Lead Follow Up Plan Smart list or filters are set up in your Client Relationship Management System so you can easily access the preset filtered lists of leads to work daily.

The smart list we are going to provide you with are based on Ylopo tags.

These lists will update as the leads receive the tags. We recommend working these leads daily.

How smart list appear in Liondesk & Follow Up Boss.

Lead Follow Up: Smart Lists We recommend adding smart lists based on our Ylopo tags. These tags are added based on the following: • HANDRAISER- This tag is applied to leads who complete the form requesting either more information on the lead or request for a viewing on your home search site.

• YPRIORITY- This tag is applied to leads that engage at a high level of activity on your site.

There are many reasons they may be applied so you will want to read the tasks or notes for more information.

• AI_NEEDS_FOLLOW_UP- Raiya has engaged with the lead to the point where it requires you to check on the next course of action.

• AI_ENGAGED- Raiya has begun to engage with the lead.

• AI_NOT_INTERESTED- The lead been opted out of texting.

• WITHIN_90_DAYS- The lead indicated they are looking to move in this time frame.

• I_NEED_TO_SELL_BEFORE_I_CAN_BUY & NEED_TO_SELL_BEFORE_I_CAN_BUY- The lead is a seller and buyer. Time to nurture as both regardless of how they registered.

• HOMEBOT_ENGAGED- When the lead views the Homebot report.

*Adding lists/filters based on tag behavior will vary based on CRM.

Use Automated ISA (Raiya) jump in when necessary as the assistant. Match Raiya's cadence. Call or text at times when the lead shows available.

Follow up with your smart lists. See how Professor Laura Kombrink discusses following up with your Priority leads

Call engaged leads often within the first 10 days or what you deem effective

Define and categorize your lead stages to help triage your database.

Convert these stages as needed.

Enable action plans to work with Raiya texts and listing alerts and further engagement with leads.

Ylopo Stars: Getting Started •

Ylopo is a Platform that works with your CRM. So you will always access your leads and Ylopo Stars links in your CRM.

•

To login select the Stars link in the lead and enter your email and password.

•

You should have received an email with your Ylopo Stars login credentials. If you need your password reset or did not receive a login contact Support@ylopo.com

Note the assigned agent in Stars is pulled from the provided information in your CRM.

Select edit on the lead information on the left to edit the leads contact information.

There is an option to select Bad Phone Number here. This will create a trigger when the lead returns to the home search site that prompts them to update their number prior to continuing back onto the home search site. This acts the same as adding the BADPHONENUMBER tag.

The phone numbers are verified that they are working numbers. If they are found not to be they will be marked as bad phone numbers.

Editing the information in the CRM does not send the updated information to Ylopo Stars. If you have a full integrated CRM editing in Stars will update the information in your CRM.

Ylopo Stars: Lead Message Inbox •Raiya engages the lead as your assistant. Depending on your set up, Raiya will reach out as the assigned agents assistant or the provided teams name assistant.

•Before selecting the drop down box all unread messages will appear as new. If you have 0 new this does not mean there are no text conversations just no new unread messages.

•If you want to take over the conversation select the box at the bottom and hit send. We recommend continuing as Raiya the assistant.

Ylopo Stars: Agent Toolkit

Opt Lead Out of priority alerts • Stops the assigned agent from receiving future priority notifications for the lead.

Opt Lead Out of current AI conversation • Pauses the conversation until the leads next engagement with the home search site.

Opt Lead Out of all future texts • Ends Raiya/all Ylopo text engagement with the lead.

• Is monitored so if lead responds negatively will automatically be turned off.

Opt lead Out of listing alerts • Works the same as the unsubscribe button in the listing alert email. This will stop the listing alert emails from sending.

Ylopo Stars: Agent Toolkit Continued

Push Listing(s) • Sends a one-time email of listings to the lead.

• Can send up to 20 listings per email.

• Will track when the email is opened and listings selected.

• Option to generate a text link for each.

New Search and Listing Alerts • Can search by area or address. Map search available same as on MLS search.

• Able to filter and narrow down search.

• Can set frequency as daily, weekly, or instant and add up to five CC'd emails.

New Seller Alert • Set up leads on a seller alert by adding their zip code.

• If the address is available and added the Homebot nurture email will be sent along with the seller email.

Ylopo Stars: Saved Search & Listing Alerts

Listing alerts are created automatically when the lead registers for the site and views listings.

▪ These emails are dynamic which means they are updated based on the leads engagement with the home search site.

▪ The pulse icon indicates it is dynamic. If you edit the alert it will lose the dynamic functionality. If you want to edit a listing alert and keep the dynamic functionality create a new listing alert. Remember this means they will then receive two emails.

▪ You can view all past searches the client performed under all searches along with the details. If they saved a search it will appear here as well.

Ylopo Stars: Viewing the Leads Activity At the bottom of Stars are several tabs that will detail the activity of the lead in your home search site.

Listings Viewed: Displays all the details on the leads engagement with the search site. Breaks down into last viewed with date and time, number of times viewed with stared for favorited listings, address, and property information. There is the option to view each. Take note of the time the lead is searching and if possible use this for your time of outreach.

Favorite Listings: Listings favorited by the lead are stored here. Shows the date it was favorited, address of the listing, and the property information. There is a link to view the listing on your home search site directly. This is a good source to use for creating push listings.

Log-Ins: All log ins and search history including source, duration, number of listings viewed, and number of searches performed are available under this tab.

Listing Alert History: We track when the listing alerts are opened and if the listings are viewed. When this tab is selected you will see the open and click rate for each listing alert. Next to each listing alert is the open to view for more details.
