The camprground is comprised of a manager’s house, 6 dry cabins, 25 full-hookup sites. 24 have 50-amp sites and one has a 30-amp service, several tent sites, a masonry building that has men's and women's bathrooms and showers plus a coin operated laundry facility. There is extra space for additional RV sites if expansion is warranted and there is empty space that is currently being utilized for boat and RV storage. Interior Roads are gravel, perimeter of the property is surrounded with trees and shrubs that are watered with a drip line system. The subject property is served by a private water well for potable water and a large septic system for sewer service. The property offers WIFI for internet access and cell phone service.

LOCATION The subject property is located about 16 miles north of Wheatland at Exit 94 from Interstate 25. The subject property lies adjacent to and west of El Rancho Road which is next to the west side of I-25.

UTILITIES The subject site is located well outside of any city limits in Platte County. The subject property is served by a private water well for potable water and a large septic system for sewer service. The property offers WIFI for internet access and cell phone service. The manager’s house and the public restrooms / shower house are heated with propane, the house is mostly heated with a wood fired store. Each of the cabins are heated with an electric through-the-wall HVAC unit.Each RV space has a pedestal with 50-amp service and water and sewer service. One RV space offers only 30-amp electric service.


MANAGER’S RESIDENCE The previous owner purchased an older house from some about 10 miles away and had it moved onto a newly poured concrete foundation on the property. The house has a pleasant front porch, a living room, kitchen / dining area, a single bedroom and a single restroom. The interior of the house is generally an open concept. The house has a propane heater and a wood fired heat stove. The size of the manager’s residence is about 1,000 sf.

PUBLIC RR, SHOWER & LAUNDRY BUILDING The park includes a public restroom building. The building has a men’s and a women’s restroom, each restroom has a double sink, 2 restroom stalls and a couple of shower stalls. The building also includes a laundry room with 3 coin-op washers and 3 coin-op dryers. The restroom / shower rooms require a code for entry, the building was very clean and pleasant. The public restroom building is 1,152 sf.

OFFICE BUILDING The park has an office building. The office building measures 32.75’ x 16.5’ for 540 sf with room for the registration office and space for a small store. The office building has no running water or restroom facility. The building is heated with electric heat and air conditioned with a through the wall AC unit.

CABINS

SITE IMPROVEMENTS The subject site is improved with gravel roads and parking spots. There are some grassy areas for picnicking or playing,but most of the site is not irrigated, so most of the grass is native prairie grass, but it is mowed. The property has a shelter for picnicking. The shelter has a roof but no walls. Water is provided to the property via a private water well. Sewer service is provided by an extensive septic system. The previous owner planted a couple of rows of trees and shrubs around most of the perimeter of the camp. The trees include a drip irrigation system. Most of the trees are small but healthy.

The park has 6 dry-camp cabins in 2 different styles. All cabins have a microwave and a refrigerator. 2 of the cabins have a front porch that measures 7’x12’ for 84 sf of porch. These cabins measure 20’x12’ for 240 sf of area. The cabins have no restroom or running water, but they are heated and air conditioned. 4 of the cabins have a smaller front porch measuring 4’x11.33’ for 45 sf of front porch space. The cabins measure 12’x11.33’ for 136 sf of main floor space. These cabins also each have 2 small, low ceiling loft areas with a combined space of about 90 sf, the loft spaces are accessed via a ladder that is available upon request from the management.

SKINNING SHED The park has a “Skinning Shed”, a shed where a hunter can hang an elk or deer. The shed allows for airflow through the shed, so it in not watertight. The shed is also used as storage space for various personal property items in the offseason.
