At 41 North Contractors, we believe early collaboration leads to better outcomes. By involving our team at the design stage, we foster communication, identify cost-saving alternatives, and streamline the project from the start. We prioritize aligning the project’s cost with the owner’s expectations from day one—avoiding redesigns and delays. Our partnership with design teams and subcontractors ensures a clear understanding of project goals and smarter decision-making throughout.
We work closely with owners to create and maintain budgets throughout the design process. Our preconstruction services include scheduling, permit reviews, value engineering, and cost analysis. We involve our mechanical, electrical, and plumbing (MEP) trades early to review designs for efficiency, cost, and lead times.
A solid schedule is the foundation of a successful build. We create a master schedule during preconstruction and maintain weekly three-week look-ahead schedules with input from subcontractors. Our experienced Project Manager and Superintendent oversee all aspects—contracting, financials, quality control, and coordination. We understand tight timelines and are fully committed to meeting them, drawing from extensive experience in fast-paced, deadline-driven industries like hospitality and healthcare construction.
Following contract execution, we initiate a comprehensive page-turn meeting at the start of the project. This collaborative session includes the architects, designers, owners, our project team, and—when applicable—key subcontractors. Together, we thoroughly review the construction drawings to identify potential challenges, clarify design intent, and ensure alignment among all stakeholders. This process enables us to proactively address constructability issues and develop a tailored site logistics strategy that supports efficient, safe, and successful project execution in accordance with the site conditions and owner’s priorities.
We conduct thorough due diligence during the subcontractor procurement process to ensure the highest quality partnerships. For each trade, we solicit bids from multiple subcontractors with proven experience and fluency in the specific project sector. All bids are carefully leveled to verify that the full scope is accounted for and to identify any discrepancies. During this process, we ask subcontractors to identify any long lead items and provide anticipated procurement and installation timelines, which we factor into our overall scheduling strategy. Final award decisions are based on bid accuracy, scope completeness, and our past experience with the subcontractor and their team, ensuring we select partners best positioned for successful project delivery.
As part of our commitment to diversity and inclusion, we actively solicit bids from subcontractors that meet DBE requirements. During the bidding process, we encourage DBE-certified firms to submit proposals and participate in the project. Our goal is to support project participation goals by fostering meaningful opportunities for DBE firms and contributing to a more equitable construction industry.
