L London is undergoing a new homes boom at the moment. Last year 24,200 were built in the capital, up 34% on the year before and at a rate not seen since the 1990s, says the Mayor of London. These figures won’t be a surprise to many Londoners. The capital skyline is already constantly crowded with cranes and in almost every neighbourhood both small, medium and very large apartment developments are under way. This is likely to continue too. According to fund and asset manager London Property Portfolio (LCP) the two most prolific areas for new build planning applications are in Nine Elms in Battersea and, further to the east, in Tower Hamlets. Between them plans for over 50,000 apartments have been submitted, or some 90% of planned newbuilds in the capital. Such a huge influx of new property onto the market is having an effect on prices, though. LCP also says prices at Nine Elms have dropped by 8% recently so London, at the moment, may represent an opportunity for investors.

ne of the first areas of London to be regenerated on a huge scale was Elephant & Castle, south of the River Thames. Already a key residential area, it’s existing apartment developments have been joined by a dozen or more over the past five years, and there’s more to come. The biggest one currently underway is Elephant Park, an enormous redevelopment of a former council estate where the latest phase, West Park, offers new homes from £500,000. Or try Harvard Gardens, a new development south east of Elephant & Castle in Walworth where prices start at £412,500. ● HARVARD GARDENS 0333 003 3640; harvard-gardens.co.uk

his area to the east of central London used to be a largely military area and many local people worked both in local barracks and the Woolwich Arsenal naval depot – whose football team may be long gone but retains its famous name. The Arsenal is mid-way through a £1.2 redevelopment including several schemes that include facelifts for its historic former naval buildings. Developer Berkeley Homes is on the site and half way through building Royal Arsenal Riverside which is to include 5,000 new homes, restaurants, bars, shops and both leisure and cultural venues. ● BERKELEY HOMES 020 8331 7130; berkeleyhomes.co.uk

ou might expect Canary Wharf to have always been a new homes hotspot in London – after all, it’s now one of Europe’s largest and most significant business districts with over 100,000 working within it. But after the 2008 financial crisis work stopped on most of its planned developments. It wasn’t until 2014 that they were taken up once more and at least 3,000 new homes are now planned at its fringes in Wood Wharf and New Providence Wharf, to name a few. An example of this is the Horizons tower development where a few of the penthouses remain for sale. ● TELFORD HOMES 020 3609 3094; telfordhomes.plc.uk/horizons

his former commercial area near Shepherd’s Bush in West London used to house the BBC’s headquarters but the site was sold recently and construction of a new £8 billion residential quarter is underway, although some studios will be still on site once it’s completed. Some 5,000 new homes are to be built on the site over the next 15 years. The first two develpments have been revealed – Helios and The Crescent, on the site of the old BBC HQ. The Helios is considered a mid-century modern masterpiece, with its circular bands of original Crittall windows and central golden statue. ● TELEVISION CENTRE 020 8811 8720; televisioncentre.com

he Royal Docks is essentially the ‘island’ of former docks to the east of London that houses City Airport and, increasingly, new residential areas and developments. The area was once the largest set of purposebuilt docks in the world and was a working dock until the early 1980s. It’s distance from central London meant this former industrial area has developed slower than other river areas of London, but it’s all taking off now that Crossrail is about to arrive. An example is Royal Victoria Residence by Surrenden Invest. It’s a 20+ storey luxury apartment block due to be completed in 2017 with views over the Thames. ● SURRENDEN INVEST 020 33707 836; surrendeninvest.com

roydon is to the south of central London and is a small city in its own right. It’s suffered from a lack of investment in recent decades, but now this is changing and there’s a new residential quarter being built by several developers, all part of a £3 billion facelift for the area, which is to include 4,000 new homes, a £1.4 billion Westfield Shopping Centre and a new school. On Cherry Orchard Row, developer Redrow is putting up Morello, a block of 297 one, two and three bedroom apartments. ● REDROW 020 33057 006; redrow.co.uk

L

ondon’s prime property market has been a competitive place to buy a home in recent years where only those with the sharpest elbows and deepest pockets have been able to secure their investment property. Demand has been ferocious in areas such as Chelsea, Battersea, Kensington, Knightsbridge, Mayfair, Notting Hill, Fulham and Highgate. It’s pushed up prices fast and, since the financial crisis in 2007/8, central London house prices have risen by 29%, says agent Savills. The average prices in these areas is now £1.4 million according to Rightmove, and this, coupled with recent hikes in Stamp Duty, has persuaded many investors to look beyond these super-prime neighbourhoods for better value and greater capital growth potential. London’s prime map is growing. To the south-west of London places such as Richmond, Wimbledon and Putney are now considered to be prime as are Wandsworth and Clapham in the south. Out west, the map now includes Hammersmith, Chiswick and Ealing and to the east, Shoreditch and Wapping. Here’s how

“A consequence of this is that tenants will no longer happily stand for low quality properties” they compared for average house price: The reason many investors are now switching their money to alternative areas of London further away from the boroughs is easy to see in this comparative list – prices on average within the old prime group are £1.94m compared to £677,200 new prime group or nearly three times cheaper. And while the allure of chic areas such as Knightsbridge means many investors are reluctant to venture outside prime central London (PCL), clearly something is happening. This is obvious when you look at house price increases over the past year as demand falls away in PCL (with the exception of Mayfair, Marylebone and Notting Hill) while the outer prime areas appear to feel the benefit. One area of London’s investment market that is still performing well wherever you look is lettings. In some prime areas, rents are still climbing, for example in Wandsworth by 4.5% - much higher than the UK national average of 0.7%. But if there’s one thing that unifies all renters in London it’s high prices. The average in London is £1,497 per property, twice that of most regions outside the capital. A consequence of this is that tenants will no longer happily stand for poor quality properties. The law may set the standard for minimum safety, but the market is increasingly dictating that properties offer much more than the basic. Overall features such as concierges, bike storage, roof gardens, gyms and high-quality kitchens are now standard particularly, within London’s new homes buy-tolet sector.

he London Borough of Ealing was until recently the more commercial sector of West London, a million miles from the glitz and glamour of neighbouring Hammersmith & Fulham and definitely not a fashionable residential area. But high prices and rents in prime central London and elsewhere have driven young professionals and investors into its arms. Estate agent Savills says this trend is so strong that Ealing is now one of the emerging prime areas within London, helped in part by the imminent arrival of better transport links for the area. These will be provided by Crossrail, the multi-billion-pound rail construction project that will establish a new and faster east/west link from Essex, through London and on to Berkshire. Ealing will have five stations on the Crossrail line as well its existing seven tube stations which, Crossrail claims, will dramatically reduce the time it takes to commute from many part of Ealing into central London.Savills says demand for Ealing is already picking up – over the past year house prices have risen by 6.7% compared to 4.2% in other more traditional prime markets within west London. Ealing is also becoming a popular place to rent, particularly in its central areas near transport hubs, a trend driven largely by the expense of renting in neighbouring Chiswick, where properties are on average £500 a month more expensive, Savills says. The company also says Ealing is a renting hotspot as a third of households rent there compared to a quarter of all households in London overall.

f you read London’s newspapers, you'll know that on an almost weekly basis headlines scream out from their front ages about the Capital’s high rents. But while it’s frustrating news for the renters, for investors it’s a boon. Good income, along with rapid capital growth since the London property market recovered from the 2007/8 financial crisis, have been one of the key reasons why people trust their cash to this dynamic housing market. The question is, where should you buy a property in London in order to benefit from the best return on investment (or ROI)? In the UK, this is the total gross annual rent divided by a property’s purchase price. If a flat’s rent is £20,000 a year and it’s worth £200,000 then the annual ROI would be 10%. Although you are unlikely to find such alluring returns at the moment. We looked at the most popular kind of investment property – the two-bedroom apartment – to see what the ROI is for them around London.

hile central London faces the challenges of Stamp Duty rises and Brexit, Andrew Hawkins of Rocket Investments reckons East London and the ‘city fringe’ is the next investment hotspots. His company is building The Atlas Building, a tower of 302 luxury apartments near Old Street and Hoxton. “While the residential market in central London slows, East London is bucking the trend with 7% price growth in 2016, compared to just 1.9% in Central London, according to research by JLL.” “Having undergone major regeneration, Shoreditch has become one of London’s most stimulating neighbourhoods and it is still evolving with new shops, restaurants, cafés and bars appearing all the time. Tech City has also undergone significant redevelopment in recent years, which adds to East London’s appeal as an area of opportunity.” “Rocket Investments has experienced the transformation of the City Fringe first hand, having worked on several significant projects in the Old Street area. We have already sold 50% of apartments at our latest mixed-use development, The Atlas Building, which is replacing a 1980s-era office building and will be the tallest tower in the Tech City cluster when it completes in 2018.”

Please note: There are other areas of prime central London such as Knightsbridge, Belgravia, Soho and Piccadilly that are also popular with investors, but not enough properties are sold or rented each year to generate meaningful figures. The figures featured in this article are based on the most recent data from The Mayor of London and Rightmove.

SPOTLIGHT | LONDON DEVELOPMENT

PA L A C E VIEW Wake up to a medieval palace and iconic views of the Thames

T

he aptly named Palace View is a stunning new build by developer Taylor Wimpey Central London, which overlooks the medieval Lambeth Palace on the River Thames. The collection of 55 one, two and three bedroom apartments and penthouses is thoughtfully designed to both maximise and reflect its beautiful surrounding views of not only the Lambeth Palace, the Archbishop of Canterbury’s London residence, but the River Thames and the capital’s iconic Westminster Palace. The development enjoys a prime location, situated on the foot of Lambeth Bridge in London’s Zone 1 and occupying the prestigious address of 1 Lambeth High Street. Despite its modernity, the eight-storey building is sensitive to its historic surroundings and the ornate architecture of the neighbouring landmarks. The scheme introduces a modern residential marker to one of London’s most prestigious landscapes that boast a heritage spanning over 800 years. The exterior features a subtly curved brick façade that is complemented by copper detailing, while the interiors on offer

are stylish and contemporary, designed by awardwinning design practice, Farrells. Many of the apartments on offer have been designed to take full advantage of its surrounding views with well-appointed open-plan layouts and floor-to-ceiling glazing. Bespoke lighting works in harmony with a mix of interior features to create sophisticated living spaces that take inspiration from and reflect the quality of the prestigious surroundings. In addition, each home has the benefit of valuable and sought-after outdoor space. Either a terrace, balcony or winter garden is available, extending the interior space and providing a desirable inner-city sanctuary that can be enjoyed all year round, especially in the sunnier months.

“LAMBETH ITSELF IS NOW A FLOURISHING CULTURAL QUARTER WITH A BUSTLING ARTISTIC SCENE”

Displaying the highest standards in design, craftsmanship and attention to detail, the apartments integrate a host of leading appliances to cater for the requirements of comfort and practicality, including bespoke kitchens, underfloor heating, and comfort cooling to living areas and the master bedroom. Other facilities available include a private cinema room, personal concierge service, secure underground car parking, a fully-equipped gym and a landscaped courtyard. Lambeth itself is now a flourishing cultural quarter with a bustling, artistic scene just moments from Palace View. Key attractions include Damian Hirst’s Newport Street Gallery, Charles Asprey’s ‘Cabinet’ Gallery, The Garden Museum, Vauxhall Pleasure Gardens, and much-loved local gems such as Gasworks Gallery and Brunswick House Café – a highly-lauded restaurant adjoined to LASSCO, an Aladdin’s cave of architectural antiques and curiosities. Palace View is positioned at the gateway to Albert Embankment, the capital’s last central riverside regeneration area, which is currently being transformed into a new Thames-side destination featuring a modern, open plaza of bars, restaurants and cafés in which to relax and spend time. Residents can also look forward to new routes and green links that will forge connections not only between the South Bank, Albert Embankment and the Nine Elms regeneration area - but also beyond to Battersea.

SUSTAINABLE LVIING The Beacon is the world’s most sustainable residential tower by T A M A R V A N D E R H O E K

onstruction sites and buildings are responsible for approximately 40% of the world’s emissions, and the World Health Organisation quotes air pollution as the number one risk to human health, responsible for seven million deaths worldwide. Tackling these issues, Lumiere Developments have made it their mission to take careful consideration into their practice of constructing new builds. By using emission-free renewable energy generation, simple energy conservation technologies and old stock, Lumiere have successfully designed and launched the world’s most sustainable residential tower, The Beacon. Located in the heart of Hemel Hamstead’s regeneration district, the development is just 24 minutes from London Euston station via National Rail services. The 17-storey tower has the technology to generate sufficient heat and power from it’s on sight renewable energy systems to power the building’s requirements. Combined with its energy conservation components, The Beacon is a world leader in overall energy efficiency. “Sustainability is at the forefront of everything we do, and we wanted to marry emission-free renewable technologies with simple yet effective energy conservation strategies to create a zero-emission development that is truly world class in its architectural design, engineering and specification.” says Ambi Singh, Commercial Director of Lumiere Developments. A multitude of ground-breaking green features

24

combine to make this project the first of its kind. The effective energy saving technologies include the highest density solar farm in the world, integrated solar panels on each floor level and electric car and bike hire schemes. To save energy on heating, triple glazing has been added to all apartments, and quadruple glazing to the upper-floor apartments, as well as ground and air source heat pumps to extract heat from the basement of the building and atrium for hot water and air. Adding to this, a Mechanical Heat and Ventilation Recovery System has been installed to ventilate apartments and create comfort cooling. For toilet flushing and irrigation of the green planters on each external balcony, rainwater harvesting is collected on the roof and balcony levels. These key energy saving features and innovative solutions mean that The Beacon will generate enough power to allow Lumiere Developments to offer ‘Free Energy For Life’ to its residents. The current energy remodelling has predicted that the building will have an expected reduction in heating costs by 70% to 80% compared to normal properties. As a result

of this buyers will benefit from annual savings of up to £11,000 per year on household bills from its energy-generating and water retention capabilities. Furthermore, typical monthly costs such as gym memberships, contents and building insurance are all covered and heavily discounted within the annual management fee. In company with the sustainable factors, The Beacon offers its residents with the living experience, amenities and services expected within a new build development. Comprised of 272 studio, one, two and three bedroom balconied apartments and luxury penthouses, each apartment is accessed from the central atrium via scenic glass lifts overlooking the Arboretum, a small collection of trees. The flats benefit from wood-floored hallways and open plan living areas

with ceramic tiled floors and walls. The living spaces open onto private balconies through floor-to-ceiling patio doors and windows to maximise the light infused environment, while the bathrooms are European inspired. The kitchens in every home come fully fitted with energy efficient A+++ rated appliances. Other specifications include smart, controlled thermostats, comfort cooling systems and automated blinds. Skyline apartments on the 13th floor offer impressive terraces with winter gardens, hot tubs and electro-glass for added privacy. The ground floor will act as the central hub for residents featuring the internal arboretum alongside a café and bar area, water features, club lounge and cinema room as well as outside patio space. Up on the first floor will be a 2,200 sq ft gymnasium, fitted with the latest fitness equipment, while a communal roof sky garden will provide an outdoor residents ‘library’ decked area and observatory on the top of the building. Other on-site facilities include a first of its kind, in-house electric car and bike hire scheme, access to the to the UK’s largest automated underground parking system, 24-hour security and concierge service. Set to complete in 2018, The Beacon will contribute to the regeneration of Hemel Hempstead, which is currently undergoing a major transformation. • For further information call Lumiere Developments at 020 3283 8583 or visit thebeacondevelopment.co.uk

“ON AVERAGE AIRBNB LANDLORDS MAKE £106 PER DAY FROM THEIR RENTALS OF A TWO-BEDROOM APARTMENT OR £2,226 A MONTH BASED ON 70% OCCUPANCY”

L A N D LO R DS LOV E

Airbnb has attracted both celebrities and controversy during its nine-year life. And now many traditional landlords in London are using it too by N I G E L L E W I S

Y

ou may recall the birth of Airbnb. In 2013 the relatively little-known home sharing website’s fame soared after it was revealed that actor Ashton Kutcher had used it for a year to find homes to live in after his divorce from Demi Moore. His sofa surfing came to light after the No-Strings Attached star revealed he was to invest in the company, which to seasoned start-up watchers wasn’t a surprise; he’s also invested in Skype, Foursquare and Fab. com. That was four years ago, and now Airbnb is gaining not fame, but notoriety. Several cities have attempted, and sometimes succeeded in

preventing home owners from renting their properties out via Airbnb, after the website was blamed for a shortage of traditional rented property in the US, Europe and beyond. The maths involved illustrate why. On average Airbnb landlords earn £106 a day from their rentals for a two-bedroom apartment, or £2,226 a month based on a 70% occupancy, says letting agent Portico, which recently launched a premium Airbnb management service. The company also says that it expects to achieve 80% occupancy for some properties, and that landlords can expect to start earning within a week of listing on the site. Portico says Airbnb day rates in London range from £65 in Bexley to £224 in Westminster, but crucially – and here’s why some worry that Airbnb is sucking a lot of property out of the London rental market – the average rental figure of £2,226 is £449 more than the average price

paid by traditional, longer-term tenants. The protests went global and several cities, including New York, Paris, Barcelona, Berlin, Amsterdam as well as London have begun to either levy a tourist tax on Airbnb landlords or restrict who can rent out their homes via the site. For example, in San Francisco, you can only rent out your home via Airbnb if you’re a full-time resident of the city. In Santa Monica, landlords must live in the house to rent it out. Then Airbnb made its own move late last year, restricting all its landlords from renting out properties for more than 90 days. This has gone some way to placate those think the company is helping reduce the supply of affordable housing in urban areas. The scale of the Airbnb operation in London is surprisingly large. There are just over 48,000 Airbnb hosts in the capital and the City of Westminster harbours the most at 5,631 followed by Tower Hamlets (5,076) and Hackney (3,572). But it’s not all about central London. Portico says some outer suburbs also have a lot of Airbnb hosts including Brent, mainly because it has Wembley Stadium within it; Newham (the Excel Centre) and Merton (Wimbledon). “Londoners in their thousands are turning to Airbnb to generate extra income,” says Robert Nichols, managing director of Portico. “And despite the 90-day limit, even seasoned landlords are coming round to the fact that a combination of Airbnb and traditional tenancy will maximise their return on investment. “If your property becomes vacant in the quieter months, we recommend listing your property on Airbnb and synchronising your tenancy to start a long-term let in the summer or late summer when demand from tenants and therefore prices are highest. “Or, if your property is already on the market, why not earn on Airbnb until you let or sell it? Every day it’s sitting vacant is potentially losing you money, so it really does pay to get on board with Airbnb in short-term.” • More information from www.portico.com/airbnb

the former home of Richard Branson, who sold it in 2006. It was bought by a barrister/financier couple who have spent a small fortune doing the house up. It now has a mega-basement including an underground squash court and swimming pool as well as six en-suite bedrooms, a conference room, two roof terraces, cinema, hobby room and a catering kitchen. They both reclaimed many of the original Georgian floors and re-installed antique fireplaces throughout the property. This property’s history can be traced back to the mid-19th century when Eaton Square was constructed by the 2nd Marquis of Westminster. Their most famous owner was Henry Bingham Baring, one of the Baring banking dynasty and a notorious gambler, although Everlyn Baring also lived at the address. He was famous for leading the disastrous attempt to relieve General Gordon at Khartoum in 1896. The property has seven bedrooms, three bathrooms and two terraces.

alf a century ago the last place many wealthy Londoners wanted to live in was central London. Bombed out streets and a reputation for ‘pea soup’ fogs persuaded many to flee to the suburbs and, even better, the emerging garden towns. But over the past 20 years this trend has been turned on its head. Central London is now world famous for its luxury homes and prime prices as both UK and overseas buyers fight over the capital’s central neighbourhoods. So which are the most sought after? Look online and the internet is awash with advice on where to live. But let’s be honest, they’re based on opinion, not fact; one person’s neighbourhood nirvana can be another’s least likely locality. How, therefore, do you find out if Mayfair is more sought after than Marylebone, Clapham more popular than Chelsea and whether Peckham has a steal on Paddington these days? One organisation that knows the answer is Google. Every week thousands of us search for homes, property, houses and apartments in London. And if you work in the digital economy, you’ll know Google tracks who searches for what. I logged on to find out the most popular searched-for areas during September.

Why so popular? Famed for many years as THE fashionable haunt of London’s political set, it has been a prosperous area since the early 19th century. Today the borough covers areas including Kings Cross, Angel, Clerkenwell, Highgate and Tufnell Park, where Ed Miliband lives.

Why so popular? This family-friendly bulge of neighbourhoods has been a sought-after haunt of lawyers, advertising executives and media stars for over 30 years. But its areas still reflect the original villages that once dotted the landscape including Fulham Town, Parsons Green, Walham Green, North End and Sands End, although few people living here now realise these were once where London’s fashionable set went to party, gamble and engage in pleasures of the flesh.

Why so popular? Mayfair may be a small patch of central London but what it lacks in size it makes up for in fame and luxury. To own a home within the W1 postcode requires the deepest of pockets and rightly so – not only is it a residential area in the heart of London but it also contains elements of the capital’s greatest estates including such famous landowning families such as the Burlingtons, Berkeleys and Grosvenors.

RICHMOND

VICTORIA

HOUSE PRICE

Why so popular? Residents of Richmond might be surprised to know that the town was named by Henry VII after his favourite and eponymous earldom in Yorkshire, or to use his spelling, Rychemonde, and that is is where both he and later royals liked to escape London’s smoke. Not much has changed on that front, and Richmond and its fabulous deer park are still prized by London commuters and their families, particularly the roads around Richmond Hill and The Green.

Why so popular? Many people were surprised when it emerged recently that Sting and his wife Trudy had sold their nine bedroom terraced house near Downing Street for £19 million. But clearly, the couple were clearly not the only ones to seek a bolthole in the area around Parliament. Westminster is is an emerging residential district with several new apartment developments being built along the river near Millbank.

HOUSE PRICE

Why so popular? Wandsworth Town is quickly being revamped as a plethora of new luxury developments pop up, and the town centre may soon join its surrounding commons as a prime area of London. But this is all a very new development. From the 14th century until very recently (when the Ram brewery shipped out) Wandsworth was a largely industrial zone, once famed for its hat makers and cloth dyers.

Why so popular? Few people realise the area around Victoria station was, until Thomas Cubitt got his teeth into it during the 1840s and 1850s, a swampy and dangerous place most famous for its brewery and abbey. Such affiliations were banished when the area was extensively rebuilt by the Grosvenor Estate and Buckingham Palace was extended. These days the streets around Victoria station including those in Pimlico and particularly Ebury Street are still much prized.

Chelsea Arts Club, the area’s role as HQ of swinging London during the late 1960s and, of course, its famous flower show. The area is prized for its swish mansion block flats as well as the houses to be found off the Kings Road, Sloane Square and, further along the river, the apartments within Chelsea Harbour.

Why so popular? From aristocracy to the Beatles, Hampstead has always attracted well-heeled buyers and as far back as 1814 it was described as ‘select, amicable, respectable and opulent’. The area’s elevated position and rural feel then and now, all just a few miles from the West End, have made it a hotly contested place to own a home, particularly if a property overlooks or is on the outskirts of the famous heath.

PIMLICO Ebury Place is a rare new build offering modern luxury in London’s classic Pimlico

L

eading developer, Taylor Wimpey Central London, has launched Ebury Place – a collection of 47 bespoke apartments in the heart of Pimlico, SW1, that offer a rare new-build opportunity in a quintessentially London neighbourhood. Designed by Shepherd Robson, Ebury Place is a significant new addition to Pimlico’s residential landscape, which has traditionally been defined by period properties and leafy garden squares. Rising 10 storeys in height, the development uses a palette of finelytextured stone and aluminium in consideration of the refined architectural character of the Pimlico Conservation Area. Comprising a mix of 1, 2 and 3 bedroom apartments, each has been exceptionally designed to present a contemporary finish of elegance. The majority of homes benefit from valuable outdoor space in the form of a balcony or terrace, while a number also offer spectacular views of the London skyline that includes the Houses of Parliament and City of London. Residents at Ebury Place will enjoy the best of both worlds: an expertly designed, modern new home at the heart of a desirable SW1 postcode. Situated a short walk from the iconic streets of Chelsea and Belgravia, the new homes boast a practical central location that captures a true essence of London living - from access to the locally loved landscaped spaces of Ranelagh Gardens to proximity to international destinations of art and culture, such as Tate Britain and the Saatchi Gallery. One of London’s most coveted addresses, Pimlico offers a unique village atmosphere that is unrivalled as an inner-city location. The eclectic mix of renowned antique and design shops in Pimlico Road provide global appeal, while an enviable collection of truly boutique retailers, artisanal cafés and independent restaurants makes it a highly desirable choice among residents and visitors alike. No. 11 Pimlico Road and La Poule au Pot are just two high-end eateries

48

that are within a five-minute walk of Ebury Place, along with luxury interior designer Linley – a likely source of interior inspiration for the discerning buyer. Alongside its tranquil residential setting, Ebury Place benefits from a prime position next to Victoria – an area fast-developing a reputation for its newly established collection of high-end bistros and luxury international brands, in addition to the benefit it offers as an integral gateway for travel across the capital, the south east and an express route to Gatwick Airport. Each apartment at Ebury Place has been meticulously finished to achieve the highest standards in design and craftsmanship, and reflects the revered level of quality associated with the postcode. Homes have been crafted for modern city living: boasting spacious, open-plan layouts that offer space for both entertaining and relaxation.

And that’s not surprising; it’s got eight million trees, 30,000 allotments, three million gardens and 3,000 parks and commons covering 47% of its surface area. But green spaces have a monetary value for homeowners as well as a pleasing look. Research has shown that apartments near to parks are 8% more valuable than those that aren’t. And as London’s overcrowding problems have increased, we’ve all come to treasure our local parks. Here are some of the best.

London’s less predictable. It’s between Twickenham and Feltham and is a thin, long green space running alongside the River Crane. From the mid-18th century until 1927 gunpowder was made on the site, it was sold to the local council and turned into a wildlife park. This is now home to a thriving colony of marsh frogs and a rare kind of water vole. The River Crane is said to be one of London’s few remaining natural water courses.

eaversfield Park is unusual because it’s one of the few parks to be purpose-built since the Victorian era. It was opened in 1935 to give the residents of west London’s burgeoning suburbs somewhere to relax and exercise. The park became a ‘no-go zone’ at one point but in 2004 it was refurbished and has gone on to win Green Flag awards in 2008, 2010 and 2015. It has a cricket pitch, football pitches and tennis courts.

Bequeathed to the public in 1889 by Sir Sidney Waterlow as a ‘garden for the gardenless’, today it includes several tennis courts, a nature area, playground, pounds and a kitchen garden. What hasn’t changed are the panoramic views.

Q&A

THE MAKING OF ME Dan Gray joined a building firm as a trainee at 17 and now at 27, constructs some of London’s most prestigious new homes developments. So how did he do it?

H

ave you ever gazed at the flurry of cranes across the London skyline and wondered who the small army of cement-splattered construction workers you see grasping their toolkits are on the tube?
To find out, our first port of call was developer Bellway Homes which, we discovered, employs an extraordinary person called Dan Gray.
He’s 27 years old and joined the company ten years ago as a trainee, but is now one of its site project managers.
While most of his peer group are working their way up the ranks, Dan is now one of the most senior construction workers in London, responsible for sites where hundreds of people work, working through budgets running into the tens of millions.

54

How did you get to be so successful so young? I’ve been with Bellway for ten years and started out as a trainee, studying firstly at college for a BTEC Diploma and then progressing to a degree in Construction Management at Anglia Ruskin University, working four days a week and studying one day a week. When I first started out, I had a trainee role doing all the jobs that the site managers and project managers didn’t want to do like the paperwork. It taught me how to run an office and get a site up and running. From there, I progressed to different housing sites including traditional timber frame houses and flats, and then on to more high-end spec properties in London, which are reinforced concrete frames - so taller, much more complex buildings on a bigger scale which feature higher build costs.

New Festival Quarter

My first role as a project manager was at New Festival Quarter in Poplar where I started out as a site manager and then got promoted. I ran Phase II of the scheme, which was the final block of 175 two and three bedroom apartments, three bedroom penthouse units in a big tower. The whole site was 510 units took five years to build and cost £75-£80m to build. I really felt the pressure with that project - I was incredibly busy and it put me through my paces, as you can imagine.

need to be quite assertive when you’re making decisions and make it clear that the site is being controlled from ‘upstairs’. The rest of the team can’t just go away and do their own thing. Everything’s planned, booked in and done for a reason. Where do you call home? I live out in a village outside Brentwood in Essex, so it’s a bit different from the kind of cosmopolitan area of London I’m working in now. It’s nice to have somewhere completely different where I can sit back and relax and not hear cranes, machines and everything else going on. What is your proudest achievement so far? New Festival Quarter, I won a Pride in the Job award from the NHBC for the final phase there for two years in a row. What’s changed the most in construction since you started out? The way that builders get involved in local communities has changed. I think builders concentrate a lot more about their customer these days.

Then we started a scheme in Nine Elms, Vauxhall, where I also worked as a project manager before moving over to The River Gardens in Greenwich, which is right on the river. We’re constructing Phase I of the scheme, which means we’ve just finished the piling and coming out of the ground and starting to pour concrete. Are there any other project managers your age? We’ve got a couple of younger guys than me within the company, but none of them are project managers. Bellway has been a great company to grow up in as I’ve learned the basics all the way up to my current job. Bellway are good at training people and are good at spotting talent What do you do day-to-day? My role is to oversee the organisation of the development and ensure that its construction sticks to the timetable and program, and that we get what we need when we need it. One of my other big responsibilities is health and safety on site. I brief my assistant site managers on a daily basis on what we all know what we need to achieve. We can have 170 people working on site during a busy day so I’ve got to ensure they’re all in the right place at the right time.

I also deal with all the sub-contractors’ project managers and brief them on what we are expecting, which they will then relay back to their employees on site.

Courtyard CGI

Is your family in construction? No, at school I had no idea what to do, but when I was older I looked at all the cranes in London and started to wonder how it all got built, and found it fascinating. I thought I’d like to give it a go, went to industry open days, and here I am 10 years later.

Dan Grey

How long do these developments take to build? Here at River Gardens we’re working on Phase I, which includes 170 apartments. We started demolition six months ago, and we’ll probably be finished by 2020, so all in all they take around three to four years. Does it help to be a control freak? That does sum me up a little bit - when you’re running a construction site you have your hand in everything, so you

Built in the mid-1860s by the St John’s Hill developer Charles Wix, it was hit by a V1 flying bomb hit during WWII. This destroyed its interior and, despite a refurbishment after the war, by the 1970s it was derelict and an attempt to turn it into a community centre floundered. In 2015 it was converted into four luxury homes, one of which was recently sold via Portico. PORTICO 020 7099 4000, portico.com

id you know that the police were once responsible for testing weights and measure to ensure market traders weren’t ripping off their customers? In 1889, they ceased doing so and a separate inspectorate was set up. In 1892, it set up shop in purposebuilt premises at No.5, Roseberry Avenue, where it remained until 1928. Now, it’s being redeveloped into eight high-end apartments including a modern rear extension to the existing Victorian, high-ceilinged property. Prices range from £815,000 for a one-bedroom flat to £1.6 million for a duplex apartment. COLLIERS LONDON 020 7101 2020, 8over5.co.uk

nd you’d be right. The Capital is the scene of a significant building boom at the moment as developers race to keep up with demand. Last year some 25,000 new homes were built from luxury penthouse apartments to studio starter flats. It may not be as much as the government had hoped would be built, nevertheless it’s still a lot of new bricks and mortar to squeeze in. But all is not as new as it seems. Underneath the builders’ dust and the glossy hoardings, there is plenty of London’s history peeking out. You may think you’re buying a swish new pad, but it could be where kings frolicked, power stations belched, Roman centurions bathed, doodle bugs exploded, weights and measures were calibrated or TV programmes recorded. With at least 2,000 years of a turbulent, colourful and rich history below and around us, who knows? Here are some of the developments for sale at the moment where such history can be found.

But after plans were drawn up to redevelop the site, a Dalek-like battle raged over the site’s future with Sir Peter Blake objecting to the plans and Bill Bailey supporting them. t the heart of London’s Southbank with views of the London Eye, Houses of Parliament and Whitehall, Belevedere Gardens is the third phase of South Bank Place, developed by Canary Wharf Group and Qatari Diar. The 97 one, two and three bedroom apartments, a three bedroom duplex and and two penthouses are design-driven, accomplished by the collaboration between GRID Architects and interior design house Goddard Littlefair. Situated on the former site of The Festival of Britain, designers at Goddard Littlefair paid homage to the area’s heritage and culture through bespoke interior fixtures and fittings within the apartments and leisure spaces, including the private residents lounge, spas and treatment rooms. Each space will be finished to the very highest of standards, providing a seamless blend of elegance and practicality, ‘designed to leave a lasting impresion and enhance the rare character and setting of these finest of apartments’. a high-profile a contribution to London’s built environment. It’s the kind of chance that doesn’t come along very often! There was the definite appeal of designing in an area of London with such a rich artistic and cultural history and one that has been so important for London’s design heritage, especially because of The Festival of Britain and the wonderful buildings of the Southbank Centre.

would always be positioned in the best possible direction. Our client’s initial analysis was critical to this. Interestingly, because the scheme faces onto the river, it means the buildings can never be developed in front of either, making the views particularly special. Unusually, it also means that some of the lower apartments profit the most from the visual proximity to the river and gardens. Obviously, we very much hope we’ve been successful in meeting the brief, but it’s really for our clients and particularly the end-users to have the final say! When the first full on-site show apartment opens at the end of this year, it’ll be great for everyone to see the results.

T V: Can you describe the look and feel of the residential interiors? M G : There will be a definite overtone of classic British mid-century design, influenced by The Festival of Britain. This doesn’t mean ‘retro’ styling in any way, however. We’ve allowed that influence to filter into our designs in a much more subtle way, using a simpler form with classic proportions and detailing. We’ve also utilised colours and materials that refer to the Southbank context, such as limestone and bronze, inspired by The Royal Festival Hall. Moreover, there are occasional hints of the latticework pattern of the legendary Skylon structure erected during The Festival of Britain.

T V: What was your inspiration for designing the public spaces and spas? M G : The inspiration was to create a very residential feel. The public spaces have to feel like the front door to your home, after all, but at the same time they needed to have the inspirational volumes of scale and height that create a certain grandeur, rather like a luxury hotel experience. The buildings have individual cores, which means the lift lobbies are quite intimate, serving only 2-4 apartments each, with fabric-panelled walls and soft acoustics. The spa, meanwhile, will be a very boutique, luxurious environment, with the same Festival of Britain-inspired detailing in terms of the use of bronze. T V: As a Londoner/London-based interior designer, how did you feel about working on a projecwt with such proximity to the Thames and famous landmarks? M G : Excited! Whenever I’m driving along the North Bank of the Thames and look over, I really do feel a sense of pride having had some influence on such a new landmark development for the city, particularly because this scheme is being designed with a real commitment to quality from everyone involved. It’s not just ‘another glass box’, but something that has been properly considered at every stage. As a Londoner, anything that properly enhances the fabric of the capital is important to me.

“I REALLY DO FEEL A SENSE OF PRIDE OVER HAVING HAD SOME INFLUENCE ON SUCH A NEW LANDMARK DEVELOPMENT FOR THE CITY”

T V: Can you tell me a little more about Goddard Littlefair? M G : Of course. I set the design consultancy up with my co-founder Jo Littlefair in 2012 after many years in the industry and we’ve since grown at quite some speed into a pretty busy and dynamic studio with a fantastic, very international team. We specialise in residential developments, spa design, hotels and restaurant design, with live projects in London, Edinburgh, Dublin, Münich, Berlin, Cologne, Prague, Budapest, St Petersburg, Lisbon and Tripoli. There’s a lot of getting on and off planes right now! We work at the luxury end of the market, but our real secret is creating luxury that functions beautifully too. Our designs have to look beautiful, of course, but they also have to be robust and high quality - and they absolutely have to work perfectly for the people that use them. T V: What has been the highlight while working on this project? M G : Working with this particular client, I have to say and being part of a shared vision. Also, when people come and see the current show apartment, which is located within the marketing suite inside the former County Hall building. Purchasers have reacted so positively to it and witnessing that enduser excitement is hard to beat!

he show apartment for the phenomenal development Landmark Place is open and currently located on the 23rd floor of Barratt London’s Aldgate Place, while the construction on the Landmark site continues. Designed by Richard Angel and his team at Alexander James Interiors, visitors can experience a taste of the deluxe interiors that will be possible when the development is completed next year. Beginning with a clean, minimal pallet the award winning design team transformed the spaces with carefully considered finishes and luxurious textures, with a nod to Art Deco and references to mid-century design. Also taking into consideration the rich history of Landmark Place’s location, which lies within the boundaries of Roman Londinium, Richard and his team have incorporated British craftmenship focusing on elements which link to the heritage of the city. The themes have merged together seamlessly to create sumptuous yet intelligent spaces. Absolutely London & UK Property speak to Richard to find out more.

T V: Can you describe the look and feel of the interiors? R A : The short answer is understated elegance, but on closer inspection the interior can be described as one of considered detail working in harmony with practical design and luxurious finishes. For example, the marriage of the textural qualities of ebonised vellum and aged brass set upon grey oak and placed within a framework of warm neutrals with accents of colour in the soft furnishings and accessories set the scene for a calm, relaxing sanctuary in the heart of the city. We designed and crafted a bespoke headboard for the master bedroom, featuring a fantastic fabric depicting the Thames, which combined with bedside lights finished in a bronze fitting and with blue, short cut velvet shades, provides a modern and relaxing sanctuary to retreat to after busy day in London life.

TA M A R VA N D E R H O E K : What was your vision and how were you successful in meeting the brief? R I C H A R D A N G E L : Our vision was to create an elegant yet welcoming home with character that reflected all that London has to offer. The interior was created to inspire the imagination of potential purchasers, allowing them to visualise their own lifestyle within a palette of colour, detail and texture. We were successful in meeting the brief because we were so respectful of the hard finishes and ensured that our design worked seamlessly with those finishes. Combined it has created a wonderful, welcoming home that epitomises London living at its very heart.

T V: You embraced the heritage of British craftsmanship, which works chosen stand out to you? R A : The ebonised vellum of the media unit was produced for us by William Cowley, a long established vellum and parchment craftsman, working in partnership with our joinery contractors. In contrast to that, we were delighted to work with Adam Collins at The Source and Martin Huxford Lighting – designer/ makers of fantastic contemporary pieces, they have also been inspired by their fathers to utilise traditional and adapt those skills to create the works. We also selected a stand out Damien Hirst signed print of The Souls III, hung in the living room it is eye catching as soon as you walk into the apartment, as one of the Young British Artists, we felt this again reflected a different type of British craftsmanship.

“WE LOOKED TO EMBRACE VARIOUS ACCENTS OF THE CITY. FROM THE CONNECTION TO THE RIVER...TO IMAGES OF THE UNDERGROUND”

T V: Landmark Place is located in the heart of the City, how did London inspire the designs? R A : Good design is all about triggering an emotion or feeling. This is especially true of fabrics and in our careful selection we looked to embrace various accents of the city. From the connection to the river depicted in the short cut velvet of the Master bedroom to the images of the underground, abstracted in the fabric designs chosen for the upholstery and soft furnishings in the main reception room. In the study, the timber and steel detailing to the Archie desk by The Source and the photography artwork based on shipping chains, call us to reflect on the growth of the city through innovation, industry and design. T V: What has been the highlight while working on this project? R A : The consultation and teamwork we enjoyed with our clients, Barratt London. Design is a very fluid process and working with such a focused client, happy to consider our ideas with us understanding their logic was a delight. Knowing that the complete design has been so well received in turn by their clients, is just a fantastic result.

axi drivers will know Grosvenor Crescent as the connecting road of Belgrave Square to the Hyde Park Corner roundabout. It’s central position has pushed up prices recently, helped by the Regency houses that line it. It is probably best known as the home of the Belgian Embassy and the fact that, during the early noughties, 3-10 Grosvenor Crescent was bought, remodelled and turned into a clutch of huge apartments and duplex flats, sold individually for a total of £201m.

t may be cooling now, but London’s prime property market boom has driven house prices in the capital’s most desirable streets to double over the past five years. Savills say prices in what it calls North and East Prime London (Shoreditch, Islington, Wapping and Canary Wharf) have risen by 42.1% over the past five years. Other prime London areas have not seen such impressive growth, but are still noteworthy. These include Prime Central London (+28%) and Prime North West London (Primrose Hill and St John’s Wood to you and me) at +27.9%. These percentage increases mean some roads still feature houses for sale at record highs; remember it was only a year ago that a renovated mansion on Upper Brook Street in Mayfair sold for £90m. So what are the other streets in London that can claim such huge prices? Here we reveal where the most expensive residential roads and streets are, based on data from Zoopla.

ensington & Chelsea is the king of bling. At least half of the 20 most expensive streets in London are in the borough and the list is led by Kensington Palace Gardens which connects Kensington High Street and Bayswater Road. Last year, the tree-lined and security-guarded avenue featured the sale of 15a, which went on the market with a 125-year lease at £85 million.

ext down the list is The Boltons, which is a squashed oval road in Brompton named after the church within the private communal gardens at its centre. It has just 30 houses lined along it but when they come up for sale, bidding wars usually ensue. Last year, a mansion built on the site of an old telephone exchange on the street sold for £51m. It has seen some famous residents, too, including Jeffrey Archer, Douglas Fairbanks and the supermarketowning Sainsbury family. The primary school at its northerly end was built during the 1950s on the site of Beatrix Potter’s former home. There is an off-market, six-bedroom house for sale on The Boltons at the moment, although the price is not disclosed.

n first inspection, Courtenay Avenue does not look like its stucco-fronted Kensington & Chelsea rivals. It is a suburban, private gated cul-de-sac in between Highgate Golf Club and Kenwood house. It’s got illustrious company – the road parallel is The Bishops Avenue, better known as Billionaire’s row, like it, Courtenay Avenue is treasured for its large detached houses and gardens, many of which have swimming pools. In short, it is a little bit of rural North London but not that far from central London.

ompton Avenue like its neighbour Courtenay Avenue, is off Hampstead Lane in the leafy clutch of roads below the Spaniards Inn. This is where modest homes built during the post-war years are bought up by developers and then flattened to make way for opulent mansions. There is currently a large, detached house for sale on the road which has a swimming pool, large garden and seven bedrooms that is on the market for £9.95m.

his private, gated road behind Hampstead Parish Church has bit of an ‘off-grid’ feel to it despite the huge detached houses and high prices along its length. The road isn’t paved and its sandy, sometimes uneven surface is in great contrast to the neat, upmarket roads around it. Its most famous home owner to date has been Gracie Fields, the film and stage star of the 1930s. At the moment, there’s a house backing on to Frognal Way for sale with Savills at £9.95m. It’s a six-bedroom detached, double fronted mansion with an indoor pool, staff flat and garden.

his short road off Regent Park’s Outer Circle was built in 1822 to a design by John Nash and has been a desirable address since. It’s unusual because all its 20 houses are linked by one continuous columnlined external gallery running along the ground floor. Famous residents have included author HG Wells and Wallis Simpson, Duchess of Windsor and wife to the former Edward VIII. The road is security conscious to say the least, and a vendor selling their home on the road at the moment for £11 million doesn’t even want their home featured on the agent’s website.

SOUTHSIDE LIVING Delve into two developments by Crest Nicholson south of the River Thames

BRANDON HOUSE

T

he final development of Crest Nicholson’s luxury SE1 portfolio, Brandon House is the boldly designed landmark development situated directly opposite Borough Underground station in the heart of the borough of Southwark. Comprising of 77 one, two and three bedroom apartments, two bedroom duplexes, and two and three bedroom town houses. The scheme’s location boasts a rich heritage and is steeped in history. Dating back to 1518, the site was home to a Tudor palace belonging to the Duke of Suffolk, Charles Brandon, a loyal ally and close friend of King Henry VIII. Homes have been designed at Brandon House to cater to the needs of modern city life, with large, open-plan living rooms created to maximise light and space throughout. Interior fittings and finishes have been kept in a modern, minimalistic pallet with sandy hardwood flooring and light paint work. Not forgetting outdoor space, each apartment in this development comes with at least one private terrace or balcony, a rarity and much sought-after feature in the city. A number of properties also offer spectacular views, capturing some of London’s notable landmarks and further views of the City. Brandon House also boasts its own dedicated concierge team, who provide a friendly service, designed to accommodate the needs of a busy working life, and will be on hand to sign for deliveries, hold keys and answer any queries or concerns. Located on Borough High Street, the development is ideally situated with unrivalled transport links to the rest of the capital through Borough Underground station and London Bridge.

Borough provides a sensory journey, with sights, smells and tastes seeping out of the many centers of gastranomic excellence. It is also a short walk from Bermondsey’s eclectic selection of trendy bars, cafés, gastro pubs and Michelinstarred restaurants, making the area a centre of culinary excellence. The delights of London’s oldest fruit and vegetable market, Borough Market is just minutes away. Dating back to the 11th century and adding to the area’s legacy, today it is a hot bed for new cuisine trends. Gabriels Wharf is also close by, with quirky designer stores and gallery shops. A new upmarket shopping quarter is set to be completed in 2018. Nearby, Bermondsey Square Antiques and Farmers Market and the bustling stalls of Maltby Street Market infuse the area with energy and personality. The glorious riverside stretch of Southbank is steeped in heritage and busting with iconic

SCHOOLS IN LONDON

Cost of getting into four of the best by N I G E L L E W I S

O

n the face of it parents in London’s central boroughs should have a wide choice of state secondary schools to send their children to – there are 112 secondary schools for them to choose from. But of these only 23 are ‘Outstanding’ and 20 ‘Good’, so competition is white hot for these better establishments and consequently only two thirds of parents get their first choice. To try and allay furious parents and balance the system, most schools work hard to filter applications by prioritising some children over others. These often include those with disabilities, particular religions (for faith schools), academic ability and the most controversial proximity to the school. But not all do this. For example, The Grey Coat Hospital in Pimlico where Michael Gove famously sent his daughter in 2014, does not have a catchment area. Parents who want to send their children to an ‘Outstanding’ state school in central London may have one choice left – to move close to their target school and hope to fall within its catchment area, a trend that has made homes within these areas 25% more expensive, according to Savills. So how much might these homes cost? Here we look at four of central London’s ‘Outstanding’ schools to look at the property markets their catchment areas.

Property around the schools: Pimlico Academy has a wide catchment area which is approximately a three mile circle around the school, but the schools’ own pupil heat map reveals that most come from Pimlico and Vauxhall. Despite being in the heart of London, it’s largely a house market ranging from £700,000 for a post-war three bedroom terraced house between Kennington and Vauxhall to around £4.5 million for a period two bedroom terrace near Sloane Square. But prices quickly escalate to tens of millions for the larger houses off Eaton Terrace.
