DESIGN & DEVELOPMENT PROGRESS

MAY 2025

TENNESSEE
FRANKLIN

This spring, as the landscape begins to green and quiet rhythms return, we’re pleased to share a glimpse into what’s unfolding at Wyelea. With the first phase of infrastructure nearing completion, the earliest homesites are approaching readiness for building. From the thoughtful planning of neighborhoods to the first architectural concepts in the Heirloom Collection, the foundations of a community—crafted with care and rooted in permanence—are coming into view.

The Heirloom Collection introduces a set of home concepts shaped by the land and imagined to last for generations. Each one is distinct, yet united by an ethos of timeless design, thoughtful materials, and a sense of quiet belonging.

As Wyelea takes shape, this season marks the quiet emergence of something lasting—a place grounded in story, setting, and the thoughtful architecture of home.

We look forward to working alongside you as Wyelea comes to fruition. If you or your design team have any questions, please contact arcoordinator@wyelea.com.

PHASE ONE INFRASTRUCTURE

Spring’s wet weather brought its share of challenges, but steady progress continues as the first phase of infrastructure approaches completion in June with the connection of water lines and the paving of roads—a major milestone that sets the stage for homebuilding to begin. With paved roads, connected water lines and sewer mains, and access to electric, high-speed internet, and cable, this initial set of homesites will soon be ready for construction—an ideal opportunity for those eager to move forward.

Included in this phase is Kelmscott Road, the main entrance to Wyelea. The approach makes use of the existing mature tree canopy, creating an exceptional threshold moment as owners and members enter the property— one that quietly signals arrival while preserving the natural character of the land.

All roads within Wyelea have been designed to the minimum width allowed by the county, lending the feel of country lanes while reducing impact on the surrounding landscape. Furthering our commitment to a low-impact community, stormwater will be managed primarily through natural grass swales.

Improvements along Del Rio Pike are also well underway. The curb cut has been completed, the entrance apron graded, and a widened shoulder with fresh pavement is being added to enhance safety and approach. Public utility upgrades are in progress along the frontage, with Middle Tennessee Electric installing new poles to support existing overhead power and fiber lines. Within Wyelea, all electric and fiber utilities will be placed underground— preserving the integrity of the landscape and long views across the property.

Site-shaping continues elsewhere with the excavation of Wyelea’s nearly five-acre lake, now roughly three-quarters complete. Thousands of cubic yards of soil have been moved, and rock pulled from the lakebed is being crushed on-site to create gravel for future use. Looking ahead, Phase Two has received preliminary plat approval from Williamson County. Erosion control measures are in place and grading is underway—progressing development into the next chapter.

THE NEIGHBORHOODS OF WYELEA

Wyelea is composed of a series of distinct neighborhoods—each shaped by natural features and a shared commitment to place. Some are tucked beside wooded trails, others framed by pasture or centered around a communal green. The identity of each neighborhood emerges from the land itself, with thoughtful planning that honors its contours, views, and possibilities.

Rather than a repeated pattern, Wyelea unfolds in chapters—neighborhoods connected by ethos, yet differentiated by mood, setting, and rhythm. Whether it’s the agrarian quiet of a stable lane or the softened elegance of a tree-lined street, each offers a way of living that feels both grounded and enduring.

Within these settings, each homesite remains a blank canvas—ready to be formed by the vision of those who will one day call it home.

THE HEIRLOOM COLLECTION

The Heirloom Collection is a series of architectural home concepts crafted to capture the enduring soul of Wyelea. Created by members of the Wyelea Design Guild, each home is tailored to its site and imagined with a sense of permanence—a home meant to be inherited not just in name, but in spirit.

In this first look, we’re pleased to share a preview of three Heirloom homes: Somerset, Langton Cottage, and Montvine. Each one distinct. Each one rooted. Each one ready to welcome its future story. Our sales team will be setting up neighborhood tours and the Heirloom Collection review for June.
