The frequency and type of maintenance needed depend largely on environmental factors. For instance, buildings in humid regions require more frequent care than those in dry climates.

1. Ensure Fasteners are Tight and Rust-Free
Over time, fasteners can loosen. If left unchecked, this can lead to water intrusion during rainy seasons, which accelerates corrosion of the building's frame. Regularly inspect and tighten fasteners to prevent these issues.
2. Inspect Accessories
Check doors, shutters, and vents regularly. Lubricate hinges and locks to ensure smooth operation, and keep sliding door tracks clean and lubricated to avoid malfunction.

3. Wash the Building
Annually
Like any other structure, your PEB will accumulate dust and dirt. To maintain its appearance, wash the building at least once a year using a lowpressure power washer and a suitable cleaning solution.
4. Apply a Fresh Coat of Paint
PEBs typically come with a galvanized coat for corrosion resistance. However, areas that experience heavy equipment use may develop dents and scratches. If left unaddressed, corrosion can spread. Regularly repaint these areas to maintain protection. Consult with your PEB manufacturer for suitable coatings and recommended paint.

5. Check Insulation
Proper insulation is crucial for maintaining comfortable indoor temperatures. Damaged insulation can lead to drafts and moisture buildup, which can increase heating and cooling costs and make metal parts susceptible to corrosion. Inspect insulation regularly and address any issues promptly.
