Welcome to the Village.

Context surrounding Victorian Village development and what it means for this project.

Density: Anchor Institutions

The proposed project is situated in the heart of Victorian Village and the Medical District—just east of downtown. The Memphis Medical District is an area rich with higher education and employment opportunities.

Anchor institutions include: Methodist LeBonheur Healthcare, University of Tennessee Health Science Center, Baptist College of Health Sciences, Memphis Bioworks Foundation, Southern College of Optometry, Regional One Health Medical Center, Southwest Tennessee Community College, St. Jude Children’s Research Hospital, and LeBonheur Children’s Hospital. With more than 8,000 students, 10,000 residents, and 16,000 employees in the District, a wide variety of potential users with diverse tastes exist.

Pedestrian Shed/Walkability

Pedestrian sheds are usually centered around a community hub. To enable pedestrian accessibility, planning and sociology studies have shown that a quarter-mile — or five minutes — is the average distance a typical person will walk for his/her daily needs before getting into a car and driving. This project, by nature, naturally mitigates the dependence on vehicular trips, providing convenience, health, and environmental benefits while offering a variety of amenities to existing neighboring developments.

Because of this, the Victorian Village Collaborative is well-positioned to capture traffic from neighboring institutions, parking garages, and impending development projects.

Redevelopment

As focus shifts away from suburban sprawl and back to revitalizing Memphis’s urban core, blighted properties across the Medical District are being renovated and repurposed. As the idea of reclaiming long-lost density reverberates from the downtown core, surrounding areas are experiencing a rebirth.

Redevelopment projects range from small-scale retail to mixed-use developments to corporate headquarters. Impending development will further diversify the district’s offerings and activate the area during different times of the day. This will, in turn, contribute to the MMDC’s goals to capture the value of major institutions in the District, strengthen commercial corridors, enhance safety and security, and improve public life.

the Pillow-McIntyre House A legacy of innovation, art and gathering

Located at 717 Adams Avenue, the Pillow-McIntyre House is one of the last standing Greek Revival Houses in Memphis that predates the Civil War. It stands in eclectic contrast to the more ornate neighboring properties that make up much of Victorian Village. In 1942, the house became the Memphis Art Association’s Free School. Florence was known as the First Lady of Memphis Art and the first director of the Brooks Art Museum.

The concept articulated on the following pages details a repurposing of the Pillow-McIntyre House to better complement pedestrian and tourist traffic through the Victorian Village.

A focus on connectedness.

According to the Charter of New Urbanism, “Neighborhoods should be compact, pedestrianfriendly, and mixed-use. Many activities of daily living should be within walking distance.” The following vision is well-positioned to satisfy a number of needs within the Medical District, all under one roof. The overarching theme, however, is the need for avenues to foster social connectedness.

The included concept for repurposing the Pillow-McIntyre House is more than a place; it’s an experience. By offering a variety of uses, the Victorian Village Collective will increase users’ chances of finding a business partner, fleshing out a new idea, mentoring a young professional, or having a rich conversation with an old friend ‚— just by offering people the opportunity to be in the same place at the same time.

lounge Private Lounge Space —— It’s simple: people crave community. Because of this, we spend much of our days conversing with family members, strategizing with coworkers, and meeting with friends.

Where? In places we regularly frequent — homes, offices, or restaurants.

The program of the Pillow-McIntyre House’s second floor exists to foster connection and collaboration by existing as a “third place,” or an avenue for encountering people outside one’s usual circle. The character of the proposed lounge space — elegant and eclectic, charming and comfortable — lends it to being a unique and engaging outlet for Memphians from all walks of life.

Event Lawn —— Given its location in the centrally-located, high-trafficked Victorian Village and its unique backdrop against the historic Pillow-McIntyre House, the property’s front lawn is well-positioned to host a variety of outdoor events, including weddings or private dinners.

New Event Space, “East Hall” —— A flexible event space that can accommodate up to 150 seated guests is planned as an addition onto the existing building structure. The space, although a new addition, is intended to reflect and pay homage to the architectural style of the existing structure, the Pillow-McIntyre House.
