The first quarter has flown by, and with autumn slowly settling in, we are beginning to enjoy earlier sunsets and the odd cooler evenings. If you’re a permanent resident, I’m sure you do not miss the continuous extreme daily February humidity!
In this March edition of Snippets & Snapshots, we’ve put together a comprehensive update on estate happenings. Inside, you’ll find a fascinating gallery of before-and-after photos showcasing the transformation of some of the fairways and greens during construction. The results are nearly unbelievable. We are thrilled to announce that the Developers of the Zimbali Lakes Resort’s Ernie Els Signature Golf Course will open for limited play on 16 April 2025 through to the end of the Easter weekend following which we will open for 3 days a week being a Friday, Saturday and Sunday until the golf course has matured enough to handle a full field 6 days a week. We will do a soft opening on the 16th April with some invited guests including the Big Easy himself, with a few spots available on auction with the proceeds going to a chosen Charity.
If you would like to be among the first to experience this highly anticipated opening round of golf you will be able to bid for a spot on the online auction taking place on the 29th to 31st of March 2025. Details of this will be sent to you in the next few days on where and how to register.
For those engaged in construction projects on the estate, the Design Review Committee has included another insightful segment covering essential building requirements. If you need clarification or assistance, feel free to reach out to Kathija Ismail, our Building Control Officer, who is always available to assist. Ensuring a thorough understanding of the guidelines upfront can save both time, costs and unnecessary frustration in the long run.
Additionally, we’ve included a collection of breathtaking photos highlighting some of the estate’s stunning fauna and flora, as well as some beautiful snapshots taken along a few locations on the golf course. You’ll also see a few visuals of our first walking trail along the river. A must-see and very relaxing trail for nature lovers!
If you’re a new member renting your unit for short-term stays at The Boulevard or Ocean Club, we encourage you to review the Short-Term Letting Policy and the Accredited Resale & Rental Agents Schedule (links on next page).
We currently have 56 accredited agents authorized to conduct rentals and resales within the estate. Only accredited agents are permitted to operate here, ensuring all transactions are handled professionally, with full compliance and knowledge of estate guidelines. This safeguards both buyers and sellers.

In this month’s edition we’re tackling the process and procedures regarding undertaking works in either your free-standing home or within a sectional title scheme.
This refers to any internal work that will have no impact on the external of the building/unit. Whether you require painting of your bedroom walls; new flooring; plumbing; or any internal refurbishment, a minor works form must be completed and submitted to the ZLRMA for authorisation. The details will include the company employed, the nature of works to be carried out and the duration of the project. If a project is under 5 days, then security will sign them. Should the project continue the 5th day or longer, the team will be required to register on the biometric system at a cost of R50 per person. Please contact Roxy on admin@zlr.co.za for a copy of the minor works form. Should a team arrive without this authorised form, they will unfortunately be denied access.
This refers to any work undertaken that will impact on the external façade of your unit/building. This includes but is not limited to installation of aircon units; changing of doors or windows; external paint colours; installation of screens; solar panels etc.
If you are within a sectional title scheme, you are required to submit your proposal to the Body Corporate for approval. Once the Body Corporate has approved your request, they will submit it to the BCO and DRC for review and consideration. A Body Corporate approval does not constitute as a final approval as the DRC is the presiding aesthetic committee.
Once your proposal is approved by the BCO and DRC, you must liaise with the BCO and your Body Corporate to facilitate the changes. This will include registering of the contractor, notice to neighbours etc.
If you are a free-standing home, you are required to contact the BCO directly regarding your proposed external works. You will be guided accordingly in order to obtain an approval.
In addition, some external works will require your building plans to be amended to reflect the relevant changes. In this instance, an architect will be required to submit a deviation plan to the DRC for approval. Any structural change will call for an engineer to be appointed as well.
External changes to your unit/free standing home without BCO/DRC approval constitutes as an offence and penalties will be applicable.
