A UNIQUE STORY landscape design for private estates.
Balian, located on the west coast of Bali in the village of Lalang Linggah within the West Selemadeg District of Tabanan Regency, is a tranquil and relatively untouched destination, ideal for those seeking a peaceful getaway.
The name “Balian” is derived from the nearby river, which holds cultural significance due to its association with local legends involving holy figures in Balinese history.
Known as a prime surfing location, Balian attracts surfers due to its powerful waves that provide both left and right breaks, ideal for intermediate surfers. The best surfing conditions are typically found during the dry season (June to August) when the waves are more consistent.

ur site analysis studies take a closer look at the land’s layout and accessibility, including the lower ground, ground floor, and upper ground zones. These studies assess how each area can be accessed, used, and connected efficiently for optimal design and functionality. Our design philosophy focuses on fluidity, creating seamless transitions between spaces that flow naturally. We also embrace duality, balancing contrasting elements to achieve harmony. These principles guide our art direction, ensuring dynamic, balanced and functional environments.
The site unfolds across a series of gentle yet distinct levels, shaped by the traditional contours of rice fields. These layered terraces, while rich in character and deeply rooted in the landscape’s agricultural past, present both an opportunity and a challenge in terms of implementation. The natural topography requires careful attention to access, circulation, and structural integration. Designing within these undulating forms demands thoughtful adaptation—balancing the preservation of the site’s inherent rhythm with the practical needs of construction and use.

The residence’s layout is intricately designed, showcasing a well-defined grouping of zones that enhance both functionality and leisure while integrating natural beauty. The ground floor serves as the core of the living experience, featuring private areas with multiple standard bedrooms and bathrooms for comfort, alongside communal spaces such as the kitchen, dining, and living rooms that promote social interaction.
Nestled between the main building and the suites is a vibrant beach club, which acts as a focal point for relaxation and recreation, seamlessly connecting to landscaped gardens that enhance the aesthetic appeal.
This landscape transitions into scenic views of nearby paddy fields, creating a serene backdrop that enriches the overall ambiance. Placing a super luxury boutique hotel atop rice fields overlooking the ocean in Bali is a rare and powerful setting — the kind of site that demands a deeply poetic, immersive, and highly crafted response. The architecture must honor the land while offering ultra-private, soul-stirring luxury.
The helipad can be positioned on the estate’s side, a lower area, or the rooftop of the main building. Each location depends on space availability, safety regulations, and accessibility, ensuring efficient transportation while maximizing land use and structural feasibility.
The location of the helipad is currently under reflection and study. We are exploring various possibilities while adhering to international regulations and safety standards. The goal is to determine the optimal position that ensures both functionality and compliance. This aspect of the design is still in progress and will be further developed in the coming stages.

The arrival experience is designed to be anything but traditional. The journey begins well before stepping inside: a grand traditional gate, positioned far from the main building, serves as a distinct threshold, separating the outside world from the secluded retreat within.
