An investor trip to the top of Norway/Europe – to the land of the midnight sun and northern lights 20 – 26 June 2019

Dear Sirs, My childhood Northern Norway has seen an adventurous growth in tourism over the recent years, with tens of thousands of visitors from all over the world traveling here to Europe's northernmost mainland to experience the northern lights, the midnight sun, the harsh landscapes and the ever-changing weather.

Despite all these spectacular advantages, Northern Finland has come much further in terms of professional tourist facilities, marketing, booking and adventure tours in the wilderness.

In my opinion, the potential is far, far greater in Norway than in our neighboring countries, and I have therefore over the last couple of years designed what I would call spectacular tourist facilities in several locations in my childhood region (links to examples below).

As a consequence thereof, I have initiated collaboration with and between several individuals and organizations who want a more professional and sustainable development of northern Norwegian tourism over the coming years, and we are now planning a "Northern Lights Property Fund" that will be open to Norwegian and international investors. The syndication is being prepared by professional facilitators in Oslo (Hyllbekk Eiendom AS), in cooperation with Indoscan Limited and Architect Aage Myhre AS. As a starting point of all this, we are now in the process of inviting an exclusive group of friends and professional actors from several countries to a round trip up north at the end of June this year.

The main purpose of the trip is that we want to ask for your advice – combined with showing you the magic Northern Norway!

Our goal is to establish a sustainable real estate fund that will invest in North Norwegian tourist facilities Investing in Northern Norwegian tourism outside the cities represents large and profitable opportunities, but also problems and challenges that must be taken extremely seriously.

SPECTACULAR, BUT CHALLENGING LANDSCAPES The dramatic North Norwegian landscapes – the vast ocean, the fjords, the islands, the mountains, the valleys, the rivers and the lakes – are all tremendous tourist attractions, but all construction and development must be adapted in wise, humble ways.

SPECTACULAR BUT VERY ROUGH WEATHER CONDITIONS The Northern Lights and the Midnight Sun are breathtakingly beautiful, but many days are also filled with raging storms and bad weather. However, the weather can be made a great advantage and attraction through wise architecture.

SPECTACULAR HISTORY, CULTURE AND TRADITIONS Northern Norwegian culture, history and traditions go back more than 10,000 years, and all tourist development must take into account and seek to promote and clarify this. Architecturally, this should be a leading source of inspiration.

THESE ARE THE CRITERIA WE WILL WORK IN ACCORDANCE WITH: (1) Long-term investments, with solid, regular return / profit.

(2) Spectacular, open architecture (often with glass) that allows the majestic sceneries, the northern lights, the sun, the rain and the wind/snowstorms to come very close to the guest.

(3) Architecture that adapts and subordinates to local landscapes, formations and surroundings.

(4) Tourism complexes that emphasize and highlight local history, culture and traditions.

(5) Functional, green and environmentally friendly design.

(6) Natural-friendly, genuine and mostly maintenance-free materials.

(7) Energy efficient, smart buildings, mostly self-sufficient from green energy sources.

(8) Smart, environmentally friendly, landscaped infrastructure.

Our fund facilitators:

HYLLBEKK EIENDOM AS – Development, Financing and Realization of Real Estate Hyllbekk Eiendom AS develops, finances and realizes real estate projects in collaboration with local partners who know the local conditions and the local markets. We develop through evaluating opportunities and clarifying potentials for properties, measured against the risks. This can be both early phase development of future residential areas, optimization of projects within current regulation or regulation changes to create greater values. Interaction with local entrepreneurs, property developers, property owners, brokers and architects is crucial. Good cooperation with municipal, county and state bodies as well.
