arch is officially spring. And while it might not feel like it yet, it's comforting to know that it soon will. Any minute now, we will all start brightening up our palettes with cheerier clothes in lighter shades, wearing fewer layers and generally emerging from the winter fug. So in this issue we're focusing on happy clothes, ranging from the delicate, vintage-inspired prints at London label Beautiful Soul to all things peach, which may sound unlikely as a new favourite shade until you have a look at page 28. For ceramic creators, collectors and the curious we've got everything you need to know about the world's leading ceramics fair on page 16. It's the perfect opportunity to pick up unique pieces for the home; from every-day cereal bowls to sublime sculptural pieces. We'll need to pick up a new piece for the soirees we’ll soon be hosting, inspired by Deliciously Ella’s top tips for a modern dinner party on page 42. ith primetime TV exposure, packed courses and record sales, it seems we are a nation going potty for ceramics. As one of the most ancient industries on the planet, ceramic artistry boasts an impressive history. There’s an inherent magic in the craftsmanship that has always appealed so it’s no wonder that the potter’s star is rising. From the urns of antiquity to the cereal bowls of today, the technology and techniques have undoubtedly changed but the basics remain. Ceramic Art London is the leading showcase for contemporary ceramic art and one of the most dynamic displays of the industry’s finest from across the globe. FASHION / PROFILE JOY MONTGOMERY: How was Beautiful Soul first conceived? NICOLA WOODS: I had an unconventional

route into the fashion industry. After working in a fast-paced career in corporate insurance for 11 years, I took a sabbatical to travel the world with my best friend. During this adventure I found my calling sitting under a cherry blossom tree in the heart of Tokyo and I began to envision my career path from a different point of view. In that moment I realised I needed to make radical changes to my lifestyle and revisit my childhood ambition of design. I haven’t looked back since. Returning to London I underwent training at the London College of Fashion, earning a BA(Hons) in Fashion, Design and Technology (Creative Pattern Cutter) and launched Beautiful Soul London in 2011.

During my degree, I was set the challenge of designing a collection made out of old junk. While many students didn’t seem enthusiastic, for me, my creativity came to life. I loved everything about this project as it taught me to delve beneath the surface and think outside the box. Most of all I loved meeting Orsola de Castro, a guest speaker who shared her passion about upcycling to a packed lecture hall of students - one of whom was me. From that moment a seed was planted and my final collection was inspired by Wabi-Sabi, the quintessential Japanese aesthetic of finding beauty in the imperfect, modest and humble. Each piece in the collection was oneof-a-kind and tailored from upcycled vintage Japanese kimonos which dated back to the 1940s. The love and craftsmanship that went into making every single garment gave me a true understanding of the production line. After graduating, Orsola and friends from the Ethical Fashion Forum and Centre for Sustainable Fashion encouraged me

to apply to Estethica - a platform founded by the British Fashion Council to promote sustainable fashion at London Fashion Week. The V&A fell in love with my debut Kimono collection and stocked it for several seasons. I grew the business from scratch and launched a ready-to-wear collection: Beautiful Soul London. I have been LUCKY and BUILT a following of loyal SUPPORTERS: Pippa Middleton and Livia Firth, to name a few Hill in spring. The Signature Hydrangea print looked to childhood memories of collecting pet ladybirds with my sister, keeping them safe on our grandmother's blooming hydrangeas. Look closely and you will find cute bumblebees and ladybirds nestled within the flower petals. For SS17 I have also launched my first design collaboration with luxury English brand Aspinal of London, who support young British designers. Together we have designed a range of bags and umbrellas with a covering of Beautiful Soul's timeless Signature Hydrangea and Blossom prints. JM: What has been the highlight of your career so far? NW: I have been incredibly lucky and built

Why do you think more people are choosing to host than go out for dinner? I think there’s something really lovely about hosting people at home – it’s normally a much more intimate, relaxed atmosphere and it’s a lot cheaper too. I absolutely love cooking delicious food for people, making great cocktails and having a long dinner that can go on for hours and hours. What is your number one rule when hosting a dinner party? Make your guests feel incredibly welcome. The beauty of going out for dinner is not having to wash up or tidy and I like to recreate that for my friends and family, so that they can really enjoy the evening. I try to tidy all my cooking mess before everyone arrives, light candles, have music on, get lots of nibbles out and have drinks at the ready. What are some cheat snacks for the table? Big bowls of hummus are perfect, it’s so easy to make and it always gets finished really quickly. Doing a twist on it, like a roasted carrot hummus or a sun-dried tomato and butterbean hummus is great as it sounds fancy but it couldn’t be easier to do. I love making little

socca pizzas, mini bite-sized baked potatoes stuffed with cashew sour cream and little beet and sweet potato crisps. What are your favourite easy but impressive dishes? Indian food is a real favourite of mine, as it’s full of flavour and really satisfying, but it’s pretty easy to do. I often cook big pots of chana masala with aloo gobi and coconut rice for friends, which are always demolished really quickly. For quick kitchen suppers I love spiced potato cakes with garlicky tomato sauce and French beans. Sharing plates are popular these days, can you recommend any? I love sharing plates, as it allows everyone to try lots of different foods. My favourites are sesame coated sweet potato falafels with miso and sesame glazed aubergines, sesame and harissa greens, garlicky black beans and some hummus – it’s a nice way of building mix and match bowls so that you get lots of different flavours and textures. Balancing nutrition with dinner party food can be tricky. Do you have tips for making

Everyone is so different but I love making veggie-based dishes that highlight that eating well isn’t about rabbit food. I always assumed that healthy food was iceberg lettuce with cucumber and tomatoes but once I started learning to cook I realised it could be the absolute opposite. I often make things like courgette and pea risotto using brown rice with lemon, garlic and mint; marinated cauliflower steaks with chili quinoa and bean stews with chili, coriander and a mango salsa.

CHILLI & GINGER PHO Ser ves 4

T

his is a simplified version of the classic pho recipe, which means you can have dinner on the table in twenty minutes rather than leaving it to simmer for hours! The broth base is flavoured with sesame, ginger, spring onions, chilli and lime and then filled with lots of veggies and buckwheat noodles before being topped with fresh coriander. A perfect cosy, comforting supper that will warm and rejuvenate you. N U T- F R E E I n g r e d i e nt s • 2 portions of buckwheat noodles, or even courgette • 25g dried shiitake mushrooms • 2 teaspoons toasted sesame oil • generous thumb of root ginger, finely grated • 2 garlic cloves, finely grated • 2 red chillies, finely sliced • 2 spring onions, each chopped into 4

• 2 tablespoons brown miso paste • 2 tablespoons tamari • 100g baby corn • 250g bok choi, thinly sliced • 120g beansprouts • 2 carrots, peeled and julienned • handful of fresh coriander, roughly chopped • juice of 1 lime, plus lime wedges to serve M e th o d 1 Prepare the noodles, if using, according to the packet instructions, then place in a sieve and rinse with cold water. Put the dried shiitake in a bowl, pour over 500ml of boiling water and set aside for 20 minutes. 2 Heat the sesame oil in a wok, or large sauté pan, then add the ginger, garlic, chillies and spring onions, and cook for a minute or so, stirring to make sure the garlic doesn’t burn. 3 Splash in a little water and let it bubble for a couple of minutes, then add the miso and tamari and 500ml more boiling water. Let this broth bubble away until the mushrooms are ready, then add them too, with their soaking water (except the dregs, as they may contain grit). Return to a nice simmer for 5 minutes. 4 Add the corn and bok choi, and simmer for 5 minutes. Stir in the beansprouts and carrots. 5 Divide the noodles between 4 bowls, then spoon the broth on top. Sprinkle with chopped coriander and a squeeze of lime juice, then serve with lime wedges.

What about some quick but impressive drinks? I love a sparkling pineapple and cayenne blend with soda water, lime, a little maple and lots of ice. It works well as a cocktail or a mocktail. How do you cater for vegetarians and vegans? I am veggie, which really helps. I often make veggie food as the centre of the meal and then will do a piece of salmon as a side for those who don’t want just vegetables. Any ideas for centrepieces? Or favourite flowers to use on the table? I like doing something simple with candles, little jars of flowers and then lots of food. And finally, what qualities does the perfect host have? The suppers were quick to make; among our choices were a satisfying feta and roasted grape salad with freekeh, and a one-pot African wonder with chicken thighs, nuts, sweet potato and rass el hanout. It’s an admirable service, not only for the convenience but also for the variety of ingredients and ideas you can add to your own repertoire. But behind The Mindful Chef’s slightly annoying tone (there’s a bit of trite information about ‘natural’ foods) is a concept that’s based on quality. They are all about provenance, with all meat and fish coming from small West Country farms that supply places like Harrods, and healthy eating, with a focus on low-carb and dairy- and gluten-free foods. Recipe cards are elegant and while the ingredients don’t expect much input from your kitchen, we were expected to possess a spiralizer for Thai pork meatballs in courgetti soup (we did). Meals for two work out at £7 per head, and they offer lonely boxes for one at £9 per head. We enjoyed honey and ginger salmon skewers with rainbow slaw and brown rice, and next week’s recipes looked tempting too.  £6 per portion, mindfulchef.com

Hello Fresh

F

riends have raved about Hello Fresh lately. They say it’s lifted them out of a dinner rut and expands their children’s dietary repertoires. What’s not to like? Our family box is huge and contains four complete meals for four. Literally all they expect your kitchen to contain is salt, pepper and oil. So for instance Monday’s ‘chef-created recipe’ for minced lamb koftas with coconut pilaf and minty yoghurt includes a single clove of garlic, a tablespoon of curry powder in a tiny plastic pot, a lone cinnamon stick and a stock cube as well as one onion, one shallot and a measured four portions of basmati rice. All of these are surely staples in most family kitchens, but part of the point here is to eliminate the need for staples. Instructions are much more precise than regular recipes. They tell you,

for instance, how to chop an onion as if the target audience has never sliced a vegetable before. Which maybe they haven’t. These instructions are so easy to follow that you can divert your whole brain to focus on something else while you’re cooking, which is no bad thing. E

thically farmed and 100% organic, Riverford are champions of seasonal British produce. The vegetarian box aims to deliver flavourful recipes that are fresh and nourishing. Quinoa paella with peppers and onions packs a smoky punch while fennel and olive tagine with spicy cous cous delivers an interesting mix of textures. Each recipe is easy to follow and results in a rich, hearty and satisfying country kitchen meal – which can’t be said for a lot of vegetarian cuisine – though they are time-consuming. Parsnips Molly Parkin requires multiple pans and dishes, numerous processes as well as both stovetop and oven cooking. We'll try their Quick box next time.  £5.65 per portion, riverford.co.uk

THE VERDICT If you can stomach the packaging – admittedly most of it, across the board, is recyclable – these recipe boxes are undoubtedly an easy option. We’re not convinced that anyone interested enough in food to order one wouldn’t already be in possession of a garlic clove or a bottle of balsamic, but in a world where people are apparently entering adulthood without ever having cooked an actual meal, they clearly have a place. Saving you the effort of planning and shopping comes at a price – around £6 per head doesn’t sound bad but an amateur stab at costing these ingredients will reveal that markups are pretty hefty. But there’s the price of convenience. Overall, Hello Fresh probably wins for its idiotproof instructions and variety.

Cornish Jack crab ‘hot and cold’ with brown crab mayonnaise. For mains we fully indulged and had the hearty Cotswold buttermilk chicken sandwich in a brioche bun with pickles and Churchill sauce and wood fired pork chop with crackling and pine nut crumb, accompanied by chips topped with scraps (a glorious hark back to childhood). Desserts play on Britain’s great repertoire of puddings, including the classic and tooth-achingly sweet sticky toffee pudding with Cornish sea salted caramel and clotted cream ice cream. After dinner head downstairs to the cocktail bar, with an interior inspired by a traditional British grocery store (note the stacked timber shelves brimming with a variety of goods), where you can sip on carbonated cocktails canned on site and tipples served in card milk cartons. We loved the Strawberry Can Can Monkey Shoulder whisky, Chamberyzette strawberry wine, Chambord, Campari - and Peach Tea Pop - Monkey Shoulder whisky, Rinquinquin peach liqueur, Earl Grey tea. Fresh and fun, there’s plenty to talk about after a trip to this under-the-radar restaurant. u

It would be easy to miss Temple & Sons - set down a unprepossessing road in the heart of the City - but those who seek it out will be greatly rewarded. With a more casual approach, it contrasts the high-rise fine dining at neighbouring sister restaurant, City Social - a wellregarded and bustling spot with sweeping views of London. High-worth network London’s elite preps are fertile hunting grounds for parents wanting to further their own careers Wo r d s J a s m i n e R o b e r t s o n

W

hen Abigail, an ex-City lawyer, found herself as a single mum with two young daughters and in need of a new job, she knew exactly what her game plan was. Get her daughters into Pembridge Hall, one of Notting Hill’s most elite preps (known for its head count of senior bankers), get networking and nab herself a job back in the City. So she did. She’s now back in the Square Mile and her girls are getting a pretty good education, too. Parents, particularly of primaryaged school children, have long made firm friendships at the school gates. But with more and more women working, starting up and running their own business, they are also a great place for meeting and making business contacts. As the Talented Ladies Club website says: “The school gates are a brilliant chance to get to know a fresh group of talented mums and open your professional network even wider.” We’re not talking networking in pinstripes in a monochrome office. This is more likely to be a morning coffee in parkas and Uggs after drop-off. But where mums’ coffee mornings might once have revolved around the kids, the dog and where to find a decent plumber, they are now just as likely to include how to up your SEOs, drive traffic to your site, how a pitch is going for a new client, or results for the inbound marketing push. Among my immediate group of school friends there are senior editors, publishers, TV producers, account managers, lawyers and heads of charities. Just last week I was discussing a how to sell a brand with another mum, a lawyer and branding expert with one of the world’s largest

drinks companies. Women have always been collaborative and involved with each other – but in some cases this has shifted out of the home and into the workplace. And it’s not just women taking advantage. Just as mothers have got more involved in the working world, dads are more involved with their kids and will often be at the school gates and at sports matches and this can lead to all sorts of networking opportunities. “It’s all about the school gate mate,” says Jonny. A partner at a City law firm with four children at prep schools in north London, he says many a valuable client has been snagged through school contacts, because it’s particularly easy for Alpha-male men to socialize at London’s most sought-after preps. “It’s a relaxed and natural way of meeting people. This is because you are already in the club – you are at the school so you have proved you are successful enough to have afforded it in the first place, so the guards come down and you can be genuinely matey.” He points out it’s also “a stage of life thing”– when children are at

primary school, parents tend to fit the 35-45 age bracket – they are doing well but yet to peak careerwise. “It’s a very dynamic phase professionally,” he says. What starts out as men comparing how rich and successful they are “ends up being collaborative and supportive – sort of like NCT meets the boardroom,” he says. When he went through a turbulent work patch, he found the interest and concern of other dads at his children’s schools genuinely helpful. Sport matches are a brilliant place to talk shop; men chat easily and openly when there is sport in the background. At a recent football match Jonny found himself talking to a fellow dad “about how much he makes and how much he takes home. I would never have a conversation like that with a partner at work or a client,” he says. The professional tribes you will meet depends very much on the type of school and where in London you live. Bankers, VCs, private equity boys and corporate lawyers will be at prep schools in Notting Hill and Holland Park, Hampstead, Chelsea, Dulwich and so on. Actors and illustrious media folk slightly further afield and many of London’s best state schools attract big names from the creative industries. The world of private schools used to be riddled with the English disease of class. One big change in melting pot London at least is that social networking at the school gates has become “very international and meritocratic. It’s not about who you know and much more about what you do,” says Jonny. Of course, no one is recommending you choose a school for your child based on how it will improve your job prospects – but with nepotism and the old-school tie less of a workable option, it might be worth considering when you fill in those forms. ◆

tter’s Holt is a lovingly fitted Mongolian yurt, set in its own secluded field. But don't confuse this with camping, because there's no danger of being cold, wet or uncomfortable here. The beautiful yurt, with its cosy, hand-painted interior, sleeps four in comfortable beds, equipped with a wood burner plus a separate kitchen in an outhouse that also incudes a fully equipped bathroom (with hot water on demand, of course). There are lots of blankets and everything you could possibly need is supplied, thanks to owner Alan and his wife, who have created this beautiful spot as a labour of love. Roughing it this is not. Look closely and you’ll find otters carved into treetrunks and countless other charming details. In the evening, make a fire and toast marshmallows on it.

Dan Gray THE 27-YEAR-OLD £80M HOMES BUILDER

D

an Gray joined a building firm as a trainee at 17 but now constructs some of London’s most prestigious new homes developments. So how did he do it? Absolutely London decided to find out and our first port of call was developer Bellway Homes which, we discovered, employs an extraordinary person called Dan Gray.
He’s 27 years old and joined the company ten years ago as a trainee but is now one of its site project managers.
While most of his peer group are working their way up the ranks, Dan is now one of the most senior construction workers in London, responsible for sites with budgets running into the tens of millions. We just had to meet him. How did you get to be successful so young? I’ve been with Bellway for ten years and started out as a trainee, studying firstly at college for a BTEC Diploma and then progressing to a degree in Construction Management at Anglia Ruskin university, working four days a week and studying one day a week. When I first started out it was a trainee role doing all the jobs that the site managers and project managers didn’t want to do like the paperwork, but it taught me how to run an office and get a site up and running. From there I progressed from that role to different housing sites including traditional timber frame houses and flats and then on to more high-end spec properties in London, which are reinforced concrete frames - so taller, much more complex buildings on a bigger scale and featuring

higher build costs. My first role as a project manager was at New Festival Quarter in Poplar where I started out as a site manager and then got promoted. I ran Phase II of the scheme which was the final block of 175 two and three bedroom apartments and three- bedroom penthouse units in a big tower. The whole site was 510 units and took five years to build and cost £75-£80m to build. Then we started a scheme in Nine Elms, Vauxhall, where I also worked as a project manager before moving over to The River Gardens in Greenwich, which is right on the river. What do you do all day? My role is to oversee the organisation of the development and ensure that its construction sticks to the program, and that we get what we

My other big responsibilities is health and safety on site. We can have 170 people working on site during a busy day so I’ve got to ensure they’re all in the right place at the right time when we need them. I also have to deal with all the sub-contractors’ project managers and brief them on what we are expecting from them, which they will then relay back to their employees on site. How long do these developments take to build? For example here at River Gardens we’re working on Phase I which includes 170 apartments, we started on demolition six months ago, and we’ll probably be finished by 2020 so all in all they take three to four years. What’s changed the most in construction since you started out? The way that builders get involved in local communities; that’s changed. And I think builders concentrate a lot more about their customer these days. What are you most proud of so far? One of my developments, New Festival Quarter, I won a Pride in the Job award from the NHBC for the final phase there for two years in a row. u

Each day up to 700 diners a day would pass through its doors. Langan’s Brasserie continues today even though its founder died in 1988 aged just 42. His former office on Maddox Street, which is a five-minute walk from the restaurant, has been converted into flats by Amazon. o you remember when Damien Hirst and his fellow Young British Artists or YBAs were all over the papers, and the British contemporary art market boomed? Hirst became almost instantly world famous for exhibiting a 14-ft dead tiger shark preserved in formaldehyde. None of this would have been possible without the patronage of former advertising man Charles Saatchi, who opened a gallery in 1985. Its first incarnation, in North London, was a former paint factory and is where the first show, called Freeze, was mounted during 1992 featuring many of the YBAs and included Hirst’s infamous shark. The Saatchi gallery has since moved on, and the site was redeveloped recently into luxury apartments. One is for sale at the moment with three bedrooms, three bathrooms and decked roof terrace. A

fter studying a Masters Degree in Sport Psychology, I went on to work for some world renowned sports clubs and had some amazing experiences. However making a living was tough and in 2011 I decide that I was going to make the move into the London property market. I believed that this was the perfect place for me to start a new career. The central London lettings market opened up some great opportunities, and I haven’t looked back since. I spent four years in the Shoreditch area at a prominent estate agency and then moved to manage another of their offices in London Bridge. I was lucky enough to work in some of the coolest most prosperous areas London had to offer. Moreover, I got to meet and see a vast array of diverse people and property. In late 2016 I felt that I had achieved everything I could in my current role and was once again looking outwards for a new challenge. Knight Frank not only matched my ambition but also have provided me with a fantastic platform for me to achieve everything that I want. I have been

truly shocked how large their global reach is but moreover how much their employees love working for them. Since taking over their Islington office, I am now closer to my beloved Arsenal FC and grateful that during every home match, the players stay in the Hilton next my office. Furthermore, the great thing about Islington is it’s not only for champagne socialists, its boutiques, bars and restaurants offer something for the weekend whichever way you lean. In regards to the current lettings market, Landlords may feel apprehensive of what lies ahead as we head into 2017. Nobody can deny that 2016 was an unpredictable year from Brexit to the US election result. Traditionally the start of the New Year is an excellent time for corporate relocations and this year is no different. Landlords should take full advantage of the influx of the New Year Corporate Relocations by marketing their properties competitively on price and flexible on terms to attract tenants Landlords do need to understand the impact of Brexit on the Lettings market and that this is not a period where we are likely to experience rent increases. Stock levels across the market have increased, and applicants simply have more choice.However, London’s standing as the financial capital will endure and attract

These tenants require high-quality property, and Islington offers a vast array alongside great transport links and an incredible lifestyle. This has been echoed by our start of the year as we have currently had our highest volume January on record and suggest a promising 2017. A further note of advice for all my clients is not to entertain any offers that are not a minimum of 15 months. As stated previously we aren’t predicting any increase in pricing and securing a good tenant for a sustained period is imperative.

Relatively young ‘pre-retirees’ with small or no mortgages are selling up their houses and moving into urban flats. Nigel Lewis finds out why.

f you are in your 50s, approaching retirement and living in a large house long emptied of dependent offspring, then you may be thinking about downsizing. It’s a trend that has been gaining momentum recently as an assortment of social, financial and family factors have conspired to persuade many parents to use their equity to help their children on or further up the property ladder. According to research by Savills, across the UK two-thirds of all housing wealth is tied in homes owned by retirees and approximately 55,000 people downsize each year, releasing equity of some £7 billion. In London, this equity comes in very handy. The capital’s shockingly high average price for first-time buyers – currently running at £462,600 according to online agent eMoov – means even relatively well-paid professional couples in London struggle to get on the ladder. This has created a two-tier trend of downsizing among their equity-rich parents, who have been realising that the large unmortgaged houses they live are one way to help their children out. These downsizers fall into two categories – those moving in from the countrywide to the bright lights, and those already living in London. Those moving in from outside number approximately 14,000 people every year, according to exclusive research carried out for Absolutely London magazines by Hamptons International. It also says that the most popular outer boroughs among inbound

50-somethings are Richmond upon Thames, Croydon, Havering, Bromley, Sutton and Bexley while the most sought-after inner boroughs are Kensington and Chelsea, and Westminster. "While London has long been a magnet for the young, in the last three years the number of over 50s moving to the capital has risen 9%,” says David Fell, a research analyst at Hamptons International. “The majority end up in Outer London, with two-thirds of the over 50s moving to the capital ending up in one of the 20 outer boroughs. “For most, the move is the first time they've lived in London, but there's also a large minority who are returning to the capital after a 20 or 30-year absence to live closer to their

own children,” David says that over the next few years the number of over 50s moving into London is set to increase as London’s cooling house prices shrink the price gap between the capital and the rest of the UK. And he says an increasing number of outer London developments are therefore now being marketed at older buyers as “house builders look to capture a slice of the growing grey-pound,” he says. But not everyone is inbound from the sticks. Many older home owners already living in London are downsizing to release equity for children or their pension planning, but also to be nearer children and grandchildren. Developer St James puts some astonishing figures on this emerging market. It reckons that there are nearly half a million over-55s living in Greater London who own houses with three beds or more. “Many older buyers are looking to make a move from the suburbs to retire to the city, to downsize to a new home in a central, wellconnected location without having to compromise on design,” says Sean Ellis, Chairman of St James. “Private developments are wellsuited to fulfil the lifestyle needs and aspirations of today’s retirees – and as such more are taking advantage of the broader choice on offer. “At Albert Embankment, we’re creating three schemes of extraordinary quality, offering thoughtfully-designed homes with

on-site leisure amenities, 24-hour concierge and security, against a backdrop of globally recognisable views across Houses of Parliament and the London Eye.” Another location where downsizers are at centre stage is to be found on Muswell Hill, where developer Hill is building Woodside Square, a development of 161 one, two and three bedroom apartments, 70% of which are available exclusively to over 55s looking to downsize. Prices start at £760,000. “We’ve had a lot of interest at our Woodside Square development from people who live close by and want to downsize, and those who live in the suburbs and now want to be closer to their family and friends,” says Tony Woodman, sales director at Hill. “Downsizers’ needs are quite

different to those of other buyers as they want an easy to manage, lowmaintenance home. “Their focus is on quality, a community atmosphere and location, which is what we aim to provide. “At Woodside Square, we’ve designed the apartments around communal gardens where residents can mingle as we know this appeals to over-55 buyers and the full-time concierge on site has also proved popular. Our furnished guest suite is ideal for residents with family members who wish to stay overnight.” One word developers mention less often these days is retirement. It’s a concept that in London is less fashionable, partly because many over 55s don’t see themselves as retired. Last year research by the Department of Work and Pensions found that only 17% of those over 50 were planning to stop work completely and that 39% thought to work flexibly or part time would be the best way to retire. One of the few developments that does pitch itself as a ‘retirement’ one is Chelsea Island, where sales director James Taylor of Hadley Property Group says that the desire to downsize “is perhaps the biggest trend we see with retirees”. “At Chelsea Island, we’ve noticed strong interest from the over 60s who are keen to have the best of both words: the dynamic city lifestyle in a contemporary apartment. “This trend is particularly noticeable

with families in the suburbs, where the children have now flown the nest, and the parents are left with a substantial home and high maintenance garden to take care of. “Hassle-free living has huge appeal in this case, especially for those looking to enjoy their new-found leisure time.” Another development where over-55-year-olds are knocking at the showroom door is Charles Baker Place in Bellevue Village by Wandsworth Common in SW17. Its assortment of houses, mews homes and cottages starting at £1.295 million would put off retirees, you might think, but Nick Herrtage of developer Chester Row says he’s seen a mix of downsizers mostly from the local area selling their large homes but wanting to stay nearby because their children live there. “Unfortunately, we also find a lot of 50-somethings getting divorced and then selling up to both move into smaller homes, which is an additional form of downsizing,” he says. “Our development is proving popular with downsizers because it’s an attractive area close to the common. Also, six of the properties don’t have gardens and feature terraces instead, which many downsizers want.” And the world of downsizing comes full circle quite often, too. Nick says a lot of his customers want a property that is big enough to fit their children and grandchildren into when they invite them around for tea. u
