Palmer Ranch developer Hugh Culverhouse Jr. has ventured in an area few others will go: He attacked the IRS. Even better for Culverhouse: He won.

In the 11th Circuit Court of Appeals last month, Culverhouse prevailed in a case stemming from the 2006 donation of an 82-acre tract of land to Sarasota County.

The IRS valued the land, which Culverhouse intended to write off, at less than $8 million.

But Federal Judge Richard Goldberg ordered a new appraisal of the land, which Culverhouse claimed is worth $25.2 million.

“Most people are intimidated by the IRS and settle,” said Culverhouse. “But I’m a trial attorney. I don’t like to settle. I want to go to trial.”

stream Avenue has become the epicenter of luxury condominium construction in downtown Sarasota. And with vacant property quickly running out, the area is ripe for redevelopment.

“We’re running out of blank pieces of dirt,” said architect Brent Parker, who designed several buildings in the district and served as the Golden Gate Association president in the mid2000s. “Pretty much all the dirt on the water is gone, and it looks like the redevelopment of the center will be the next play.”

Sarasota-based Golden Gate Point Ventures has started the redevelopment process, submitting plans to replace three buildings constructed in the 1950s and 1960s at 609 Golden Gate Point.

A Feb. 22 site plan for the project calls for a five-story building with eight residential units.

Vandyk completed the first new condo in Golden Gate Point in nearly a decade in December with the five-story One88 Residences.

It was the first of several new residential projects to open its doors.

“There’s no question,” said Albert Luper, Vandyk’s Florida division vice president. “The buildings that are down in the middle will almost certainly be replaced.”

Luper’s firm continued its investment in the area last month with a $3.5 million purchase of the second-to-last piece of vacant land in Golden Gate Point, which has frontage on Gulfstream.

The final piece of undeveloped property without plans in place is being used as a staging area for one of the new condo projects.

That land was once under consideration for a 16-unit high-rise called Casa de Mayo, according to city records.

“If you add proximity to water with the location, I don’t see a reason why new construction would be anything but desirable,” said Premier Sotheby’s International Realty agent Cheryl Loeffler, who is listing units at the Golden Gate Point condo Aqua for between $3.1 million and $5.5 million. That nine-story tower broke ground in April 2015.

“It is an upscale downtown neighborhood — so it really does have the feel of a neighborhood,” Loeffler said.

In 2009, the city completed a $4 million streetscape project that resulted in new bricks, lighting, tree plantings and underground utilities. Parker, who oversaw design for the improvements, credits them for contributing to the rise in new construction and property values.

Luper wouldn’t be surprised if a developer tries to cobble together agreements with condo owners in some of the larger buildings around the edge of the neighborhood to sell for bigger redevelopment projects, as well.

Less than a month after buying a halfacre in Golden Gate Point, Vandyk USA has already erected signs touting “another iconic development.”

Vandyk USA Florida Division Vice President Albert Luper has plans for a nine-story structure intended to live up to that claim.

“We see that particular spot as significant for the architecture of the city of Sarasota because it’s going to be so prominent,” said Luper, who is overseeing the project design. “We’re approaching the architecture in a bit of a different way — it has a very interesting theme.”

Lakewood Ranchbased architecture firm Fawley Bryant is designing the building.

The design of the project meshes traditional residential construction with the “hard engineering” typically seen in infrastructure projects. For example, the theme is suspension and will feature balconies suspended with cables from the building and other similar attributes.

“It’s almost like you’re floating in a hot-air balloon or gondola,” Luper said.

The architectural choices are still in flux, but the firm is also considering water storage that runs vertically along the building to collect runoff for irrigation use.

“It’s going to be a very, very unusual building in a very good way,” Luper said.

“In most cases I would think those buildings would be demolished,” Luper said.

In 2005, before the recession hobbled the real estate market, developer Taylor Woodrow offered $46 million to buy out owners at Pier 550 for the chance to construct 62 new units in its place, according to a history of the peninsula posted on the Golden Gate Point Association’s website.

“Pier 550 has been discussing selling, but you’ve got to assemble 50-some owners,” Parker said. “That’s challenging, and the prices I’ve heard are seriously challenging.”

Although the latest building proposals promise to further change the face of Golden Gate Point, the shape the skyline takes as more construction rises is unclear.

The challenge for developers will be deciding how to handle the view restrictions created from the surrounding buildings.

“You have to really think about that, because you’re not in the front row,” Parker said.

Between the installation of roundabouts and a reduction in the number of lanes, the city isn’t shying away from controversial proposals as it considers plans for redesigning Fruitville Road.

The city wants to make the thoroughfare more pedestrian-friendly between U.S. 301 and U.S. 41 to encourage activity downtown. Still, residents on Sarasota’s barrier islands have been some of the most active participants in the planning process.

For those residents, the look and feel of the road is a secondary concern to the practical question of how it flows. Addressing traffic issues continues to be a priority on Lido, St. Armands and Longboat keys. Fruitville Road is seen as a key cog in the congested road

network that extends onto U.S. 41, the John Ringling Causeway and St. Armands Circle.

That’s why, for leaders of the Lido and St. Armands residents associations, the most controversial aspect of the Fruitville plans is the much drier matter of projected growth rates.

A preliminary study from consultant Sam Schwartz Engineering suggests road capacity and driving time is not significantly affected by either concept for changing Fruitville. Projected travel times are mostly slower with the improvements than without them, but through 2038, the new designs would add no more than 25 seconds to the peak travel time along the road.

alone are planned on Fruitville Road between Cocoanut Avenue and the bayfront. Big projects in the area, including Vue Sarasota Bay and the development of the Sarasota Quay, could draw significantly more traffic to Fruitville.

“I really can’t believe they’re taking that into consideration,” said Carl Shofstall, president of the Lido Key Residents Association. “I’m not against it, but we need to look at this a lot more closely before they start to do anything.”

each of the next 10 years, and a 0.5% growth rate for each of the following 10 years. City Chief Planner Steve Stancel said that is a similar growth rate to the past 10 years, but some residents don’t buy those figures considering the impending growth.

“I think some of their statistics are potentially seriously flawed,” said Hugh Fiore, president of the St. Armands Residents Association. “They used traffic counts similar to the past 10 or 20 years, but at the beginning of the meeting, they announced there are 30-some-odd construction projects in the area.”

route would be impacted by the changing streetscape — particularly if a portion was just two lanes.

The city has met with city and county emergency service personnel, revising the two-lane roundabout alternative to include an 8-foot-wide emergency lane.

Still, concerns linger.

Stancel said the city is working to get evacuation travel times to further study that aspect of the project. In theory, he said, any impact on the westbound travel time on Fruitville during a hurricane could be rendered irrelevant by the presence of U.S. 301, another evacuation route.

“You’re eventually stopped at 301,” Stancel said.

City staff also plans to meet with Longboat Key representatives, because officials there expressed similar concerns about the potential reduction in lanes.

“Although this might not reduce the current level of service of this segment of the road, it will most assuredly reduce traffic flow and increase congestion,” wrote Longboat Key Mayor Jack Duncan in a Feb. 24 letter to the city.

Any project is unlikely to begin for at least two years. A phased build-out could take about 10 years if it does move forward.

In the meantime, interested parties on Longboat, St. Armands and Lido are primarily pushing for more information — and an assurance that any project won’t negatively affect travel off of and onto the keys.

“We don’t fully have a grasp of what the city staff is trying to accomplish,” said Longboat Key Town Manager Dave Bullock.

“We’re trying to educate ourselves on that.”

Real estate broker Ian Black has been invested in the Rosemary District for more than two decades, and the most pressing need for the neighborhood has always been the same: security.

A wave of new residential projects is beginning to change the dynamics in the area, though.

Among property owners in the Rosemary District, there’s a sense the long-awaited revitalization of the north-of-downtown neighborhood is finally happening.

As a result, Black said, the needs of the neighborhood are evolving. Instead of prioritizing surveillance, property owners are airing new issues. How will the area meet the increasing parking needs? Will the influx of new fulltime residents — perhaps more than 1,000 within five years — lead to a demand for park space?

To Black, these challenges provide an exciting opportunity to address the future needs of the district, rather than trying to catch up on long-standing issues.

“We were always a reactionary group that was always coming from behind, working on the problems that already existed in the neighborhood,” Black said.

“Now, we have needs that were not appropriate maybe even a year ago based on the development.”

Black has served as chairman of the Downtown Improvement District Ad-Hoc Expansion Committee. The self-taxing district was considering extending its boundaries into the Rosemary District, but it’s now unlikely the DID will help fund the needs of the neighborhood.

Still, it has energized the conversation about how to improve the Rosemary District. Any new funding body formed to address the needs of the neighborhood is likely to stand on its own, a response to the input gathered from Rosemary District stakeholders over the past five months.

Howard Davis, who owns two properties in the area, said it’s easy for new initiatives to languish in the planning process for several years. With seven residential projects either under construction or being planned, he believes it’s appropriate for a public investment in the Rosemary District to start now.

Still, that’s not to say improvements could be made right away if funding were available. For property owners to commit to any investment, he thinks there first needs to be a clearly defined goal.

“I think it’s important, first

of all, to have a strategy for the area, and then underneath that, a strategy for a series of appropriate investments,” Davis said. “I don’t think either exists.”

Black drew parallels to the city’s SemCon conferences held over the past decade. Those events brought together downtown leaders to discuss future projects, guiding the Downtown Improvement District’s discussions.

Already, there’s been work to define the image of the neighborhood. The boundaries are clearly defined by the Rosemary Residential Overlay District, which allows developers to build higherdensity housing projects there.

The 2014 formation of the Sarasota Design District, a network of home-design businesses in the neighborhood, has contributed to an overall identity for the area.

“We have the basic fundamentals of putting together some sort of bird’s eye view of what it should look like,” Black said. “Then, you can get into an in-depth analysis of how we accomplish those goals.”

A combination of less expensive rental residential units and multiple high-profile nightlife establishments suggests a younger, more vibrant character for the neighborhood going forward.

However, the Sarasota Design District offers a different take on the neighborhood’s image. A new mixed-use project on Boulevard of the Arts is touting its emphasis on the arts, bringing another character-defining element into the mix.

This is why Davis believes it’s important to get a definitive answer to an important question: How do property owners see the Rosemary District growing?

“How is it different from downtown?” Davis said. “What are the special characteristics? What are we trying to promote? We have to articulate that. I don’t think it’s sufficient to say, ‘Well, we all know what it’s trying to be.’”

TWO TALES OF INTERVENTION The stories of Cask & Ale and Oaktree Development show how good intentions by the city actually drive up entertainment and housing prices for the consumer.

T

his is so Sarasota. And it would be amusing and worth a chuckle if it weren’t so frustrating.

But this is the way it is. Two more instances of the city government intervening — albeit with good intentions — in the affairs of the marketplace. And predictably, the consequences infringe on individuals’ liberty and private property and work to the detriment of the common good.

One is the story of Cask & Ale, an upscale, St. Petersburg-based smallplates food and cocktail lounge. It wants to open at 1548 Main St., in Sarasota. But a group of residents and city officials are concerned that Cask & Ale would contribute to Main Street having too many bars.

To operate the way it intends, Cask & Ale’s owners need to secure approval for a liquor license from the planning board and City Commission.

The opposition cites factors that typically arise in such cases: too much noise; contributor to crime and drunkenness; and creating the wrong kind of image for downtown Sarasota.

Said resident Ron McCullough, an attendee at a city workshop two weeks ago: “We just want a nice downtown.

We want all kinds of opportunities for people downtown, especially young people. We just don’t want it to degrade.”

Fair enough. We all want those features for downtown Sarasota.

Likewise, we recognize that, historically, laws have allowed communities to create zoning codes designed to protect the health, safety and welfare of its citizens. Simply stated, the fundamental view of private property rights has been that you can do what you want with your property as long as you do not harm your neighbor.

Of course, what constitutes harm, or what constitutes the health, safety and welfare of individuals is a matter of interpretation. Governments throughout the country have created a liberal definition of those conditions.

HOW MANY IS TOO MANY?

But here’s where it becomes sticky: How many bars is too many? And other than their being in the positions of making city laws, what makes the members of the planning board and City Commission the arbiters of the maximum number of bars in downtown Sarasota or who qualifies to obtain a liquor license?

How is it fair to say Evie’s Tavern, which would be next door to Cask & Ale, or the Gator Club or Smokin’ Joe’s Pub can have liquor licenses by virtue of the fact they opened before Cask & Ale? For that matter, why not put a limit on the number of ice cream parlors on St. Armands Circle?

Of course that would be ridiculous.

We’re guessing most people would say that’s none of the government’s business. If a property owner wants to take the risk to operate an ice cream shop, that’s his business and his property. And we’re guessing most people would say the marketplace would be

Likewise with bars on Main Street.

Indeed, the free market is a remarkably successful regulator.

Start with the property owner of 1548 Main St. In all likelihood, he has borrowed money to own the property. To make his loan payments and build future value in the property, he has a desire to secure a good tenant — a business that will make its payments, thrive in the competitive surroundings and add to the future value of the property.

These incentives will make the property owner selective and discerning.

At the same time, he has a strong disincentive to take on a tenant that will ruin the neighborhood and the value of his property.

Now consider the tenant. He, too, is a business owner with his and others’ capital at stake. He wants to make money to live and one day retire comfortably. So he wants to locate where he believes his business will thrive and grow, and he wants to locate where the competition and competitive environment are favorable.

On main streets, typically, there is ample pedestrian traffic, making downtowns attractive for multiple retail shops, restaurants and bars. A plentiful selection of each draws more shoppers, diners and drinkers — to everyone’s benefit, including the city, which collects sales-tax revenue on every purchase.

And being the great regulator that it is, the market rewards the good actors and punishes the bad. If a bar owner operates shabbily, with its patrons becoming public nuisances, the likelihood of it staying in business diminishes; the value of the property declines; the property owner suffers; and his neighbors will seek sanctions or damages for being harmed.

Ultimately, the bad bar owner will go away or out of business, and the bad property owner likely will find a better tenant or sell.

The market regulates.

which the government decides how many bars operate on Main Street.

When the city limits supply in the face of strong demand, it creates protectionism and a benefit for existing bar owners (corporate welfare?). This limited supply and protection against competition give bar owners more leeway to increase prices.

And ultimately, that punishes the downtown consumer. And it hurts the downtown. If the demand for bars far outstrips the supply, forcing consumers to wait, they will make other choices. They’ll go elsewhere.

Now consider the case of Oaktree Development on Laurel Street in Laurel Park (see page 10A).

When Oaktree purchased the property last year, it was zoned for 12 “attainable” housing units, essentially an attempt to make a developer build “affordable” housing.

Oaktree in turn has sought a zoning change so it can build 17 townhomes on the site — clearly an indicator that that number makes economic sense for an acceptable return on the capital invested and risked. The city was willing to compromise, but it suggested the developer reserve two of the units to be sold as “attainable” or “affordable” housing.

But that triggered regulatory issues.

Oaktree Manager Michael Infante asked: “You have regular units that are at market rates, and two units under market rate. Who decides who gets those? Who’s going to win that lottery, and what’s going to prevent them from buying it on the first day and selling it at market rates?”

Rather than jump into that regulatory quicksand, the City Commission is leaning toward accepting a $250,000 payment (we’ll call it a $250,000 shakedown) from Oaktree into a city-run affordable housing fund.

This is bizarre.

The price of housing in Laurel Park is rising, in large part because of restrictive building codes. Those codes in turn limit supply. This is the case for most of the areas near downtown.

If the city commissioners are really intent on creating an environment that would increase the supply of affordable housing, the answer is pretty simple: Allow more units per acre and higher building heights and reduce the city’s restrictive regulations.

In other words, let free enterprise do what it does best. It works.

Rabbits deserve better It was a mistake for Sarasota County commissioners to delete rabbits from their recent retail pet store ban on the sale of dogs and cats. The usual and original ordinance prohibits the sale of dogs, cats and rabbits.

Rabbits are very sweet and social animals but are very fragile and high maintenance.

I have been a rabbit owner over 20 years now and spent several years as a volunteer with the NYC Rabbit Rescue. There is a new trend for communities to ban the retail store sale of pet dogs, cats and rabbits in favor of adoption from rescue groups.

The exclusion of rabbits in Sarasota County is a direct blow to the species and to all the very hard-working rabbit rescue groups.

Unfortunately, people in Orlando are now trying to mimic the Sarasota ban put in place with dogs and cats only.

The article in your Feb.18 issue regarding the Southgate neighborhood is puzzling. If they have an active homeowners association, why can’t they pay for repairs to their sign?

The HOA should have money put aside for such items. It is strange for them to set up a GoFundMe account begging for money.

Other neighborhoods with active HOAs use their yearly dues to pay for repairs and improvements. Neighborhoods with no HOA don’t expect others to pay for repairs or improvements in their area.

Sarasota County has just passed a law that will make it illegal for pet store owners to sell dogs and cats. This law is a step in helping deter puppy mills and other indiscriminate breeders, while those breeders of quality, purebred animals will not be hurt by this law because these individuals would not normally market their pets to retail outlets in the first place.

However, this law unfortunately does not cover rabbits, which are often sold to impulse buyers who have no idea how to properly care for these loving animals that have specialized medical needs.

They are frequently purchased at Easter and later dumped when the children lose interest and the parents find these lovable lagomorphs are far more work than for which they planned. Also, they are not spayed and neutered when sold, and they commonly breed, with the offspring ending up as snake food. We need to do more!

Rabbits don’t have a fair chance until they can also be only sold directly by breeders to legitimate owners who will give them the love and care they need and deserve. Please support amendment of this new law to include rabbits.

Contract dispute muddies city janitorial duties The city hopes a new contract will provide relief from bathroom woes.

Just a few weeks after finalizing an agreement with a janitorial contractor, the city of Sarasota found itself with a mess on its hands.

The morning of Feb. 24, city staff discovered a series of untidy scenes. That contractor had failed to clean or lock any of the public park bathrooms for which it was responsible overnight, staff discovered.

Todd Kucharski, the city’s public works general manager, described the problem to Sarasota officials in an email that morning.

The janitorial contractor wasn’t responding, and staff was working on a strategy to address the issue themselves.

Given the short notice and extent of the problem, however, Kucharski didn’t sugarcoat the severity of the challenge.

“In simple terms, the restrooms are an unclean disaster, with a few having vandalism,” Kucharski wrote.

On Jan. 12, the city struck a deal with Boro Building & Property Maintenance to conduct some recurring maintenance services. The three-year contract paid nearly $150,000 annually for cleaning up three city office buildings and restrooms at seven park facilities.

Despite the issues last month, staff members believed the city wasn’t necessarily in need of a new cleaning service. David Boswell, the city’s purchasing manager, said the city eventually got in touch with the contractor and discussed what went wrong.

“Right now, we’re working out some contract issues that they seem to have problems with,” Boswell said in an interview with the Sarasota Observer Monday.

Those negotiations had fallen through by Wednesday, though.

Boswell informed the contractor that the city intends to terminate the deal, and Boro responded by voluntarily withdrawing from the agreement.

In the letter, Boro representative Rob Skrzypkowski states the dispute was tied to a misinterpretation of a provision of the contract. The agreement calls for three porters that oversee bath-

rooms “between the hours of 11 a.m. and 6 p.m.” The city says that means full-time porters, but Skrzypkowski states Boro believed part-time workers could fulfill that obligation.

Boro will continue its service through March 31, at which point the city will move on to the runner-up bid for the janitorial service contract. That bid was submitted by At Your Service Cleaning Group, which will command about $23,000 more to assume the same responsibilities.

Throughout various governments, Boswell said, cleaning and mowing contracts generally prove to be the most troublesome. Despite the disagreement with Boro, he was confident there

would be no confusion with the new contractor.

“The second vendor said, ‘We understood it clearly,’” Boswell said. “‘This is what you wanted, and this is what we’re going to do.’”

Kucharski said if problems arise in the future, staff will work to address voids wherever necessary — although as Boswell pointed out, there’s a limit to what they’re capable of doing.

“They’re going to do what they need to do in the interim to make sure the bathrooms are clean as much as possible,” Boswell said.

“They’re limited on staff, too — if we had the staff to do it, we wouldn’t have to hire a contractor.”

If a new 17-unit townhome project moves ahead in Laurel Park, the developer will pay $250,000 into the city’s affordable housing fund.

Although that money would aid the ongoing quest for affordable housing in Sarasota, a cash payout wasn’t the city’s first goal. As officials press harder to create a more diverse housing stock, procedural questions remain about how private affordable units can be created and managed.

When Oaktree Development agreed to purchase the land at 1938 Laurel St. last year, the site was only approved for 12 “attainable” residential units. As Oaktree sought to relax the regulations, the City Commission pushed for a compromise. City leaders had endorsed a scatter-site affordable housing policy, in which affordable units are dispersed throughout larger projects citywide. Perhaps just two townhomes could be sold at affordable rates, they said.

Last May, as Oaktree also worked on obtaining a comprehensive plan amendment to remove the site-specific requirements, commissioners keyed in on a potential snag. City regulations mandate that attainable housing units should be “functionally equivalent” to market-rate units.

Depending on the interpretation of that phrase, the regulation could be a burden on developers, officials said.

Continued dialogue with the city revealed a greater degree of

uncertainty about the creation of attainable units, according to Oaktree manager Michael Infanti. He said the city would prefer to see the developer build affordable housing, an option Oaktree was willing to consider until more questions on implementation arose.

“Who’s going to oversee that; how’s it going to work?” Infanti said. “You have regular units that are at market rates and two units under market rate. Who decides who gets those? Who’s going to win that lottery, and what’s going to prevent them from buying it on the first day and selling it at market rates?”

The city has acknowledged those issues. In January, the commission voted unanimously to approve the monetary contribution to the affordable housing fund, which currently holds $49,000. At that time, City Commissioner Susan Chapman expressed an interest in working to make sure future projects could move forward with attainable units built into the development.

“There’s no mechanism in place to maintain permanent affordability,” Chapman said. “Without some kind of mechanism, those units we might require would be flipped.”

Based on his conversations with officials, Infanti said he believes there’s a broader desire to create that mechanism. As it stands, though, the best option for the Laurel Park development is to offer money toward a future affordable housing effort.

“I think the City Commission would like to further explore how

do make this possible,” Infanti said. “But there’s nothing in the code — there’s no way to do it right now without making it more uniform.”

NEIGHBORHOOD FEEDBACK

Affordable housing may have complicated this residential project, but the nearby neighborhood association has praised the proposed development.

Oaktree Development held its second and final community workshop with the Laurel Park Neighborhood Association Wednesday, required because the project falls within the boundaries of the Laurel Park Overlay District.

“We like residential on our borders,” said Laurel Park Neighborhood Association President Jude Levy.

Infanti said the relationship has been mutually beneficial.

“They’ve been really great to work with — not just in hearing what we have to say, but giving their thoughts and opinions as to what they think their community should look like,” Infanti said.

The project, now known as the Enclave at Laurel Park, still needs to gain a series of approvals from the city before construction can begin. Barring any setbacks, Infanti said Oaktree hopes to break ground in the first quarter of 2017.

ONE MAN’S TRASH Noon — 2200 block of North Washington Boulevard Theft: A man reported that someone stole his motorcycle motor. The man was cleaning his storage unit and relocated a stripped-down motorcycle so he could move around other items.

Palmer Ranch residents will have one less event on their calendars this season.

Springfest, which brought together local vendors and community organizations to benefit various children’s groups throughout the county, will not return.

Organizers decided last year that the 2015 Springfest — the ninth year for the annual event — would be the final one.

“Last year was our last year because all of the property was being sold,” said Justin Powell, Palmer Holdings Office vice president.

The 10-acre property that served as the event venue on Sawyer Loop Road and Clark Road sold last April to Sunset Automotive Group. The property will be developed into an auto body shop

and auction house for the auto company.

One traditional highlight of the event was the Sarasota County Sheriff’s Office helicopter, which would land at Springfest to the delight of young attendees, who were able to explore it.

Springfest also included a 5K race for residents. After last year’s race, participants were notified via email that the race and event would not take place in 2016.

Currently, no events are planned to fill the void of Springfest — one reason being that there isn’t a location to accommodate an event of that size.

Powell suggests that Culverhouse Park could be a future option.

“It was a good time to see your neighbors and get together,” Powell said. “This (event) was really heavily focused on families. You never know, but right now, there’s nothing in the works.”

Sister acts to honor legacy through Team Ava effort

We may have opened our Sarasota doors in 2009— but we are anything but new to Trusts and Investments.

“We would take her and sit her on the floor, and the puppies would come over to sit in her lap,” Kabinoff said. “She loved the idea of training a dog to help a disabled person. It was something she thought was really wonderful.”

Ava wanted to give back and sought to have her golden retriever, Leo, a gift from Kabinoff, certified as a therapy dog to bring to schools and nursing homes.

However, when the appointment for the training session came up, Ava was too ill to attend.

Kabinoff went in her place and became a therapy team with Leo. “When we would go to a school or nursing home, we would take Ava with us so she could watch us working as a therapy team,” Kabinoff said.

Since Team Ava formed, four puppies have been named Ava in memory of Kabinoff’s sister.

Two of the four puppies have already graduated from the guide dog program, while the other two are still in training.

This year, the group seeks to raise $7,500 — the $5,000 needed sponsor a new puppy, plus extra funds to give back to Southeastern Guide Dogs. At press time, it had raised $4,700.

“Every year, instead of having the sorrow associated with her dying, we have something that’s happy, fun and does good for someone else,” Kabinoff said.

Sisters Ava Hodous and Deb Kabinoff could not have been more different.

As the middle of three sisters, Kabinoff describes herself as serious, well-organized and an overachiever. It was her younger sister, Ava, who reminded her to loosen up.

“She was the ying to my yang,” Kabinoff said.

Ava died in January 2012 at age 56, leaving behind her husband, Cary, and two sons, Daniel and Ben. Kabinoff and her family were overcome with grief but knew that they didn’t want her memory to be a sad one. Instead of flowers, the family asked for donations to Southeastern Guide Dogs. They raised so much that the organization asked if they would like to sponsor a puppy.

It was the beginning of Team Ava, which raises money every year through the Southeastern Guide Dogs Walkathon.

Southeastern Guide Dogs had special meaning for Ava. She was 54 when she became ill with an autoimmune disease that caused her body to deteriorate over four years.

The disease severely limited Ava’s mobility. To encourage her, family members would take her to Southeastern Guide Dogs in Palmetto for puppy-hugging sessions, during which guests and volunteers help socialize puppies in training.

ven after watching Coral Springs go on a 7-0 run to take a 10-point lead late in the third quarter of Saturday’s Class 8A finals, the Riverview Rams didn’t waver.

The Riverview boys basketball team had overcome deficits that most teams would deem insurmountable. Leads slipped away only for the team to go on impressive runs in the final minutes.

They had faith in each other, buying into a process that led them to a 29-3 record. Why would the state championship be any different?

For a moment, it seemed as if it wouldn’t. Fans that made the hour-and-a-half trip from Sarasota to Lakeland kept cheering.

In the fourth quarter, it became clear why Riverview had been the top-ranked team in Class 8A since December. The Rams cut the double-digit lead to 57-55 with 11 seconds to play.

Riverview’s determination and confidence couldn’t push them any closer. The Colts’ Myron Dewar made four free throws in the closing seconds to end the best season in Riverview history.

Before then, the players never envisioned having to watch their opponent accept the state championship trophy. But as the clock wound down and the Rams watched Coral Springs celebrate its 61-57 victory, reality slowly began to sink in.

Exuberance quickly turned to frustration and disappointment.

“It’s kind of going in slow motion a little bit,” said senior D.J. Bryant. “I love my teammates.”

As the game ended, hundreds of Rams fans began chanting Bryant’s name, followed by fellow seniors Dom Caldwell, D’Myron Wright, Micah Fenn and eventually coach B.J. Ivey.

Now, with time to reflect since their defeat, the Rams have begun to reflect on all they accomplished this season.

“It’s been a crazy ride,” said junior Brion Whitley, who finished with a team-high 25 points.

“It was a phenomenal season and we did great things. We just fell a little short.”

The Rams reached the Final Four for the first time since 1993, earning district and regional championships en route to the only state championship appearance in school history.

More importantly, the Rams united a school and a community, changing the culture of Riverview basketball. Riverview faithful came out week after week to show their support for the Rams.

White-outs (and maroon-outs) became the norm, as the Riverview student section got behind the Rams early on this season.

“The support we’ve gotten has been incredible,” Whitley said. “They knew we had a special team. It’s a special thing. It’s a crazy accomplishment to get here.”

Ivey said the season served as an

invaluable bonding experience, creating a strong connection between the members of the team — and between the team and the rest of the student body.

The foundation of those relationships were formed in June, when the Rams attended a camp at Eckerd College. Sensing the potential for a special season, they began spending as much time as possible together — at practice, in the weight room, at the beach and during weekly team building activities.

“Yeah, we wanted to win a state championship — but what happened to our community, what happened to our school, our guys are going to remember that forever,” Ivey said. “The relationships that we’ve built with one another are going to far outlast hardware.”

Even without a championship trophy, the season was a memorable ride — one the departing Rams will cherish, and one the returning players will fight to experience again in the near future.

“It’s a blessing,” Bryant said.

“Obviously you want to win the game, but I have faith in this school and this program that they’ll go on to do great things in the future.

“From the people who played every minute, to the people on the bench, to our team manager, everybody made a difference.”

Best friends to take the volleyball court together again year.

The two Sarasota Christian seniors and volleyball teammates plan to spend the next four years together on the court at PascoHernando State College after signing letters of intent Feb. 24 to play for the Conquistadors.

“I love the fact that I get to continue playing the sport I love,” Miller said. “Playing with my best friend is a huge plus, too.”

Both girls are still undecided on their majors but are looking forward to beginning the next chapter of their lives, while still being close to home and expanding their volleyball skills at the next level.

“I have heard from many that coach (Kim) Whitney is a good coach and really knows what she’s doing, so I’m excited to have the opportunity to join her team,” Jensen said.

Together, Miller and Jensen helped lead Sarasota Christian to its third Class 2A-District 9 championship and a berth in the regional semifinals. The teammates are now in the middle of softball season while also playing club volleyball for Jellys 18s Elite. nnn

junior infielder, who was just 12 at the time, welcomed the start of the spring season with 14 solo shots to win the Sarasota County Home Run Derby in what turned out to be a slugfest.

Cameron went on to make the Sarasota Little League All-Star team and earn the Temmons Scholarship.

Following in Cameron’s footsteps, Pip made Sarasota Little League’s 9-and 10-year-old All-Star team and has continued to make the All-Star team every year since.

This past Saturday, Sarasota Little League welcomed the

start of another season with its opening day celebration. Nearly 500 children gathered together at the fields at Twin Lakes Park for a flag presentation, quadruple-header of games and other entertainment.

As in years past, spectators lined the fence to catch the ever popular Home Run Derby. Competing in the derby for the first time, Pip, now 12, hit five home runs to win the trophy — five years after his brother had given the Smalleys their first Home Run Derby crown. nnn

Looking to take its youth rowing program to the next level, the Sarasota Scullers has added a pair of international coaches to its staff.

Julio Sanchez, of Argentina, will work with the Scullers varsity men’s rowing program, while Laura Corbett-Brown, of Canada, will be responsible for the organization’s growing middle school program.

Sanchez has worked with elite level junior athletes internationally in Spain, the U.S. and Colombia since 2008.

Most recently, he coached the Colombian Youth Women’s pair at the World Youth Rowing Championship last summer in Rio de Janiero. He also will continue to coach the Colombia National Team.

Corbett-Brown enjoyed a distinguished junior career in

Canada before going on to row for the University of Texas at Austin.

She has won several rowing titles, including the 2001 Royal Canadian Henley Regatta in the U23 Women’s 8+, the 2002 Henley Women’s Regatta in the Club Women’s 8+ and most recently, the 2015 USRowing Masters Nationals in the Women’s A1x and Mixed A2x.

Both Sanchez and CorbettBrown are looking forward to bringing their talents to the Scullers and building a new generation of medalists.

History comes to life

SIESTA KEY CRAFT FESTIVAL

at Ashton Elementary

T

he odds of seeing George Lucas, Bill Gates and Pope Francis standing side by side are slim. But that’s what happened when students at Ashton Elementary School brought historical and pop culture figures to life Feb. 25, for the Morning at the Museum project.

First- and second-grade students had been preparing for the project since January by selecting and researching a subject from history or pop culture.

Their chosen subjects ranged from artists and famous actresses to authors, filmmakers and aristocracy.

Parents and students spent the morning walking around the cafeteria admiring the students in costume, who, when approached, launched into a prepared speech detailing the life of their subject.

The unit’s objective is to introduce students to nonfiction literature and improve their research skills.

“My favorite part of it is listening to the speeches and introducing students to non-fiction,” first-grade teacher Whitney Tucker said. “By doing this, it makes it real for them.”

he Greater Sarasota Chamber of Commerce welcomed back its favorite snowbirds, the Baltimore Orioles, before the start of spring training.

Players, coaches, city officials and community leaders mingled Thursday night at The Francis to kick off the season together.

ardening enthusiasts found new plants that will bloom in their home gardens at the Marie Selby Botanical Gardens Garden to Plate: Plant and Garden Festival Feb. 27.

The two-day festival brought gardening experts and vendors to the Great Lawn.

Nan Basu took the opportunity to pick out several herbs to add to her edible garden at home.

“I make my own pesto with the basil and I use a lot of mint in my salads,” Basu said. “I’ll use the rosemary with lamb.”

Annarita Scott purchased a milkweed plant, hoping to attract butterflies to her garden.

“This is like my starter kit for a butterfly garden,” Scott said. “There seems to be many around my neighbor’s (house), but now they’ll have a reason to come to my house.”

ODA welcomes ‘grandfriends’ for day on campus

T

he Out-of-Door Academy Lower School welcomed grandparents and family friends to the campus Feb. 19.

Head of School David Mahler was at the Lower School to welcome guests to the campus.

“I’m not sure who is more excited — the grandparents or the students,” Mahler said. “The relationship between a grandparent and a child is a special relationship. This is a tradition at Out-of-Door Academy for several generations.”

Students began the day with a musical performance featuring themes of food and nutrition in keeping with the campuswide “Recipe for Success” theme. Students have been learning about healthy eating habits throughout the school year.

The theme continued throughout Grandfriends Day with activities that included planting an herb to take home and measuring out ingredients in a jar for their own sea-shell soup.

Each guest received a cookbook to take home featuring recipes contributed by ODA families.

Southeastern Guide Dogs unveils Superheroes on Parade

S

outheastern Guide Dogs hosted a launch party for its Superheroes on Parade campaign Monday evening at the Sarasota Studio Dimmitt Automotive Group showroom.

Sponsors and board members met some of the artists who are hand-painting 50 sculptures of guide dogs wearing capes that will soon line the streets of Sarasota.

The campaign aims to raise awareness about the important role guide dogs have in bringing independence to the lives of Southeastern Guide Dog program graduates.

Each sculptures weighs 80 pounds and stands 42 inches tall, but the similarities end there. Artists are encouraged to be creative with their designs, using their sponsors as inspiration.

A website with a map showing where to find each statue will launch May 2 and feature a contest.

Members of the public will be invited to vote for their favorite sculpture and to share photos on Instagram using #SuperheroesOnTheStreet. The contest will run through Sept. 18; winners will be announced at the Sept. 24 gala.
