By Diana Gaus Buyers Access 2014 Committee Chair Wow! AAGO threw the biggest beach party for about 1000 of their closest friends! What a ride! Everyone enjoyed the laid back vibe and a few lucky islanders walked away with some extra cash. What an awesome opportunity to relax and mingle with friends and make new friends. The session in Tallahassee has been a busy one. If you haven’t checked out the progress of the bills we are following at FAA, be sure to check out the legislative section on FAAHQ.org. The bills change frequently, so be sure to check back often. Since our last report we’ve had some excitement within the Legislative Committee. In April we were honored to have Michael Ertel, Supervisor of Elections for Seminole County visit with us. He gave us a great presentation on the do’s & don’ts of voter registration and ideas on community involvement for the upcoming 2014 election cycle. If you missed this and are looking for information on how to get your company or property involved, contact myself or Chip for more details. Keep your eyes peeled for upcoming “Meet the Candidate/Your Representative”. We’re working with a few for the upcoming months. We meet the last Tuesday of every month at 9:30am. So Many Apps, So Little Time

Look for app-ortunities that make life easier for you and your residents By: Nick Frantz I have a friend who’s nuts about apps. He’s always downloading the latest and greatest. Whenever we meet, he tells me about a new one he’s found. The last time we talked, he said, “So many apps, so little time.” That was a comment that stuck. Apps… all these wonderfully creative little tools. Some are useful. Some are just fun. For me, the best ones are the apps that save us time. There are dozens of apps available to help property managers. Resident-specific apps would be a big help, too. How do you cut through the clutter to find them? Think “functions” first… then look for the apps. Here are three primary functions that provide ample app opportunities for you and your residents:

Maintenance Requests. In a recent SatisFacts Research survey, residents reported that the quality of maintenance services is the number one factor influencing retention. Number one! You want— you need—to make maintenance requests, scheduling and follow-up easy for you and easy for your residents. Your property management software may offer an app for residents to use to submit maintenance requests. Maintenance issues don’t always wait until you’re in your office. Use your message notification service to confirm appointments and satisfaction. Check for apps that allow you to communicate with residents and staff anytime, from anywhere as well as apps that make it easy for message recipients to add appointments to their calendars.

Payment Processing. Online payment processing is good for your cash flow. Some property management software offer payment processing apps for residents. Use your message notification service to send automatic reminders that help keep payments coming in on time.

AMSTR Trends For those of you who have not yet reviewed the 1st Quarter Central Florida Area – Apartment Market Survey & Trend Report, “AMSTR”, we wanted to give you a bird’s eye view of the markets in the AAGO area. The AMSTR covers all five counties in the AAGO area and has Regional, County Level, and Submarket Level Aging Analysis of the inventory, analysis of Rents and Occupancies for “all units” as well as all the individual unit types within each reportable area, and much more. Historical Trends in AAGO Areas The rent trends shown in the table below are the Average Rents for all units in their respective counties. All counties posted a rent increase over the past six months with the exception of Orange County were a decrease of $8 was experienced. Lake County posted its first rent gain in two years ($19); possibly indicating a “floor” has been reached in regards to the recent downward trend. Tied with Lake County for largest rent increases over the last six months was Seminole County where rents now average $911 a month after the $19 increase. At the macro level, analysis of the historical trends from the 1st Quarter 2014 Central Florida Area AMSTR shows that the overall average market rent for the whole 5-County AAGO inched up by $1 over the last six months. You will also be able to see in the full AMSTR report that within the various submarkets throughout the AAGO area there was growth in rent in some areas and decreases in others. The occupancies in the Occupancy Trend below represent “physical occupancy” and show that the overall AAGO Area occupancies appear to have stabilized. Across the AAGO Area, a small decrease of 0.50% in Overall Occupancy was recorded over the last six months.

With exception of Osceola county were a slight increase of 0.31% was recorded, all counties reported a slight drop in Overall Occupancy. For Osceola County, 1st Quarter 2014 marks the sixth reporting cycle in a row of Overall Occupancy growth. Despite the slight decrease over the last six months, the Overall Occupancy within the 5-county AAGO area continues to be stable and has certainly improved since the beginning of 2011. The overall occupancy for the 5-county AAGO area has gone from 92.09% in the 1st Quarter 2011 to 95.12% in the 1st Quarter of 2014. We will see what happens in the next AMSTR, but the elevated Occupancy over the past couple of years seems to have allowed for continued rent stability and even growth in most of our markets. Capitol Update Apartment Industry Colleagues

f the GOP were a corporation, the public relations department would be exhausted from the month of April. Three of its members in the House of Representatives, Mssrs. McAllister, Grimm and Stockman, were caught on film in a compromising position with a staffer, placed under a federal 20-count indictment and reported to be under investigation by the House Ethics Committee for campaign finance infractions, respectively. Now, it’s unlikely the voting public believes that the actions of these three men are in some way indicative of a larger problem within the Republican Party, despite efforts by some Democrats to paint them that way. While that strategy worked for Democrats in 2006 during the Jack Abramoff debacle, it is much less effective now. Voters know that members of both parties engage in these types of shenanigans and have frankly become desensitized to them. These events do, however, serve to distract from the larger political narrative the GOP is attempting to emphasize with voters. Instead of getting to talk about the Affordable Care Act or jobs, they have to spend time responding to the drama and showing that they are dealing with the members involved. In this instance party leaders are gently (or not so gently) trying to move “do-badders” out of their seats in Congress. As it happens, Rep. Vance McAllister (La.) has already said he will not run for re-election though Republicans are trying to get to resign now. Rep. Michael Grimm (N.Y.) did step down from his seat on the Financial Services Committee, but has vowed to continue his own re-election campaign as he defends himself in court. Rep. Steve Stockman’s (Texas) situation is the least tenuous of the bunch as the ethics inquiry has just begun and could take many months to complete. House Speaker John Boehner (R-Ohio) also made news last month for teasing some members of the GOP that they could not handle the difficult legislative issue of immigration reform. The Speaker has said on several occasions that he wants to pass reform, though the Senate-passed measure will not be the starting point. He sees both the policy importance of reform and the political necessity for Republicans to deal with it if they want any chance to be competitive nationally in the future. Unfortunately, his desires bump up against conservatives in the GOP who are squarely opposed to any reform that includes a path to citizenship for undocumented workers currently in

the country. These same members are worried that the House leadership will attempt to force passage of reform or pieces of reform in other bills. As Rep. Steve King (R-Iowa), a leading tea party conservative in the House, remarked recently to Politico, “You have to man the watchtowers 24/7.” This does not bode well for reform occurring this year, a priority issue for the apartment industry. I was hoping to be able to report to you that the Senate Banking Committee successfully reported out a housing finance reform bill in April. Alas, the scheduled markup was postponed in order for the Chairman and Ranking Member to gather more support from their respective sides of the Committee. The bill is almost assured to be passed by the Committee, but the stronger the vote, the better chance of passage by the full Senate. To gather those additional votes, the Committee leaders will have to make some tweaks to the underlying bill (which the apartment industry supports), all the while maintaining the balance in the bill that can appeal to both sides of the aisle. Those members of the Committee who are being courted for their support represent the more conservative and liberal branches of the Republican and Democratic parties, respectively. What they require to back the legislation could upset that balance and will have to be carefully considered. Stay tuned for news on developments on this issue and progress in the Senate. Finally, I want to highlight for you a partial victory achieved at the end of April for our nation’s military personnel and for the Military Housing Privatization Initiative (MHPI). The MHPI is a 20-plus year public/private partnership, in which many NAA firms participate, that helps to meet the housing needs of the two-thirds of our military personnel who do not live in onbase housing. The House Armed Services Committee rejected a request by the Department of Defense to cut soldiers’ Basic Allowance for Housing or BAH, the subsidy given to every serviceman and woman to help cover their housing costs. Not only would this have increased out-of-pocket housing expenses for military personnel, it would undermine the funding stability of long-term privatized military housing contracts. That in turn impacts reserves for capital repairs, maintenance and onsite services at these communities. This is not the end of the story as the Senate still has to act; however, the House action is an excellent start. On a related note, members of the NAA Privatized Military Housing Committee were scheduled to come to town in May to lobby Congress on the BAH issue and other concerns. Answers To Common Challenges in Marketing Outreach By: Amy Kosnikowski, National Speaker, Consultant and Industry Educator w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w w Developing strong relationships and building a referral network with promise of a harvest of qualified leads can lead to a great success in sales. One of the best methods to do this is through ‘grassroots marketing’ otherwise known as marketing outreach which increases the opportunity to gain quality leads by nurturing relationships with outside sources sending prospective residents directly to you. A recent survey showed that referrals are more likely to lease than a walk-in prospect. Referrals were also shown as the #1 traffic generators that resulted in leases. There are many benefits to be gained from marketing outreach as well as a few hurdles that can easily be overcome with smart strategy along with a mission to succeed. As I travel nationally to assist companies to develop marketing outreach strategies along with attendee feedback shared during educational sessions, I have found that there are 7 common challenges that can be easily overcome with gained knowledge and proven solutions. Challenge #1: “I am chained to the office” or “My manager will not let me leave!” The ‘old school’ thinking is that the telephone will ring automatically with loads of interested renters without effort. Or even prospective renters will find us magically and appear in our offices ready to lease an apartment. Yes, it is true that the leasing team’s top job is to be readily available to answer the phone or tour future customers. However the reality is that we have to go out into the surrounding neighborhoods to create relationships and a “BUZZ” about your community’s offerings to generate those inbound leads. One cannot wait for the unknown to occur – We have to go out and make those leads happen! You can start an outreach program in small increments such as venturing out 1-2 hours during slower periods for your office (i.e. morning hours). It is ideal to plan ahead and schedule ample sales office support during the designated outreach time. For example, while one outreach marketer is out generating leads in the outside community their fellow colleagues will sustain the sales flow and needs at the leasing center. In a matter of time, the whole team will be believers of the positive effects that outreach plays to boost leads to increase occupancy for the entire group. Everyone will clearly see that outreach is a win-win benefit for the entire team plus rapidly improves the bottom-line! Challenge #2: Nerves & Fear If I was to head out into the outside world on a marketing outreach mission without a plan and strategy—I would probably be nervous and fearful too! However when a smart strategy is formulated with a plan with expected referral outcome, the results surely will be positive. A strategy plan encourages forward thinking and sharpens your focus to achieve better results from all marketing efforts. When the outreach plan is developed by the whole on-site team it will lead to better coordination of efforts, overall team commitment and buy-in to the plan. More ideas and creativity working together will increase the likelihood of 34

success! To get started developing a plan by brainstorming your biggest sources of referrals such as residents, a hotel, a restaurant or a large company. Once you determine your top referral sources -- go to the next step to develop a list of where current residents hang out or areas of common interest such as a sports club, dog parks, a Pilate’s studio or a local coffee shop to find new prospective residents. Pull all of this information together with a connection, communication and promotion plan to build and sustain relationships with these referral sources. Challenge #3: We Are Full Wow! If this is true -- You are one of the very lucky ones in an ever changing market! Your community may be full right now but tomorrow could be a whole new game. The next phone call or person in the door may result in a cancellation or notice to vacate. Sales is a continual cycle of building a pipeline of leads and future renters to handle the loss of current residents. Marketing outreach is an on-going process that must be maintained and nurtured over time depending on your community’s availability and needs. Challenge #4: It’s Not in The Budget The cost for a leasing professional to engage in outreach is essentially FREE or as little as the cost of a business card. Networking, making face to face contact and shaking hands with potential referral sources while sharing information about your community -- costs virtually nothing. The average cost for effective outreach efforts which may include flyers, goodies, promotional items, etc. is less than $100/ week. Smart marketers plan ahead for their budget to include the cost of essential tools necessary to maintain and nurture relationships with referral sources. Sharp leasing professionals know the cost is a wise investment for a future full of qualified leads and referrals that will result in leases. Challenge #5: I Can’t Get Past The Gatekeeper! Once you become confident in marketing outreach visits -- you will breeze in and out of business offices, meetings and referral interactions like you own the place! Leasing professionals find that the once feared “gatekeeper” can become the best asset to gaining the keys to referrals and lead contacts within the greatest companies. A gatekeeper can be a receptionist, administrative assistant or even a manager that may be a hurdle to jump before connecting with the true referral source. With the right attitude and conversations over time a trusting relationship can be developed with the gatekeeper who can then open the door with names, contact information, email addresses and even set up appointments with top referral sources such as human resource managers or relocation specialists. Challenge #6: No One Is Responding! Blanket or generic marketing does not work for everyone. One cannot send out broad and open invitations with hopes that renters will come knocking on your door to lease. Prospective


residents need a connection and reason to come tour your community. The secret is building familiarity and confidence with key contacts who know the benefits of your community who then in turn can to refer people to you directly. It works best when the referral sources have memorable information to share or even catchy ‘sound bites’ or messages to pass along to interested parties. Referral sources will quickly gain trust in you as well as in your community when you provide consistent communication, updated information, and delivery of quality product. An example of a referral source using a ‘sound bite’ would be, “I just met a person named Amy who handles the sales at Commons Community. She told me that they have the biggest three bedroom townhouses in the area plus an amazing state of the art cardio theater. You should check it out.” Be crystal clear of what exactly the key contacts will gain in return whether that the individual will “feel good” by helping a fellow colleague or friend new to town find a great new home or even the ability of a local business to gain future customers in return for the referral. You can even assist get the word out about their business or services in exchange for referring renters to you by including a link to their site on your website, handing out information at move in or even displaying their coupons at the next community event. Make it super easy to be a cross-referral program partner by creating and providing all the promotional and referral materials for them (brochures, flyers, business cards, mugs etc). All your key contacts or partners have to do is talk about your community, hang up the flyer or even hand out your business card! Check back often to ensure they have adequate supply of referral pieces and updated information to share with prospective renters.

The most common challenge is that outreach programs often start off strong and then quickly wither away due to lack of planning with smart and strategic locations to connect and build relationships. Every community is unique of where and when outreach should happen based solely on leasing goals and the market. Maximize the leasing team’s efforts by targeting the best locations that make sense to find renters or sources to generate a flow of qualified leads. The bottom line is to spend the time making quality connections with future renters or sources that will refer or lease from your community. An excellent way to start generating a marketing outreach location list is to think of where your current residents work plus other top employers in the area. Add more by brainstorming where your residents hang out and businesses they frequent. This is a great way to connect with future residents and open opportunities to generate leads quickly. Make a plan to visit these locations as well as a future plan to maintain these relationships once they are developed.

Are You Positive? Submitted by Grace Hill It is not surprising that a positive attitude helps maintain a healthy work environment, but it may surprise some to learn that positive language can actually encourage creativity and positive actions at the office. Words, body language, and tone are interpreted as “attitude,” and a simple change in word choice can have a big impact. Creativity is a key component of successful teams and businesses, including those in the multifamily industry. A positive atmosphere at the office promotes creativity, creativity spurs innovation, and more often than not innovation brings about improved performance. So, how can managers turn on the positivity and reap the rewards? Positive language will quickly fuel a positive attitude and is a surefire way to drive positive actions. It sounds like a simple premise to “speak positively,” but in practice it takes concentration and effort. A recent article from Harvard Business Review discussed a positive language program from Jim Wiltens, a speaker who teaches a positivity program for gifted and talented children. Jim never says the words, “I can’t.” He even offers money to students if they hear him use those words. Teaching young people to think around “I can’t” opens up their mind to the possibility of “I can” and thus feeds creative energy. This same shift in thinking can occur in the office with the simple premise of possibility and positivity. The HBR article also took a look at Hearst Magazine’s president Cathie Black and her belief that negative speech patterns were not only killing creativity but fueling a negative environment. Black challenged her executive team to lose the negative speech and added a monetary fine for top leaders for using phrases like, “we’ve tried that already” or “that will not work.” The fine was small, but after enforced a couple of times the negative language was disappearing and positive speech patterns and creativity started to flow. Here are some simple phrases to consider in lieu of negative ones like, “I can’t” or “It won’t work”: • How could we do this? • Where could we get help to do this? • Let’s look at it from a different angle. • I can certainly give it my best. • I can and I will. 36

And to really test out positive language as a supervisor, try some of these phrases in response to your team: • That is a fantastic idea. • You surely will be able to do it. • I absolutely believe in your ability. The power of positive words is not anecdotal; there is hard science behind the results seen when negative or positive language is utilized. Andrew Newberg, M.D. stated in a recent article in Psychology Today that if you put a person into an MRI Scanner and flash the word “No” for less than a second, the MRI will read a sudden release of dozens of stress-producing hormones and neurotransmitters. This change in brain chemistry will interrupt the normal functioning of the brain, impairing logic, reason, and communication skills. And in turn, positive words and thoughts, “propel the motivational centers of the brain” and help build resilience when faced with challenges. Kara Rice, Grace Hill co-founder and CIO, suggests practicing some simple tips to turn on your positive language: 1. Pause to gather your thoughts before speaking. The Trouble With Stairways -A Landlord’s Dilemma By: Kevin Knight

W

hy is it that there are no “simple injuries” that occur on stairways? This point is amplified when considered in light the potential liability of the landlord when a tenant is injured while ascending or descending common stairs. This article will examine the case of Lourenco vs. Vieira, Essex County, NJ Docket No. ESX-L-5532-10 (5/13), a New Jersey case that is “scary” if you’re a landlord. THE LOURENCO FACTS: Lourenco was a tenant in her 50s who asserted that the bannister alongside the second story stairway leading from her apartment was loose and swayed when even a relatively small amount of force was used. Lourenco claimed that this had been a problem with the bannister for several years. Lourenco also claimed that she had made numerous oral complaints about the condition and that the landlord had simply ignored her. Based on her knowledge of the bannister, Lourenco contended that when she descended the stairs, she used the bannister as a guide for her hand but didn’t apply any pressure because of its instability. Even so, Lourenco claimed that she lost her balance because of a raised metal guard situated on the vinyl step. While losing her balance, she reached for the railing and it swayed. These maneuvers resulted in Lourenco falling down some 13 steps.

As a result of her fall, Lourenco suffered fracture/ dislocations to the right, non-dominant elbow and required several surgeries, culminating in a total right elbow arthroplasty and radial head implant that was performed approximately two years after the incident. Lourenco asserted that she has suffered, and will continue to suffer, permanent pain in the arm and hand. Further, she’ll have very restricted use of her dominant hand. The injuries were significant enough that Lourenco’s doctor had advised her that she would ultimately need a total elbow replacement/implant. THE TRIAL/SETTLEMENT: Recognizing the potential downside of letting a jury decide the case, the landlord settled with Lourenco for $915,000. CONCLUSION: In the Lourenco case, the “swaying bannister” was only one issue; certainly there was also a raised lip that tripped Lourenco. This combination of circumstances created a catastrophic series of events that could have easily been avoided. It is important for landlords to check every set of stairs on the property to ensure there are no opportunities to trip or weaken railings that can’t be used effectively. Failure to troubleshoot stairs is the proverbial “accident waiting to happen.”

The most used unit in our industry is the Goodman condenser. Starting in the second quarter of this year Goodman will start shipping their Dry units with POE oils. What does this mean for us? Now Flushing is a must if the old unit was previously using R-22. Which will add to the cost. Now you will get a dry unit that will have an increase of about $50.00.for the flush, plus increase labor pulling the coil then reinstalling as a part of the flushing procedure. Plus the cost of whatever refrigerant you choose to use, and if the unit is not charged with R-22 or 410a the warranty will be voided. This is the Bad news. Good news is, you may opt to use a drop in HFC refrigerant it will now perform much better with these oils. (although it my void the warranty). Now let’s think for a moment, if you now have to pull the coil and flush, and if the coil is 6 years or newer it more than likely will handle 410a. At this point it will be far cheaper to buy a pre-charged 410a unit since you have to do the flush anyway. If you have older coils in your property more than likely you need to replace lot of your coils anyway since you have to pull and flush you really don’t want to reinstall a beat up coil. Also in most cases all new coils you purchase for replacement will be rated for the higher pressures of 410a. Sometimes we meet resistance from maintenance not understanding what can or should be done only because they have not had the training they need to embrace the change. Your local apartment association would be a great resource for getting the training to help embrace the new changes that will continue to come our way.

R 4 1 0 - A C e r t i f i c at i o n Did you know that there is a ban on manufacturing of R-22 equipment that went into effect in January of 2010. The HVAC industry has chosen to use R-410A equipment to replace R-22 equipment as the industry’s primary residential refrigerant. R-410A has been in commercial production for quite some time and has been available in residential air conditioning equipment for close to 10 years. It is more efficient at transferring heat than R-22 and will not damage the ozone layer.

Technicians will need to be trained in the use of R-410A equipment for safety and because it has some characteristics that R-22 does not. The oil in R-410A is not hydroscopic so installation techniques are more regimented. A deep vacuum must be pulled to ensure that all moisture is removed and destructive acid is not formed. The HVAC industry will undergo big changes this year. It is important to plan accordingly and train appropriately to meet these challenges.

The video sharing channel is not just for cute kitties—it’s the number two search engine on the Internet, and growing exponentially. Follow these strategies to get your property at the top of YouTube’s search results and generating leads. ook over your property marketing. You’ve probably got ILS’s, a Facebook page, Twitter presence, maybe Craigslist postings and hopefully you’ve claimed your presence on ApartmentRatings.com and at least Yelp. But do you have a video strategy? My guess is that you probably don’t. The second most utilized search engine on the Internet these days is YouTube. Yep, YouTube. And you probably thought it was just a place to watch funny videos of cats and stuff. Ask any millennial or teenager. They go to YouTube first, Google second when searching for things. I realized this early on, as I have two teenage daughters. At first, I thought it was an anomaly. My kids like to watch videos, so they use YouTube to find things. Nope. It’s a habit. And if it’s a “habit” to a large group of current and future renters, it needs to be a habit for you. Marketing properties on YouTube More than 1 billion visitors go to YouTube each month. One hundred hours of video are uploaded to YouTube EACH MINUTE. If you think that’s a lot, you need to know that represents a 50 percent increase over last year. It’s big and it’s only going to get BIGGER. YouTube reaches more adults aged 16-34 than any other cable network. And it’s still being under-utilized by our industry. A quick search on YouTube for “central Florida apartments” yields 44,700 results. A similar search on Google yields over 45.5 million results. Yes, you read that right. FOURTY FIVE MILLION. Hmmm…definitely a less crowded playing field on YouTube. Let’s keep looking. The videos range from a montage of still photos put to music (amateurish and not nearly as effective as they could be), to professionally produced, high quality video. Some are only about one minute long, while others weigh in at four minutes plus. Crafting a winning video What makes an apartment video truly outstanding? Here are four key ways to make your video better than your competition. Professional editing. If you shoot it with an iPhone, it looks like you shot it with an iPhone. Short and sweet. Although most professionally edited property videos are at least 1 ½ minutes in length, the true sweet spot is anywhere from 30 to 60 seconds. After one minute, attention to video drops significantly. People. People like to see people in videos. It helps to bring your property to life. Videos of empty rooms and silent amenity spaces are simply boring. If you’re worried about Fair

No “same old, same old.” Take a look at your competitors’ videos if they have any. Make sure your video is different. If you’re using the same vendor they did, ask for a different voice talent, different background music and a different “order” to the video itself. A good video production company will help you make the right decisions to make your video stand out. Getting your video viewed Now, how do you get YOUR property video at the top of the search results on YouTube? Most properties seem to just make a video, upload it and hope for the best. Clearly, that’s not enough. As stated previously, there were 44,000+ results for “central Florida Apartments.” If you want your video at the top of page one, you have some work to do. Your title: Your video title needs to be descriptive, yet concise. “Luxury central Florida Two Bedroom Apartments” lets the viewer know exactly what they will see when they click on your video. Don’t get cute with your title. Your description: When a person does a search, your video’s description will come up in the results. Your description needs to contain keywords that are also contained in the title. In this case, you’d use central Florida, luxury, two bedroom and apartments along with other words describing the property. Always make sure the description contains the URL to your property website. Your thumbnail: The thumbnail is the little photo that shows up next to your property’s video name and description in the search results. While the thumbnail itself doesn’t help you rank any higher on the page, a good thumbnail will entice people to click through to watch the video—which is what you want. If you search “central Florida Apartments” on YouTube, you’ll see some great thumbnails and some not so great. Take a look… you’ll see what I mean. Your keywords: One of the easiest ways to select your keywords is by utilizing YouTube’s Keyword Suggestion Tool. This helps you get an approximate idea of how much monthly traffic there is on YouTube for certain keywords. Remember to use the words in your title as well. Meta tags: Use your keywords in your meta tags to help drive your video higher on the first page as well. These tips should help you to add a YouTube/video strategy to your 2014 marketing plan as soon as possible. By Christine Blank t was the afternoon of April 15 and AAGO’s supplier exhibitors were running around getting set up for the 2014 AAGO Trade Show at the Central Florida Fairgrounds. They had just witnessed a torrential downpour, and were worried that the rain would keep the typically enthusiastic attendees away. They needn’t have worried. Regional managers, property managers, leasing and maintenance professionals, and all other professionals in the Central Florida apartment industry showed up in droves. And that’s when the sun came out. The more than 1,000 attendees felt like they were on a beach in Hawaii as the exhibitors went all out with the 2014 AAGO Trade Show “Ride the Wave” theme. Many supplier exhibitors adorned their booths with surfboards and tiki bars and really got into the sprit with Hawaiian shirts, flip flops and other beachwear. “The traffic flowed well and there was a really good vibe allaround. People loved the beach theme and were in a jovial mood,” said the 2014 Trade Show Chair Diana Gaus. The VIP attendees were first to enter and were adorned with Hawaiian leis by Gaus at the door. Attendees cheered as their fellow apartment staff won cash prizes ranging from $250 to $1,000, just for attending the show. Games and prize drawings at the 175 supplier exhibitors’ booths drew in attendees for fun and conversation. While the atmosphere was light and fun – as it always is at the AAGO Trade Show – both attendees and supplier exhibitors got down to business. In fact, management professionals and exhibitors alike said this was their best AAGO Trade Show yet, with a good number of new leads obtained and business deals conducted. “The attendance is great and everyone is so upbeat,” Lauren Kerby, CAM, CAPS, President of AAGO, said on show floor. “The industry picked up and our vendors’ business is picking up as well. The aisles are full. Every year, this show gets bigger and better.” “Many exhibitors and attendees said that this show was the best ever. Exhibitors were talking to people and making contacts, and that is what it is all about,” said Victoria Torman, AAGO Vice President of Member Services and liaison to AAGO’s Trade Show Committee. Torman has been organizing the Trade Show for 17 years and all those involved in putting on the annual show say that her service is what makes the show continue to thrive, year after year. “The importance of Victoria’s involvement cannot be stressed enough. She is the integral component of the show’s success,” Gaus said. AAGO’s supplier exhibitors said they were getting a lot of good traffic and leads, and having great conversations with current customers as well as prospects. “This is one of our better shows; we get a lot of leads here,” said Claudia Fredette, DSM account

executive for Duke Energy. “Over the years, we have gotten a lot of contacts and have built really good relationships with management companies.” “This is one of the best shows in Florida, with a great mix of maintenance and management professionals. We have been coming here 18-plus years,” said Harry Heist, attorney with the Law Offices of Heist, Weisse, & Wolk. P.A. “Traffic has been great. This is a good show for leads,” said Liz Callaway, account executive for Appliance Warehouse. The VIPs love the individual time they got with supplier exhibitors from 3:00-5:00. “I like the VIP hours because it gives you time to talk to the vendors without people pushing in,” said Karen Mitchell, a regional manager with JMG Realty. “I only wish it was longer, because there are so many booths to get to.” “This is the second year I have come to the VIP hours. It is easy to have one-one-one time with exhibitors since, later, it gets very crowded,” said Rachelle Hundley, regional manager with Royal American Management. “I have been coming to the AAGO Trade Show since I’ve been in the business – for more than 14 years. It is so much fun,” said Ceci Rodriguez, resident representative for The Estates at Park Avenue. “The VIP hours were very well attended and all the suppliers reported that there were more decision-makers and interest in their products and services than in recent years,” Gaus said. In fact, the mood at the annual trade show reflects what is happening in the Central Florida multifamily housing industry. “In the past, suppliers were seen as vendors to management and now they are seen as partners. The more that suppliers can involve management in the association, the more they will see the suppliers differently,” Gaus said. AAGO’s supplier exhibitors went all out for this year’s “Ride the Wave” theme. “We love the theme: everyone feels relaxed,” said Brianne Stabler Kocher, sales account executive for Apartment Guide. Apartment Guide sported a fun beach-themed booth and was giving away a Beach Makeover Kit that included a $50 tanning gift card and a workout session at Orange Theory Fitness, along with an iPad portable speaker system.
