Dear customer, tenant, business partner, and employee. It is with a certain pride and humility that we now, after 30 years, choose to publish this anniversary magazine.

It all started when my wife, Mette Zurhaar, inherited a couple of properties in the centre of Nesttun from her parents in the early ‘90s. Finn Haldorsen, who owned and had developed the Rubb concept, contacted me in 1993 wanting to collaborate. Together we started the company Zurhaar & Rubb AS in 1993, which today is called Zurhaar AS.

It became the start of a 30-year long and wonderful collaboration, which today is a group with 430 employees in 6 countries, a free equity of approximately NOK 440 million, and a turnover of approximately NOK 1.79 billion.

In all these years, we have focused on conservative financing with a large degree of fixed interest, which has given us financial security and predictability.

We have built shopping centres, cultural centres, offices, and industrial buildings to the delight of the countless tenants and visitors who do their daily work in our properties.

Our most prestigious building—the Telenor building in Bergen—was bought in December 2020. The building was voted the world’s best office building in 2003 (Prix de Excellence, France) with strong competition from over 100 beautiful buildings worldwide. Needless to say, we are proud to be the owners of this building.

Our properties today count around 170,000 m² of floor space, which is distributed over the

Norway’s Bergen and Oslo areas, Sweden, England, Poland, and the USA.

At Nesttun, we have developed and acquired all the properties in Østre Nesttunvei between the two light rail stops we have here.

Furthermore, we have signed a long lease with Sparebank 1 SR-Bank for the construction of a new building in the centre of Nesttun with completion set for summer 2025. This will be a financial centre in Bergen South. The building and adjacent properties will receive an upgrade with a high classification within BREEAM. The project’s budget is NOK 140 million.

New opportunities

In 2020, the opportunity arose for us to take over the entire Rubb business, which was then called Hallmaker Group AS, head-quartered in Oslo. It was our first industrial investment. Since then, another opportunity appeared: O.B.Wiik AS, the fabric hall company. We took over this company in its entirety in January 2022. We quickly took action and renamed Hallmaker Group AS to Rubb Industries AS. Furthermore, we made several strategic decisions to turn the company with all its subsidiaries into a now solid supplier in its fields.

largest ever orders, with Rubb, Inc. securing the delivery of major aircraft hangars in the USA— totalling an order value of over NOK 300 million.

Winning this work has clearly defined our position as the world leader in fabric building solutions in the aviation sector.

With our acquisition of O.B.Wiik AS, we are now well underway with strategic moves that will establish us as a progressive company, consistently producing excellent results that will further solidify our strong position in Scandinavia.

A decisive factor in our success has been the banks that have shown great faith in us throughout all these years. Our main bank has always been Nordea, with Handelsbanken as an excellent backup. Thank you both for the wonderful collaboration.

From barely a NOK 2 million turnover in 1993, to approximately NOK 1.79 billion 30 years later. This has been an amazing journey. Without skilled, loyal, and self-sacrificing employees and our faithful tenants, this would not have been possible. A huge thank you to you all.

We have put 30 exciting and productive years behind us with the fantastic cooperation between our two owner families, with Finn Atle Haldorsen and yours truly in the main seat.

Our history 1920

Congratulations!

Willem Zurhaar (Wim) asked me to prepare the founding documents for Nesttunhjørnet AS, which was founded on the 4th of January 1982. That was the start of collaboration and assignments throughout my professional career as a lawyer.

Nesttun got a new boost when Rune Birkeland took over management after Wim’s death. Strengthened again with the entry of the Haldorsen family

Nordea has been Zurhaar’s main bank from its small beginnings 30 years ago to today’s billion-dollar group. Yours truly has had the pleasure of being the bank’s customer manager for the majority of these years, and I cannot recall that the bank has ever refused an application from the Zurhaar group, nor that the group has ever once been one day late with payment of a term. There have been many pleasant

Through various roles, I have had the pleasure of offering financial services while working with Rune and the companies for 30 years. Rune and I met each other for the first time in 1993. Since then we have had mutual, close, and excellent collaboration. The bank has grown with the customer and the customer with the bank. The owners are serious, reliable, and long-term in their strategy and work and are now

emerging as a pioneering company in the green shift. Handelsbanken is also a satisfied and long-term tenant in the Telenor building.

The architects Bjerk and Bjørge (later B+B architects) have participated for a number of years in the exciting development of Nesttun centre.

We have collaborated with Zurhaar AS right from 1995 when we designed the new shopping centre, NesttunSenteret (now AMFI Nesttun) and later Fana Kulturhus in 2009.

In 2022 we designed the new building which will be completed in the

summer of 2025.

It has been a privilege to be allowed to help shape “the modern Nesttun.”

Zurhaar Property Division, Norway

Our task is the rental, operation and management of the group’s properties in Norway. We take care of these tasks ourselves, so that our tenants can have confidence that we will be a good partner throughout the tenancy.

The group has properties in Bergen, Askøy, Bømlo, Fornebu, Krøderen, Tranås (Sweden), Lotz (Poland), Sanford Maine (USA) and

Saltwell Park (Newcastle UK). Total area is approx. 170,000 m².

We also own 3 shopping centres: Bømlo Storsenter (56%), AMFI Askoy (100%), and AMFI Nesttun (100%).

In 2013, Zurhaar AS Eiendomsdivisjonen entered into a collaboration with Olav Thon Gruppen, which now manages AMFI Askøy and AMFI Nesttun (including shops in the pedestrian street) on our behalf.

What’s next?

As a major player, we are concerned with reducing our environmental footprint, and work daily to improve ourselves in order to reduce energy consumption and refine our handling of waste. We work with innovative players to find new and better ways to make our properties a little smarter. In 2023, we will also be certified as Miljøfyrtårn (Norwegian sustainability certification).

Building Systems

Rubb Buildings Ltd manufactures prefabricated, portable structures, relocatable buildings, shelters, hangars and custom facilities to suit individual client requirements. We provide temporary, semipermanent and permanent solutions for a wide range of sectors.

Rubb structures are available in single spans of 3m to more than 79m by any length.

Standard module lengths vary from 3m to 5m. Multi-span options are also available to cater for even bigger facilities.

Rubb has earned a reputation for tackling difficult and unique projects. We have developed substantial structures that can be moved on wheels or rails or even lifted around a project site in fully erected form. We offer a strong commitment to code and standards compliance.

What’s next?

Rubb has a strong reputation and product portfolio in the Deployable Military Hangar market. Recently we have developed our new 28m variant, and plan to further enhance this product portfolio. The additional services offer to our clients to our deployable hangar range is very exciting and this will be developed further for our clients.

Rubb USA celebrates its 40th year of business in August 2023. In 1983, Norwegian entrepreneur Finn Haldorsen started operations in Sanford, Maine with one mission: to engineer and fabricate Rubb buildings in North America while delivering top quality and value.

Today, we’re proud to say that we’ve kept that promise and have constructed many notable projects over the years.

Rubb USA has a reputation for taking on difficult technical projects that other companies don’t have the engineering and manufacturing experience and expertise to complete. We’re most proud of our projects in aviation, defense, marine and environmental markets.

We build large fixed based hangars for wide-body aircraft, and we build custom high walled structures that are movable on land or at sea.

What’s next?

Rubbhall AB, Sweden

Rubbhall AB is a subsidiary of Renthall AS which was established in 2010 with headquarters in Tranås. We offer customers high-quality fabric buildings for purchase, rent, or leasing on the Swedish market.

Most of the halls that we deliver are insulated, where Rubb’s concept is the market leader.

We are involved in the entire process and guide the

customer to the best solution for their purposes, and the production takes place under Rubb’s direction for efficient coordination of the purchasing process.

In recent years, Rubbhall has focused on maintaining existing customers and taking care of requests that fit our concept.

What’s next?

Rubbhall will continue to maintain the market with quality halls from Rubb and support existing customers. After the acquisition of a large group, which also has halls as its main product, strategic decisions will affect the future of Rubbhall. A new exciting journey for Rubbhall has begun.

Rubb Polska, Poland

Rubb Polska was founded in 2017 with headquarters in Łódź—a production plant with an area of 2000 m², equipped with 5 highfrequency (HF) welders and the longest welding table in Poland. Since then, Rubb Polska has delivered high-profile warehousing solutions to companies such as LG Electronics, and several sports halls to schools and football clubs across the country.

Rubb Polska also proved invaluable in group projects such as the Turkish Technic MRO hangar, which saw Rubb USA, UK, and Poland working together to deliver the huge building.

Now, Rubb Polska’s main focus is supplying fabric to Rubb and O.B.Wiik OPCOs. Our specialist team has also just invested in a new stateof-the-art Zemat HF welder to meet the growing demand.

What’s next?

Due to steady orders from Rubbhall AS, Rubb, Inc., Rubb Buildings Ltd, and O.B.Wiik AS, Rubb Polska’s production has been full speed throughout 2022, shipping 8-10,000 metres of fabric every month. We hope to keep up this momentum as we continue to supply both Rubb Industries AS and O.B.Wiik OPCOs in the future.

Hallmaker AS, Norway

Hallmaker’s history stretches back almost 100 years, and we have more than 30 years of experience with steel buildings. This has given us considerable expertise and a position in the Norwegian market. We want to continue the tradition of delivering high quality products and services. Experience, high competence and smart solutions characterize everything we deliver.

We design and build standardized or tailor-made projects adapted to our customers’ needs. Hallmaker is centrally approved in many areas, including construction safety, building physics, fire.

We can build and deliver everything from raw construction/climate shell to turnkey contracts where we take responsibility for land, concrete, construction and all technical subjects.

What’s next?

At Kalbakken in Oslo, Hallmaker is well underway with the construction of a high-tech factory that will help fish farmers fight salmon lice. This is a turnkey contract where Hallmaker is responsible for the design and delivery of a turnkey building. The building is 2,000 square meters spread over three floors. The project will be completed in the autumn 2023. At Mørkved outside Bodø, Hallmaker will immediately begin the delivery of four raw buildings totalling approx. 12,500 square meters. Tenants for these buildings are Tesla, OBS Bygg, Kiwi and THansen. The project will be completed in Q1-2024.

Plamek AS, Norway

Plamek AS is the Group’s service and assembly company for fabric and steel halls.

We carry out assembly for internal companies, in addition to offering service agreements, assembling, disassembling and changing fabric cladding for all types of buildings.

We also assist valuers in damage cases on different types of halls and carry out repairs by agreement.

We currently have around 35 employees who have up to 40 years of experience in the field.

We mainly work in Norway, but have assisted internationally several times when needed.

We have central approval and routines to meet increasingly strict requirements for seriousness and quality.

What’s next?

Plamek AS will continue to develop together with the group and offer future-oriented services for our customers so that they can focus on their main operations and not spend time on their building stock. We will be a leading assembly company that focuses on quality and HSE, and will be there for our customers for many years.

Renthall AS, Norway

Renthall AS is located in Lysaker, and rents out a varied portfolio of fabric buildings in Norway.

We offer flexible lease agreements for buildings of all sizes. Our customers range from large offshore players to smaller companies with a need for temporary or more permanent warehouse and industrial premises.

Renting buildings from Renthall is a very sustainable

solution, we are always concerned with reuse and extend the life of the fabric buildings by reconfiguring them for new projects and customers after the end of the rental period.

At Renthall, we live off repeat purchases and satisfied customers, who commit us to prompt and serious followup routines. This makes us Norway’s best and most reliable rental operator in the market.

What’s next?

Our goal of being a sustainable alternative will be a top priority at Renthall. We have an ambition to become a “0 waste” actor, and this means that we must think about reuse and extended life in all aspects of our business operations. Renthall Ltd based in the UK delivers flexible rented buildings for every sector and usage.

All our buildings can be adapted to suit the client’s business requirements and are used for everything from sports halls and aircraft hangars to warehouses and production halls.

benefits of renting of our buildings as it is “off balance sheet”.

Haagensen Plast AS, Norway

Haagensen Plast AS is a company based in Krøderen that produces plastic bags, plastic film, plastic tape etc. The factory has 15 employees and has recently gained a large number of new employees.

Our production is from scratch, where we buy plastic pellets and melt them into liquid plastic, which we in turn use to make our plastic products. We also have close

to 100% recycling of “scrap”, which is remelted and used in production. The company’s main focus is on food packaging for fish, vegetables, and bread products.

We have great faith in this industry going forward and our turnover shows where we have gone from approx. NOK 25 million turnover to around NOK 35 million turnover in 2022. We have also increased earnings significantly in the same period.

What’s next?

Haagensen Plast AS is only one of two plastic bag/film producers left in Norway. We have great faith in our production and have invested in both buildings and new machines to create the best possible environment for employees and productivity. In the last two years, we have invested in machines worth over NOK 5 million. We work continuously with quality and sustainability in the company.

Arqdesign is a Swedish company founded in 2008 with headquarters and production in Tranås and a subsidiary Arqdesign Norge AS in Norway. We offer home owners and construction companies in Scandinavia designed and installed balcony railings and balcony glazing.

Arqdesign works in larger projects towards new production and renovation of older properties.

Since the start of the company, we have worked with design and have good contacts with architects and regulatory authorities.

We currently have 65 employees and a turnover of SEK 140 million where we work every day to deliver safe and durable products—on time. This is how we have reached the position we have in the market today. Not the cheapest, but overall economically the best.

O.B.Wiik AS’s events department saw the light of day towards the end of the 1980s. The turnover was around NOK 2 million a year and the largest customer base was the private sector and typical installations were in private gardens. Beyond the 1990s, turnover gradually increased and larger events such as the Kalvøya Festival and the Norway Cup became part of the portfolio.

Today, the department has a turnover of around NOK 40 million a year and is the industry leader. We have fixed agreements with major festivals and events such as Øyafestivalen, Tons of Rock, Vasaloppet in Sweden and many others.

We deliver all tents from 3m to 40m wide, 2 floors, stands, stages, furniture and all possible scaffolding solutions.

The Department for Work Tents and Trade Goods is located at Skedsmokorset outside Oslo and consists of 7 dedicated people. Our department has been around since the 1990s, and in 2019 they expanded with the larger work tents within the Instant series. Our customers need temporary covering. This can be in a construction phase, during production or only for storage of material.

The department also serves over 500 customers within the building materials industry’s dealer network. Pop-UP tents, tarpaulins in standard sizes, as well as related products such as fall protection nets and fasteners are sold here.

Our solid frame tents and furniture are popular products that have a long life and give very good value for the customer’s investment.

The Zurhaar Marketing Department (ZMD) is based in the UK, with offices inside Rubb UK’s Gateshead HQ. From there, ZMD services all the Zurhaar, Rubb Industries AS, and O.B.Wiik companies worldwide.

ZMD has four main features which encompass all of its activities: first, ensure all OPCOs receive a high number of quality enquiries; second, promote all brands in the Group

to ZMD’s marketing standards; third, ensure that all materials and resources are correctly archived and easily accessible; and fourth, offer the ability to perform market research for OPCOs.

The department tackles everything from social media to VR tours—and everything in between. Most recently, ZMD were behind the eco-friendly rebrand of Renthall and have designed this very magazine!

What’s next?

Looking forward, ZMD will continue to expand both its team and skill set in order to best service the many OPCOs within the Group. All steel structures are made

in “state-of-the-art“ design-tool Tekla.

We develop and maintain a high-quality Tekla database for all standardized structures, which enables fast development of new alternative solutions to meet client demands.

Tekla models are also the basis for installation through use of model information at building sites. All calculations and verifications are done inhouse by our dedicated team.

Nesttunveien 100

New financial centre in Bergen South

Sparebank 1 SR-Bank has signed a lease agreement with Nesttunveien 100 AS and is moving into premises in a new building to be erected on the last remaining site in Nesttun centre in the summer of 2025.

Here, SR-Bank will gather several of its companies in a financial centre in the heart of Nesttun.

Facts

• Area: approx. 2,200 m²

• To be environmentally certified according to a high BREEAM class

• Nesttunveien 102 and Nesttunveien 98 will also be upgraded

• Solberggården, which faces Nesttunveien, will be renovated and restored to its former glory

• Total project cost NOK 140 million

Askøyparken

In connection with AMFI Askøy, there are plans for a significant expansion with a business area of approximately 12-15,000 m², as well as approximately 250 apartments.

The project is supported by all parties in Askøy municipality.

The project is now being processed into the municipality’s development plan, which is likely to be adopted in 2024. Once the project is included in the plan, the work on detailed regulation can be completed.

The expected start-up for the project is 2026/2027.

Solberggården

In connection with the Nesttunveien 100 project, Solberggården will also be rehabilitated. The facade of the property is worth preserving, so the work must be carried out carefully to return the property to its former glory in the summer of 2025.

The building has commercial space on the 1st floor, as well as apartments on the second and third floors.

Apeltunvegen 2

This property housed the Fana Police Station for many years. Recently, there have been various office activities in the building, but now the building will be refurbished, the facade will be renewed to make room for new tenants.

There will be a shop on the ground floor, two restaurants on the first floor and a healthrelated business on the entire second floor. In addition, the apartments on the third floor will be refurbished to 2023 standards before letting.

Installing solar power across our properties

A project is underway to look at the possibility of establishing solar cells on most of our buildings. This is part of our commitment to achieve sustainable energy use in the properties.

Shopping centres

Olav Thon Gruppen is Norway and Sweden’s largest shopping centre operator, owning and managing over 80 shopping centres in Norway.

For the past 10 years, Olav Thon Gruppen has managed AMFI Askøy and AMFI Nesttun (including the shops in the pedestrian street) on our behalf.

Andreas Lindqvist

O.B.Wiik AS, joined in 2016

Andreas started in the summer of 2016 as a seasonal employee, but got a permanent job due to excellent performance.

His daily tasks are to ensure correct deliveries from the warehouse both to the Work Shelters and Event Divisions.

In between, he also works outside to assemble both work shelters and event structures.

These varied tasks makes for an interesting workday, where there are always new challenges to make the most of his skills and acquire new ones.

Andreas has found O.B.Wiik a fantastic workplace with many good colleagues who go out of their way to help each other.

Trond Henriksbø

Zurhaar AS, joined in 2004

With Trond’s background as a mechanic and handyman, he fit in well as the operations manager for Zurhaar’s properties.

After almost 20 years in the company, he knows every nook and cranny of Zurhaar’s properties, and has a good overview of technical facilities and operating machines.

Trond is in daily contact with tenants in the Bergen region, and enjoys being part of a team that goes to great lengths to ensure that the tenants are satisfied. He really enjoys his job, and thinks it’s fantastic fun to have a varied working day where he gets to use his skills for the best for Zurhaar and their tenants.

Carole Clelland

Rubb Buildings Ltd, joined in 1978

Carole started in 1978—straight from school at age 16—just one year after Rubb UK was founded. “The jobs have gotten bigger, but so have our machines. They’re so advanced now—everything used to be done by hand, from eyelets to cutting.”

So after 45 years at Rubb—what’s the verdict? “Rubb’s a good company to work for. When I first joined the Haldorsen family were here regularly. They set the pace for the company and were just genuinely nice—they always got stuck in with us down the factory. Rubb still feels like a family business all these years later.”
