Delray Beach Charmer Introduces Modern Spatial Elegance
M
any stunning elements characterize this transitional architectural masterpiece with a style that’s as unique as it is innovative. Nestled in Delray Beach, touted online as one of the most fun small town in the USA, it is a must-visit city and home to this four-bedroom, five-bath, 3,997-square-foot home was built in 2017 and showcases a private gate, two garages, high-ceiling interiors with walls of glass, and 12-foot retractable floor-to-ceiling glass doors. The state-of-the-art epicurean kitchen is equipped with high-gloss Italian cabinetry, marble countertops, and Thermador Appliances. Additional amenities include a whole-house generator, fully equipped outdoor kitchen with marble countertops, sparkling saltwater lap pool, and a separate glass surround guest/cabana house complete with kitchenette and bath.
One-Of-A-Kind Wonder
A single-story, block-style home features unparalleled panoramic views of the outdoors with colorful foliage that perfectly accents this architectural beauty. Its sprawling uniqueness adds to its appeal. The home is described as ‘industrial modern’ and shaped like a large horseshoe, with two garages on either side and glass windows all the way around. The property itself is fenced in, with doors that automatically open to the entry of the home to welcome guests and family alike. An abundance of greenery surrounds the residence and gives it a tropical feel.
Clive Daniel Home (CDH) interior designer Inaam Johnson, based out of the Boca Raton showroom, met with the owners while they were still living in their high-rise Fort Lauderdale beach condo. “They didn’t take me to this house until after they purchased it, toward the end of 2020,” Johnson explains. “It took about a year-and-a-half to finish the project, and was really a concept between the couple and myself. They were very specific as far as color—shades of blue and turquoise, and avocado green—and wanted to match their own artwork to the furnishings.” The designer calls this home ‘transitional with a coastal feel’ (and with ‘a coastal chic look’) and points out that it was very challenging to pull all of the colors together. In particular, “there were so many light fixtures and chandeliers [that the clients brought with them] that I needed to find a way for these elements to blend with both each other and the overall design, not fight with each other.” Johnson’s favorite room is the piano room, with its Steinway grand piano, butterfly artwork, and combination of colors that work so well together. Her overall goal? “To make sure that my clients were happy.”

Notes Of Lovelyness
As you walk into the home, the piano room sits to your right while to the left is the dining room. Here, a dazzling ceiling lighting fixture, brought by the owners, is shaped like a symmetrical star snowflake designed in silver with bulbs inside and pieces of crystal extending out. It serves as a captivating focal point while the grand Steinway piano speaks of refinement and luxury. “The owner loves playing the piano,” Johnson expresses. Bringing in hues of blue, avocado green, and silver through the accessories, the room emanates a lively vibe that the decorative butterfly artwork, also brought by the owners, enhances. The striking sofas are by Thayer Coggin and the glass etagere cabinet is by Century Furniture. Light wood flooring has been installed throughout the home and the area rug in shades of avocado green and turquoise blue, as well as all of the carpeting in the residence, was brought by the owners. A large picture window reveals tropical palms indicati ve of South Florida vegetation.
The Panoramic Picture Chairs and artwork carry the blue and green palette into the family room, where a linear, white-sand sectional sofa blends crisply with the other components of this open, vibrant room. The lamp and the table beneath it are Clive Daniel Home showroom originals and the colorful chairs were reupholstered by CDH. Century Furniture designed the end table and console. The futuristic fan again demonstrates the upscale, contemporary taste of the owners. While the door to the right leads to the powder room and storage linen closet, the door to the left leads to the master suite.

Blue With Envy
Predominantly displayed aqua and turquoise furnishings and artwork distinguish the dining area and give it an inviting feel. The eye-catching lighting fixture, again provided by the owners, is an exceptional inclusion. Between the two large paintings is a lovely mirror, framed in brushed silver metal, which provides a centerpiece to the paintings that flank it.

Glass With Impact
Another view of the family room unveils a modern, circular glass table and chairs, and accessories in the flowing blue and green hues, brought in by the clients. Atop the table is a thriving plant, again emphasizing the concept of bringing the outside in. Glass walls reveal and lead to the outdoor seating arrangement. The pool house, just outside, is all glass and opens up completely. Clean lines and a lavish look come to mind when walking into this room.
A Chef ’s Cornerstone
Modern, Thermador stainless steel appliances make preparing delicious meals a breeze. White is prevalent throughout and brightens up the epicurean kitchen, designed with high-gloss Italian cabinetry and marble countertops. Only the addition of accessories, all by CDH, on the shelves and on the island top was needed in this room. Elegant drop lighting creates a serene mood while cooking up tasty culinary delights.

Slumber Ready
The eye is drawn to a lovely king-size bed, designed with a regal headboard in a beige hue and showcasing a dramatic painting above in shades of blue. All of the furnishings are by Adrianna Hoyos, including the nightstands and desk, and the ottoman at the foot of the bed. The bedding, adorned by vibrant blue throw pillows, and table lamps, were introduced by CDH. Windows on either side of the bed and expansive, sliding glass doors which highlight the outside view and overlook the side patio that leads to the pool house, impart tranquility. The versatile desk and unusually shaped elongated chair, constructed in the same shade as the furnishings and ottoman, offer a comfy place for reflection. A simple, yet striking fan exhibits originality.
Splash Of Refinement
Distinctive, futuristic cone and sphere lighting, and an inviting tub, distinguish this bath from the ordinary and gave the clients yet another reason to fall in love with the home. Views of the outdoors are again front and center and add a natural ingredient to the master bath. The light wood flooring complements the white tub and vanity, while the contemporary hardware brings an updated look to a traditional-styled bathtub.

Airy Sectional Seating
Enhancing the ambience of its surroundings is the function of this outdoor seating area. Johnson took special care to mix and match artwork, like the collage above the desk, with accessories, including the dark built-in shelves holding accouterments in the residence’s color scheme. This space was originally a hallway that the designer turned into an office. The desk and side console were custom-built and feature marble tops. This interestingly appointed office again brings the outside in with corner sliding glass doors and a tall, exotic planter in natural shades.

Love at first sight isn’t just a romantic myth. Just ask Laurie Walter. Surfing the web one evening, a condo for sale in Naples’ prestigious Pelican Bay caught her eye and she made a beeline to the open house being held the next day. “Though there were three couples at the event, all considering buying the place, the minute I walked in, I found the Realtor and told her, “I’ll take it.” An offer above asking price sealed the deal and Walter had bought herself a condo. “The original owners were nonagenarians (90 years old) and had been snowbirds since the 90’s,” Walter relates. “They were headed back to Wisconsin and I was headed right for the phone to set up my Contractor Brian Raymond of Naples Kitchen and Bath. My son got dragooned into helping pull-down drywall and window treatments. I challenged everyone with a four-month completion deadline, a tight window during the best of times, but during Covid, it smacked of the impossible. But we made the deadline and I moved in the day after Hurricane Ian.”
The Kitchen Before: The backlit ceiling with its large cove and the slatted cabinets were all the rage when the condo was first built in the 1990’s. The kitchen counters and backsplash of dark speckled stone, along with the column that separated the space from the dining room, had the effect of making the kitchen seem smaller. The floral wall tile and the beige floor tiles struck a discordant note.

The Kitchen After: A kitchen island was at the top of Walter’s wish list for her new kitchen. By removing the U-shaped countertop and getting rid of the column between the rooms, she increased the flow and area of the space. A microwave built into the island helps keep the new Calacatta Gold marble countertop clear. The streamlined room, with Rustic Cerused Oak cabinets by Naples Kitchen and Bath, aided by the rearrangement of the appliances, helps draw the eye the whole length of the kitchen where it joins the dining room.

Walter, an award-winning designer and CEO of Cardamon Design, wasn’t working her magic for one of her clients, but as a home for herself. “We almost had to take the condo down to the studs to get rid of its dated components, but, once I ascertained we would meet code, we took down walls, ceilings, flooring, and even some sliding glass doors,” she recalls. “Out went the cozy and in came the
sophisticated,” she says. “Choosing a subtle tone-on-tone palette and getting rid of fussiness suits my soul, particularly the part of me that is Asian. Simplicity is what creates such a serene atmosphere in my new home and I just love it. My days are filled with client meetings, drop-ins at construction sites, and visiting merchandising vendors with almost every waking moment with a cell phone glued to my ear. But when I walk into my new condo, I can literally feel my shoulders relax and the tension just drifts away. It is a wonderful feeling and to me, it is the meaning of the word ‘home.’”
The Living Room Before: A mirrored wall, rattan etagere, plant stands, reproduction Chinese lamps, oversized pottery vases, and yet more mismatched floral throw pillows create an overstuffed feeling in the original living room.
The Living Room After: The living room also houses one of Walter’s favorite places in her home, the built-in wine and champagne bar. Under the counter of Calacatta Gold marble, is a wine refrigerator to keep the bubbly chilled, disguised by Cashmere high gloss cabinets by Naples Kitchen and Bath. Inset into the alcove above it are underlit floating shelves for glassware. Beneath the television, the wood of the John-Richard entertainment console has a gesso finish, bringing texture to the piece. Also adding interest, Chauncey poses for the camera in a dark gray natural grass bucket chair with a cozy throw inviting visitors to cuddle up on chilly nights. To bring a bit of drama, Walter transformed the single door into a double door entrance to the owner’s suite. Adding to the theatrical element is a painting of a ballerina’s bodice and tutu in intriguing black and gold, harkening back to Walter’s days as a ballerina.

The Living Room After: It was a toss-up what to get rid of first for Walter: the valance or the carpet, so she tore out both immediately. Next, she got rid of the blinding wall of sliders, adding a bump out art wall (creating a chat room beyond the dining room.) The leather sectional by Natuzzi set around a Vanguard coffee table further helps delineate the room, as does the accent table in Shagreen (faux stingray) set on the edge of the custom chevron patterned wool area rug from Hadinger Flooring. Linen shades to filter the light are by Window Wear Design. The wall art, featuring abstract oysters, is from HOME and Salvage. The giant tusk accessory is Walter’s own, traveling with her from home to home. It is the room’s only nod to African wildlife (the previous owner’s stuffed lion is enjoying retirement in Wisconsin.)

The Dining Room: The dining room is a tribute to minimalism from Walter, who hates clutter. The bar height table with its iron base has a roughly cut wood slab top. The chairs, which Walter found by accident on a weekend shopping trip, have crème brûlée-hued performance linen seats and sport a design known in Asia for centuries. Overhead the Arhaus chandelier has iron

arms and clear Edison bulbs, which reflect soft light onto the accent wall, painted in Sherwin Williams “Accessible Beige.” “Snow,” the large abstract painting is by Walter’s “dear friend” local artist, Anna Rac. By moving the wall between the kitchen and the dining room back three feet, Walter allowed room for a counter with wooden stools by Woodbridge.

The Chat Room Before: This old-fashioned sunroom was used like a four-season porch would be up North. Wicker furniture with mismatched floral cushions, butter yellow walls, a faux wood fan, and even a door mat on top of the indoor/ outdoor carpet crowded the space.
The Chat Room After: Walter created an inviting chat room where guests could gather to share drinks and conversation in an atmosphere of serenity underscored by the room’s sophisticated and muted palette. Gone is the ceiling fan and, in its place, is a mid-century modern paper fixture from Design Within Reach. Its soft illumination shines down upon a petrified wood table with metal legs. A quartet of swivel lounge rockers are clad in Boucle fabric, renowned for its fabulous texture. The seating group is set upon a cowhide rug. Two pops of color are provided by the fused glass cylinder on a Phillips Collection pedestal (“I love how the lights pours through it,” says Walter) and a mixed media piece evocative of Naples’s waterside location, painted by Walter herself. On the patio are an Azurro Living all-weather rope chair, an iron drum table by Four Hands, and Chauncey, the resident French bulldog, who photobombed the photo shoot.

The Owner’s Suite Before: A rattan headboards and lattice nightstands once were de rigueur furnishing trends for a vacation home near a beach. That reasoning also explains the overuse of shades of blue, (in the bedding and armchair with aproned hassock) found in the decoration of the previous owner’s suite. To add interest, without venturing outside of the color scheme, the windows have louvered shutters and the entire window has been given a blue and white band of patterned wallpaper. Atop the driftwood dresser (a wood finish that is itself a relic from another era,) is the only spot of color in the room—a yellow and blue Chinese lantern jar.

The Bathroom Before: The owner’s suite bathroom is another time capsule from the old days. A single sink is set into the Formica counter which butts right up against the jetted tub on one end and right in front of the toilet on the other. The glaring light of the Hollywood strip bulbs is reflected in the mirrored wall, as is the same garish wallpaper which borders the window in the adjacent bedroom. Another vanity and sink intrude into the dressing room/closet and are reflected in the mirror.
The mirrors were custom made by Aldecor Custom Framing & Gallery. The Bathroom After: Walter took out the tub, but taking advantage of where water entered and exited the room, created an expansive shower instead. The back wall hosts 36 x 20 wide textured tile, reminiscent of concrete, from Florida Design Works. The side walls are covered in Crystal Rustico porcelain tiles. Plumbing fixtures are from Kohler’s Purist Collection. A louvered window was left to flood the shower with light and the entire enclosure is fronted by glass barn doors. Two Kohler sinks, set into the countertop of Pompeii Volaza quartz, face each other in the reconfigured room. Chrome and glass sconces, Art Deco in style, are from Wilson Lighting. Riverside chrome pulls from Top Knob adorn the Rustic Cerused Oak cabinetry and the mirrors were custom made by Aldecor Custom Framing & Gallery.
The Owner’s Suite After: A white mink faux fur throw announces, without words, the subtle glamor of the owner’s suite. It is draped casually on the Century Furniture bed from the Curate Collection which has a woven headboard and an all-wood frame. Matching nightstands from Universal Furniture hold Lucite and white wood lamps from FlowDécor. The room is also softly lit from above by a stainless steel and trumpet bulb chandelier scaled down to suit the slightly low (8 feet) ceiling. The custom pillows by Window Wear Design sit atop the all-linen bedding. A woven chair and a curated petrified wood table, and an oversized lantern front the window, the architectural asymmetry of which is offset by stacked linen draw draperies, thus creating a positive out of a negative. Underfoot, as throughout the home, is COREtec Hayes Oak, a wide plank luxury vinyl flooring product. This owner’s suite won “Best Master Suite” at the recent Sand Dollar Awards.

Coastal Living A Totally Remodeled, Riverfront Home
T
here is something special about waterfront property. The calming atmosphere, the connection to nature, the beauty. People have always been drawn to waterfront homes, even historically. At first, it was practical, offering trade, protection, and easy access to the water needed for everyday life. But as we advanced and life got easier, our love for these special locations never left. As a local waterfront home and property expert, Loretta Burn knows how much people love to find homes in these special places. She works with buyers and sellers in the New Smyrna Beach area, connecting them with the right homes and land based on their list of waterfront must-haves.
Reviving the Essence The home’s original exterior is now a better representation of the amazing location thanks to a total overhaul. New paint not only gives it a fresh appeal as it covers the original dark red color of the home, but its easy-to-clean technology means the exterior will look new for years to come. All new landscaping has been chosen for easy maintenance as well and for its ability to thrive in the local climate with ease. “The landscape company is even training the plants to be able to withstand the decrease in water we get during the winter, so they really will be almost maintenance-free once that process is over,” explains Burn. The stone surfaces on the steps were refreshed, and the driveway pavers leveled and cleaned, giving the home a much-needed makeover.

Elegant Entrance The entry to the home has been given a total makeover thanks to the new, floating walnut staircase the owner had installed. “Originally the home had a small, tight-feeling spiral staircase that led to the upstairs living areas,” says Burn. Now, the impressive stairway offers a beautiful design feature that adds to the custom touches the homeowner selected during the remodel. Adding to the room, dramatic, large-format faux marble tiles create a beautiful feature wall visible from both the great room and the entryway.
One special property she represents is this completely remodeled, 5-bedroom, 6-bath New Smyrna Beach home. Overlooking the panoramic riverfront, the gated home boasts an impressive 100-feet of intracoastal waterway frontage. “The setting is so peaceful,” says Burn. “I love beachfront homes, of course, but there is something special about riverfront homes. The natural beauty and connection to wildlife and nature here are my favorite.” The beautiful location of this 7,400 square-foot home makes the complete remodel even more stunning. As Burn explains, “the whole home has been redone, outside and in. The owner originally saw herself living here full time, but realized the home was too large for her current needs and tastes. She made the decision to sell, but also stayed close by since she loves the area so much. Since this was going to be her primary

residence, the remodel was done with a homeowner in mind - not a flip. Everything is beautifully finished for an actual homeowner, which makes a huge difference in the materials and finishes selected.” In this home, it’s about what you don’t see as much as what you do see. The “behind the scenes” of the home has also been redone, including the AC and the addition of a central vac system. The central speaker system was upgraded along with all the wireless accessories, an alarm system with cameras was installed, and the generator that runs the whole house has been upgraded and installed. “That’s really just a very short list of the things done to this home,” says Burn. “For a complete list, people need to reach out to me because the work she did was extensive and impressive.
Entertaining Well
The “behind the scenes” of the home has also been redone, including the AC and the addition of a central vac system.
Adjacent to the great room, and just on the other side of the focal wall, is a TV room. Offering separation between the two spaces, this area is perfect for large gatherings as children can use it for movie night or as a play space while adults sit just on the other side of the wall to chat. Burn explains, “It’s great for entertaining, especially around the holidays. During Thanksgiving, for example, the larger group can be in the great room while the game or the parade is playing just a few feet away.” The room also opens onto the pool deck beyond.
Coastal Conversation The great room, which is located just off the kitchen for easy entertaining, features comfortable seating arranged around a large fireplace. “There are no TVs in this room - this is supposed to be a place where people gather for conversation without distractions,” says Burn. Coastal-inspired art gives the room its color scheme of warm tones accented with pops of blue.

Chef’s Kiss The kitchen went from a small space that didn’t fit with the overall size of the home to one that now feels in keeping with the rest of the interior. The completely remodeled kitchen now features all new appliances with double ovens for easy cooking and entertaining. The expanded kitchen was expanded to feature a second prep area with wine storage and floating shelves. Ample cabinet space is topped with quartz counters. The large island features a double, waterfall-edge design, and the whole room is accented by the eye-catching backsplash with a unique overlay design.

On a small plate, combine the granulated sugar, ground cinnamon, and ground nutmeg. Mix them together to create a spiced sugar blend. Take a chilled cocktail glass and moisten the rim with a little eggnog or water. Be sure to wet the entire rim. Dip the moistened rim of the glass into the spiced sugar blend, twisting it slightly to ensure an even coating of the mixture sticks to the rim. This will create a spiced and flavorful rim for your drink. If you prefer your drink chilled, you can add a few ice cubes to the prepared glass at this point.
