L London is undergoing a new homes boom at the moment. Last year 24,200 were built in the capital, up 34% on the year before and at a rate not seen since the 1990s, says the Mayor of London. These figures won’t be a surprise to many Londoners. The capital skyline is already constantly crowded with cranes and in almost every neighbourhood both small, medium and very large apartment developments are under way. This is likely to continue too. According to fund and asset manager London Property Portfolio (LCP) the two most prolific areas for new build planning applications are in Nine Elms in Battersea and, further to the east, in Tower Hamlets. Between them plans for over 50,000 apartments have been submitted, or some 90% of planned newbuilds in the capital. Such a huge influx of new property onto the market is having an effect on prices, though. LCP also says prices at Nine Elms have dropped by 8% recently so London, at the moment, may represent an opportunity for investors.

ne of the first areas of London to be regenerated on a huge scale was Elephant & Castle, south of the River Thames. Already a key residential area, it’s existing apartment developments have been joined by a dozen or more over the past five years, and there’s more to come. The biggest one currently underway is Elephant Park, an enormous redevelopment of a former council estate where the latest phase, West Park, offers new homes from £500,000. his area to the east of central London used to be a largely military area and many local people worked both in local barracks and the Woolwich Arsenal naval depot – whose football team may be long gone but retains its famous name. The Arsenal is mid-way through a £1.2 redevelopment including several schemes that include facelifts for its historic former naval buildings. ou might expect Canary Wharf to have always been a new homes hotspot in London – after all, it’s now one of Europe’s largest and most significant business districts with over 100,000 working within it. But after the 2008 financial crisis work stopped on most of its planned developments. It wasn’t until 2014 that they were taken up once more and at least 3,000 new homes are now planned at its fringes in Wood Wharf and New Providence Wharf, to name a few. his former commercial area near Shepherd’s Bush in West London used to house the BBC’s headquarters but the site was sold recently and construction of a new £8 billion residential quarter is underway, although some studios will be still on site once it’s completed. Some 5,000 new homes are to be built on the site over the next 15 years. The first two develpments have been revealed – Helios and The Crescent, on the site of the old BBC HQ. olindale is eight miles north of London’s central districts and was once well-known for its huge police training centre. he Royal Docks is essentially the ‘island’ of former docks to the east of London that houses City Airport and, increasingly, new residential areas and developments. The area was once the largest set of purposebuilt docks in the world and was a working dock until the early 1980s. It’s distance from central London meant this former industrial area has developed slower than other river areas of London, but it’s all taking off now that Crossrail is about to arrive. L

ondon’s prime property market has been a competitive place to buy a home in recent years where only those with the sharpest elbows and deepest pockets have been able to secure their investment property. Demand has been ferocious in areas such as Chelsea, Battersea, Kensington, Knightsbridge, Mayfair, Notting Hill, Fulham and Highgate. It’s pushed up prices fast and, since the financial crisis in 2007/8, central London house prices have risen by 29%, says agent Savills. The average prices in these areas is now £1.4 million according to Rightmove, and this, coupled with recent hikes in Stamp Duty, has persuaded many investors to look beyond these super-prime neighbourhoods for better value and greater capital growth potential. London’s prime map is growing. To the south-west of London places such as Richmond, Wimbledon and Putney are now considered to be prime as are Wandsworth and Clapham in the south. Out west, the map now includes Hammersmith, Chiswick and Ealing and to the east, Shoreditch and Wapping. Here’s how

“A consequence of this is that tenants will no longer happily stand for low quality properties” they compared for average house price: The reason many investors are now switching their money to alternative areas of London further away from the boroughs is easy to see in this comparative list – prices on average within the old prime group are £1.94m compared to £677,200 new prime group or nearly three times cheaper. And while the allure of chic areas such as Knightsbridge means many investors are reluctant to venture outside prime central London (PCL), clearly something is happening. This is obvious when you look at house price increases over the past year as demand falls away in PCL (with the exception of Mayfair, Marylebone and Notting Hill) while the outer prime areas appear to feel the benefit. One area of London’s investment market that is still performing well wherever you look is lettings. In some prime areas, rents are still climbing, for example in Wandsworth by 4.5% - much higher than the UK national average of 0.7%. But if there’s one thing that unifies all renters in London it’s high prices. The average in London is £1,497 per property, twice that of most regions outside the capital. A consequence of this is that tenants will no longer happily stand for poor quality properties. The law may set the standard for minimum safety, but the market is increasingly dictating that properties offer much more than the basic. Overall features such as concierges, bike storage, roof gardens, gyms and high-quality kitchens are now standard particularly, within London’s new homes buy-tolet sector.

he London Borough of Ealing was until recently the more commercial sector of West London, a million miles from the glitz and glamour of neighbouring Hammersmith & Fulham and definitely not a fashionable residential area. But high prices and rents in prime central London and elsewhere have driven young professionals and investors into its arms. Estate agent Savills says this trend is so strong that Ealing is now one of the emerging prime areas within London, helped in part by the imminent arrival of better transport links for the area. These will be provided by Crossrail, the multi-billion-pound rail construction project that will establish a new and faster east/west link from Essex, through London and on to Berkshire. Ealing will have five stations on the Crossrail line as well its existing seven tube stations which, Crossrail claims, will dramatically reduce the time it takes to commute from many part of Ealing into central London.Savills says demand for Ealing is already picking up – over the past year house prices have risen by 6.7% compared to 4.2% in other more traditional prime markets within west London. Ealing is also becoming a popular place to rent, particularly in its central areas near transport hubs, a trend driven largely by the expense of renting in neighbouring Chiswick, where properties are on average £500 a month more expensive, Savills says. The company also says Ealing is a renting hotspot as a third of households rent there compared to a quarter of all households in London overall.

Airbnb has attracted both celebrities and controversy during its nine-year life. And now many traditional landlords in London are using it too by N I G E L L E W I S

ou may recall the birth of Airbnb. In 2013 the relatively little-known home sharing website’s fame soared after it was revealed that actor Ashton Kutcher had used it for a year to find homes to live in after his divorce from Demi Moore. His sofa surfing came to light after the No-Strings Attached star revealed he was to invest in the company, which to seasoned start-up watchers wasn’t a surprise; he’s also invested in Skype, Foursquare and Fab. com. That was four years ago, and now Airbnb is gaining not fame, but notoriety. Several cities have attempted, and sometimes succeeded in

preventing home owners from renting their properties out via Airbnb, after the website was blamed for a shortage of traditional rented property in the US, Europe and beyond. The maths involved illustrate why. On average Airbnb landlords earn £106 a day from their rentals for a two-bedroom apartment, or £2,226 a month based on a 70% occupancy, says letting agent Portico, which recently launched a premium Airbnb management service. The company also says that it expects to achieve 80% occupancy for some properties, and that landlords can expect to start earning within a week of listing on the site. Portico says Airbnb day rates in London range from £65 in Bexley to £224 in Westminster, but crucially – and here’s why some worry that Airbnb is sucking a lot of property out of the London rental market – the average rental figure of £2,226 is £449 more than the average price

paid by traditional, longer-term tenants. The protests went global and several cities, including New York, Paris, Barcelona, Berlin, Amsterdam as well as London have begun to either levy a tourist tax on Airbnb landlords or restrict who can rent out their homes via the site. For example, in San Francisco, you can only rent out your home via Airbnb if you’re a full-time resident of the city. In Santa Monica, landlords must live in the house to rent it out. Then Airbnb made its own move late last year, restricting all its landlords from renting out properties for more than 90 days. This has gone some way to placate those think the company is helping reduce the supply of affordable housing in urban areas. The scale of the Airbnb operation in London is surprisingly large. There are just over 48,000 Airbnb hosts in the capital and the City of Westminster harbours the most at 5,631 followed by Tower Hamlets (5,076) and Hackney (3,572). But it’s not all about central London. Portico says some outer suburbs also have a lot of Airbnb hosts including Brent, mainly because it has Wembley Stadium within it; Newham (the Excel Centre) and Merton (Wimbledon). “Londoners in their thousands are turning to Airbnb to generate extra income,” says Robert Nichols, managing director of Portico. “And despite the 90-day limit, even seasoned landlords are coming round to the fact that a combination of Airbnb and traditional tenancy will maximise their return on investment. “If your property becomes vacant in the quieter months, we recommend listing your property on Airbnb and synchronising your tenancy to start a long-term let in the summer or late summer when demand from tenants and therefore prices are highest. “Or, if your property is already on the market, why not earn on Airbnb until you let or sell it? London’s less predictable. It’s between Twickenham and Feltham and is a thin, long green space running alongside the River Crane. From the mid-18th century until 1927 gunpowder was made on the site, it was sold to the local council and turned into a wildlife park. This is now home to a thriving colony of marsh frogs and a rare kind of water vole. The River Crane is said to be one of London’s few remaining natural water courses.

eaversfield Park is unusual because it’s one of the few parks to be purpose-built since the Victorian era. It was opened in 1935 to give the residents of west London’s burgeoning suburbs somewhere to relax and exercise. The park became a ‘no-go zone’ at one point but in 2004 it was refurbished and has gone on to win Green Flag awards in 2008, 2010 and 2015. It has a cricket pitch, football pitches and tennis courts.

aterlow Park is next to Highgate Cemetery and is an achingly beautiful public park overlooked by a grand mansion which is now a café, education centre and events venue. Bequeathed to the public in 1889 by Sir Sidney Waterlow as a ‘garden for the gardenless’, today it includes several tennis courts, a nature area, playground, pounds and a kitchen garden. What hasn’t changed are the panoramic views.

THE MAKING OF ME Dan Gray joined a building firm as a trainee at 17 and now at 27, constructs some of London’s most prestigious new homes developments. So how did he do it?

H

ave you ever gazed at the flurry of cranes across the London skyline and wondered who the small army of cement-splattered construction workers you see grasping their toolkits are on the tube?
To find out, our first port of call was developer Bellway Homes which, we discovered, employs an extraordinary person called Dan Gray.
He’s 27 years old and joined the company ten years ago as a trainee, but is now one of its site project managers.
While most of his peer group are working their way up the ranks, Dan is now one of the most senior construction workers in London, responsible for sites where hundreds of people work, working through budgets running into the tens of millions.

How did you get to be so successful so young? I’ve been with Bellway for ten years and started out as a trainee, studying firstly at college for a BTEC Diploma and then progressing to a degree in Construction Management at Anglia Ruskin University, working four days a week and studying one day a week. When I first started out, I had a trainee role doing all the jobs that the site managers and project managers didn’t want to do like the paperwork. It taught me how to run an office and get a site up and running. From there, I progressed to different housing sites including traditional timber frame houses and flats, and then on to more high-end spec properties in London, which are reinforced concrete frames - so taller, much more complex buildings on a bigger scale which feature higher build costs.

New Festival Quarter

My first role as a project manager was at New Festival Quarter in Poplar where I started out as a site manager and then got promoted. I ran Phase II of the scheme, which was the final block of 175 two and three bedroom apartments, three bedroom penthouse units in a big tower. The whole site was 510 units took five years to build and cost £75-£80m to build. I really felt the pressure with that project - I was incredibly busy and it put me through my paces, as you can imagine.

need to be quite assertive when you’re making decisions and make it clear that the site is being controlled from ‘upstairs’. The rest of the team can’t just go away and do their own thing. Everything’s planned, booked in and done for a reason. Where do you call home? I live out in a village outside Brentwood in Essex, so it’s a bit different from the kind of cosmopolitan area of London I’m working in now. It’s nice to have somewhere completely different where I can sit back and relax and not hear cranes, machines and everything else going on. What is your proudest achievement so far? New Festival Quarter, I won a Pride in the Job award from the NHBC for the final phase there for two years in a row. What’s changed the most in construction since you started out? The way that builders get involved in local communities has changed. I think builders concentrate a lot more about their customer these days.

Then we started a scheme in Nine Elms, Vauxhall, where I also worked as a project manager before moving over to The River Gardens in Greenwich, which is right on the river. We’re constructing Phase I of the scheme, which means we’ve just finished the piling and coming out of the ground and starting to pour concrete. Are there any other project managers your age? We’ve got a couple of younger guys than me within the company, but none of them are project managers. Bellway has been a great company to grow up in as I’ve learned the basics all the way up to my current job. Bellway are good at training people and are good at spotting talent What do you do day-to-day? My role is to oversee the organisation of the development and ensure that its construction sticks to the timetable and program, and that we get what we need when we need it. One of my other big responsibilities is health and safety on site. I brief my assistant site managers on a daily basis on what we all know what we need to achieve. We can have 170 people working on site during a busy day so I’ve got to ensure they’re all in the right place at the right time.

I also deal with all the sub-contractors’ project managers and brief them on what we are expecting, which they will then relay back to their employees on site.

Is your family in construction? No, at school I had no idea what to do, but when I was older I looked at all the cranes in London and started to wonder how it all got built, and found it fascinating. I thought I’d like to give it a go, went to industry open days, and here I am 10 years later.

How long do these developments take to build? Here at River Gardens we’re working on Phase I, which includes 170 apartments. We started demolition six months ago, and we’ll probably be finished by 2020, so all in all they take around three to four years. Does it help to be a control freak? That does sum me up a little bit - when you’re running a construction site you have your hand in everything, so you

rive up St John’s Hill from Clapham Junction and on the right you’ll see what used to be St Paul’s Church. But prayers and evensong are long gone. nd you’d be right. The Capital is the scene of a significant building boom at the moment as developers race to keep up with demand. Last year some 25,000 new homes were built from luxury penthouse apartments to studio starter flats. It may not be as much as the government had hoped would be built, nevertheless it’s still a lot of new bricks and mortar to squeeze in. But all is not as new as it seems. would always be positioned in the best possible direction. Our client’s initial analysis was critical to this. Interestingly, because the scheme faces onto the river, it means the buildings can never be developed in front of either, making the views particularly special. Unusually, it also means that some of the lower apartments profit the most from the visual proximity to the river and gardens. Obviously, we very much hope we’ve been successful in meeting the brief, but it’s really for our clients and particularly the end-users to have the final say! When the first full on-site show apartment opens at the end of this year, it’ll be great for everyone to see the results.

T V: Can you describe the look and feel of the residential interiors? M G : There will be a definite overtone of classic British mid-century design, influenced by The Festival of Britain. This doesn’t mean ‘retro’ styling in any way, however. We’ve allowed that influence to filter into our designs in a much more subtle way, using a simpler form with classic proportions and detailing. We’ve also utilised colours and materials that refer to the Southbank context, such as limestone and bronze, inspired by The Royal Festival Hall. Moreover, there are occasional hints of the latticework pattern of the legendary Skylon structure erected during The Festival of Britain.

T V: What was your inspiration for designing the public spaces and spas? M G : The inspiration was to create a very residential feel. The public spaces have to feel like the front door to your home, after all, but at the same time they needed to have the inspirational volumes of scale and height that create a certain grandeur, rather like a luxury hotel experience. The buildings have individual cores, which means the lift lobbies are quite intimate, serving only 2-4 apartments each, with fabric-panelled walls and soft acoustics. The spa, meanwhile, will be a very boutique, luxurious environment, with the same Festival of Britain-inspired detailing in terms of the use of bronze. T V: As a Londoner/London-based interior designer, how did you feel about working on a projecwt with such proximity to the Thames and famous landmarks? M G : Excited! Whenever I’m driving along the North Bank of the Thames and look over, I really do feel a sense of pride having had some influence on such a new landmark development for the city, particularly because this scheme is being designed with a real commitment to quality from everyone involved. It’s not just ‘another glass box’, but something that has been properly considered at every stage. As a Londoner, anything that properly enhances the fabric of the capital is important to me.

T V: Can you tell me a little more about Goddard Littlefair? M G : Of course. I set the design consultancy up with my co-founder Jo Littlefair in 2012 after many years in the industry and we’ve since grown at quite some speed into a pretty busy and dynamic studio with a fantastic, very international team. We specialise in residential developments, spa design, hotels and restaurant design, with live projects in London, Edinburgh, Dublin, Münich, Berlin, Cologne, Prague, Budapest, St Petersburg, Lisbon and Tripoli. There’s a lot of getting on and off planes right now! We work at the luxury end of the market, but our real secret is creating luxury that functions beautifully too. Our designs have to look beautiful, of course, but they also have to be robust and high quality - and they absolutely have to work perfectly for the people that use them. T V: What has been the highlight while working on this project? M G : Working with this particular client, I have to say and being part of a shared vision. Also, when people come and see the current show apartment, which is located within the marketing suite inside the former County Hall building. Purchasers have reacted so positively to it and witnessing that enduser excitement is hard to beat!

T V: Can you describe the look and feel of the interiors? R A : The short answer is understated elegance, but on closer inspection the interior can be described as one of considered detail working in harmony with practical design and luxurious finishes. For example, the marriage of the textural qualities of ebonised vellum and aged brass set upon grey oak and placed within a framework of warm neutrals with accents of colour in the soft furnishings and accessories set the scene for a calm, relaxing sanctuary in the heart of the city. We designed and crafted a bespoke headboard for the master bedroom, featuring a fantastic fabric depicting the Thames, which combined with bedside lights finished in a bronze fitting and with blue, short cut velvet shades, provides a modern and relaxing sanctuary to retreat to after busy day in London life.

T V: You embraced the heritage of British craftsmanship, which works chosen stand out to you? R A : The ebonised vellum of the media unit was produced for us by William Cowley, a long established vellum and parchment craftsman, working in partnership with our joinery contractors. In contrast to that, we were delighted to work with Adam Collins at The Source and Martin Huxford Lighting – designer/ makers of fantastic contemporary pieces, they have also been inspired by their fathers to utilise traditional and adapt those skills to create the works. We also selected a stand out Damien Hirst signed print of The Souls III, hung in the living room it is eye catching as soon as you walk into the apartment, as one of the Young British Artists, we felt this again reflected a different type of British craftsmanship.

T V: Landmark Place is located in the heart of the City, how did London inspire the designs? R A : Good design is all about triggering an emotion or feeling. This is especially true of fabrics and in our careful selection we looked to embrace various accents of the city. From the connection to the river depicted in the short cut velvet of the Master bedroom to the images of the underground, abstracted in the fabric designs chosen for the upholstery and soft furnishings in the main reception room. In the study, the timber and steel detailing to the Archie desk by The Source and the photography artwork based on shipping chains, call us to reflect on the growth of the city through innovation, industry and design. T V: What has been the highlight while working on this project? R A : The consultation and teamwork we enjoyed with our clients, Barratt London. Design is a very fluid process and working with such a focused client, happy to consider our ideas with us understanding their logic was a delight. Knowing that the complete design has been so well received in turn by their clients, is just a fantastic result.

Savills say prices in what it calls North and East Prime London (Shoreditch, Islington, Wapping and Canary Wharf) have risen by 42.1% over the past five years. It has just 30 houses lined along it but when they come up for sale, bidding wars usually ensue. Last year, a mansion built on the site of an old telephone exchange on the street sold for £51m. It has seen some famous residents, too, including Jeffrey Archer, Douglas Fairbanks and the supermarketowning Sainsbury family. The primary school at its northerly end was built during the 1950s on the site of Beatrix Potter’s former home. his private, gated road behind Hampstead Parish Church has bit of an ‘off-grid’ feel to it despite the huge detached houses and high prices along its length. Cost of getting into four of the best by N I G E L L E W I S

O

n the face of it parents in London’s central boroughs should have a wide choice of state secondary schools to send their children to – there are 112 secondary schools for them to choose from. But of these only 23 are ‘Outstanding’ and 20 ‘Good’, so competition is white hot for these better establishments and consequently only two thirds of parents get their first choice. To try and allay furious parents and balance the system, most schools work hard to filter applications by prioritising some children over others. These often include those with disabilities, particular religions (for faith schools), academic ability and the most controversial proximity to the school. But not all do this. For example, The Grey Coat Hospital in Pimlico where Michael Gove famously sent his daughter in 2014, does not have a catchment area. Parents who want to send their children to an ‘Outstanding’ state school in central London may have one choice left – to move close to their target school and hope to fall within its catchment area, a trend that has made homes within these areas 25% more expensive, according to Savills. So how much might these homes cost? Here we look at four of central London’s ‘Outstanding’ schools to look at the property markets their catchment areas.

Property around the schools: Pimlico Academy has a wide catchment area which is approximately a three mile circle around the school, but the schools’ own pupil heat map reveals that most come from Pimlico and Vauxhall. Despite being in the heart of London, it’s largely a house market ranging from £700,000 for a post-war three bedroom terraced house between Kennington and Vauxhall to around £4.5 million for a period two bedroom terrace near Sloane Square. But prices quickly escalate to tens of millions for the larger houses off Eaton Terrace.
