September 2010 Year To Date Market Report
Closed sales units through September 2010 are up 19% over the same period 2009 and are the highest for the period since 2005. Closed volume year-todate is up 26%, and closed sales priced above $1 million are up 38% through September when compared to the prior year. The market experienced its typical seasonal slow down and the news of the oil spill continued to impact sales during September as it did during July and August. The total number of pended sales year-to-date September is the highest for the period since 2005. Pended sales of properties priced above $1 million are up 27% over the same period 2009. Total available inventory in the Naples, Bonita Springs, Estero market as of October 1, 2010 stands at 9,834 units, 4,986 of which are condos and 4,848 are single-family homes. John R. Wood Realtors is already experiencing increased activity in early October, so it is anticipated that the 2010-2011 season will be an active one.
