THE FINAL The Colony Association announced that the pool of developer finalists has been narrowed down to four companies’ proposals.

It’s “final four” time at the Colony Beach & Tennis Resort, and the grand prize is the opportunity to redevelop the historic resort. Jay Yablon, president of the board of directors of the Colony Beach and Tennis Resort Association, announced Saturday that four proposals remain: those presented by Colony unit owner Andy Adams and his company, AdamsMark LLC; Arendee Colony, represented by Randy Langley and David Siegal; Club Holdings/Quintess, a private club network of luxury accommodations; and the Naples-based Coral Hospitality, a full-service hospitality management-andinvestment company. Plans presented by the Longboat Key-based MW Development & Investment Advisory, represented by Manfred Welfonder, and West Paces Hotel Group, a luxury hotel management company founded by Horst Schultze, were eliminated. Yablon said that the four finalists presented plans that board members believed could generate the 75% approval of unit owners needed to move forward with plans. “They had proposals which we believed would gain the highest level of interest with our owners and allow us to reach the 75% threshold,” he said. “In general terms, it had to appeal to those who are willing or able to put their own money into redevelopment; it had to appeal to owners who aren’t willing or able to put their money into redevelopment; and it had to appeal to those who sit in between the spectrums.”

THE POTENTIAL Developers The Colony Beach and Tennis Association is in the process of meeting with representatives of the following four companies.  AdamsMark LLC — The Key Biscayne-based company lists W. Andrew Adams, of Key Biscayne, as its president and William Andrew Adams Jr., of Murfreesboro, Tenn., as its vice president. Adams Jr. declined to comment about the company.  Arendee Colony — The Longboat Key-based company is registered to developer/ entrepreneur Randy Langley, who also owns Cedars Tennis Resort and Barrier Cedars Tennis Resort, on Longboat Key Island Realty Group on Longboat Key, and attorney/developer David Siegal. Langley and Siegal are also the partners behind Colony Lender LLC, which owns a $10 million bank note owned by the Colony and Dr. Murray “Murf” Klauber, along with a 15% interest in the Colony’s recreational/resort property.  Club Holdings/ Quintess — The Broomfield, Co.,based company’s chief executive officer is Pete Estler. The company consists primarily Villas Del Mar at the Palmilla Resort, in of The Quintess Collection, a private Los Cabos, Mexico club network and a luxury travel club. The company also includes DUO by Quintess, a high-end vacation club and The Tour Club, a partnership operated with the PGA.  Coral Hospitality — The Naplesbased company’s website states that it is a “full service hospitality management and investment company speSandpearl Resort, in Clearwater Beach cializing in hotels, clubs and communities.” John Ayres Jr. is the company’s founding partner, and Lee Weeks is its CEO. John Abell, senior vice president, pointed to the Sandpearl Resort, in Clearwater Beach, for which Coral Hospitality served as the hospitality developer, as a recent project example.

Callans closes, landlord seeks damages A Sarasota judge signed an injunction banning Beth Callans and the company’s agents from removing property from its office suites. Beth Callans Management closed its doors last week, and now its landlord is seeking damages claiming the property-management company owes a total $93,558.72 in rent for the past four months. On Tuesday afternoon, a sheet posted on the door of Beth Callans Management’s headquarters stated: “The offices of Beth Callans Management are closed.” The Longboat Observer called the number listed on the company’s website, bethcallansmgmt.com, and was told by a woman who answered that it had dialed the wrong number. When asked, the woman confirmed that the call had been forwarded to an answering service and said that the number was the former phone number of Callans’ office. The company’s closing marked a dramatic turnaround for the firm, which Callans founded with a single employee in 1998. By 2009, the firm had nearly 200 employees and revenues that topped $8.4 million. But former employees said internal issues began to surface over the past year or two. Seven weeks ago, the company was late with payroll checks. The company was late with checks a second time, and last week, was unable to make payroll. Around the same time, many of the nearly 80 properties that the company managed — approximately half of which are located on Longboat Key — began terminating their contracts with the company. According to one Longboat Key condominium manager who worked for Callans and spoke to the Longboat Observer on the condition of anonymity, some office staff members eventually received checks for the most recent pay period.
