TESTIMONIALS
The team at 41 North Contractors are wonderful people who provide a fantastic client experience and are a company we would refer to any of our commercial clients who are looking for General Contracting Services. If I were to do a remodel/refresh or a full build, I would look to Adam Macko, Mike Bender and Ty Macko and the 41 North Contractors team to lead the way.
-Jason Helfert, Shareholder
People always talk about the horrors of construction, especially in the restaurant space. While we have certainly had our challenges, this team was the solution rather than the cause of almost every obstacle along the way. They all acted honestly, fairly and with the utmost professionalism. They covered mistakes I made and supplemented my lack of experience with their wealth of expertise. Most importantly, they pounded the table to protect our best interests and went above and beyond the scope of their normal work.
-Ben Arnstein, Owner, Kaliflower Kitchen
41N is the best, truly. They are the most dedicated, hardworking, caring, competent contractors I have ever had the pleasure of working with. There is nothing they cannot fix, repair or build! If they have not done it before, no problem they will find away and relish in the endeavor of learning something new. I have worked on countless projects with them from small remodels to 14,000 sq. ft. ground up buildings and have never felt in better hands regardless of the scale of the project. I cannot recommend them enough, they are not only fair but truly have never let us down when it comes to deadlines or timing. A true gem in the field of construction.
-Pam Valenta, Director of Design, Biaggi's Ristorante Italiano
It is a great pleasure of mine to recommend at the highest level I possibly can, 41 North Contractors for general contractors and construction work. The museum has been contracting with 41 North for more than the past eight years, and will continue based on their current and previous performance. On time and on budget are cliché used in our business way too often, but aptly applies to 41 North, plus a lot more. They become a partner, not just a vendor. They offer a complete array of general contractor services and manage the trades working simultaneously to the benefit of the client. They provide quality workmanship and very strong leadership for our construction projects. Working at the museum is not an easy task for a contractor and 41 North stands up to the challenge and gets the work done without impacting our guests. 41 North is also very good at having a plethora of people offer advice but does not miss a beat with the challenges thrown at them. I do and will continue to recommend 41 North, and would be happy to discuss specifics at any time.
-Ed McDonald, Director of Facilities and Operations, Museum of Science and Industry
STRATEGY
APPROACH AND PHILOSOPHY
41 North Contractors aims to assemble a collaborative team early in the design phase of a project, which benefits everyone. It invites perspectives from all angles at the onset of a project, fully facilitating communications for all involved. When the pre-construction team is missing input from the general contractor, for example, the ability to verify prices on finishes, materials or equipment is lost. When contractors are engaged after drawings are completed they can determine alternate approaches that could save money and time. When this collaboration occurs at a project's beginning, it makes for a smoother process to the project's completion. We fully understand that above all else the costs of building a project need to align with the owner’s expectations. In our experience, the best way to secure budget management is to address it during initial design rather than redesigning a project after it's initiated. This design team partnership allows for 41 North Contractors and our subcontractors to have a better understanding of the project and the ultimate goals from the start.
Our team will begin by developing a budget with owners, and over the course of design, ensure that the project remains within budget. During preconstruction we will develop a schedule that includes preconstruction design, permit review, value engineering, on-site construction, and project close out. We will assist with gathering costs that reflect the design and present alternate specs that may improve costs or have a better lead time. Mechanical, electrical, and plumbing trades will assist and attend meetings to review the MEP design guaranteeing the most cost-efficient approach.
EXPERIENCE
41 North Contractors has been part of the design team in many restaurant projects, most recently at Wells Street Market and Market Creations. These projects were similar food halls in the Chicago Loop, all requiring preconstruction value engineering.
PROJECT MANAGEMENT SERVICES AND TOOLS
We operate project management software called Procore. Procore tracks, logs, and manages submittals, shop drawings, daily logs, safety logs, weekly reports, project photos, etc. This data is stored in Procore and can be accessed anytime by the project team, but, our Project Manager will send out a weekly report to the team. The weekly report is distributed out at the end of each week and includes an updated three-week schedule, current project photos, and a weekly update sheet. This update sheet recaps site activities from the week, lists activities for the coming week, and catalogs site issues or updates that need to be addressed. There will also be a weekly owner/architect/contractor meeting set up on site. This has proven to be a useful and productive meeting.
SCHEDULE
The success of any construction project begins by establishing a realistic schedule. We build our schedules with the assistance of subcontractors factoring in material and equipment lead times. During preconstruction we issue a master schedule for the project. Which will be the road map to completing the project and details major milestone tasks. Each week, the project superintendent will create a three-week look advance schedule, which will outline the finer details of the project. This schedule is distributed to each subcontractors' office and is also reviewed during weekly on-site foreman’s meetings. We will have a two-person management staff on site for this project: a project manager and project superintendent. The project managers responsibilities consist of but not limited to subcontractor contracts, financial tracking, and submittal procurement. The on-site superintendent will be responsible for quality control. Our superintendents are experienced in dealership construction and all have extensive experience working with the Arizona building departments. Once we establish a schedule, we are committed to meeting it. We know first-hand from our wide ranging restaurant past that in many cases crews are brought in from out of state for openings. In most cases, arrangements have been made to stock the store pursuant to the construction schedule completion. 41 North Contractors operates under a different belief: we will do whatever it takes to keep a project on track.
CONCLUSION
Our reputation is built on quality, value, and delivery of projects to our customers on schedule and within budget. Each of our clients will receive direct interaction with the owners of the company and ongoing personal attention from a member of our executive team. Client satisfaction and long-term relationships are our priorities.
41 North Contractors is committed to bringing comprehensive performance, intelligent consulting, and value engineering to all our customers.
