of Orange County Public Schools, embarked on a journey to transform an existing 50-year-old structure through a meticulously staged renovation. Gilbane Building Company managed the project, which underwent a unique vertical renovation where half of each level was worked on while the other half remained operational for end users. By analyzing the integrity of the building envelope, the Gilbane team ensured that proper designs were considered, and with feedback from mockups created, the project was guaranteed to meet or exceed quality standards.

Gilbane contracted Percopo Coatings Company, LLC for an interior finishes scope that included all interior join sealants as well as providing exterior secondary sealant from the windows to the brick and lintel on the exteriors, calking new vertical control joints at the overhanging brick masonry walls, and seal un-flashed openings at wall penetrations. One of the challenges for trade workers on the project was the extremely tight schedule as well as working in an occupied building. All noise-generated work had to be performed before 7:00 AM or after 4:00 PM.

Creative thinking for solutions throughout this project was paramount to its success in remaining under budget and on schedule to get the students and staff back in the newly updated space.

The new state-of-the-art Neuroscience Institute in Downtown Orlando by Orlando Health is a three-story, 45,000 SF medical office building that is home to the neuroscience services lines, including neurosurgery, neurology, neurodiagnostic, interventional pain management, and the spine care center.

Baker Construction was contracted to perform a turnkey cast-in-place concrete package requiring the team to pour 900 CY of concrete in only four weeks for the foundations and stem walls. Managing the spoils onsite proved challenging due to the small site space, and with the required excavation the spoils had to be moved around the jobsite continuously to avoid having to store the dirt offsite. Once the foundations were poured, the team prepped and reinforced the metal decks, following the steel erector up the building, and placing four 14,000 SF decks in total. Baker then worked their way back down the building, placing plan stairs to provide access to the jobsite before prepping and pouring the ground level slab on grade.

Randall MEPFP’s electrical division was contracted for the electrical scope on the project. The team encountered several challenges that needed quick decisive thinking to overcome to complete the work on schedule. The gear backage lead times continued to get pushed throughout the course of the project to the point where the original gear was abandoned, and an alternative solutions was presented and implemented. Several of the ornamental lighting fixtures were also very intricate and complicated to install, especially with the significantly elevated ceilings. Trade partners really banded together to work through scheduling issues and turn the project over timely and professionally.

Spanning 375,000 SF, the Orlando Health Jewett Orthopedic Institute in Downtown Orlando is Florida’s first orthopedic hospital. The institute was completed by Skanska USA Building Inc. in two phases, with the first phase encompassing a six-story medical office pavilion and phase two delivering a seven-story facility featuring the state’s first orthopedic hospital. The pavilion boasts 12 cutting-edge operating rooms and the latest advancements in medical technology, while the hospital portion has an additional 10 operating rooms, 75 inpatient smart rooms, and a 10-station Bioskills lab. Percopo Coatings Company, LLC was awarded the painting contract that included all painting, special coatings, and wall covering work.

The innovative design and approach, combining an ASC with inpatient hospital, delivers lasting benefits for operations and workflow efficiency. Thoughtful design elements, such as 69,000 SF of glass for natural light, fosters patient wellbeing and transforms healthcare for a diverse patient population ranging from retirees to athletes and beyond. As a destination medical center, the facility attracts patients and physicians on both a national and international scale.

As the region continues to grow, the need for new, additional healthcare facilities and improvements to existing systems is critical. This new facility gives the community new, state-of-the-art medical access, as well as an education and research center, providing optimal training for future physicians.

Project Gamma, the general EPCOT overhaul codename, was officially completed with the opening of the CommuniCore Hall and Plaza on June 10, 2024, after many delays, updates, and cancelations. The overhaul included several projects, including a new color scheme, logo, design, and neighborhoods.

Baker Construction was contracted for the project that required a high level of themed finishes on all hardscapes and walls. The team spent dedicated time up-front completing the mock-up program with Walt Disney Imagineering and the general contractor to ensure the final product matched the specified quality expectations. They used 3D scanning on the project to develop and calculate a stage wall to facilitate the stage installation, ensuring a secure and accurate fit and minimizing and chance of misalignment. Traditionally, Baker is more widely known nationally for its high production large-scale commercial structures and structure concrete/systems. The uniqueness and level of detail, precision, and collaboration required for this complex concrete work showcased Baker’s talents and skill sets.

Tri-City Electrical Contractors, Inc. was contracted as well for one of many different electrical scopes on the large project. The scope included electrical and low voltage installation needs for the Trail’s (200T) guest experience. A portion of their underground scope was installed in Geo Form, which required a well-planned and thorough installation strategy that considered the durations of all scheduled activities. The electrical power Tri-City provided to the attraction allows guests to experience and touch the water effects. These effects included the water harp, synchronized music, walking through a rain curtain, and wave creation by a group of guests.

The newly renovated area of Epcot will be enjoyed by guests for many years to come, and Baker and Tri-City were a key contributor to its long-awaited completion.

The Renaissance Orlando Marketplace renovation consisted of crafting a culinary haven nestled in the resort at SeaWorld. With a sprawling expanse of 4,175 SF, the ambitious project redefines the essence of the hotel’s retail space, transforming it into the Bella Grove Provisions Marketplace. PCL Construction Services, Inc. successfully managed the renovation that allows visitors to enter an inviting marketplace concept featuring a fully equipped kitchen, complete with a European pizza oven, alongside an enticing assortment of grab-and-go culinary delights. PCL seamlessly executed the work within the confines of an operating hotel, showcasing their ability to navigate complex logistical challenges without disrupting ongoing operations.

PCL contracted International Flooring, Inc. (IFI) for 2,000 SF of self-leveling the subfloor and installation of 5.340 SF of floor and wall tile with six different tiles and one tile base. The scope required careful attention to scheduling and coordination with all trades and the IFI team’s ability to work with multiple trades in a tight workspace, having 5-6 installers onsite at a time, added extra value in overcoming scheduling challenges. The large, curved partition door added another challenge requiring an intricate tile-to-tile transition that the team changed the location of the transition and adjusted to ensure it matched up perfectly.

Overall, the project exemplifies commitment to innovation, adaptability, and delivering exceptional results in even the most demanding environments and giving guests a dynamic space, expanded to cater to a wider array of their needs.

The recent $12 million renovation of Chaudoin Hall at Stetson University, by Williams Company Building Division, updated the 1892, oldest residential living and learning facility on campus to meet the changing needs of its inhabitants while retaining its historic charm. The landmark endeavor aimed at seamlessly blending modern amenities while ensuring a comfortable and functional space. Among the notable upgrades are state-of-the-art restrooms, fully equipped kitchens, convenient washers and dryers on every floor, and the installation of an elevator to enhance accessibility.

Preserving the hall’s historic integrity posed a unique challenge to adhere to historical restoration requirements, from meticulously restoring pine and oak wood floors to adding wainscoting and wood handrails, every aspect of the renovation was executed with precision to maintain the hall’s authentic character. Williams Company contracted Percopo Coatings Company, LLC for interior painting and sealing of the new drywall, hard ceilings, doors and frames, steel railings, and wood siding at the elevator expansion.

The project was not without its hurdles. Structural issues, including rotting wood joists, columns, and beams, demanded swift and decisive action. Through careful assessment and strategic planning, damaged elements were replaced with structural wood, ensuring the hall’s longevity for generations to come.

The Summer House project near Lake Apopka stands as a beacon of architectural innovation and construction excellence. This multifamily residential project, with its 264 units, clubhouse, swimming pool, and numerous amenity spaces, showcases WPC’s construction management skills to provide a resort-like experience for residents. The community also includes ten garage buildings, and various hardscape spaces equipped with seating areas, as well as a mezzanine bar overlooking the pool, fire pits, walking trails, and reflection pond.

Tri-City Electrical Contractors, Inc. worked with WPC on the four residential buildings and amenity center. Throughout their scope, the team had to deal with different elevations when running all the conduit, and at the rough-in stage, all conduit was run to pedestals until the concrete was poured. All site lighting on the property is concrete bases and all wiring was run to a junction box, then to the building panel. Two Nova car charging stations were also installed on the property. The commune areas are also equipped with an architectural dimming panel with a networking system allowing the brightness to be controlled throughout the spaces.

The Summer House creates a lifestyle transformation for residents and is a testament to what can be achieved when luxury meets innovative construction.

Summer House on the Lake is a one-story restaurant at Disney Springs. As a new construction build, Hoar Construction, LLC, facilitated a full demolition of the previous structure and erected a structural steel frame with a combination of CMU walls with light gauge metal framing, glass, and stucco/sone over veneer finishes. The restaurant is the evolution of a table service restaurant concept that was first announced back in 2019 but was unfortunately delayed due to COVID. A variety of seating and dining styles fill the airy space, from freestanding tables to banquettes ideal for families and large groups, as well as bar seating at three of the four bars to extensive outdoor patio dining.

Energy Air, Inc. was contracted for the complete HVAC and plumbing systems for the 15,000 SF space that required 100 tons of cooling. Since Summer House was located directly on top of the original site of Bongo’s, existing utilities and unforeseen conditions were un-earthed as soon as the first shovel hit the first. Coordinating deliveries and crane operations took a lot of planning and scheduling to ensure Disney Springs guests did not suffer an interrupted or distracted experience. Large spiral ductwork is visible in the dining areas and various plumbing piping is visible in the show kitchens. Not only did these systems need to function in top condition, but the team also installed them in an aesthetically pleasing way.

The Summer House on the Lake features an architectural style that blends beach boho with sleek art deco. The interior creates an open-air feel with high ceilings, abundant windows, and a skylight that fills the space with filtered natural light. In addition to the brand’s first-ever “Cookie Bar”, guests are also able to purchase a bottle of the restaurant’s own private-label wine, Summer House Rose, to take home with them and extend their experience.

S.I. Goldman Company, Inc. (SIG) was selected for the new 56,000 SF UF Health Remote Sterile Processing Facility project located in Gainesville. Their scope included furnishing and installing the HVAC, processing services, and plumbing for the new Remote Sterile Processing Department. The creation of this facility was a pivotal undertaking, meticulously designed and constructed to serve UF Shands Health. Its primary purpose lies in supporting the everyday operations of sterile processing; a vital function that ensures critical patient care and supplies sterile equipment for surgeries across multiple locations.

In addition to chilled water pipe and heating hot water pipe and fittings, the team also installed clean steam supply pipe, clean steam condensate piping and all inline components, and clean steam pressure reducing stations and filtration systems, as well as dirty steam pressure reducing station for the facility. The multiple systems installed on the roof required extensive roof curb for support and dual coil hookups for the piping of the roof equipment required piping racks to be built from Unistrut supporting systems. The design of the valving systems added as part of the clean and dirty steam systems allow for future expansion with out shutting down facility operation.

Due to the pandemic era, the project grappled with supply chain disruptions from delayed component deliveries to manufacturing hurdles, testing, and shipping logistics; every step required meticulous coordination. Manufacturers faced additional obstacles due to personnel shortages, impacting equipment production. Despite these hurdles, the SIG teams persevered. Countless hours were invested to meet tight schedules, especially considering that this facility had to support not only new construction projects but also the ongoing needs of existing facility expansions. Throughout all the challenges, what emerged is a testament to collaboration, resilience, and unwavering commitment to patient well-being.

Circus McGurkus is an elaborately themed restaurant, located in Seuss Landing at Universal’s Islands of Adventure, serving a whimsical spin on dishes like chicken and biscuits, pasta, and burgers. It features a colorful circus atmosphere, and guests get to watch the High in the Sky Seuss Trolley Train Ride roll through the interior of the restaurant every few minutes. Zaho Global Enterprises and Percopo Coatings, LLC were both contracted for the refresh project of the restaurant.

Zaho Global Enterprises created stupendously new booths, trolley car seating, service stations, and cabinetry throughout the fanciful restaurant. The seating booths that are created around the ringed circus spaces of the circus tent are designed with waves. The trash receptacles have themed columns with Seussical flags adding to their visibility for guests.

Set up like you are eating in a circus tent, the circus rings feature elements like a circus ball with four elephants impossibly balancing together and other Seuss-themed creatures hanging from the ceiling and walls while performing various circus acts. Percopo Coatings Company, LLC was involved in not only repainting the elaborate restaurant, but color matching everything like the bright reds, yellows, and blues featured. All the Suess themed writing on the walls had to be painted in strict adherence to the brand, and each striped column was custom painted to be unlike any other one. The incredibly detailed work by the trades on this project refreshes and rejuvenates the space, adding new life that allows guests to feel as though they have walked right into Dr. Suess’s classic story of Little Morris McGurk, If I Ran the Circus.

Marriott Vacations Worldwide Corporation’s new global corporate headquarters situated within the City Center of O-Town West is the anchor tenant of a $1 billion-plus mixed-use project. The state-of-the-art HQ building contains over 300,000 SF, nine stories, and the capacity to hold 1,200 employees. DPR Construction provided construction management services for the interior build out and contracted Energy Air, Inc. for the HVAC needs and Percopo Coating Company, LLC for the interior finishes scope.

The interior build-out includes a variety of meeting and conference spaces such as high-capacity training rooms, multi-purpose and size conference rooms, quiet rooms, breakout spaces, and huddle rooms to provide a oneto-one ratio of seated workstations to meeting areas. The build-to-suite headquarters also features an executive boardroom suite with an adjacent catering room and green room, an onsite security suite, an IT suite, plus amenities for employees to utilize, like a fitness center and kitchen, to fully support an adaptive work model.

To be in compliance with LEED and Fitwell requirements, Energy Air took measures to keep the ductwork clean throughout the project. Ductwork also had to be pressure tested to meet certain criteria. Due to the base building not being complete at the time the team began their work, a great deal of coordination was needed for delivering literal tons of equipment and created the challenge of having an interrupted flow as units were installed. Through efficient and accurate teamwork, Energy Air ensured that proper controls for the new HVAC system were set in place.

Percopo’s team came in on the build-out to paint all gypsum board surfaces and dryfall paint all the exposed ceilings, including all exposed structural and MEP systems such as the HVAC ductwork. This also included all doors and frames and the interior face of the perimeter exterior walls.

The DPR team was successful in working alongside other contractors, including the base building contractor, to ensure minimal cost and schedule impacts for the Marriott HQ. This was only possible through the team’s effort to maintain proactive and quality coordination while running the build-out concurrent with the base building construction.

Pipeline: The Surf Coaster at SeaWorld Orlando

Pipeline: The Surf Coaster is SeaWorld Orlando’s first-of-its-kind surge coaster, where riders experience the rush of launching 110 feet up at 60 mph and feeling every bank and curve as though they are really riding the waves. Baker Construction was contracted to perform all the cast-in-place concrete for the exciting water coaster that combines the thrill of a roller coaster with the splash of a water ride. Riders board colorful rafts that resemble surfboards and endure thrilling drops and water elements during the ride.

The Baker team encountered numerous hurdles while tackling the dewatering process, which involves the extraction of groundwater to facilitate excavation, foundation laying, or other activities in a dry environment, that is crucial for soil stability. Because of the saturated soil the use of trench boxes had to be implemented to prevent certain areas from caving in. There were over 522 concrete piles that had to be chipped out as part of their scope, which required a lot of precision, labor, and equipment, as well as dust and debris management in the active park. Overall, Baker poured 2,215 CY of concrete and used 120 tons of rebar on the project.

Comprehensive Energy Services, Inc. (CES) was contracted for both the HVAC and plumbing scopes on the new attraction. The designated area for the ride was never meant to house an attraction requiring the team to work off overlaid as-built drawings from over the years, which made the utility location challenging and the rerouting of the chilled water pipe tricky to stay clear of the ride’s columns. Along with the chilled water reroute, the team also installed over 180 feet of above-ground chilled water piping to support the ride buildings.

Like the chilled water piping, the plumbing scope proved just as tedious in their approach to avoid the ride’s columns. When it came to the new sanitary lines needed, CES had to reconfigure the layout as the existing utilities were higher in terms of elevations compared to the original inverts from the drawings. The team had to use a pump-type system in lieu of gravity to meet the high elevation peaks. Compressed airlines for the pneumatic braking system on the ride and show features were also installed with stringent pressure testing to maintain the crucial systems and life safety for the coaster.

All trades working on the project had to meticulously strategize and synchronize material and equipment deliveries to prevent schedule disruptions and extensive collaboration, communication, and planning among everyone was crucial due to space constraints as well as building inside of an operational theme park.

Society Orlando’s motto of “Choose Happiness” reflects their creation of social apartment communities where neighbors connect and thrive. Considered to be the ninth tallest building in Orlando since it’s topping out, this mixed-use project consists of a 28-story, 871,170 SF building featuring 484 apartments, 100,000 SF of amenities, 33,000 SF of ground floor retail, an 8,000 SF lobby, and 900 space parking garage.

Baker Construction was the driving force in completing the structure and drove the schedule, working with other vital subcontractors to execute the major project and allowing them to sequence the work according to their plan. Situated in downtown Orlando, the project site was curb-to-curb construction, offering limited space for laydown and site access beyond the project’s footprint. The site featured a “private road” cutting through its center, enabling construction traffic to slow through the jobsite seamlessly, even during the shoring phase for the initial elevated slab. Baker’s innovative approach involved utilizing structural steel beams to support the transfer beams on level two, spanning the road and allowing deliveries to pass under the building during construction.

AJ Flooring’s scope on the project consisted of the installation of 584,000 SF of flooring, including luxury vinyl tile, wood, tile, and epoxy on interior and exterior spaces, as well as 223,380 LF of base. The project gave the team guidelines to be able to innovate in systems and organization methods in relation to the quantities of material that needed to be ordered, ensuring they remained on schedule and avoided extra costs. In addition to the mixed flooring materials installed in the common areas and apartments, AJ Flooring was involved in the designed tile installation in the common areas outside on the pool deck level and the lower level.

For the full installation of the fire suppression system and fire pump for the North Orange Avenue building, Sprinklermatic was contracted for the expansive scope. Highlights of their job included the installation of sprinkler heads in the complex open-style ceilings located in the main lobby and bar as well as high ceilings in the common and co-working areas. City officials required multiple revisions to the planned underground feed for the fire pump, which delayed the water supply to the building by one year. Once the water supply was available, large amounts of rocks were still in the underground due to an improper flush, which contaminated their system and required a re-test of all systems previously passed when the condition was discovered. The addition of Society Orlando to the Downtown Orlando skylight reflects the city’s focus on the ongoing development of attainable downtown rental communities.

Central Florida Waterproofing, Inc., International Flooring Inc. (IFI), KHS&S Contractors, and UCC Group Inc. were contracted by PCL Construction to transform the Ritz-Calton Naples resort, including the Nolita Restaurant renovation, lobby renovation, and tower expansion.

During the foundation phase of the project, Central Florida Waterproofing, Inc. waterproofed the entire below-grade slab and wrapped all foundations with a new waterproofing product from Tremco called Amphibia. 22,737 SF were waterproofed for the 14-story new tower to be constructed on. Next, the team applied two coats of Euclid Tamoseal, a cementitious waterproofing at the first level floodproof walls totaling 5,800 SF. Working with the project engineer from PCL on the expansion joint assemblies took three months and 12 different models to design the layout for a total of 1,200 LF due to joint widths varying from two inches to six inches wide. The caulking package started a year after the foundation phase and included the exterior windows, sliding glass door, exterior doors, balcony, and EIFS elements totaling 24,000 LF.

IFI’s scope included the guestrooms, corridors, and public spaces, including the new club lounge, pool bar, and cabanas. The team installed wood, carpet, tile, stone, VCT, and granite slabs throughout the spaces. One of the most unique features is the stone pattern in the lobby. To achieve the pattern, IFI had the stone pre-water jet cut and then hand cut the stone that went around the pattern, making an eye-catching statement when you talk into the lobby. The stairs were prefabricated stone and installed onsite.

Nolita restaurant is the new face of Italian dining at the resort that replaced Terrazza and offers made-from-scratch famous Italian dishes that are inspired by the Nolita neighborhood in Little Italy, New York City. The restaurant includes top-notch materials like mosaic tile, glazed brick, and stone. Once the mosaic floor tile was installed, the IFI team decided it was too slick for a restaurant, and they installed a coating on top of the mosaic that raised the efficiency rating of the tile to have some grit on the floor and avoid any future safety hazards without compromising the beautiful look.

KHS&S Contractors renovated the 14-story North Tower, updating 270 guest rooms with framing, drywall, built-in furniture, fixtures, and millwork. During their scope, Hurricane Ian hit the resort as a category four intensity prompting a temporary closure of the resort. This led to KHS&S continuing work on other projects at the property, such as the cleanup of the underground parking garage laydown area and the reconstruction of the lower floor’s fitness center, space, and back-office spaces.

As part of the monumental reconstruction effort after the hurricane, UCC Group Inc. embarked on managing the revitalization of the exterior hardscapes for the resort’s front entry drive project. Their scope encompassed a 30,000 SF paver front entry drive, complemented by an additional 10,000 SF of pedestrian paver walkways, site walls, and an exterior courtyard, all atop the previously submerged underground parking garage. The primary feature of the development was a custom granite-clad fountain, serving as the majestic centerpiece of the rejuvenated entrance.

As guests from around the world step foot onto the revitalized grounds of the RitzCarlyon Naples Beach Resort, they are greeted by timeless elegance and impeccable beauty. Despite delays on the resort renovation from Hurricane Ian, the long-awaited hotel refresh and restaurant were a much-needed hit in the Naples community.

The Alfond Inn luxury hotel at Rollins College underwent a transformative renovation with upgrades and an 81,000 SF, five-story, 71-unit expansion seamlessly woven into the hotel’s existing space. Balfour Beatty provided construction management at risk for the renovation and expansion that was meticulously designed to showcase stunning art with the purpose of philanthropy. Modernized guest rooms, including luxurious suites, now share space with a haven of wellness – a full-service spa, a cutting-edge fitness center, and a glistening second-floor pool with an expansive outdoor events deck. The new lobby’s centerpieces is a breathtaking four-story atrium bathed in light and adorned with a permanent art installation.

Balfour Beatty contracted Acousti Engineering Company of Florida for the acoustical ceilings, architectural drywall, framing and stucco, linear wood ceilings and beams, metal framing and drywall, and specialty metal ceilings for the project. The new café includes ACGI linear wood and beam installations, and the spa is adorned with MOZ design laser cut metal ceilings in the message rooms. The Acousti team also installed acoustical ceiling tiles for the new guest rooms.

Percopo Coatings Company, LLC’s scope on the project included the painting, caulking, and traffic coating on the exterior as well as stucco repair work for the renovation. The Percopo team also color-matched to ensure that the new expansion and existing structures matched and utilized the same products. This work helped to ensure the seamless look of the addition, as though it has always been there. In addition, Percopo also painted the porte-cochere steel and exterior pool deck egress steel stair as part of their scope.

112 guestrooms in the original building were completely upgraded with contemporary interiors, and the existing lobby, library, and bar were renovated to tie into the new addition. AJ Flooring was contracted to upgrade the flooring in the existing section of the inn as well as the new expansion section. This included wood flooring in the 183 guest rooms, as well as the meeting space, restaurant, spa, and fitness center, totaling 47,000 SF of flooring. Three types of exclusive wood were used requiring adjusting scheduling due to long lead times. To move the project along, the manufacturer was asked to use wood from other projects to customize it according to the required needs, and the AJ Flooring team adapted the color they had to carry out a meticulous polishing and waxing process.

Every detail, from the breathtaking lobby atrium adorned with the art installation to the dedicated event spaces catering to weddings, galas, and intimate gatherings, focuses on creating an elevated guest experience. From elegant ballrooms to charming courtyards, the Alfond Inn promises an experience as remarkable as its transformation.

Nestled along the picturesque bay of Evermore Resort Orlando, MEC General Contractors created the Landings with panoramic views and diverse amenities for guests as well as The Boathouse, a testament to the fusion of vision and craftsmanship.

The Boathouse aims to enrich the resort experience and serves as a meeting/reception/wedding venue along with a traditional boathouse that houses an authentic Chris-Craft boat. Offering unparalleled waterfront dining and entertainment, the design marries modern aesthetics with timeless elegance. Its sleek lines and expansive windows demanded precision and finesse in execution, requiring a delicate balance between form and function.

MEC contracted Bright Future Electric, LLC for the electrical scope that the boathouse that included first and second floor buildouts of retail space, a covered walkway beside the lagoon, electric boat parking and charging bay, event space, main dying hall and balcony, executive kitchen, and bridge. Light fixtures and controls were provided by the owner and had to be interfaced to work together with little upfront coordination posing challenges for the team.

The Landings sleek, modern architecture and intricate interior finishes demanded a level of precision and craftsmanship on another level. The scale of the project was also staggering, with multiple buildings comprising a variety of residences, amenities, and communal spaces.

MEC contracted KHS&S Contractors for the finishes of both buildings that pay homage to a vintage boathouse aesthetic with a cypress wood slat ceiling that also serves as a sound barrier. A sizeable portion of KHS&S’s scope was dedicated to the more than 12,000 SF of cypress installation in addition to framing, drywall, and finishing. Due to extended lead times for the window glass at the Landing, MEC asked KHS&S to dry-in Your status is set to do not disturb. You’ll only get notifications for urgent messages and from your priority contacts. the 10,000 Sf building using plywood and plastic to form a weather resistant temporary barrier to protect the envelope. This commanded a dedicated team working over four months to enclose and then remove portions as the glass arrived at staggering intervals.

Simultaneous construction of both the Landing and the Boathouse demanded effective coordination between MEC and all the subcontractors involved. As the final touches were put in place with the backdrop of Evermore’s scenic beauty, it became evident that MEC and everyone involved had achieved a remarkable vision despite an ambitious timeline just in time for the bustling tourist season.

Mischief is always on the menu at the new Illuminations Minion’s Café at Universal Studios. Originally the nostalgic Monster’s Café, the project allowed JK2 Scenic to fully engage their creativity and craftsmanship with their wood and millwork package. The space is inspired by the Minion’s workshop with its playful and vibrant aesthetic. Utilizing a mix of acrylics, plastics, wood, and fabrics, themed with iconic minion colors brought the environment to life. The attention to detail, from the decorative trim to the furniture like tables, banquets, and desks, showcases JK2’s ability to transform a concept into a tangible and engaging reality.

With colors like daisy, Jamaica bay, big chill, obstinate orange, haute pink, sporty blue, and humorous green, Percopo Coatings Company, LLC had a big job transforming the space from the old vintage Monster’s restaurant front to the impossibly colorful and cheery look of the new restaurant. The exterior of the café includes painted columns and duct work in the Minion workshop colors and the “Café” signage is spelled out using invention prototype-like kitchen appliances that only a kooky Minion could have created.

The revamped restaurant required an open floor plan to facilitate self-seating, where guests order from their phones. KHS&S Contractors’ crews transformed the 9,000 SF dining area and back-of-house space, overcoming hurdles of on-site adjustments and evolving requirements. The upper portions of the ceiling and soffit were reengineered to provide support and openings for displaying props and state set pieces with specially painted ceiling tiles harmonizing with the overall aesthetic. A once-flat wall is not a dynamic diorama embellished with shadow boxes housing iconic Minion characters. Leveraging ingenuity, KHS&S streamlined the exterior by utilizing all theme plaster to clad the exterior skin. With more than 35 unique GFRC/FRP shapes, drawings assigned a unique number to each element, ensuring seamless assembly onsite.

Services Complete Electric was contracted for the electrical aspects of the demolition and renovation. This included integrating the new electrical with existing infrastructure and installing a complete electrical system, indoor and outdoor lighting, power for kitchen equipment, and themed lighting throughout. The millwork lighting and custom lighting fixtures on the front of the building provided a challenge for the team and are truly a “wow” factor on the project, tying into the exciting Illuminations’ Villian-Con Minion Blast attraction nearby. SCE helped to make the vision come to life, handling a complicated install with easily damaged themed items.

All the trades came together to create a space with incredible attention to detail that will have kids and families enjoying every inch of the restaurant with so many visuals to take in at the vibrant café.

Wharton-Smith, Inc. helped build an addition to the Volusia County community with the new District 7 Medical Examiner’s Office. The building will provide accurate, timely death investigation services to Volusia County and beyond. The new facility allowed the office to attain the N.A.M.E. (National Association of Medical Examiners) accreditation certifying the facility has met the criteria for personnel safety, body storage capacity, odor control, and indoor air quality, response to mass disaster and weather events, forensic odontology and anthropology, and more.

The $16 million, 19,892 SF building is a tilt wall and structural steel, pre-engineered metal building. Wharton-Smith contracted Dunkman Paint & Wallcovering, LLC to provide painting and wallcovering services for the project. The wallcovering chosen for the facility was custom, requiring extra time and cost to get it just right prior to installation. The wallcovering was a partial of a Shutterstock graphic. The team worked closely with the manufacturer on choosing the correct material and specifying the specific portion of the graphic to be included in the final product. Overall, the Dunkman team used 6 different paint colors throughout the interior and exterior of the facility and 187 SF of wallcovering.

Specialty structural steel assemblies were fabricated to support the wall-mounted autopsy station and light fixtures. The epoxy flooring also provides all the durability required to be able to withstand the harsh chemicals and fluids they are exposed to. Additional spaces in the facility include a night room, wellness room, locker rooms with showers, a working kitchen, case file storage, a conference room for teaching, an x-ray room, dedicated staff entry, and offices. Since the completion of the project, Volusia County has invested over half a million dollars back into the facility to get the most out of it for the staff and the community.

Wharton-Smith, Inc. provided construction management services for the new 450,000 SF Villages Charter High School campus, that is 30% larger than prototypical high schools and contains cutting-edge academic and athletic facilities to serve the Middleton community and attract and retain a world-class workforce for The Villages. The core buildings are tilt wall construction, taking a team of skilled craftsmen to do the heavy lifting with mammoth 180-ton cranes and equipment to raise 532 tilt walls. The project saw a peak of 700 subcontractor employees requiring the Wharton-Smith team to keep everyone informed of project updates and schedule changes.

KENPAT was one of the subcontractors on site installing 240,000 SF of acoustical ceilings, 2,622 wall panels of various fabrics, and a mixture of 12 different types of specialty ceilings throughout the 15 separate buildings of the campus. he challenge in the large space with so many hard surfaces was to create an attractive presentation while providing superior acoustics, all with great eye appeal, to dampen the sound caused by so many young students.

From the auditorium’s suspended wood panels to the pecan wood-look metal linear ceiling system at the high clerestory in the library, the wide range of materials and installation types required a great deal of attention to detail and a strong set of skills on the part of the KNEPAT team.

For the HVAC scope, Energy Air, Inc. provided and installed air handling equipment, chillers, cooling towers, ductwork, and piping. For the construction of the auditorium, special air conditioning and ventilation was needed. The state-of-the-art theater has more than 600 adjustable light fixtures, two spotlights, an advanced projector, and more. With all the heat produced from the equipment and occupants, the team used state-of-the-art bipolar ionization to reduce the amount of ventilation required for the comfort and enjoyment of the 809 capacity and 200 stage performer space. In addition to the central plan providing cooling for the high school, over a mile of underground HDPE piping was routed by Energy Air to the nearby new campus.

The result of everyone on this project’s dedication is a thoughtfully planned school that is a modern interpretation of the traditional Jeffersonian architecture and creates a vibrant and dynamic learning environment for students, educators, and the community.

The SIMCOM Aviation Training Project in Lake Nona is a ground-up 95,263 SF building of SIMCOM’s new executive headquarters and training facility for private commercial aviators maintaining their required FAA certifications. DPR Construction constructed the facility that will house 12 full motion simulators, six static flight simulators, and multiple classrooms for “ground school” training. The building is a steel framed structure with slab on metal decking supported by bar joists and wide flange beams where required. The exterior envelope is composed of multiple finish systems, including curtainwall, window wall, EIFS, metal wall panels, and a poly-iso roof system underneath a TPO membrane.

Pyramid Mason Contractors, Inc. constructed the interior elevator shafts with 8” concrete masonry units. The exterior service enclosures are one of the most ornate the team has built, with 8”/12” concrete masonry units clad and topped architectural precast. The exterior of the hexagonal building base is trimmed out with a beautiful architectural panel and base stretching out almost 1,000 LF, a design that exudes the Lake Noa vibe.

The complex HVAC distribution system was installed by Energy Air, Inc., consisting of 23 rooftop DX units, two ductless split systems, 96 fan powered terminal units, and eight exhaust fans serving multiple executive offices, training/classrooms, restrooms, lounges, computer data rooms, and the simulator bays.

The interior finishes consist of terrazzo, polished concrete, tile, and carpet flooring. Percopo Coatings Company, LLC was contracted by DPR for the interior finishes scope, including a level 4 drywall finish used on all walls, which are covered with paint, interior paneling, tile, and a custom vinyl wall covering highlighting flight paths across the globe. Ceilings are a mix of drywall soffit, ACT in multiple sizes and styles, baffled wood ceilings, individually suspended tiles, as well as exposed areas painted with dryfall.

Beyond providing an aesthetically pleasing and welcoming new headquarters for SIMCOM, it was critical that all the steel, mechanical, and electrical components required for the 12 full motion simulators, six static flight simulators, and ground school training classrooms were coordinated with SIMCOM’s equipment and installed in preparation for move-in. “From the outset our goal was to create an environment where learning can thrive,” said the president of SIMCOM, and the new facility is poised to do just that.

With a blend of beach escape and Central Florida attractions, The Flats at Evermore Orlando Resort represents part of a remarkable redevelopment effort, turning the Villas of Grand Cypress property into a resort designed to cater to families seeking a memorable vacation experience. PCL Construction Services, Inc. took on the role of construction manager for the Flats project, which is comprised of three standalone five-story buildings. Among them, one structure houses 54, 2,000 Sf four-bedroom, four-bathroom units, while the other two buildings each contain 50 units with various floorplans. The structures are situated by the edge of the expansive eight-acre aquatic sanctuary, employing Crystal Lagoons technology to craft a haven of luxury and serenity.

Southmost Drywall, Inc. was contracted by PCL to add to the high-quality finishes and unique designs that helped elevate the project. The ceiling features in the lobbies were a challenge for the team but allowed them to come together to show off their skills and abilities. The level of attention to detail needed to ensure the quality of the finished product by all trades is exemplary.

Advanced Millwork Inc. (AMI) was contracted by PCL for the architectural millwork package. The installation of decorative molding and trim across the hotel’s interior spaces was one of the first steps in creating an environment of sophistication and refined detail, framing the spaces in a way that enhances the overall design. AMI constructed and installed kitchenettes in each guest room, equipped with modern appliances and granite countertops, providing guests with the practical option to prepare meals in the comfort of their own rooms. Granite was used extensively throughout the guestrooms and common areas for its durability and luxurious appearance, adding to the high-end feel. The AMI team also created special attention to detail in the elevator interiors with custom paneling to create an aesthetic appeal in an often-overlooked area.

The International Flooring Inc. (IFI) team installed tile, carpet, stone thresholds, sound underlayment, waterproofing, and vinyl cove base in all the suites. Overall, IFI installed 145,900 SF of wall tile and 171,930 SF of flooring. With an average of 20 people working on site, their team’s ability to work with multiple trades coordinate teams to work in multiple buildings at once to ensure they stayed on schedule. They also had a unique opportunity to create two custom color grouts that matched exactly with the vanity wall tile and laundry wall tile, as well as the bunkroom’s floor tile that was a two-tile pattern.

Precise scheduling of construction and logistics was imperative to maintain this project’s timeline and quality standards. As a result, the Flats not only harmonize with the resort’s ambiance but also elevate it, offering guests a truly immersive and unforgettable experience.

The Lake Highland Preparatory School Porter Family Center for Innovation & Academics project, with Balfour Beatty serving as construction manager, includes the addition of a new, four-story facility that offers 71,000 SF of innovative learning space and the demolition and the demolition of two existing halls. The ground floor features a collegiate-style student center with a student union, library, student activity center, and health clinic. The second floor of the center houses the Innovation Institute which features a distinctive, central maker space surrounded by interdisciplinary labs service robotics, engineering, physics, computer science, and other STEM programs. On the third and fourth floors, there are classrooms to facilitate interdisciplinary creativity and collaborative project.

Balfour Beatty contracted SkyBuilders USA, LLC for the drywall, framing, and stucco scope of the work for the innovation hub on campus that includes windows that create panoramic views of the picturesque Lake Highland, honoring the natural beauty of its surroundings while embracing modern educational philosophy.

Acousti Engineering Company of Florida installed acoustic ceiling tiles for the first-floor administration area, all the classroom spaces throughout each level, and a reception space along with the student union area featuring metal torsion spring ceilings as well as PET Clouds in the focus area. On the second floor, the Acousti team installed a metalwork linear diverge throughout the library above the monumental stair. The student collaboration areas included the installation of metal glades on ceilings and walls.

The plumbing scope was awarded to Modern Plumbing Industries, Inc. (MPI), spending over 405 hours coordinating with other trades to produce precise drawings and 10,905 hours safely constructing the systems. They installed the sanitary and storm systems, compressed air, water, and fixtures, everything within the building and up to five feet outside the building which consisted of 14,000 feet of pipe. Building around existing utilities required intense coordination with trade partners and school staff to avoid disruptions to campus operations. Balfour Beatty’s team diligently scheduled any planned shutdowns for weekends or holidays and managed to avoid any utility strikes or unexpected shutdowns throughout the projects.

The hub’s design seamlessly integrates socialization and teamwork with circulation space, exemplified by the innovative learning stair in the new meter center. The new facility is geared to foster the engagement, entrepreneurial spirit, and curiosity that are integral to the student success at Lake Highland Prep.

Percopo Coatings Company, LLC followed up with the interior painting, wallcovering, waterproofing, and sealed concrete turnkey package. As part of their scope, Percopo used dryfall paint on the specialty ceilings as well as graphic wallcoverings and the whiteboard wall coverings for the classrooms.

Located in the serene 482-acre Bonnet Creek Nature Preserve and deputing as the first-ever Signia by Hilton property, the Hilton Bonnet Creek new-build expansion includes 94,000 SF of multifunctional meeting and event space, 35,000 Sf waterfront ballroom, and expansive pre-function space. The newly constructed building occupies nearly two acres and features a total of new event rooms, 8,190 SF of screened veranda, a 2,700 SF outdoor event patio, and an extensive event lawn.

Baker Construction was contracted for the turnkey concrete package to furnish and install all concrete and reinforcing steel. The scope also included surveying of high tolerance anchor bolts, hoisting, concrete washout, all water stops, vapor barrier, and excavation. The project utilized over 4,219 CY of concrete and over 226 tons of rebar. Over one-third of the new building footprint is positioned over water, requiring less common safety procedures and creative working platforms an formwork engineering. The unique site logistics made for challenging concrete placement and required Baker’s nimbleness and ability to adapt quickly to unforeseen conditions.

Comprehensive Energy Services, Inc. (CES)’s team installed the new HVAC and plumbing systems that started with a demolition phase of the existing ductwork at straight up and down runs to set them up with the necessary penetrations in place to run the new mechanical piping. CES utilized its prefabrication shop to manufacture the new ductwork, resulting in 83,346 lbs. of metal produced for the ballroom expansion alone.

The new air handling units proved a challenge to install on a catwalk-like structure at ground level, then simultaneously lifting the entire structure in place, keeping the frame and units supported at the same time.

The installation of chilled water lines and new above-ground hot water piping also presented the CES team with unique challenges. The piping was located on the existing roof structure, necessitating the demolition and installation of new lines for both the HVAC and plumbing. This resulted in over 2,000 LF of new chilled water piping and nearly 2,500 LF of new hot water piping.

The electrical work by Gaylor Electric, Inc. encompassed a comprehensive range, including ground-up construction, complete power distribution, and looping in existing/ adding new power infrastructure to the existing building. The team installed dedicated electrical rooms, low voltage and tele-data systems, fire alarm, high-end light fixtures, and outdoor site lighting to enhance space functionality and building aesthetics. Gaylor also installed 12 intricately designed custom chandeliers, which required over 200 man hours to install, highlighting the complex skill and precision involved in creating the high-end space.

The extreme height of the 45’ ceilings in the new ballroom made the classification of the area an “extra hazard zone”, which required significantly more sprinkler coverage and larger pipe for Sprinklermatic to install. This also caused the existing fire pump to not meet the system demand, and as a result, a new diesel fire pump was installed with an entirely new underground power supply feeding into a new pump room to satisfy the fire code. The design of the building left some sections in the building footprint not covered by the heating system. Sprinklermatic was instrumental in devising a method of heating the rooms appropriately per code without installing a dry system which would have significantly impacted the project schedule.

For the finishing touches, Advanced Millwork Inc (AMI) constructed several key features to enhance the guest experience and the hotel’s operational efficiency. The creation of pre-function rooms, strategically located adjacent to the main event spaces, provide versatile areas where guests can gather before events, designed as elegant spaces to facilitate smooth transitions for events. Restrooms in public areas and near the event spaces were also critical, featuring durable materials and sleek designs to handle large volumes of guests with ease. Finally, the installation of decorative wall paneling across the hotel brought an added layer of sophistication to the interior design. The paneling not only enhances the aesthetic appeal but also offers acoustic benefits.

The Hilton Bonnet Creek expansion creates an elevated meeting space for events of all kinds to ensure the highest guest experience, and with incredible views of the Disney fireworks, every event can end with a bang!

Its proximity to Disney property adds to its allure, making it a convenient destination for travelers seeking both relaxation and adventure. With its comprehensive amenities, the resort serves as a one-stop-shop, enabling guests to immerse themselves in a genuine beach getaway without leaving the heart of the state. From its meticulously designed dune-inspired features to its thoughtful details like sand dunes and fences, the Conrad Orlando resort stands out as a groundbreaking destination, reshaping the hospitality scene in Central Florida and offering guests a truly unique tropical getaway.

PCL Construction Services, Inc. was able to showcase their expertise in self-performing crucial aspects of the project, including structural concrete, guestroom case goods/millwork, and guestroom balcony traffic coating. Taking charge of these elements in-house underscored PCL’s capability and efficiency. The creation of a prototype room at the Conrad Orlando proved to be an invaluable asset for the project team, providing a tangible reference point to continually assess accuracy and quality throughout the construction process. This prototype served as a benchmark, allowing for constant cross-checking and refinement as progress was made. With each step forward, there was always an example readily available for comparison, ensuring that standards remained consistently high. The prototype not only facilitated quality control but also served as a guiding beacon, ensuring that the final result met and exceeded expectations.

In addition to their self-performed work, PCL was also able to showcase the exceptional work that happens when a whole slew of ABC members work together on a project, as shown by the astounding 18 Excellence in Construction Award entries for this one project for 2024.

GMF Steel Group erected 1,280 tons of structural steel and 193,700 SF of steel decking to create the 7-story, 433 room resort. From there, S & S Roofing Systems, Inc., Hartford South, Pyramid Masonry Contractors, Inc., and The Stowell Company, Inc. were all part of the roofing, waterproofing, and exterior finishes that went into constructing the base building that transformed into the high-quality resort.

MEFP scopes had Tri-City Electrical Contractors, Inc., Sprinklermatic, Randall MEPFP for the plumbing, and Southeast Mechanical Contractors for the HVAC. These trade partners worked to create not only a comfortable environment for the guests but also the life safety of the building for peace of mind. ZIO added to the state-of-the-art electrical system by working early in the design process to develop lighting control solutions for the guest rooms to provide the ultimate guest experience.

Advanced Millwork Inc., JK2 Scenic, and Zaho Global Architectural Millwork were all part of the extensive millwork involved on-site with close coordination to uphold consistency, especially with the use of premium materials like white oak, ensuring uniformity across sections. Ribeiro Stones, LLC and International Flooring, Inc. were also integral parts of the luxury interior finishes, using their expertise to select the best materials for the floating stone shelves and countertops to the 400-pound natural stone slabs for showers and tile, stone, wood, and carpet installed in the guestrooms.

And what would a beach themed resort be without a top-tier resort-style pool with amenities to wow the guests. UCC Group Inc painstakingly reviewed samples and designs to provide the perfect custom beach hardscape envisioned by the owner. The one-of-a-kind beach oasis only emphasizes the luxury created by the Conrad Orlando.

The construction of the Conrad Orlando at Evermore Resort is a prime example of the cooperation between owners, construction managers, trade partners, and suppliers that you get when ABC members all work together to create something truly unique, exceptional, and beautiful for the community in which they live, work, and play. For generations, this resort will stand as a beacon of the tourist destination that is Central Florida.
