espite the announcement of the UK voting to leave the European Union, and the introduction of the higher stamp duty rate for additional buyers, prices in Ealing have remained resilient, which has given both buyers and sellers further confidence in the area. We have recently seen a greater demand for one and two bedroom flats, as well as three and four bedroom houses.“The Bank of England’s decision to reduce the base rate from 0.5% to 0.25% has in turn produced record low mortgage rates. The motivation for first-time buyers to get on the property ladder and those upsizing from a flat to a house has not changed, coupled with the opportunity to secure a low mortgage rate, has further incentivised buyers to purchase property now. The arrival of Crossrail has sparked further interest in Ealing, especially as it has fantastic schools, parks, and an abundance property styles. From Ealing Broadway, a Crossrail train will take 11 minutes to Bond Street, 18 minutes to Liverpool Street, and 25 minutes to Canary Wharf. We expect prices to rise further by 2020, and if a favourable 5 year fixed mortgage rate is secured now, a potential purchase may end up being a very good investment.” ◆
